Current DSCR HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on a Miami rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.
The rent qualifies the line, not your tax returns
Coverage is the income test. A Miami rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Miami investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Miami rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.
Miami’s rental equity in figures — and how a line fits it.
The equity picture in Miami starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Citywide figures provide general market context, not an appraisal or an income calculation. Market figures explain the typical file, not yours. A Miami rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Distinct Miami rental neighborhoods, distinct equity pictures.
A rental in one part of Miami is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.
High-value rentals
At the top of Miami’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 60,068 Miami households own their homes on the latest Census estimate — 31% of all households, the pool a rental equity line is written for.
Established close-in rentals
In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Miami owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Miami sits near $62,462 on the latest Census estimate.
Entity-held portfolios
Portfolio owners in Miami hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Miami is home to about 460K people and sits within the Miami-Fort Lauderdale-West Palm Beach, FL area.
Newer infill and recent purchases
Recent purchases in Miami’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. On a one-unit rental at Miami’s median home value, the second-lien ceiling puts total liens near $362,670 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Two-to-four-unit buildings
Two-to-four-unit rentals in Miami are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. About 69% of Miami’s households rent — roughly 134,753 renter households on the latest Census estimate.
Condominium rentals
Condominiums are a large share of Miami’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. The median owner-occupied home value in Miami runs near $518,100 on the latest Census estimate.
These sketches describe typical Miami rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.
Four ways Miami landlords put a rental equity line to work.
Why a line rather than a refinance? Because most Miami investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.
Finish a value-add before the permanent loan
The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing Miami rental supplies that capital from equity already earned, qualified on that rental’s rent.
Bridge a sale, a tax bill, or a buyout
Timing problems are capital problems. A DSCR HELOC on a seasoned Miami rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Miami rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Consolidate business debt at the property level
A Miami landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Estimate your Miami rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on a Miami rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Miami rental available-equity calculator
An equity sizer for a Miami rental: the room under the ceiling for your tier and position, capped at the program maximum. No rate, no payment.
Illustrative starting assumptions: a $520,000 rental value near Miami’s median owner-occupied home value and a $235,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Miami and what it costs the owner in paperwork and in the first mortgage.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Miami landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Miami scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Miami landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a Miami line most often.
Use these checks to keep the Miami file clean and fundable.
Three things decide most Miami files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: The settlement date the ownership clock started on.
- Confirm the property type: Whether a condominium project is warrantable, and what the association charges.
Title in your name or your LLC
Vesting in a limited liability company is allowed on the program, which is the reason many Miami landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Miami investor who closed this spring plans the line for after the window.
The property list and the property type
A Miami condominium carries a line at the condominium ceiling, and a non-warrantable project at the reduced one; the association’s dues and any assessment travel with the file. Lots run to ten acres on the program; larger parcels and agricultural features put the property outside it.
How many financed properties the program allows
Exposure is counted per borrower across the program, not per property. The Miami landlord with one rental is nowhere near the limit; the one with a portfolio of lines may be, and the scenario review reads the list first.
The valuation sets the value the ceiling applies to
The valuation is the lender’s, not the owner’s. On a Miami rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.
From a Miami rental prequalification to a funded line.
Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Miami owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Miami file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Miami owner would do better on another route entirely.
Four routes, the right one quoted
Every Miami rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Miami review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Miami line are quoted in writing, never on a web page.

Miami DSCR HELOC FAQs
The questions Miami landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A Miami owner does not deed the property to a personal name to borrow against it.
How is the rent test calculated?
Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.
Is an appraisal required?
Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.
How do the draw period and repayment work?
Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Miami owner plans the line around the shift in payment when the draw period ends.
How much can I borrow against a rental?
Two limits apply. The equity limit is the ceiling for the tier and lien position, applied to the value, less the balance, capped at the maximum line; the rent limit is the line whose qualifying payment the rent covers at the program minimum. The smaller of the two is the line.
Does a duplex or fourplex qualify?
Yes. Two-to-four-unit rentals are on the program, with one vacant unit allowed; the rent test reads the leased units’ gross rent, the lesser of the leases and the appraiser’s rent schedule, against the qualifying payment on the line.
I just bought the rental. Can I open a line now?
No. Both seasoning clocks have to run: the mortgage-transaction clock from the note date and the ownership clock from the settlement date. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both.
Do I need reserves or cash to close?
No. Reserves are not required and cash to close is not required. The closing costs and the draw are set out in the written closing figures; nothing has to be seasoned in an account to open the line.
What is the rate on a DSCR HELOC?
The line carries a variable rate, set in writing at the time for the specific Miami file. No rate, index, payment, or fee appears on these pages by policy; what the pages carry is the program’s structure and its eligibility parameters.
Size the line on the rent, not the tax returns.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
