Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Round Rock file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Round Rock rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.
Your credit tier sets the ceiling and the cap
The score the lender pulls decides the tier, and the tier decides the ceiling and the cap. On a second-lien line the top tiers share one ceiling and one cap; on a first-lien line the largest lines carry a reduced ceiling. Nothing in the file moves the tier except the report itself.
Valuation, the lease, the LLC, and closing
Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.
The arithmetic is the same on every Round Rock file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Round Rock’s rental equity in figures — and how a line fits it.
Every Round Rock file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.
These are context figures, not underwriting inputs. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Round Rock rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Round Rock’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
High-value rentals
At the top of Round Rock’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 27,016 Round Rock households own their homes on the latest Census estimate — 56% of all households, the pool a rental equity line is written for.
Condominium rentals
A Round Rock condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Round Rock is home to about 128K people and sits within the Austin-Round Rock-San Marcos, TX area.
Newer infill and recent purchases
Recent purchases in Round Rock’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Median household income in Round Rock sits near $99,287 on the latest Census estimate.
Entity-held portfolios
The entity file is the program’s reason for being in a market like Round Rock, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at Round Rock’s median home value, the second-lien ceiling puts total liens near $293,020 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Round Rock’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Round Rock runs near $418,600 on the latest Census estimate.
Established close-in rentals
Long-held Round Rock rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. About 44% of Round Rock’s households rent — roughly 21,631 renter households on the latest Census estimate.
Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Round Rock neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.
Four ways Round Rock landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Round Rock landlords bring most often; the line is sized by equity and rent, not by the use.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Round Rock rental behind the line keeps its mortgage and its rate throughout.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Round Rock property never moves.
Rehab and repairs staged over months
Between tenants a Round Rock rental often needs more than a coat of paint. A line funds the turn without a refinance, and the rent that qualified the line resumes when the new lease starts.
Consolidate business debt at the property level
A Round Rock landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Estimate your Round Rock rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on a Round Rock rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Round Rock rental available-equity calculator
An equity sizer for a Round Rock rental: the room under the ceiling for your tier and position, capped at the program maximum. No rate, no payment.
Illustrative starting assumptions: a $420,000 rental value near Round Rock’s median owner-occupied home value and a $190,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Round Rock rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Round Rock investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
For the Round Rock landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
For the Round Rock self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Round Rock scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Round Rock files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Round Rock file clean and fundable.
The ceiling and the cap are the start, not the answer. On a Round Rock rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the lien position: Whether the file is a second-lien line or a first-lien line, and which ladder column applies.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Round Rock file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Round Rock file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
Second lien behind the mortgage, or first lien on a paid-off rental
The line is never closed together with a purchase or a refinance of the first mortgage; it is a standalone lien, opened on a seasoned property. A Round Rock investor buying a rental and planning a line on it waits for the seasoning window.
The valuation sets the value the ceiling applies to
A declining-market flag on the valuation trims the ceiling, and a rural designation on the appraisal takes the rental off a program that does not write rural property. The value, in short, is settled by the valuation, and the line follows it.
The credit tier decides the ceiling and the cap
Leverage steps with the tier. A Round Rock owner just under a floor sees the next cell down on a first-lien line and may see no cell at all on a second lien; the owner just above it sees the full ceiling. Every tier on the ladder is at or above the score where the tradeline-depth rules are waived.
From a Round Rock rental prequalification to a funded line.
Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Round Rock owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.
Scenario review
A licensed loan officer reads the Round Rock rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Round Rock file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
The last step is the simplest: signatures, recording, the closing draw. A Round Rock landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Round Rock rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
Every Round Rock rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Round Rock line are quoted in writing, never on a web page.

Round Rock DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Round Rock: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Round Rock landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.
Can the rental stay in my LLC?
It can, and that is the reason many Round Rock landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.
How is the rent test calculated?
Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.
Is an appraisal required?
Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.
How do the draw period and repayment work?
The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.
What credit history does the program expect?
Two things beyond the score: no late mortgage payments in the recent year and enough years since a major credit event. Tradeline depth is waived at the score shown in the snapshot, which every tier meets, so a Round Rock borrower with a thin personal file and a strong score is read on history and score alone.
Does a duplex or fourplex qualify?
Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.
What property types qualify?
The ordinary rental stock: houses, townhomes, planned-unit homes, two-to-four-unit buildings, and condominiums, with non-warrantable projects at a lower ceiling. A Round Rock rental that is a row home, sits on more than ten acres, or is held in a land trust is outside the program.
Can I open a line if the rental was recently listed for sale?
Not within the program’s window. A property listed for sale in the months before the application is not eligible; the listing has to be old enough before the line is written. The months are in the program, and the scenario review reads the listing history first.
Is there a minimum line or a minimum draw?
Yes. The snapshot carries the minimum line and the closing-draw rule; the later-draw minimum is in the program as well. The line funds in meaningful pieces, a large one at closing and set-size ones after, rather than as an empty limit.
A line behind the mortgage you keep, in the LLC you keep.
In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
