DSCR HELOC in Lodi, California: Rental Property Equity Line

For Lodi landlords, a DSCR HELOC is the way to reach a rental’s equity without refinancing the mortgage already on it and without opening the personal income file: the lender reads the lease and the market rent, sizes the line by value, balance, and credit tier, and the line is written in the entity that holds the deed.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

For informational purposes only. Each DSCR HELOC parameter here is a wholesale program guideline rather than an offer; it can change without notice, and the selected lender underwrites the property, the rent, the credit profile, the vesting, and the title before any line is approved. The calculator is illustrative and names neither a rate nor a payment. Lendmire, LLC, NMLS #2371349, is a mortgage broker, licensed for consumer mortgages in sixteen states; the lender’s program sheet writes this line in fifteen of the sixteen, and a licensed loan officer provides the terms in writing. Lodi DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

The mechanics are the same on every Lodi file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Unlike a closed-end loan, the line stays open through the draw period: fund a Lodi rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Lodi owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Title can stay in the LLC that holds the Lodi rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.

The Core Calculation
Value × the ceiling for the credit tier and lien position − the balance already secured = the line, capped at the program maximum, and the rent must cover its qualifying payment

Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.

Lodi Market Context

Lodi’s rental equity in figures — and how a line fits it.

A rental line is sized against a value, and Lodi’s values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.

Read the figures as backdrop. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Lodi Submarkets

Distinct Lodi rental neighborhoods, distinct equity pictures.

The line is sized on the property, and Lodi’s properties differ by district: values, tenures, unit counts, and the rent the market supports. Each submarket below carries its own equity picture.

01.

Newer infill and recent purchases

A Lodi rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. Roughly 13,173 Lodi households own their homes on the latest Census estimate — 57% of all households, the pool a rental equity line is written for.

02.

Entity-held portfolios

The entity file is the program’s reason for being in a market like Lodi, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at Lodi’s median home value, the second-lien ceiling puts total liens near $344,750 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

03.

Established close-in rentals

The close-in Lodi neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. The median owner-occupied home value in Lodi runs near $492,500 on the latest Census estimate.

04.

High-value rentals

Lodi’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. Lodi is home to about 68K people and sits within the Stockton-Lodi, CA area.

05.

Two-to-four-unit buildings

A Lodi fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. Median household income in Lodi sits near $88,530 on the latest Census estimate.

06.

Condominium rentals

Condominium lines in Lodi turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. About 43% of Lodi’s households rent — roughly 10,003 renter households on the latest Census estimate.

Neighborhood context is exactly that: context. A Lodi line is sized by the property’s own value, balance, tier, and rent, under the program tables and the state’s own rules; the submarkets simply show where those inputs tend to land.

How Lodi Landlords Use a DSCR HELOC

Four ways Lodi landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Lodi landlords bring most often; the line is sized by equity and rent, not by the use.

Value-add

Finish a value-add before the permanent loan

An investor who bought a Lodi rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Reserve

A standing reserve for the portfolio

Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Lodi rental behind it keeps its mortgage; the line sits ready through the draw period.

Bridge

Bridge a sale, a tax bill, or a buyout

A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. A Lodi owner draws, closes the gap, and repays when the money arrives.

Rehab

Rehab and repairs staged over months

A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Lodi landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

The same Lodi rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

For the Lodi owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Lodi self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Lodi scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a Lodi landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Lodi File Considerations

Local details that can change the line.

The program is simple on paper and particular in practice. These are the particulars that move Lodi files: what the lender reads, what it waits on, and what it declines.

Before You Move Forward

Use these checks to keep the Lodi file clean and fundable.

The ceiling and the cap are the start, not the answer. On a Lodi rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.

  • Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the valuation path: What comparable sales in the Lodi submarket support, before relying on a listing-based estimate.
i.

Title in your name or your LLC

Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Lodi file lists every name on the deed before closing, not after.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Lodi investor who closed this spring plans the line for after the window.

iii.

The valuation sets the value the ceiling applies to

The valuation is the lender’s, not the owner’s. On a Lodi rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.

iv.

The rent must cover the qualifying payment

Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Lodi rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.

v.

The property list and the property type

A Lodi condominium carries a line at the condominium ceiling, and a non-warrantable project at the reduced one; the association’s dues and any assessment travel with the file. Lots run to ten acres on the program; larger parcels and agricultural features put the property outside it.

A Clear Process

From a Lodi rental prequalification to a funded line.

From the first call to the funded line the file follows one path. In Lodi the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.

i.

Scenario review

Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Lodi owner leaves the review knowing the line the tables support and the gates the file must clear.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Lodi prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Lodi file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.

iv.

Closing and funding

Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Lodi line is available through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Lodi owner would do better on another route entirely.

i.

Four routes, the right one quoted

A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Lodi owner sees it.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Lodi review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Questions Lodi Landlords Ask

Lodi DSCR HELOC FAQs

The questions Lodi landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

A home equity line of credit on a rental property that qualifies on the property’s rent instead of the owner’s income. The lender divides the gross rent by the qualifying payment on the line, the quotient must reach the program’s coverage minimum, and the owner’s tax returns and debt ratio never enter the file. The line sits behind the first mortgage or stands first on a paid-off rental, and title may stay in an LLC.

Can the rental stay in my LLC?

The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A Lodi owner does not deed the property to a personal name to borrow against it.

How is the rent test calculated?

The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.

Is an appraisal required?

The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.

How do the draw period and repayment work?

Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.

Does a duplex or fourplex qualify?

Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.

How much can I borrow against a rental?

The line is the rental’s value times the combined loan-to-value ceiling for your credit tier and lien position, minus the balance already on the property, capped at the program maximum and limited by what the rent will carry. The snapshot shows the ceiling, the floor, and the caps; the calculator on this page runs the arithmetic on your figures.

What does the closing look like on an LLC-held rental?

The line records against the rental in the LLC’s name; the members sign as guarantors; any member on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Insurance is updated to cover both liens, and the closing draw funds after any rescission period the law provides.

What is the rate on a DSCR HELOC?

A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.

Do I need reserves or cash to close?

No. The program requires no reserves and no cash to close; the closing draw funds the line and the costs are handled in the closing, which the loan officer sets out in writing. The file is the property, the credit report, the lease, and the entity.

Get Started

Size the line on the rent, not the tax returns.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
