DSCR HELOC in Lubbock, Texas: Rental Property Equity Line

In Lubbock, a DSCR HELOC answers the landlord’s question: how much of a rental’s equity can be put to work without touching the first mortgage and without a tax return? The program sizes a revolving line from the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.

Lubbock DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Lubbock, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.

01.

A line on the rental, behind the mortgage you keep

Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.

02.

The rent qualifies the line, not your tax returns

The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.

03.

Your credit tier sets the ceiling and the cap

Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Lubbock investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.

04.

Valuation, the lease, the LLC, and closing

Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Lubbock rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.

The Core Calculation
Available line = (rental value × combined loan-to-value ceiling) − current liens, capped at the maximum line for the tier, then tested against the rent

Every input is yours to change in the calculator below: the Lubbock rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.

Lubbock Market Context

Lubbock’s rental equity in figures — and how a line fits it.

Every Lubbock file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.

Read the figures as backdrop. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.

Lubbock Submarkets

Distinct Lubbock rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, Lubbock’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

Entity-held portfolios

Portfolio owners in Lubbock hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Lubbock is home to about 265K people.

02.

High-value rentals

At the top of Lubbock’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 54,816 Lubbock households own their homes on the latest Census estimate — 51% of all households, the pool a rental equity line is written for.

03.

Newer infill and recent purchases

A Lubbock rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. On a one-unit rental at Lubbock’s median home value, the second-lien ceiling puts total liens near $148,680 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

04.

Established close-in rentals

The close-in Lubbock neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. About 49% of Lubbock’s households rent — roughly 52,270 renter households on the latest Census estimate.

05.

Two-to-four-unit buildings

A Lubbock fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. The median owner-occupied home value in Lubbock runs near $212,400 on the latest Census estimate.

06.

Condominium rentals

A Lubbock condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Median household income in Lubbock sits near $60,895 on the latest Census estimate.

Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Lubbock neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.

How Lubbock Landlords Use a DSCR HELOC

Four ways Lubbock landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Lubbock landlords bring most often; the line is sized by equity and rent, not by the use.

Consolidation

Consolidate business debt at the property level

A Lubbock landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.

Reserve

A standing reserve for the portfolio

Portfolio owners treat a line as the working-capital account for their Lubbock rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.

Value-add

Finish a value-add before the permanent loan

An investor who bought a Lubbock rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Next deal

Fund the next purchase without refinancing

The down payment on the next Lubbock rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.

Rental Available-Equity Calculator

Estimate your Lubbock rental’s available credit line before requesting a quote.

The calculator below sizes a DSCR HELOC on a Lubbock rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Lubbock rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Lubbock investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

For the Lubbock owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Lubbock landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Lubbock scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
The lease and rent historyThe current lease on the rental, and three months of rent receipts when the lease runs above the appraiser’s market rent; on a two-to-four-unit property, the lease for each occupied unit.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Lubbock File Considerations

Local details that can change the line.

Every file has a detail that decides it. For Lubbock rental lines these are the usual ones; confirm each against the snapshot and with a licensed loan officer before planning.

Before You Move Forward

Use these checks to keep the Lubbock file clean and fundable.

Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Lubbock file as a surprise.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the valuation path: Whether the line size puts the file on the automated-valuation path or the full-appraisal path.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Lubbock rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Lubbock investor who closed this spring plans the line for after the window.

iii.

The valuation sets the value the ceiling applies to

The valuation is the lender’s, not the owner’s. On a Lubbock rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.

iv.

The rent must cover the qualifying payment

The rent the lender uses is the lesser of the lease and the appraiser’s market-rent schedule, and a lease above market counts only with three months of receipts. A Lubbock owner who raised the rent last month and cannot show receipts is read at the market figure.

v.

The property list and the property type

A Lubbock condominium carries a line at the condominium ceiling, and a non-warrantable project at the reduced one; the association’s dues and any assessment travel with the file. Lots run to ten acres on the program; larger parcels and agricultural features put the property outside it.

A Clear Process

From a Lubbock rental prequalification to a funded line.

A DSCR HELOC on a Lubbock rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Lubbock prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.

Why Lendmire

A brokerage that matches the line to the rental.

Three reasons Lubbock landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Lubbock file before recommending the line that solves it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Lubbock line are quoted in writing, never on a web page.

Questions Lubbock Landlords Ask

Lubbock DSCR HELOC FAQs

Short answers to the questions a DSCR HELOC raises in Lubbock: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.

What is a DSCR HELOC?

A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.

Can the rental stay in my LLC?

Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.

How is the rent test calculated?

Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.

Is an appraisal required?

Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a Lubbock file.

How do the draw period and repayment work?

The draw period runs interest-only on whatever balance is outstanding, and the line is open to new draws through it. When it ends the line closes to draws and the balance repays on a fully amortizing schedule over the repayment period; the years for each are in the snapshot. The rate is variable through both.

What is the rate on a DSCR HELOC?

Variable, and quoted in writing. A web page cannot price a line that depends on the tier, the lien position, the line size, and the day; the loan officer does, after the scenario review. The snapshot shows the terms that do not change file to file.

I just bought the rental. Can I open a line now?

Not yet. A rental bought or refinanced inside the program’s seasoning window is not eligible, measured note date to note date, and ownership has to season from the purchase settlement before the line closes. The months are in the program; plan the line for after both windows.

Does a duplex or fourplex qualify?

It does. Multi-unit rentals are the natural file for a rent-qualified line, since several leases carry the coverage test more easily than one. The valuation uses the multi-unit appraisal form on larger lines, and the leases for the occupied units go in the file.

Is there a minimum line or a minimum draw?

Yes. The snapshot carries the minimum line and the closing-draw rule; the later-draw minimum is in the program as well. The line funds in meaningful pieces, a large one at closing and set-size ones after, rather than as an empty limit.

Do I need tax returns or W-2s?

None. The income file is replaced by the rent file: the lease, receipts where the lease runs above market, and the market-rent schedule. The credit report is still pulled, the valuation is still ordered, and the entity is still reviewed; the owner’s earnings simply are not.

Get Started

Start with the scenario, not the application.

Request a quote and a loan officer sizes the line on the Lubbock rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
