Current asset-based guidelines, updated from one source.
Treat these as the program’s limits rather than an offer: the largest loan on each path, the credit floor, the maximum leverage, and the retirement-account credit on either side of the age line. The tables beneath the cards are the working rules a loan officer applies to the statements, and they change here when the sheets change.
Up to $4,000,000 on assets alone; $3,500,000 when assets become income
Loan size follows the path. Covering the loan outright with usable assets reaches $4,000,000; spreading a pool of assets into a monthly income reaches $3,500,000 and starts at $125,000. The amount on either path is a program parameter, subject to the lender’s guidelines at lock.
The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix
The asset qualifier path publishes a 600 decision-score floor. The asset depletion path follows the score and loan-amount matrix of the documentation suite it belongs to, where the floor rises with the leverage and the amount. The score is read from the credit report at application; it is never promised here.
That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out
Leverage tops out at 80% on a purchase whichever path carries the file. The paths part on the refinance: 75% when the assets cover the loan, and on the depletion side 80% for a rate-and-term and 60% for a cash-out. Investment property, available on the depletion path only, is capped lower.
Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income
The age line at 59½ is a program rule, not a tax rule, though it echoes one: below it the asset qualifier path credits 90% of a retirement balance, above it 100%. The asset depletion path ignores age and counts 70% of the balance before dividing by the months.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. What an asset-based mortgage is — and how the two paths qualify a file.
An asset-based mortgage is a consumer mortgage qualified on what a household owns rather than what it earns. The program behind these pages offers two ways to prove ability to repay from assets, and the choice between them is the first decision in a South Gate file: cover the loan outright, or convert the assets into income. The cards below walk through the paths, the account rules, and the seasoning.
For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in California; for the age rule on retirement withdrawals, see the IRS.
Two paths, one program
A South Gate loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.
The asset qualifier path
The credited total must reach the loan amount, and the loan must sit inside the path’s leverage: a share of the price on a purchase, a lower share of the value on a refinance. Reserves are not required at or below the refinance leverage. The usual way a South Gate file that falls short is repaired is a larger down payment, which lowers the loan to what the assets cover.
The asset depletion path
On the asset depletion path the lender applies a haircut to each account type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. Cash and certificates of deposit count in full, securities at a lower share, private stock lower still, retirement accounts lower again regardless of age, and real-estate equity lowest. A South Gate file then runs through the debt-to-income test with the new payment included.
Seasoning, statements, and what counts
Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A South Gate buyer planning a purchase after a liquidity event plans the seasoning first.
Every input below is yours: the South Gate price, the loan, the balances by account type, the owner’s age against the age line, the benchmark, and the carrying costs. The calculator credits the accounts the way the asset qualifier path does, converts them the way the asset depletion path does, and shows the loan against each, with a thirty-year payment at the benchmark for context.
South Gate’s market in figures — and how asset-based lending fits.
The local median home value is the floor of the conversation for a buyer who qualifies on assets, not the ceiling: the program’s loan amounts run well past it. The Census figures below give South Gate’s population, typical home value, and ownership, the ground an asset-based file sits above.
Read the figures as backdrop. These are context figures, not underwriting inputs. A typical value sets the scale of the loan, the ownership share says how many households are likely to be buyers rather than renters, and the owner count says how wide the comparable pool is when the appraisal is written.

Distinct South Gate neighborhoods, distinct asset files.
No single asset-based file describes South Gate. The cards below differ in housing stock, price, occupancy, and the kind of borrower who buys there, and each describes how the program reads a file in that part of the market. The rules do not change with the street; the file does.
Newer executive subdivisions
South Gate’s newer executive subdivisions appraise cleanly and produce the program’s simplest files: a retiree or a seller of a business, a loan inside the purchase leverage, and usable assets that cover it. The only questions are the account rules. On a home in South Gate priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.
The retiree buying on a portfolio
In a smaller market like South Gate the balance sheet often covers the loan outright. When it does not, a supplemented depletion file with the pension and the derived income together is the common answer, with the minimum-assets rule waived. A loan officer runs both versions on the same statements. Median household income in South Gate sits near $74,571 on the latest Census estimate.
