Bank Statement Loans in Colorado

Bank statement loans in Colorado let you qualify on 12 months of deposits instead of tax returns. Built for self-employed borrowers, business owners, and 1099 earners whose write-offs turn a traditional income calculation against them.

How Borrowers Use It

Four transactions this program was built to solve.

Bank statement loans in Colorado are not a niche workaround — they are the standard path for self-employed borrowers across every common transaction type.

Purchase

Buy a primary residence

Reach 90% loan-to-value on an owner-occupied purchase with as little as 10% down and no tax returns in the file. The most common use of the program by a wide margin.

Restructure

Rate-and-term refinance

Replace existing financing without documenting income the conventional way — useful for borrowers who bought before going self-employed, or whose last two returns no longer reflect the business.

Access Equity

Cash-out refinance

Convert home equity into business or personal capital. Cash in hand is unlimited at or below 70% loan-to-value, with a $1,000,000 cap above that threshold.

Expand

Second homes and investment property

The same documentation paths extend to second homes and investment properties at their own leverage tiers, so a self-employed borrower is not limited to a primary residence.

Colorado Self-Employed Guide

What a bank statement loan is — and why the tax return is the problem.

Self-employed borrowers write off everything the tax code allows, which is exactly what a good accountant should do. The consequence arrives at the mortgage application: a conventional lender qualifies on net income after those deductions, and a profitable business can look like a marginal one.

01.

Deposits replace the tax return

Qualifying income is derived from twelve months of deposits into your personal or business accounts, not from the adjusted gross income on a return. The money the business actually collected is what counts.

02.

An expense factor stands in for write-offs

Business-account deposits are reduced by an expense factor reflecting what it costs to run your type of business — 50% for most, 30% for small service firms, 20% for sole owner-operators. Personal-account deposits are simply divided by twelve.

03.

Built for how you actually get paid

Contractors, consultants, physicians, realtors, restaurant and retail owners, tradespeople, and gig-economy earners all qualify differently on paper than they do in reality. This program measures the reality.

04.

Underwriting still applies

This is not a no-documentation loan. Credit, reserves, appraisal, title, insurance, business existence, and account activity are all reviewed — the difference is which documents establish your income, not whether anything is verified.

The Core Bank-Statement Calculation
12 months of deposits × your net factor ÷ 12 = monthly qualifying income

Personal accounts use total eligible deposits divided by twelve. Business accounts apply the expense factor for your industry first, or a ratio prepared by your own CPA, enrolled agent, or tax preparer. The calculator below runs the math for every documentation path; the lender determines the final figure from the actual statements.

Colorado Market Context

A state built on small business and self-employment.

Colorado’s economy runs on independent professionals and owner-operated firms — consultants and agencies along the Front Range, contract technology talent from Denver to Boulder, hospitality and guiding in the mountains, and construction and agriculture across the north and east.

Statewide figures provide general market context, not an underwriting decision. Your qualifying income comes from your own statements, and the loan amount depends on credit, reserves, the property, and the documentation path selected.

Where Colorado Works For Itself

Self-employment looks different in every part of the state.

From Denver consultants to Boulder founders, mountain-resort operators, and Western Slope outfitters, the borrowers this program was built for are everywhere in Colorado.

01.

Denver Metro

Consultants, creative agencies, real-estate professionals, and specialty contractors anchor the state’s largest professional economy — high earners whose deductions compress their reportable income.

02.

Boulder & the Front Range Tech Corridor

Founders and 1099 product, engineering, and research talent draw equity-heavy, irregular income. The 1099 path and one-year documentation often fit these files best.

03.

Colorado Springs

Defense-adjacent contract work, independent services, and the trades anchor the second-largest metro, with a deep bench of veteran-owned businesses.

04.

The Mountain Resorts

Hospitality operators, guides, outfitters, and short-term-rental managers across Summit, Eagle, and the resort counties run seasonal revenue that a twelve-month deposit average represents far better than one tax year. Wildfire-zone premiums belong in the qualification from the start.

05.

Northern Colorado

Fort Collins and Greeley anchor construction, agricultural operations, breweries, and supplier businesses across the northern Front Range.

06.

