Banks That Offer a Cash-Out Refinance When Funding a Large One-Time Expense

Banks That Offer a Cash-Out Refinance When Funding a Large One-Time Expense

The Quick Read: Most banks, credit unions and mortgage brokers can arrange a cash-out refinance, because nearly all of them write to the same agency rulebooks. What changes from one lender to the next is overlays, pricing and service, not the core rules. For a single large expense, the conventional cash-out reaches 80% of your home’s value on a one-unit primary residence, so the right program depends on how much equity you hold, what you owe and what the money is for.

Who Actually Sets the Rules?

The rulebook sets the terms, not the bank’s name on the sign. A loan is usually sold to or insured by Fannie Mae, Freddie Mac, FHA or VA, and that investor or insurer decides leverage, seasoning and how much cash can come back. A lender can add stricter overlays on top, such as a higher credit floor.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a cash-out refinance quote; a cash-out loan is priced by the lender at lock. The cash available is the loan the program cap allows less the balances paid off, before closing costs, which are not included. The HELOC line is the program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages.

That is why this article does not rank banks. Ranking would imply one lender is right for everyone, and it is not. Lendmire is a mortgage broker, not a lender. Across the wholesale programs it places files with, the useful question is which program fits your equity, credit, property and timing. A broker shops several wholesale lenders and matches the file to the program. A single bank can only offer its own menu.

Lendmire’s cash-out refinance programs page lays out the general lanes. The rest of this piece explains how the loan works and where it fits a one-time expense.

What Is a Cash-Out Refinance, Exactly?

A cash-out refinance replaces your current mortgage with a larger one and hands you the difference. Unlike a no-cash-out refinance, which only pays off the old debt and the costs, it leaves the proceeds free of any required use. The money can go to tuition, a roof, a medical bill or a family buyout.

The new terms apply to your whole balance, not only the cash portion. The CFPB notes that this can lengthen your payoff time and raise your monthly payment (CFPB home equity guide). Keep that in mind. Borrowing for a one-time expense creates a long-term obligation.

How Is a Cash-Out Refinance Underwritten, Step by Step?

Underwriting follows eight steps, and several of them can change how much cash reaches you.

1. Define the purpose and amount. Cash-out has no use restriction, but a clear number helps you see whether the equity covers it.

2. Pick the rulebook. Conventional (Fannie Mae or Freddie Mac), FHA or VA. That choice sets leverage and seasoning.

3. Application and automated review. Most conventional files run through the investor’s automated system. Cash-out is its own transaction type with its own pricing, as Fannie Mae’s cash-out guidelines state. On a conventional cash-out the automated finding governs most files, with a total ratio ceiling of 50% across the wholesale programs Lendmire works with, subject to lender guidelines.

4. Seasoning checks. The first mortgage being paid off generally must be at least 12 months old, measured note date to note date, while the borrower must have been on title for 6 months. These are two separate tests, one for the loan and one for the borrower. Delayed financing, inheritance and legal-award exceptions exist.

5. Appraisal. Value drives the leverage cap, so a cash-out relies on an appraisal.

6. Compute the cash. The leverage cap counts all liens together. Financed closing costs, prepaid items and the payoff of any other lien come out before cash reaches you. A second mortgage you leave in place also shrinks the cash.

7. Documents. Expect credit, income, employment and asset records, plus title and payoff statements.

8. Disclosures and closing. You receive a Loan Estimate and a Closing Disclosure, and the right-to-cancel period then runs before funds are released.

What decides the outcome: appraised value, existing balance and other liens, occupancy and unit count, program, credit, income ratios, reserves, seasoning and closing costs.

How Much Can You Actually Borrow?

On a conventional cash-out, 80% of value is the ceiling for a one-unit principal residence. It drops to 75% for two- to four-unit principal residences, second homes and investment property. The Fannie Mae Eligibility Matrix shows the same split between one unit and two to four units.