Rural acreage and farmettes
Acreage around South Gate raises the residential-use question: the property must be a home, not a farm, and outbuildings carry little value. On the asset side the file is ordinary; on the property side the placing lender’s rules decide eligibility, and a loan officer confirms them before the path is chosen. South Gate is home to about 91K people.
Historic and estate homes
A grand older home in South Gate is an appraisal question first. The asset rules do not change: the usable total is read, the path is chosen, and the loan the leverage allows follows the value the appraiser supports. A margin above the loan protects the path choice. The median owner-occupied home value in South Gate runs near $636,300 on the latest Census estimate.
Lakefront and view properties
View properties around South Gate draw the asset-rich buyer, and the file turns on the value the appraiser supports. The usable total is read against the loan the leverage allows at that value, with the flood policy priced into the depletion ratio where it applies. About 55% of South Gate’s households rent — roughly 13,782 renter households on the latest Census estimate.
Second homes in the area
A second home near South Gate bought by a household from elsewhere is a second-home file on either path at the second-home leverage. The occupancy is confirmed with intent and use, and the assets are read exactly as for a principal residence. Roughly 11,417 South Gate households own their homes on the latest Census estimate — 45% of all households, the pool an asset-based purchase joins.
Across these South Gate submarkets the program is identical; what varies is the price the assets must cover or carry and the occupancy the buyer intends. A loan officer confirms the path, the credit, and the leverage for the specific file before an offer is written.
Four ways South Gate buyers put their assets to work.
The uses below are the ones South Gate loan officers see most: the retiree buying on a portfolio, the seller of a business buying before the next venture, the household keeping the investments invested, the second home bought on assets. Each is a different file on the same two paths.
Buy a home on assets alone, with no income in the file
When the balance sheet covers the loan, a South Gate household keeps the income question out of the file entirely. The lender credits the accounts, confirms the total against the loan, checks the leverage for a purchase, and reads the credit report; reserves are not required at or below the refinance leverage, and the path reaches well into the jumbo range.
Refinance a home the assets already stand behind
The refinance is the retiree’s use: the income that qualified the original loan has stopped, the portfolio has not, and the asset qualifier path reads the portfolio. A South Gate file needs usable assets equal to the new loan, a loan inside the refinance leverage, and two months of statements per account.
Turn a portfolio into qualifying income
When the balances will not cover the loan, the depletion path turns them into a monthly figure instead. For a South Gate buyer that means a longer seasoning, haircuts by account type, retirement balances counted at a flat share regardless of age, and a file that is read like any income file once the income is derived.
Keep the investments invested
For a South Gate buyer weighing a cash purchase against a mortgage, the asset-based program offers the mortgage without the income file. The assets are counted on paper, the home is financed, and the portfolio stays invested. A loan officer shows the two paths on the actual balances before the offer is written.
Measure a South Gate loan against the assets before requesting a review.
This is an asset coverage estimate, not an approval: it credits each account type the way the program does, switches the retirement credit at the age line, measures the total against the loan, applies the depletion haircuts and the divisor, and estimates the payment at the Freddie Mac benchmark. A South Gate loan officer runs the lender’s own version before anything is written.

Illustrative South Gate figures, all editable: the price, the loan, three account buckets, the age switch for the retirement credit, the benchmark, taxes, insurance, and other monthly debts for the ratio.
Editable benchmark: 7.40% as of October 15, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an asset-based mortgage quote.
Illustrative starting assumptions: a $900,000 price above the South Gate median, a loan at seventy percent of the price, a balance sheet split among cash, brokerage, and retirement accounts with the owner under 59½, a thirty-year payment at the current Freddie Mac conforming benchmark, property taxes and insurance estimated for California (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.
Same buyer, three ways to document the file.
A South Gate buyer who cannot document income the conventional way has three documentation routes in this program family, and the routes are not interchangeable: assets that cover the loan, assets converted into income, or business deposits read as income. The cards below put the three side by side on the questions that separate them.
Assets that cover the loan, assets as income, or deposits as income.
