DSCR HELOC in Pasco, Washington: Rental Property Equity Line

Pasco rental owners use a DSCR HELOC to reach equity on their own schedule: a line qualified on the rent rather than the owner’s income, an automated valuation with a property inspection report on most lines and a full interior appraisal on the largest ones, title held personally or in an LLC, and a line sized from the property’s value, the existing balance, and the credit tier.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

This snapshot carries the second-lien tier with the first-lien tiers beside it: the leverage ceiling, the credit floor, the line range, the valuation threshold, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the program moves.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.

Pasco DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

The mechanics are the same on every Pasco file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.

01.

A line on the rental, behind the mortgage you keep

Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.

02.

The rent qualifies the line, not your tax returns

Coverage is the income test. A Pasco rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.

03.

Your credit tier sets the ceiling and the cap

The score the lender pulls decides the tier, and the tier decides the ceiling and the cap. On a second-lien line the top tiers share one ceiling and one cap; on a first-lien line the largest lines carry a reduced ceiling. Nothing in the file moves the tier except the report itself.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

Every input is yours to change in the calculator below: the Pasco rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.

Pasco Market Context

Pasco’s rental equity in figures — and how a line fits it.

Before the calculator, the market: what a typical Pasco property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.

Market context only. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Pasco Submarkets

Distinct Pasco rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, Pasco’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

In-town rentals with long tenures

In Pasco’s older in-town neighborhoods the typical file has a small balance and a lease that has not kept pace with values; the line is sized by what the rent covers rather than by the ceiling. About 29% of Pasco’s households rent — roughly 7,192 renter households on the latest Census estimate.

02.

Newer subdivisions on the bypass

New-build rentals in Pasco season into the program over time: the purchase clock and the ownership clock run the program’s seasoning window, the equity takes as long as the market gives it, and the line follows once all three have caught up. Pasco is home to about 80K people.

03.

Modest values and the minimum line

Where Pasco values are modest, the file is a minimum-line question before it is a ceiling question; the calculator on this page reads the room under the ceiling against the program minimum. Roughly 17,556 Pasco households own their homes on the latest Census estimate — 71% of all households, the pool a rental equity line is written for.

04.

Multi-unit conversions

A converted Pasco multi-unit is read on the permit and the leases: the valuation uses the multi-unit form on larger lines, the rent test reads the occupied units, and an unpermitted unit’s rent is not counted. Median household income in Pasco sits near $85,586 on the latest Census estimate.

05.

Rural-edge and acreage properties

A Pasco rental on acreage is eligible inside ten acres on a residential designation and ineligible beyond them; the appraiser’s designation, not the owner’s description, decides. On a one-unit rental at Pasco’s median home value, the second-lien ceiling puts total liens near $263,410 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

06.

Mixed-use and commercial streets

Mixed-use property in Pasco is the clearest exclusion on the program: commercial use removes it entirely. A purely residential building on a commercial street is read on its own use and its own zoning. The median owner-occupied home value in Pasco runs near $376,300 on the latest Census estimate.

Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Pasco neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.

How Pasco Landlords Use a DSCR HELOC

Four ways Pasco landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Pasco landlords bring most often; the line is sized by equity and rent, not by the use.

Next deal

Fund the next purchase without refinancing

A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Pasco rental behind the line keeps its mortgage and its rate throughout.

Consolidation

Consolidate business debt at the property level

Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.

Bridge

Bridge a sale, a tax bill, or a buyout

The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Pasco property never moves.

Value-add

Finish a value-add before the permanent loan

Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.

Rental Available-Equity Calculator

Estimate your Pasco rental’s available credit line before requesting a quote.

Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Pasco. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

The same Pasco rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Pasco investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

For the Pasco landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Pasco landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Pasco scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Pasco File Considerations

Local details that can change the line.

The tables set the ceiling; the details below move the actual line on a Pasco rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.

Before You Move Forward

Use these checks to keep the Pasco file clean and fundable.

Three things decide most Pasco files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The settlement date the ownership clock started on.
  • Confirm the lien position: Whether an existing second lien already sits on title, since the program never writes a third position.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Pasco rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Pasco investor who closed this spring plans the line for after the window.

iii.

Second lien behind the mortgage, or first lien on a paid-off rental

A third position is not on the program: one first mortgage and the line, or the line alone. A Pasco rental that already carries a second lien does not fit the program as it stands; the program writes one standalone line, never a third position behind two.

iv.

The credit tier decides the ceiling and the cap

The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Pasco rental is read for its history and its score, not for the number of accounts on it.

v.

The closing draw and the later draws

Later draws carry a minimum of their own, so the line is drawn in meaningful pieces rather than small ones. Interest-only payments run through the draw period on whatever is outstanding; the repayment period amortizes the balance after.

A Clear Process

From a Pasco rental prequalification to a funded line.

A DSCR HELOC on a Pasco rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

A licensed loan officer reads the Pasco rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Pasco landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

A lender with one rental-line program sells that program. Lendmire reads a Pasco rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Pasco file before recommending the line that solves it.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Pasco review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Pasco Landlords Ask

Pasco DSCR HELOC FAQs

The questions Pasco landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

A home equity line of credit on a rental property that qualifies on the property’s rent instead of the owner’s income. The lender divides the gross rent by the qualifying payment on the line, the quotient must reach the program’s coverage minimum, and the owner’s tax returns and debt ratio never enter the file. The line sits behind the first mortgage or stands first on a paid-off rental, and title may stay in an LLC.

Can the rental stay in my LLC?

Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.

How is the rent test calculated?

The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.

Is an appraisal required?

Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.

How do the draw period and repayment work?

The draw period runs interest-only on whatever balance is outstanding, and the line is open to new draws through it. When it ends the line closes to draws and the balance repays on a fully amortizing schedule over the repayment period; the years for each are in the snapshot. The rate is variable through both.

What is the rate on a DSCR HELOC?

It is variable through the draw period and the repayment period, and it is quoted in writing by a licensed loan officer for a specific file; nothing on this page states or implies it. The pages carry program parameters, the ceilings, floors, caps, and periods, never a rate.

Does a duplex or fourplex qualify?

Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.

Do I need reserves or cash to close?

No. The program requires no reserves and no cash to close; the closing draw funds the line and the costs are handled in the closing, which the loan officer sets out in writing. The file is the property, the credit report, the lease, and the entity.

What property types qualify?

Single-family homes, planned-unit homes, townhomes, two-to-four-unit properties, warrantable condominiums, and non-warrantable condominiums at a reduced ceiling, as non-owner-occupied rentals. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular homes, land contracts, and log homes are not eligible.

What credit history does the program expect?

Two things beyond the score: no late mortgage payments in the recent year and enough years since a major credit event. Tradeline depth is waived at the score shown in the snapshot, which every tier meets, so a Pasco borrower with a thin personal file and a strong score is read on history and score alone.

Get Started

Keep the first mortgage. Reach the equity anyway.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