The Western Slope

Outdoor-recreation outfitters, energy-services firms, and the trades fill Grand Junction, Durango, and the western valleys.

Lendmire can also review self-employed financing scenarios in Aurora, Lakewood, Castle Rock, Parker, Pueblo, Steamboat Springs, Vail, Breckenridge, Aspen, and other Colorado communities. Availability remains subject to the property, program, and current licensing footprint.

Five Documentation Paths

Five ways to prove income without a tax return.

The right path depends on how your business banks, how you are paid, and what your accountant can prepare. Most files fit one of these five; some combine them.

Income Documentation

Pick the path that matches your business.

12-month personal bank statements

Total eligible deposits divided by twelve. No expense factor is applied. Requires at least 20% ownership of the business generating the deposits — often the cleanest path for owners who pay themselves into a personal account.

12-month business bank statements

Deposits reduced by an expense factor for your industry: 50% standard, 30% for small service firms with no more than five employees, or 20% for sole owner-operators with no employees, cost of goods, or leased office space. Requires at least 25% ownership.

CPA-provided expense ratio

An independent CPA, enrolled agent, tax attorney, or CTEC preparer can provide an expense ratio specific to your business, floored at 10%. Certain industries — real-estate investing, construction, food service, retail — take no less than the standard factor.

1099 only

Qualify on 90% of gross 1099 earnings across one or two years. Earnings must be 100% commission, from one company or several; borrowers carrying office, equipment, or vehicle costs are usually better served by bank statements.

CPA profit & loss, or asset depletion

A 12- or 24-month P&L prepared by your accountant, on a primary residence with a 680 minimum score and loan amounts to $2 million. Or asset depletion, which converts qualified liquid assets into monthly income by dividing them across 60 months.

Typical File Components

What to prepare for a bank statement file.

Exact documentation varies by lender and path, but these six categories give a self-employed borrower a practical starting point.

Bank statementsTwelve consecutive months, all pages, dated within 45 days of application.
Business evidenceLicense, CPA letter, or state registration establishing the business and your ownership percentage.
Borrower and creditIdentification, credit authorization, and housing history on your current residence.
ReservesEvidence of the down payment plus the reserve requirement for your documentation path.
Property and titlePurchase contract or payoff, appraisal, homeowners and flood coverage where required, and title.
Deposit explanationsLetters of explanation for deposits exceeding half your monthly average, and for any account activity that needs context.
Eligible revenue onlyPassive income from crowdfunding, small-scale real-estate investing, venture capital, asset speculation, or day trading is not eligible business income.
Your own fundsOn a primary purchase, 5% of your own funds must be documented even if gift funds cover the down payment — 10% with no prior housing history.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the business, borrower, property, and underwriting findings.

Actual qualifying income, program eligibility, and loan amount depend on the statements themselves and full underwriting by the selected wholesale lender.

Bank Statement vs. Conventional

Same borrower, two very different income calculations.

The difference is not how much you earn. It is which number the lender is allowed to use.

Income Calculation Compared

Net profit or gross deposits.

Conventional full documentation

Qualifies on the net income reported after business deductions, typically averaged across two years of returns. Depreciation, vehicle expenses, home-office deductions, and equipment write-offs all reduce the figure the lender may use.

Bank statement documentation

Qualifies on deposits reduced by a standardized expense factor. A profitable business with aggressive but legitimate write-offs frequently shows materially higher qualifying income on this path than on a tax return.

The tradeoff worth naming

Alternative-documentation pricing sits above comparable conventional financing, reflecting the different documentation standard. That premium is only worth paying when your returns understate the business — which is exactly the situation this program was built for.

The practical test

If your last two returns reflect the business accurately and comfortably support the payment, conventional financing is usually the better economics. If deductions have compressed your reportable income, this program exists precisely for that gap — and Lendmire arranges both.

Program Guardrails

What still has to hold.

Flexibility on income documentation does not extend to the rest of the file. These are the standing requirements.

