Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Bothell file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Bothell owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Bothell rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Bothell’s rental equity in figures — and how a line fits it.
Before the calculator, the market: what a typical Bothell property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.
Citywide figures provide general market context, not an appraisal or an income calculation. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Bothell rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Bothell’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
Newer subdivisions on the bypass
The newer Bothell subdivisions hold recent purchases with high leverage and running seasoning clocks; the program reads them later, when the balance has fallen and the seasoning window has closed. Roughly 12,738 Bothell households own their homes on the latest Census estimate — 66% of all households, the pool a rental equity line is written for.
Rural-edge and acreage properties
A rural designation removes a rental from the program wherever it sits, and so does a parcel over ten acres; a property near Bothell’s edge is read on its designation first. On a one-unit rental at Bothell’s median home value, the second-lien ceiling puts total liens near $647,570 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Multi-unit conversions
A converted Bothell multi-unit is read on the permit and the leases: the valuation uses the multi-unit form on larger lines, the rent test reads the occupied units, and an unpermitted unit’s rent is not counted. The median owner-occupied home value in Bothell runs near $925,100 on the latest Census estimate.
Mixed-use and commercial streets
The program writes residential rentals of one to four units. A Bothell building with a shop below the apartments is commercial on the property list, and the line is not written on it whatever the rent or the equity. Median household income in Bothell sits near $140,427 on the latest Census estimate.
In-town rentals with long tenures
Long-held in-town rentals in Bothell carry deep equity and modest rents, which makes the rent test the binding gate: the ceiling leaves room, and the lease decides how much of it the line can carry. About 34% of Bothell’s households rent — roughly 6,710 renter households on the latest Census estimate.
High values and the line maximum
At the top of Bothell’s values the cap binds: the equity exceeds the maximum line, the appraisal sets the value, and the first-lien column offers the larger cap at the reduced ceiling when there is no mortgage ahead. Bothell is home to about 50K people.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Bothell rental is read on its own valuation, its own lease, and its own tier.
Four ways Bothell landlords put a rental equity line to work.
A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Bothell landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Bothell property never moves.
Fund the next purchase without refinancing
Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Bothell owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.
Rehab and repairs staged over months
Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.
Consolidate business debt at the property level
Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Bothell owner decides the first.
Estimate your Bothell rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Bothell. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Bothell rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $925,000 rental value near Bothell’s median owner-occupied home value and a $415,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Bothell rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Bothell investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Bothell landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Bothell scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Bothell landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
Every file has a detail that decides it. For Bothell rental lines these are the usual ones; confirm each against the snapshot and with a licensed loan officer before planning.
Use these checks to keep the Bothell file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Bothell file clears the second group before the first matters.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the exposure: Whether a planned portfolio of lines fits inside the exposure limit.
Title in your name or your LLC
Vesting in a limited liability company is allowed on the program, which is the reason many Bothell landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Bothell investor who closed this spring plans the line for after the window.
How many financed properties the program allows
The program limits the loans and the dollars one borrower can carry with it. A Bothell investor with a large portfolio already financed through the same program reaches that limit before the equity on the next rental runs out.
The credit tier decides the ceiling and the cap
The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so a Bothell line can change size without the value or the balance moving at all.
The rent must cover the qualifying payment
Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Bothell rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.
From a Bothell rental prequalification to a funded line.
A DSCR HELOC on a Bothell rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The Bothell line is re-sized on the verified value.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Bothell line is available through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Bothell rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
Every Bothell rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Bothell review starts with the deed as it is.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Bothell line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Bothell DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Bothell: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A Bothell owner does not deed the property to a personal name to borrow against it.
How is the rent test calculated?
The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.
Is an appraisal required?
The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Bothell landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Is there a minimum line or a minimum draw?
A minimum line applies, and most of the approved line funds at closing by program rule. Later draws are at least the program minimum. Size the line to the amount you will use within the draw period, not to the largest figure the tables allow.
Does a duplex or fourplex qualify?
Yes, up to four units. The lender reads each lease, allows one vacant unit, and tests the combined gross rent against the qualifying payment on the whole line. A Bothell owner with a unit between tenants does not wait for the lease to open the line.
How much can I borrow against a rental?
As much as the equity under the ceiling and the rent over the qualifying payment allow, inside the program’s line range. The ladder on this page shows the ceiling and the cap at each tier and lien position; the lender settles the rent test on the lesser of the appraiser’s market rent and the lease.
Do I need tax returns or W-2s?
Tax returns and W-2s are not part of the file. The lender reads the lease and the appraiser’s rent schedule in their place and runs the coverage test on the line. A Bothell owner whose returns understate the business, or who files none for the entity, is read on the rent alone.
Can I open a line if the rental was recently listed for sale?
A recent listing blocks the line for a set number of months after the listing came down. A Bothell owner who tested the market and withdrew the listing waits out the window before the file is eligible; a listing that is older than the window is not a problem.
See the line your Bothell, WA rental supports before you apply.
In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
