Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC is a revolving lien on a rental, usually in second position: the property secures it, the rent qualifies it, and the balance moves as you draw and repay. The pieces that decide the line in Siesta Key are the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.
The rent qualifies the line, not your tax returns
Coverage is the income test. A Siesta Key rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Siesta Key investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Siesta Key rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Siesta Key’s rental equity in figures — and how a line fits it.
Siesta Key’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.
Citywide figures provide general market context, not an appraisal or an income calculation. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap; they change how much of the ceiling a given rental can reach.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Siesta Key rental neighborhoods, distinct equity pictures.
Across Siesta Key, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Rental condominiums and condotels
A Siesta Key condominium with a year-round tenant qualifies at the condominium ceiling, the non-warrantable one at the reduced ceiling; a condotel, with its hotel-style operation, is on the ineligible list. Roughly 2,739 Siesta Key households own their homes on the latest Census estimate — 93% of all households, the pool a rental equity line is written for.
Waterfront and view rentals
View and waterfront rentals in Siesta Key are high-value files: the maximum line binds before the ceiling, the larger lines take a full interior appraisal, and flood coverage is confirmed where the property sits in a flood zone. About 7.4% of Siesta Key’s households rent — roughly 220 renter households on the latest Census estimate.
Entity-held resort rentals
Resort rentals in Siesta Key are often held in LLCs, and the program writes the line in the entity’s name when the property is a leased rental: the members sign as guarantors, the deed stays, and the lease carries the rent test. The median owner-occupied home value in Siesta Key runs near $985,800 on the latest Census estimate.
Year-round primary residences
Owners who live in Siesta Key year-round and want a line on their own home are pointed to the HELOC program for primary residences; this program reads a lease, and an owner-occupied home has none. On a one-unit rental at Siesta Key’s median home value, the second-lien ceiling puts total liens near $690,060 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Vacation and short-term rentals
Short-term rental income is not the rent the coverage test reads. A Siesta Key owner whose property books by the night does not have a lease to document, and the line is written on leased rentals; the scenario review is where that is settled. Median household income in Siesta Key sits near $115,854 on the latest Census estimate.
Long-term rentals in a resort market
The program reads a lease, so the resort-market rental that fits is the one leased long-term: a year-round tenant, a lease in place, and a rent the appraiser’s schedule supports. A Siesta Key property run as a vacation rental is a different file. Siesta Key is home to about 5.5K people.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Siesta Key rental is read on its own valuation, its own lease, and its own tier.
Four ways Siesta Key landlords put a rental equity line to work.
Why a line rather than a refinance? Because most Siesta Key investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
A standing reserve for the portfolio
Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Siesta Key rental behind it keeps its mortgage; the line sits ready through the draw period.
Consolidate business debt at the property level
A Siesta Key landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Fund the next purchase without refinancing
The down payment on the next Siesta Key rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Estimate your Siesta Key rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on a Siesta Key rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Siesta Key rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $985,000 rental value near Siesta Key’s median owner-occupied home value and a $445,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Siesta Key rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Siesta Key investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
For the Siesta Key landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
For the Siesta Key self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Siesta Key scenario review.
Prepare the rental’s paperwork, not yours. The list below is what a Siesta Key landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Siesta Key rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Siesta Key file clean and fundable.
The ceiling and the cap are the start, not the answer. On a Siesta Key rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.
- Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the valuation path: Whether the property could carry a declining-market or rural designation.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Siesta Key file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Siesta Key file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
The valuation sets the value the ceiling applies to
The valuation is the lender’s, not the owner’s. On a Siesta Key rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.
Second lien behind the mortgage, or first lien on a paid-off rental
A third position is not on the program: one first mortgage and the line, or the line alone. A Siesta Key rental that already carries a second lien does not fit the program as it stands; the program writes one standalone line, never a third position behind two.
The closing draw and the later draws
The closing draw is the largest draw the line will see, and the later draws each clear their own minimum; the rate on all of them is variable, and nothing on this page states it. A Siesta Key landlord plans the line on the draw rules and takes the rate in writing from the loan officer.
From a Siesta Key rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In Siesta Key the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
A licensed loan officer reads the Siesta Key rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Siesta Key file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
The last step is the simplest: signatures, recording, the closing draw. A Siesta Key landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Siesta Key owner would do better on another route entirely.
Four routes, the right one quoted
Every Siesta Key rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Siesta Key line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Siesta Key DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Siesta Key: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. A Siesta Key owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.
Can I open a line if the rental was recently listed for sale?
Not within the program’s window. A property listed for sale in the months before the application is not eligible; the listing has to be old enough before the line is written. The months are in the program, and the scenario review reads the listing history first.
How much can I borrow against a rental?
As much as the equity under the ceiling and the rent over the qualifying payment allow, inside the program’s line range. The ladder on this page shows the ceiling and the cap at each tier and lien position; the lender settles the rent test on the lesser of the appraiser’s market rent and the lease.
Do I need tax returns or W-2s?
No personal income documents of any kind. That is the difference between this line and the investment-property HELOC, which qualifies on the owner’s returns and ratio. On a Siesta Key DSCR HELOC the property’s rent does the qualifying.
Can the line be a first lien on a paid-off rental?
It can. A paid-off Siesta Key rental takes a first-lien line, which starts at a lower credit tier than a second lien, reaches a higher loan-to-value, and runs to a larger cap; the snapshot’s ladder shows the first-lien rows beside the second-lien rows.
What is the rate on a DSCR HELOC?
It is variable through the draw period and the repayment period, and it is quoted in writing by a licensed loan officer for a specific file; nothing on this page states or implies it. The pages carry program parameters, the ceilings, floors, caps, and periods, never a rate.