Debt-to-incomeGenerally capped at 50%, tightening to 45% above 85% loan-to-value; a 55% path exists on a primary residence at 720 credit, 80% loan-to-value, nine months reserves, and loan amounts to $1.5 million.
ReservesSix months on bank-statement and P&L files, three on 1099 and one-year documentation; waived on a rate/term refinance at or below 60% loan-to-value with clean housing history.
Credit eventsForeclosure, short sale, deed in lieu, notice of default, modification after default, a 120-day mortgage late, or bankruptcy requires four years of seasoning; multiple bankruptcies never qualify.
Account activityNo more than ten insufficient-funds items across the twelve-month period.
VestingIndividuals and revocable trusts throughout; entity vesting is routine on investment property and needs an exception on a primary residence.
Appraisal and titleA full appraisal, clear title, and adequate hazard coverage remain standard on every file.

Program figures are current ceilings across select wholesale lenders and vary with credit, occupancy, property, and documentation path. Individual lender overlays may be tighter.

Colorado Underwriting Considerations

Details that can change your qualifying income.

Account structure, deposit activity, business history, and property characteristics all affect what a bank statement file will support. Resolve these before relying on a target loan amount.

Before You Apply

Use these checks to keep the file clean and financeable.

The exact treatment varies by wholesale lender, so the goal here is not to promise a universal outcome. It is to spotlight the main issues a self-employed borrower should resolve first.

  • Separate the accounts. Deposits that mix business and personal funds complicate the calculation and can reduce qualifying income.
  • Watch the account activity. More than ten insufficient-funds items across twelve months is disqualifying under the current program.
  • Document the business. Two years of business existence is the standard; a shorter history needs prior same-line employment.
i.

Which accounts, ownership, and partners

Business-account deposits require at least 25% ownership and personal-account deposits at least 20%. Where the business is shared, qualifying income is generally prorated to your ownership percentage, and partners must provide a letter permitting your use of the business funds. A borrower drawing from more than five business accounts qualifies on personal statements instead, and attorney or similar trust accounts are not eligible. Statements must be consecutive, complete, and dated within 45 days of application.

ii.

Large deposits and transfers

Any deposit exceeding half your monthly average draws a letter of explanation and supporting evidence that it is business revenue. Transfers between your own accounts, loan proceeds, and one-time windfalls are generally excluded from the income calculation rather than counted twice.

iii.

Business history and ownership changes

Two years of business existence is standard. Less than two years can work with two years of prior employment in the same line of work; less than one year does not qualify. An ownership change within the past twelve months generally needs seasoning before the deposits can be relied upon.

iv.

Listing history and time on title

A property listed for sale at application is not eligible, and one listed within the past six months of the note date is generally out. A property you listed within the last twelve months cannot take cash out. On a cash-out refinance at least one borrower must have held title for six months, waived where the property came by inheritance, gift, court award, or divorce.

v.

Hail, wildfire, and property costs

The Front Range ranks among the country’s most active hail corridors, and foothill and mountain properties frequently carry wildfire-zone premiums or elevated deductibles. Those costs sit inside the debt-to-income calculation, so they directly affect how much qualifying income the file needs.

vi.

Prepayment terms and standard Colorado rules

Prepayment terms run one to five years where they apply and can be bought out; eight states including Michigan, New Mexico, and Ohio do not permit them at all, and Colorado is not among those exclusions — so confirm the structure quoted for your scenario. Colorado carries no additional state overlay otherwise: the $125,000 minimum loan amount, the reserve requirement for your documentation path, and a four-year seasoning requirement following any housing event — foreclosure, short sale, deed in lieu, notice of default, a modification after default, a mortgage late of 120 days or more, or a bankruptcy. Closings settle under Colorado’s deed-of-trust and public-trustee framework.

A Clear Process

From twelve months of statements to closing.

The path is shorter than most self-employed borrowers expect, because the hardest part — assembling returns, schedules, and K-1s — is removed entirely.

i.

Run the scenario

Share the property, your business type, twelve-month deposit total, credit range, and timeline. Prequalification is a conversation, not a document request.

ii.

Pick the path

Lendmire compares the documentation paths across multiple wholesale lenders to find which one produces the strongest qualifying income for your file.

iii.

Submit the statements

Twelve consecutive months of statements, business evidence, and standard property documentation go to the selected lender for underwriting.

iv.

Close

Appraisal, title, and insurance complete alongside underwriting, and the loan closes under standard Colorado settlement practice.

Why Lendmire

Comparing bank statement lenders in Colorado.

