Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Allen file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.
A line on the rental, behind the mortgage you keep
The line is a credit limit, not a check: an Allen landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
The score the lender pulls decides the tier, and the tier decides the ceiling and the cap. On a second-lien line the top tiers share one ceiling and one cap; on a first-lien line the largest lines carry a reduced ceiling. Nothing in the file moves the tier except the report itself.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. An Allen rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.
Allen’s rental equity in figures — and how a line fits it.
Every Allen file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.
Citywide figures provide general market context, not an appraisal or an income calculation. Market figures explain the typical file, not yours. An Allen rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Allen rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Allen’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Allen’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Allen runs near $464,100 on the latest Census estimate.
Entity-held portfolios
Portfolio owners in Allen hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Allen is home to about 110K people.
Newer infill and recent purchases
Recent purchases in Allen’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. On a one-unit rental at Allen’s median home value, the second-lien ceiling puts total liens near $324,870 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Condominium rentals
Condominium lines in Allen turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. About 31% of Allen’s households rent — roughly 11,409 renter households on the latest Census estimate.
High-value rentals
High-value Allen rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Median household income in Allen sits near $130,901 on the latest Census estimate.
Established close-in rentals
Long-held Allen rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. Roughly 25,834 Allen households own their homes on the latest Census estimate — 69% of all households, the pool a rental equity line is written for.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Allen rental is read on its own valuation, its own lease, and its own tier.
Four ways Allen landlords put a rental equity line to work.
Why a line rather than a refinance? Because most Allen investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.
Fund the next purchase without refinancing
Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets an Allen owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. An Allen landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Allen rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Consolidate business debt at the property level
An Allen landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Estimate your Allen rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on an Allen rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Allen rental available-equity calculator
An equity sizer for an Allen rental: the room under the ceiling for your tier and position, capped at the program maximum. No rate, no payment.
Illustrative starting assumptions: a $465,000 rental value near Allen’s median owner-occupied home value and a $210,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Allen rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Allen investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
For the Allen self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for an Allen scenario review.
Prepare the rental’s paperwork, not yours. The list below is what an Allen landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
Before relying on a figure, read these. They are the places an Allen rental line differs from the clean example in the calculator, and each carries a check to run first.
Use these checks to keep the Allen file clean and fundable.
Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Allen file as a surprise.
- Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
- Confirm the dates: The settlement date the ownership clock started on.
- Confirm the tier: Whether a second-lien line is offered at the tier at all, or only a first-lien line on a paid-off rental.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Allen file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Allen file is eligible when both have run.
The credit tier decides the ceiling and the cap
Leverage steps with the tier. An Allen owner just under a floor sees the next cell down on a first-lien line and may see no cell at all on a second lien; the owner just above it sees the full ceiling. Every tier on the ladder is at or above the score where the tradeline-depth rules are waived.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. An Allen owner chooses by what is on the property today.
The valuation sets the value the ceiling applies to
Lines to the valuation threshold use an automated model plus a property inspection report; larger lines take a full interior appraisal. A model that misses the program’s confidence standard sends the file to a full interior appraisal, and an Allen value estimated from listings can land lower on either path.
From an Allen rental prequalification to a funded line.
A DSCR HELOC on an Allen rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. An Allen prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Allen line is available through the draw period.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Allen owner would do better on another route entirely.
Four routes, the right one quoted
Every Allen rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Allen rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of an Allen line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Allen DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
It is the DSCR idea applied to a line of credit: the rental qualifies itself. An Allen landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
The property’s gross rent is set against a stressed, fully amortizing payment on the full line, and the ratio must reach the coverage minimum in the snapshot. Nothing about the owner’s income enters the calculation; an Allen landlord with no tax returns at all qualifies if the rent does.
Is an appraisal required?
Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on an Allen file.
How do the draw period and repayment work?
The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.
Do I need reserves or cash to close?
No. The program requires no reserves and no cash to close; the closing draw funds the line and the costs are handled in the closing, which the loan officer sets out in writing. The file is the property, the credit report, the lease, and the entity.
How much can I borrow against a rental?
Behind a first mortgage the line reaches the second-lien ceiling shown in the snapshot; on a paid-off rental a first-lien line reaches the higher first-lien ceiling and the larger cap. Run the calculator with the Allen rental’s value, balance, and tier to see the room under each.
Can the line be a first lien on a paid-off rental?
Yes. With no first mortgage the line stands first and the program reads it on its own column: lower credit floor, higher ceiling, larger cap, full title policy. The rent still has to cover the qualifying payment on the whole line.
I just bought the rental. Can I open a line now?
The line is opened on a seasoned property, not at the purchase. An Allen owner who buys and plans to borrow against the new rental waits out the window, then opens the line behind the purchase mortgage as a standalone second lien.
What does the closing look like on an LLC-held rental?
The line records against the rental in the LLC’s name; the members sign as guarantors; any member on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Insurance is updated to cover both liens, and the closing draw funds after any rescission period the law provides.
