Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Philadelphia: the combined loan-to-value ceiling on a Philadelphia rental is ten points below the ceiling shown; the rest of Pennsylvania follows the standard tables.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Jim Thorpe, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Pennsylvania.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Leverage steps with the tier and with the lien position. The same Jim Thorpe rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Jim Thorpe rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.
Jim Thorpe’s rental equity in figures — and how a line fits it.
A rental line is sized against a value, and Jim Thorpe’s values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.
These are context figures, not underwriting inputs. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.

Distinct Jim Thorpe rental neighborhoods, distinct equity pictures.
Across Jim Thorpe, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Rental condominiums and condotels
Resort condominiums split on the project: a warrantable or non-warrantable residential project is eligible at its ceiling with a long-term lease, and a condotel is not eligible at all. Jim Thorpe’s condominium rentals are read on the project first. Median household income in Jim Thorpe sits near $72,904 on the latest Census estimate.
Year-round primary residences
Owners who live in Jim Thorpe year-round and want a line on their own home are pointed to the HELOC program for primary residences; this program reads a lease, and an owner-occupied home has none. On a one-unit rental at Jim Thorpe’s median home value, the second-lien ceiling puts total liens near $146,860 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Waterfront and view rentals
A waterfront Jim Thorpe rental presents the cap, the appraisal, and the flood policy as its three questions; the rent test on a long-term leased property is usually the easy one, and the equity rarely binds. Roughly 1,667 Jim Thorpe households own their homes on the latest Census estimate — 87% of all households, the pool a rental equity line is written for.
Entity-held resort rentals
Resort rentals in Jim Thorpe are often held in LLCs, and the program writes the line in the entity’s name when the property is a leased rental: the members sign as guarantors, the deed stays, and the lease carries the rent test. The median owner-occupied home value in Jim Thorpe runs near $209,800 on the latest Census estimate.
Long-term rentals in a resort market
A Jim Thorpe rental with a twelve-month tenant qualifies on its lease like any other rental; the resort location changes the valuation comparables and the insurance questions, not the rent test or the tier ladder. About 13% of Jim Thorpe’s households rent — roughly 254 renter households on the latest Census estimate.
Vacation and short-term rentals
The program requires a lease in place on every subject property, which leaves a Jim Thorpe vacation rental run on nightly bookings outside the file as it stands; the owner who converts to a lease, or who holds a leased rental elsewhere, is read on that. Jim Thorpe is home to about 4.5K people.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Jim Thorpe rental is read on its own valuation, its own lease, and its own tier.
Four ways Jim Thorpe landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Jim Thorpe landlords bring most often; the line is sized by equity and rent, not by the use.
Consolidate business debt at the property level
Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Jim Thorpe owner decides the first.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Jim Thorpe rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Fund the next purchase without refinancing
Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Jim Thorpe owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.
Estimate your Jim Thorpe rental’s available credit line before requesting a quote.
Enter your Jim Thorpe rental’s value, the balance on it, your credit tier, and whether the line sits behind a first mortgage or stands first on a paid-off property. The result is the room under the ceiling, capped at the program maximum, with the closing draw and the valuation path beside it. The rent must still cover the line; the lender decides that from the lease.

Illustrative starting assumptions: a $210,000 rental value near Jim Thorpe’s median owner-occupied home value and a $95,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Jim Thorpe rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Jim Thorpe landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Jim Thorpe scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Jim Thorpe rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Jim Thorpe file clean and fundable.
The ceiling and the cap are the start, not the answer. On a Jim Thorpe rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: The settlement date the ownership clock started on.
- Confirm the tier: Whether a second-lien line is offered at the tier at all, or only a first-lien line on a paid-off rental.
Title in your name or your LLC
Vesting in a limited liability company is allowed on the program, which is the reason many Jim Thorpe landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.
The seasoning clock on purchases and refinances
The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Jim Thorpe file is eligible when both have run.
The credit tier decides the ceiling and the cap
The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Jim Thorpe rental is read for its history and its score, not for the number of accounts on it.
The closing draw and the later draws
Later draws carry a minimum of their own, so the line is drawn in meaningful pieces rather than small ones. Interest-only payments run through the draw period on whatever is outstanding; the repayment period amortizes the balance after.
Philadelphia rentals carry a lower ceiling
A Pennsylvania landlord with rentals in Philadelphia and in the suburbs reads two ceilings: the reduced one inside the city, the standard one outside. The calculator uses the statewide tables; subtract the overlay for a Philadelphia property.
From a Jim Thorpe rental prequalification to a funded line.
A DSCR HELOC on a Jim Thorpe rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.
Scenario review
Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Jim Thorpe owner leaves the review knowing the line the tables support and the gates the file must clear.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Jim Thorpe file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Jim Thorpe owner would do better on another route entirely.
Four routes, the right one quoted
The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Jim Thorpe file before recommending the line that solves it.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Jim Thorpe review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Jim Thorpe DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Jim Thorpe: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.
How is the rent test calculated?
Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.
Is an appraisal required?
Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Jim Thorpe landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
I just bought the rental. Can I open a line now?
Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.
Do I need tax returns or W-2s?
No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.
What does the closing look like on an LLC-held rental?
The LLC is the borrower of record and the members are the guarantors; the title holders who are not borrowers acknowledge the line. Nothing about the Jim Thorpe deed changes. The closing draw funds the line, and the balance is available through the draw period.
What credit history does the program expect?
Two things beyond the score: no late mortgage payments in the recent year and enough years since a major credit event. Tradeline depth is waived at the score shown in the snapshot, which every tier meets, so a Jim Thorpe borrower with a thin personal file and a strong score is read on history and score alone.
Do I need reserves or cash to close?
None. The program lists no reserve months and no cash-to-close requirement; a Jim Thorpe owner brings the lease, the entity papers, and the credit profile, and the closing draw does the rest.
Keep the first mortgage. Reach the equity anyway.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