That 80% covers the new loan plus any other liens, not just the cash you receive. If you owe 60% of your home’s value, the most you can pull out is roughly 20% of value, before costs. If you owe 75%, the cushion is thin and financed closing costs can erase most of it.

One lane stretches past that limit. Among the wholesale programs Lendmire places, a no-mortgage-insurance cash-out reaches 89.99% LTV at a 680 score and a 50% ratio on a thirty-year fixed, primary residence with a conforming balance. It carries its own six months of seasoning, and it is not written in Texas. In Texas, a cash-out on a homestead is capped at 80% of the home’s value by the state constitution. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Not everyone gets the same ceiling. VA cash-out can reach up to 100% of appraised value for eligible veterans (VA purchase and cash-out refinance). Some lenders set lower limits than the VA allows. FHA cash-out was lowered to 80% in 2019 (HUD Handbook update), so the older 85% figure you may see online is out of date.

The Programs Side by Side

Program Leverage ceiling Best fit
Conventional cash-out, 1 unit 80% Solid equity, good credit
Conventional cash-out, 2-4 units 75% Multi-unit home you live in
Wholesale no-MI cash-out 89.99% Primary residence, 680 score, conforming loan
VA cash-out Up to 100% of value Eligible veterans with equity to spare
FHA cash-out 80% Owner-occupants with lower credit scores

Mortgage insurance applies above 80% on the agency path, with the no-MI wholesale lane above as the exception. The borrower may request cancellation at 80% of original value, and the servicer must end it at 78% under the Homeowners Protection Act. VA cash-out carries no monthly mortgage insurance, though a funding fee applies and differs by first or subsequent use.

Which Tool Fits Which Expense?

Match the product to the shape of the expense. A lump-sum cash-out suits a known, one-time cost. A home equity line suits staged or uncertain costs, such as a renovation with unknown change orders.

Expense Cash-out fits when Think twice when
Tuition or medical bill Amount is known and equity is solid Your current loan is far cheaper than a new one
Home improvement Work adds value and cost is firm Costs are open-ended
Debt payoff You will stop re-borrowing Cards would refill
Buying out a co-owner A written agreement exists Title issues are unresolved

The CFPB found that cash-out borrowers often used proceeds to pay down credit card and auto debt, and that credit scores rose at first before gradually slipping, though they stayed above pre-refinance levels (CFPB report). The pattern is a reminder. Clearing the cards helps only if the balances stay clear.

Where the General Rule Breaks

Limited cash-out is not cash-out. A rate-and-term (limited cash-out) refinance pays off the first mortgage, the closing costs and a purchase-money second lien, with only incidental cash back. Fannie Mae’s limit on incidental cash is the lesser of 2% of the new loan or $2,000. Freddie Mac’s is the greater of 1% or $2,000. It will not fund a large expense. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Streamlines are not cash-out tools. An FHA Streamline allows no cash back beyond minor adjustments, and a VA IRRRL only works if you already hold a VA loan. Both aim to lower the payment on an existing government loan. Neither pays for tuition.

Recent cash-out. A new cash-out becomes a new first mortgage, so the 12-month seasoning clock restarts. Fannie Mae also bars a limited cash-out if you closed a cash-out on the same property 30 days or less before applying (Fannie Mae prohibited refinancing practices). Plan one cash-out, not several.

Co-owner buyouts. Buying out a co-owner under a written agreement is a limited cash-out transaction at both agencies. It is not a HomeStyle Renovation feature.

A second home or rental. Occupancy sets leverage. A cash-out can be written on a primary residence, second home or investment property, at 75% instead of 80% beyond one-unit primary use.

Student-loan cash-out. Fannie Mae has a feature for paying off student loans. The cash back to you cannot exceed the lesser of 2% of the new loan or $2,000, and standard cash-out leverage limits still apply.

What Does Timing Look Like Against a Bill Due Date?