When the credited balances reach the loan, nothing else about income needs to be shown. The trade is the threshold: the assets must cover the loan itself, not a share of it, and investment property is not on this path. Reserves are not required at or below the refinance leverage, and the file is the statements, the credit report, and the appraisal.
The path for the household whose savings are real but smaller than the loan. It can carry a loan the balances would not cover outright, widens the occupancies to include rentals, and adds a cash-out ceiling; in exchange it brings the ratio back and counts retirement money at a flat haircut.
The deposit route reads the statements for inflows rather than balances. For a business owner whose accounts turn over, it can produce a larger qualifying income than depleting the balance would; for a retiree with no deposits, it produces nothing. See Lendmire’s bank statement loan program.
Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a South Gate household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.
What to prepare for a South Gate scenario review.
Preparation for a South Gate asset-based review is mostly gathering: the statements for each account, the age of the owner of each retirement account, the credit report, and, on the depletion path, any income the asset income will supplement. The items below are the ones a loan officer asks for first.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.
Local details that can change the loan.
A handful of details decide whether a South Gate asset-based file closes as planned, closes on a different path, or needs a larger down payment. The lead items below are the age rule on retirement accounts and the seasoning; the others rotate by file.
Use these checks to keep the South Gate file clean and fundable.
Three things to settle before a South Gate review: which side of the age line the owner of each retirement account stands on, whether every account has seasoned for the path, and whether the usable total reaches the loan or the file belongs on the depletion path instead.
- Confirm the age rule: a birthday close to the age line can change the usable total and the path.
- Count the months: the depletion path wants a statement at least four months old plus a current one.
- Decide standalone or supplemented: asset income can supplement documented earnings on the depletion path.
Retirement accounts and the age line
The age line is applied per owner and per account. A South Gate couple where one spouse is past 59½ and the other is not sees each account credited by its own owner’s age, and the sum is what counts against the loan. The accounts stay where they are; the age rule governs the credit, not the custody. The birthday is checked against the date of the application.
Seasoning by path
Seasoning is the detail that most often sets the calendar for a South Gate asset-based purchase. The asset qualifier path is the shorter wait; the depletion path is longer except where the funds came from the sale of a business, an inheritance, or a legal settlement. A loan officer reads the statements against the path’s clock before the contract is signed.
Supplementing income with asset income
Supplementing changes the arithmetic without changing the accounts: the same haircut total, the same divisor, the same monthly figure, added to a documented income instead of standing alone. A South Gate retiree with Social Security and a portfolio is the typical supplemented file, and the combined ratio is read within forty-five percent.
Leverage by purpose
Whether cash can be taken out on the asset qualifier path, and at what leverage, is set by the lender and not published; the depletion path’s cash-out ceiling is published, and cash-out proceeds never count as assets. A South Gate loan officer confirms the cash-out treatment with the lender before a refinance is structured.
Reserves by path
Reserves are light on this program: the assets that qualify the loan are the reserves, and on the asset qualifier path none are required at or below the refinance leverage; above it, up to the purchase ceiling, the lender sets the requirement. A South Gate buyer still plans the down payment and closing costs so the usable total is not reduced at closing.
From a South Gate asset review to keys in hand.
Four steps carry a South Gate asset-based loan from review to closing. Nothing on this page commits anyone to lend; the written terms come from a licensed loan officer after the review, and the appraisal and the underwriting decide the rest.
Asset review
The first conversation settles the shape of a South Gate file: which path the balances support, what leverage the purpose allows, how long the accounts have seasoned, and whether the usable total clears the loan with a margin. The review names the path, and the loan officer writes the outcome down before any offer is drafted.
Contract and appraisal
With the path settled, the South Gate offer is written to the leverage the path allows, and the appraisal is ordered once the contract is signed. The appraised value, not the price, sets the leverage on a refinance, and the lower of the two on a purchase.
Underwriting
Underwriting on an asset-based file is about the accounts: every page of every statement, every large deposit explained, every retirement owner’s age confirmed, the seasoning counted. On the depletion path the ratio is calculated with the new payment; on the asset qualifier path the total is confirmed against the loan.
