Here is the file the way an underwriter reads it: the mechanics of one new loan replacing another, the leverage the program allows for the occupancy, the seasoning and appraisal rules that set the value, and the choice between a cash-out refinance and a home equity line for a Brent home.

01.

One new loan, cash at closing

The new loan is a complete first mortgage. At closing it pays off the existing first lien, any second lien or line of credit on the home, and the closing costs, and the remainder is disbursed to the borrower once the rescission period on a principal residence has run. The old payment ends and one new payment, fixed for the full term, replaces it.

02.

Leverage by program and occupancy

Two programs, one question: how much of the value may the new loan reach. The agency route stops at the mortgage insurance threshold, which is why an agency cash-out never carries monthly insurance; the wholesale lane goes further without insurance by holding the credit floor, the term, and the loan amount tighter. The ladder shows both side by side.

Seasoning, the appraisal, and the score

Time, value, and credit. The agencies want twelve months on the first mortgage being paid off, note date to note date, and six months on title, counted to the day the loan funds; inherited homes and cash purchases under delayed financing skip the title wait. The lender orders the appraisal and it sets the value; the owner cannot swap in an estimate. The score must clear the floor; a higher score lowers the cost.

Cash-out or a line of credit

The cash-out refinance wins when the whole mortgage should be rewritten: a large sum, a fixed payment for the full term, a first lien worth replacing, or a second lien that should be folded into one. The line wins when the first mortgage should stay untouched, when the money is needed in stages, or when the draw matters more than the fixed payment. A Brent review runs both on the same numbers.

Conventional cash-out refinance

Best understood as a replacement mortgage with cash attached. Fixed payment, long term, the second lien folded in, no monthly insurance; a full appraisal, full closing costs, and the existing rate given up. The Brent owner whose first mortgage is worth replacing gets the most from it, and the one whose mortgage is worth keeping should look at the line.

Home equity line of credit

The line prices only the new money and leaves the first mortgage untouched, which makes it the cheaper route whenever the existing loan is worth keeping. It draws in stages, the payment during the draw period is often interest only, and the combined leverage can exceed the agency cash-out cap. The trade is a payment that can change over time. FHA or VA cash-out

FHA cash-out lends to the same share of value as the agency route on a home the borrower has occupied for a year, at a lower credit floor, with an upfront premium and a monthly premium that runs for eleven years at that leverage. Where each one fits

Replace the first mortgage when it is worth replacing, the sum is large, and one fixed payment is the goal; add a line when the first mortgage should stay, the need is modest or staged, and a changing payment is acceptable; go to FHA when the score is the obstacle, and to VA when entitlement is available and the leverage needed sits above the conventional caps.

The cap is on the whole loan, not on the cash

Owners sometimes read the cap as the share of value they can take out. It is the share of value the new loan may reach in total. Subtract the payoff and the costs from that ceiling and the remainder is the cash; on a Brent home bought recently with a small down payment, that remainder can be close to nothing until the balance falls or the value rises.

ii.

A line of credit may cost less than the refinance

When the existing first mortgage carries a rate from a lower-cost period, replacing it reprices the whole balance to reach the cash. A home equity line leaves that loan alone and prices only the new money, at a higher combined leverage than the agency cash-out cap and with lighter closing costs. For many Brent owners the line delivers the same cash for less.

iii.

Closing costs come out of the loan

The costs are itemized on the loan estimate issued after application and finalized on the closing disclosure before signing, and they are paid from the proceeds or at closing as the owner prefers. On a Brent file, the figure to watch is the cash after costs; the calculator above shows the cash before costs, so the costs on the loan estimate come off that figure.

iv.

Condominiums add the project review

A cash-out refinance on a condominium is qualified like any other, with the agencies’ project review added: the association’s budget, insurance, owner-occupancy mix, litigation, and deferred maintenance are checked, and a project that fails sends the file to different terms. Each Brent building is reviewed on its own documents, so the result depends on what that association’s records show.

v.

The appraisal sets the value, and the value sets everything

A cash-out refinance almost always needs a full appraisal, and the appraiser’s figure, not the owner’s estimate or an online value, is the one the cap applies to. When the appraisal comes in below the plan, the ceiling drops with it and the cash shrinks; a Brent owner should enter the process with a realistic value and a plan that survives a lower one.

What is a cash-out refinance, and how is it different from a home equity loan?

It is one new mortgage that does two jobs: it pays off the loan you have and it hands you cash from the equity, in a single first lien with a single payment. A home equity loan adds a second lien instead of replacing the first. The refinance suits a large sum and a first mortgage worth replacing; the second lien suits a Brent owner whose current mortgage is worth keeping.

How much cash can I take out of my Brent home?

Less than the equity, always: the cap stops the new loan short of the full value, and the payoff and the costs come out before the cash. On a home owned for years with a small balance, the cash can be substantial; on a Brent home bought recently with a small down payment, there may be little or none until the value rises or the balance falls.

How long do I need to own my home before a cash-out refinance?
