DSCR HELOC in Santa Monica, California: Rental Property Equity Line

In Santa Monica, a DSCR HELOC answers the landlord’s question: how much of a rental’s equity can be put to work without touching the first mortgage and without a tax return? The program sizes a revolving line from the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Santa Monica DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

A DSCR HELOC on a Santa Monica rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.

02.

The rent qualifies the line, not your tax returns

Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Santa Monica rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.

03.

Your credit tier sets the ceiling and the cap

Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Santa Monica investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.

04.

Valuation, the lease, the LLC, and closing

Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Santa Monica rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.

Santa Monica Market Context

Santa Monica’s rental equity in figures — and how a line fits it.

Every Santa Monica file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.

Market context only. Market figures explain the typical file, not yours. A Santa Monica rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

91,169Population (ACS 2020–2024)
$1,755,500Median owner-occupied home value (ACS 2020–2024)
27.9%Households that own their home (ACS 2020–2024)

Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.

Santa Monica Submarkets

Distinct Santa Monica rental neighborhoods, distinct equity pictures.

The line is sized on the property, and Santa Monica’s properties differ by district: values, tenures, unit counts, and the rent the market supports. Each submarket below carries its own equity picture.

01.

Established close-in rentals

The close-in Santa Monica neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. The median owner-occupied home value in Santa Monica runs near $1,755,500 on the latest Census estimate.

02.

Newer infill and recent purchases

Infill purchases in Santa Monica are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. On a one-unit rental at Santa Monica’s median home value, the second-lien ceiling puts total liens near $1,228,850 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

03.

High-value rentals

At the top of Santa Monica’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 13,190 Santa Monica households own their homes on the latest Census estimate — 28% of all households, the pool a rental equity line is written for.

04.

Two-to-four-unit buildings

Two-to-four-unit rentals in Santa Monica are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. About 72% of Santa Monica’s households rent — roughly 34,107 renter households on the latest Census estimate.

05.

Condominium rentals

Condominiums are a large share of Santa Monica’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Median household income in Santa Monica sits near $114,885 on the latest Census estimate.

06.

Entity-held portfolios

Portfolio owners in Santa Monica hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Santa Monica is home to about 91K people and sits within the Los Angeles-Long Beach-Anaheim, CA area.

Treat the submarket notes as a map of where equity and rent tend to sit across Santa Monica, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.

How Santa Monica Landlords Use a DSCR HELOC

Four ways Santa Monica landlords put a rental equity line to work.

Why a line rather than a refinance? Because most Santa Monica investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.

Value-add

Finish a value-add before the permanent loan

Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.

Next deal

Fund the next purchase without refinancing

The down payment on the next Santa Monica rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.

Reserve

A standing reserve for the portfolio

Some Santa Monica investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

Rehab

Rehab and repairs staged over months

Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Four routes to the equity in a Santa Monica rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Santa Monica investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Santa Monica landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Santa Monica scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a Santa Monica landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Santa Monica File Considerations

Local details that can change the line.

The program is simple on paper and particular in practice. These are the particulars that move Santa Monica files: what the lender reads, what it waits on, and what it declines.

Before You Move Forward

Use these checks to keep the Santa Monica file clean and fundable.

Three things decide most Santa Monica files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
  • Confirm the dates: The settlement date the ownership clock started on.
  • Confirm the lien position: Whether the file is a second-lien line or a first-lien line, and which ladder column applies.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Santa Monica rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Santa Monica investor who closed this spring plans the line for after the window.

iii.

Second lien behind the mortgage, or first lien on a paid-off rental

Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A Santa Monica owner chooses by what is on the property today.

iv.

The closing draw and the later draws

Most of the line funds at closing, and the closing draw has a floor of its own; the line is not opened empty as a reserve. A Santa Monica owner who wants a standing reserve sizes the line for the amount that will actually be drawn, since interest accrues on the drawn balance from closing.

v.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Santa Monica file near the ceiling can lose the top of the line to the first of them.

A Clear Process

From a Santa Monica rental prequalification to a funded line.

From the first call to the funded line the file follows one path. In Santa Monica the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.

iii.

Verification and valuation

The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The Santa Monica line is re-sized on the verified value.

iv.

Closing and funding

Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Santa Monica line is available through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Santa Monica owner would do better on another route entirely.

i.

Four routes, the right one quoted

Every Santa Monica rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.

ii.

The entity stays on title

An LLC-vested Santa Monica rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.

iii.

Licensed, in writing, the lender never named

Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Santa Monica line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Santa Monica Landlords Ask

Santa Monica DSCR HELOC FAQs

The questions Santa Monica landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

A revolving line secured by an investment property and underwritten on its rent. Interest-only draws through the draw period, amortizing repayment after, the first mortgage untouched, the deed left in the owner’s name or LLC. It is the route for a Santa Monica owner whose returns, ratio, or entity make an ordinary rental HELOC impossible.

Can the rental stay in my LLC?

Yes. Vesting in a limited liability company is allowed on investment property, and the line is recorded in the entity’s name with the members as guarantors. The entity’s articles, operating agreement, and good standing go in the file, and a member on title who is not a borrower signs a non-borrowing owner acknowledgment. The deed does not move.

How is the rent test calculated?

Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.

Is an appraisal required?

The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.

How do the draw period and repayment work?

The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.

Does a duplex or fourplex qualify?

A duplex, triplex, or fourplex carries a DSCR HELOC like a single-family rental, with one difference in the rent test: the program allows one vacant unit, and the leased units’ rent carries the line. A Santa Monica fourplex with three leases qualifies on those three.

I just bought the rental. Can I open a line now?

No. Both seasoning clocks have to run: the mortgage-transaction clock from the note date and the ownership clock from the settlement date. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both.

Can I open a line if the rental was recently listed for sale?

A rental listed for sale within the window before the application is ineligible on the program. The window is short, and the rule is read from the listing service; a Santa Monica file with a listing older than that proceeds normally.

Do I need tax returns or W-2s?

No. The rent qualifies the line. The trade for leaving the income file out is a lower ceiling and a higher credit floor than the income-qualified rental line, and a rent that must cover the line’s qualifying payment at the program minimum.

What credit history does the program expect?

The score sets the tier; the history sets whether the tier counts. Recent mortgage lates and a credit event inside the seasoning period are gates. Tradeline depth is not, because every tier the program offers meets the score at which the depth rules are waived.

Get Started

Keep the first mortgage. Reach the equity anyway.

A licensed loan officer reads the Santa Monica rental’s value, the balance, the tier, the lease, and the vesting against the current tables and tells you the line the file supports and the gates it must clear. No commitment, no tax returns.