Closing
The final figures arrive in the closing disclosure, the funds to close are wired from a documented account, and the South Gate home records in the buyer’s name. Nothing about the portfolio changes unless the buyer chose to draw the down payment from it.
A brokerage that reads both paths.
Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on an asset-based file the brokerage’s job is to read the balance sheet against both paths, place the loan with the wholesale program that fits, and put the terms in writing. The lender is never named on these pages; the arithmetic is.
Both paths, one set of statements
The comparison printed on this page is run for real on every South Gate file: assets that cover the loan beside assets that become income beside deposits read as income, and the written terms follow from it. The buyer sees the usable total on each path, the margin above the loan, and the derived income beside the payment before anything is signed.
The account rules explained before the offer
Reading the statements early is the whole method. A South Gate loan officer sorts the accounts, confirms the owners’ ages against the age line, counts the months, and names the usable total on each path, in writing, before an offer is drafted. The aim is a file with as little as possible left to be discovered in underwriting.
Licensed, consumer-purpose, in writing
Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A South Gate buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

South Gate asset-based mortgage FAQs
Plain answers to the questions South Gate buyers ask most about asset-based mortgages, in the order they usually come up: what the program is, how each path works, how retirement accounts are counted, and what the credit and leverage rules are.
What is an asset-based mortgage?
It is a mortgage where the statements, not the pay stubs, make the case. Two paths run under the program: cover the loan outright with usable assets and document no income, or deplete the assets into a qualifying income and run the usual ratio test. A South Gate buyer is written on whichever path the balances support.
How does the asset qualifier path work?
It covers the loan with the balances. Brokerage, savings, money market, and certificates of deposit count in full; retirement accounts count at a reduced share under 59½ and in full from 59½ on; the accounts combine. A South Gate buyer whose credited total reaches the loan is written on this path with two months of statements per account.
How does the asset depletion path work?
The depletion path can carry a loan the balances would not cover outright, but it brings the ratio back. When the asset income stands alone, a minimum pool of qualified assets applies; when it supplements documented earnings, the minimum is waived and the combined ratio may run to forty-five percent. A South Gate loan officer runs both versions where earnings exist.
How are 401(k) and IRA balances counted, and why does 59½ matter?
The age line is applied per owner and per account. A South Gate couple with accounts on both sides of 59½ sees each credited by its own owner’s age, and the sum counts against the loan. The accounts are not drawn on; the rule governs the credit, not the custody.
What credit score does an asset-based mortgage need?
The published floor opens the asset qualifier path. On the depletion path a first-time investor needs a stronger score than an owner-occupant, and larger loans at higher leverage want more. A South Gate loan officer reads the report before the statements are counted, because credit decides the door.
What sets the timeline on an asset-based mortgage?
The timeline is set by the appraisal, the title work, and the documentation of the accounts, not by the program. A South Gate file whose statements are complete and whose deposits are documented moves on the ordinary purchase calendar; one with unexplained deposits or missing pages waits for them.
How much can I borrow against the price or the value?
On the asset qualifier path a purchase reaches the purchase share of the price shown in the snapshot and a refinance the lower refinance share of the value; on the asset depletion path a purchase or rate-and-term refinance reaches the same share and a cash-out stops lower. Whether cash-out is offered on the asset qualifier path, and at what leverage, is set by the lender and not published, so a South Gate loan officer confirms the treatment before a refinance is structured.
Can I take cash out?
Cash-out is a depletion-path feature with a published ceiling; on the asset qualifier path it is at the lender’s discretion. For a South Gate file the loan officer confirms which path the refinance sits on and what leverage the purpose allows before the new loan is sized.
How long do the assets need to be in the accounts?
On the asset qualifier path, two months of statements for each qualifying account. On the asset depletion path, a statement at least four months old at application plus the most recent one, with funds from the sale of a business, an inheritance, or a legal settlement excused from the wait. The money must be traceable as the borrower’s.
Are reserves required?
The program is light on reserves because the qualifying assets are the reserves. The practical question for a South Gate buyer is whether the down payment and closing costs are drawn from the same accounts that cover the loan, since the lender reads the balances after those draws.