A primary-home refinance gives you a right to cancel. You have until midnight of the third business day to rescind, and the clock does not start until you receive the required disclosures (CFPB on rescission). Saturdays count as business days, Sundays and legal holidays do not.

The practical point is this. Funds do not arrive on closing day. If a tuition bill or a contractor deposit has a hard due date, plan around that window and tell the loan officer about the deadline at the start. A waiver is allowed only for a genuine personal financial emergency, with your own dated, signed statement.

What Should You Prepare Before You Apply?

Gather the paperwork first. The usual file includes recent pay records, tax and income documents, bank statements, your current mortgage statement and homeowners insurance. A broker also asks what the money is for, because purpose and timing affect program choice.

Know three numbers before you call: your approximate home value, your current balance, and the cash you need. Check them against the 80% cap. If the math leaves almost nothing after costs, the better call may be a smaller loan, a different product or waiting.

Also look at credit. The wholesale conventional programs start at a 620 decision score, though some lenders set a higher floor. If you have had a credit event, the agencies set waiting periods: four years from a chapter 7 discharge, seven from a foreclosure, four from a short sale or deed-in-lieu, shorter with documented extenuating circumstances. Reserves may also be required when a cash-out file shows a debt-to-income ratio above 45% (Fannie Mae matrix).

When Does Cash-Out Point the Wrong Way?

Three situations tilt against it. If your current mortgage terms are much better than what a new loan would offer, you would be swapping the whole balance for one expense. If the expense is small relative to your balance, the cost of refinancing the entire loan may outweigh the benefit. And if the need is staged or uncertain, a lump sum leaves you paying on money you have not used.

Closing costs also reduce what you net. Paid in cash or financed, they either shrink your proceeds or raise your balance. “No-closing-cost” offers do not remove them. The costs are built into the rate or the balance.

Key Terms Defined

Cash-out refinance: a new, larger mortgage that pays off the old one and gives you the difference in cash.

LTV (loan-to-value): the loan balance divided by the home’s appraised value, expressed as a percentage.

CLTV: the same measure, counting every lien on the home together.

Seasoning: the minimum time a mortgage, or your ownership, must have existed before a new cash-out is allowed.

Limited cash-out refinance: a refinance that pays off the existing loan and costs, with only small incidental cash back.

Right of rescission: your three-business-day window to cancel a refinance on your primary home.

Frequently Asked Questions

Which banks offer a cash-out refinance?

Most banks, credit unions and mortgage companies do, and they follow the same agency rulebooks. The differences sit in overlays, pricing and service. A broker that works with several wholesale lenders can match your equity, credit and property to the program that fits, rather than limiting you to one lender’s menu.

Can a Streamline or IRRRL give me cash for a large expense?

No. The FHA Streamline allows no cash back beyond minor adjustments, and the VA IRRRL is built to lower the rate or payment on an existing VA loan. If you need real cash, you are looking at a cash-out refinance, subject to lender guidelines.

Can I borrow against all of my equity?

Rarely. A standard conventional cash-out on a one-unit primary residence stops at 80% of value, and the cap covers all liens combined. A wholesale no-mortgage-insurance lane reaches 89.99% on a thirty-year fixed primary residence with a conforming balance, at a 680 score and a 50% ratio. VA cash-out can reach up to 100% for eligible veterans, though some lenders set lower limits. Most programs leave some equity in the home.

How long before I can do another cash-out?

The mortgage being paid off generally must be at least 12 months old, note date to note date, and a new cash-out creates a new first mortgage. The 6-month title rule has exceptions for delayed financing, inheritance and legal awards. Every file is subject to full lender review.

Will the cash arrive the day I sign?

Not on a primary-home refinance. Federal rules give you three business days to cancel, and funds are released after that window. If a tuition bill or deposit has a due date, build the window into your plan.

If you are weighing a cash-out refinance against keeping the loan you have, Lendmire can help you compare the programs and the equity each one reaches. Program figures are subject to lender guidelines and full file review, and nothing here is a commitment to lend.
