Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.
Interest-only, then 25 years of repayment
5 years to draw, 25 years to repay: one structure, variable through both periods. The closing draw is at least 80% of the approved line, and every later draw is at least $5,000.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Cape Coral, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Cape Coral owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
The file closes on the valuation, the lease, the credit report, title, and insurance that covers both liens. Smaller second-lien lines use an ownership-and-encumbrance report instead of a full title policy; a first-lien line always takes the full policy. No reserves and no cash to close are required.
Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.
Cape Coral’s rental equity in figures — and how a line fits it.
The equity picture in Cape Coral starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Market context only. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Cape Coral rental neighborhoods, distinct equity pictures.
A rental in one part of Cape Coral is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.
High-value rentals
High-value Cape Coral rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Roughly 64,036 Cape Coral households own their homes on the latest Census estimate — 77% of all households, the pool a rental equity line is written for.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Cape Coral’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Cape Coral runs near $373,500 on the latest Census estimate.
Condominium rentals
Condominiums are a large share of Cape Coral’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Cape Coral is home to about 216K people and sits within the Cape Coral-Fort Myers, FL area.
Established close-in rentals
In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Cape Coral owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Cape Coral sits near $78,104 on the latest Census estimate.
Entity-held portfolios
A Cape Coral investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Cape Coral’s median home value, the second-lien ceiling puts total liens near $261,450 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Newer infill and recent purchases
Infill purchases in Cape Coral are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. About 23% of Cape Coral’s households rent — roughly 18,878 renter households on the latest Census estimate.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Cape Coral rental is read on its own valuation, its own lease, and its own tier.
Four ways Cape Coral landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Cape Coral landlords bring most often; the line is sized by equity and rent, not by the use.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Cape Coral property never moves.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
Consolidate business debt at the property level
Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Cape Coral owner decides the first.
Fund the next purchase without refinancing
Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Cape Coral owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.
Estimate your Cape Coral rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Cape Coral. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Cape Coral rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $375,000 rental value near Cape Coral’s median owner-occupied home value and a $170,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Cape Coral rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Cape Coral investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Cape Coral landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Cape Coral scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Cape Coral rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Cape Coral file clean and fundable.
Three things decide most Cape Coral files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the history: Whether the submarket could draw a declining-market flag on the valuation.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Cape Coral rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Cape Coral investor who closed this spring plans the line for after the window.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Cape Coral file near the ceiling can lose the top of the line to the first of them.
The rent must cover the qualifying payment
The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Cape Coral rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.
How many financed properties the program allows
The count is per borrower across the program: a set number of loans and a dollar ceiling, both fixed by the program sheet and confirmed at the scenario review. A Cape Coral landlord whose other rentals are financed elsewhere starts the count here at zero; one with several lines on the program reads the list first.
From a Cape Coral rental prequalification to a funded line.
A DSCR HELOC on a Cape Coral rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
A licensed loan officer reads the Cape Coral rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Cape Coral prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Cape Coral file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
The last step is the simplest: signatures, recording, the closing draw. A Cape Coral landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Cape Coral owner would do better on another route entirely.
Four routes, the right one quoted
The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Cape Coral file before recommending the line that solves it.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Cape Coral review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Cape Coral DSCR HELOC FAQs
The questions Cape Coral landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
The property’s gross rent is set against a stressed, fully amortizing payment on the full line, and the ratio must reach the coverage minimum in the snapshot. Nothing about the owner’s income enters the calculation; a Cape Coral landlord with no tax returns at all qualifies if the rent does.
Is an appraisal required?
The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.
How do the draw period and repayment work?
Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.
Does a duplex or fourplex qualify?
Yes. Two-to-four-unit rentals are on the program, with one vacant unit allowed; the rent test reads the leased units’ gross rent, the lesser of the leases and the appraiser’s rent schedule, against the qualifying payment on the line.
What credit history does the program expect?
A clean recent mortgage history with no thirty-day lates in the last year, and a set number of years since a bankruptcy, foreclosure, short sale, or deed-in-lieu, both in the program. The program’s tradeline-depth rules are waived at the score shown in the snapshot, which every tier the program offers meets, so the credit file is read for its history rather than its depth.
What property types qualify?
One-to-four-unit residential rentals on the program’s eligible list, with condominiums at the condominium ceiling. Rural designation, commercial or agricultural use, condotels, leaseholds, and the modular and log-home classes are excluded; the property list is read before the value.
How much can I borrow against a rental?
Behind a first mortgage the line reaches the second-lien ceiling shown in the snapshot; on a paid-off rental a first-lien line reaches the higher first-lien ceiling and the larger cap. Run the calculator with the Cape Coral rental’s value, balance, and tier to see the room under each.
I just bought the rental. Can I open a line now?
Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.
See the line your Cape Coral, FL rental supports before you apply.
The scenario review is free and short, and it settles the two questions that matter: how much line the Cape Coral rental’s equity supports, and whether its rent will carry it. The written quote follows.