Bank statement lenders are not interchangeable. Expense factors, ownership thresholds, deposit treatment, and reserve requirements all differ between wholesale programs, and which lender a Colorado file lands with materially changes the qualifying income it produces.

i.

The lender you land with is the product

The same borrower can qualify for materially different amounts depending on which documentation path and which bank statement lender the file goes to. Choosing correctly is the work.

ii.

Self-employed specialization

The review focuses on how your business banks, what your accountant can support, and which expense factor your industry actually qualifies for.

iii.

An honest comparison

Because Lendmire also arranges conventional financing, you get a straight answer about whether a bank statement loan is the right call — not a pitch for the only product available.

Questions Colorado Borrowers Ask

Bank statement loans in Colorado: FAQs

These answers address the qualification, documentation, and eligibility questions self-employed borrowers raise most often. Final program terms remain scenario-specific.

What is a bank statement loan in Colorado?

Bank statement loans in Colorado are mortgages that qualify you on twelve months of bank deposits instead of tax returns, W-2s, or pay stubs. Select lenders in Lendmire’s wholesale network offer these programs across Colorado for primary residences, second homes, and investment properties. On an owner-occupied purchase the program reaches 90% loan-to-value; second homes and investment properties run to their own, lower tiers.

Can I get a mortgage without tax returns if I’m self-employed?

Yes. This is the exact problem bank statement financing solves. Rather than the net income left after your deductions, the lender derives qualifying income from your actual deposits — either personal statements divided by twelve, or business statements reduced by an expense factor for your industry.

How much income will my bank statements show?

For personal accounts, total eligible deposits divided by twelve. For business accounts, deposits multiplied by your net factor after expenses — 50% for most businesses, 70% for small service firms, 80% for sole owner-operators — then divided by twelve. The calculator on this page runs the math for each path with your own numbers.

How much can I put down on a bank statement loan?

As little as 10% on a primary-residence purchase, which corresponds to the program’s 90% maximum loan-to-value. Higher leverage tiers require stronger credit and lower loan amounts; second homes and investment properties run to their own maximums.

What credit score do I need?

Score requirements vary by loan amount, leverage, and occupancy rather than sitting at a single floor. The strongest primary-residence tiers begin at 700, and a CPA-prepared profit-and-loss file requires 680. A scenario review identifies which tier your file lands in.

Do I need two years of business history?

Two years of business existence is the standard requirement. A business under two years old can still work when you have two years of prior employment in the same line of work. A business under one year old does not qualify under current guidelines.

What if I’m paid on 1099s instead of running a business?

The 1099 path qualifies you on 90% of gross 1099 earnings across one or two years, with a 10% expense factor applied. Your earnings must be 100% commission, from one company or several. If you carry meaningful office, equipment, or vehicle costs, bank statements or full documentation usually produce a better result. Borrowers paid on multiple 1099s are generally treated as self-employed and qualify on statements.

Can I qualify on assets instead of income?

Yes, through asset depletion. Qualified liquid assets are divided across 60 months to produce monthly income, with haircuts applied by asset class — cash counts in full, securities at 80%, retirement accounts at 70%. Reserves are not separately required on this path.

Will overdrafts or NSFs disqualify me?

Not necessarily, and the two are counted differently. An overdraft covered by funds from another account, or one that leaves no negative end-of-day balance, is generally not counted as an insufficient-funds item at all. True NSF items are capped at ten across the twelve-month statement period. If your account history is close to that threshold, waiting for cleaner months before applying is often the difference between an approval and a decline.

Can I close in an LLC or a trust?

It depends on the occupancy. A revocable trust is straightforward. Entity vesting — an LLC, corporation, or limited or general partnership — is standard on investment and non-owner-occupied property, but on a primary residence or second home it requires a lender exception rather than being routine. Layered entities are never permitted, an owner of 25% or more must sign a personal guaranty, and organizational documents are reviewed at closing.

Are bank statement loans more expensive than conventional?

Pricing on alternative-documentation programs generally sits above comparable conventional financing, reflecting the different documentation standard. Whether that tradeoff makes sense depends on what your tax returns would actually support. Lendmire arranges both and can compare the two paths for your specific file before you commit to either.
