DSCR HELOC in Stuarts Draft, Virginia: Rental Property Equity Line

Stuarts Draft rental owners use a DSCR HELOC to reach equity on their own schedule: a line qualified on the rent rather than the owner’s income, an automated valuation with a property inspection report on most lines and a full interior appraisal on the largest ones, title held personally or in an LLC, and a line sized from the property’s value, the existing balance, and the credit tier.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.

Program Notice

This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.

Stuarts Draft DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Stuarts Draft, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Virginia.

01.

A line on the rental, behind the mortgage you keep

Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.

02.

The rent qualifies the line, not your tax returns

Coverage is the income test. A Stuarts Draft rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Stuarts Draft owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Title can stay in the LLC that holds the Stuarts Draft rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.

The Core Calculation
Available line = (rental value × combined loan-to-value ceiling) − current liens, capped at the maximum line for the tier, then tested against the rent

The arithmetic is the same on every Stuarts Draft file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.

Stuarts Draft Market Context

Stuarts Draft’s rental equity in figures — and how a line fits it.

Stuarts Draft’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.

Market context only. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Stuarts Draft Submarkets

Distinct Stuarts Draft rental neighborhoods, distinct equity pictures.

A rental in one part of Stuarts Draft is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.

01.

Two-to-four-unit buildings

Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Stuarts Draft’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. The median owner-occupied home value in Stuarts Draft runs near $294,300 on the latest Census estimate.

02.

Newer infill and recent purchases

Infill purchases in Stuarts Draft are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. About 22% of Stuarts Draft’s households rent — roughly 1,105 renter households on the latest Census estimate.

03.

Condominium rentals

Condominiums are a large share of Stuarts Draft’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Stuarts Draft is home to about 12K people and sits within the Staunton-Stuarts Draft, VA area.

04.

Established close-in rentals

In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Stuarts Draft owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Stuarts Draft sits near $79,332 on the latest Census estimate.

05.

High-value rentals

High-value Stuarts Draft rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Roughly 3,971 Stuarts Draft households own their homes on the latest Census estimate — 78% of all households, the pool a rental equity line is written for.

06.

Entity-held portfolios

A Stuarts Draft investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Stuarts Draft’s median home value, the second-lien ceiling puts total liens near $206,010 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

Treat the submarket notes as a map of where equity and rent tend to sit across Stuarts Draft, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.

How Stuarts Draft Landlords Use a DSCR HELOC

Four ways Stuarts Draft landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Stuarts Draft landlords bring most often; the line is sized by equity and rent, not by the use.

Next deal

Fund the next purchase without refinancing

Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Stuarts Draft owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.

Reserve

A standing reserve for the portfolio

Some Stuarts Draft investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

Value-add

Finish a value-add before the permanent loan

The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing Stuarts Draft rental supplies that capital from equity already earned, qualified on that rental’s rent.

Consolidation

Consolidate business debt at the property level

Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Stuarts Draft owner decides the first.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

The same Stuarts Draft rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Stuarts Draft investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

For the Stuarts Draft landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Stuarts Draft self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Stuarts Draft scenario review.

A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Stuarts Draft File Considerations

Local details that can change the line.

Before relying on a figure, read these. They are the places a Stuarts Draft rental line differs from the clean example in the calculator, and each carries a check to run first.

Before You Move Forward

Use these checks to keep the Stuarts Draft file clean and fundable.

Three things decide most Stuarts Draft files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
  • Confirm the dates: The settlement date the ownership clock started on.
  • Confirm the property type: Whether acreage, zoning, or a leasehold puts the property outside the program.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Stuarts Draft rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Stuarts Draft investor who closed this spring plans the line for after the window.

iii.

The property list and the property type

Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.

iv.

The credit tier decides the ceiling and the cap

The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so a Stuarts Draft line can change size without the value or the balance moving at all.

v.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Stuarts Draft file near the ceiling can lose the top of the line to the first of them.

A Clear Process

From a Stuarts Draft rental prequalification to a funded line.

From the first call to the funded line the file follows one path. In Stuarts Draft the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.

i.

Scenario review

A licensed loan officer reads the Stuarts Draft rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Stuarts Draft landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

A lender with one rental-line program sells that program. Lendmire reads a Stuarts Draft rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Stuarts Draft file before recommending the line that solves it.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Stuarts Draft review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Stuarts Draft line are quoted in writing, never on a web page.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Stuarts Draft Landlords Ask

Stuarts Draft DSCR HELOC FAQs

The questions Stuarts Draft landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Stuarts Draft landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.

Can the rental stay in my LLC?

It can, and that is the reason many Stuarts Draft landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.

How is the rent test calculated?

It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A Stuarts Draft rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.

Is an appraisal required?

A valuation is required on every line; a full appraisal is required on the larger ones. A Stuarts Draft owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.

How do the draw period and repayment work?

Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.

I just bought the rental. Can I open a line now?

Not yet. A rental bought or refinanced inside the program’s seasoning window is not eligible, measured note date to note date, and ownership has to season from the purchase settlement before the line closes. The months are in the program; plan the line for after both windows.

What does the closing look like on an LLC-held rental?

An entity closing adds signatures, not steps: the authorized member signs for the LLC, each member signs as a guarantor, and the title company records the line against the rental in the entity’s name. The first mortgage, whoever holds it, is not involved.

What property types qualify?

One-to-four-unit residential rentals on the program’s eligible list, with condominiums at the condominium ceiling. Rural designation, commercial or agricultural use, condotels, leaseholds, and the modular and log-home classes are excluded; the property list is read before the value.

Is there a minimum line or a minimum draw?

Three minimums: the smallest line the program writes, the share of the line drawn at closing with its dollar floor, and the smallest later draw. A Stuarts Draft landlord who wants a line mostly for a future need still takes the closing draw.

What credit history does the program expect?

A clean recent mortgage history with no thirty-day lates in the last year, and a set number of years since a bankruptcy, foreclosure, short sale, or deed-in-lieu, both in the program. The program’s tradeline-depth rules are waived at the score shown in the snapshot, which every tier the program offers meets, so the credit file is read for its history rather than its depth.

Get Started

Keep the first mortgage. Reach the equity anyway.

The scenario review is free and short, and it settles the two questions that matter: how much line the Stuarts Draft rental’s equity supports, and whether its rent will carry it. The written quote follows.
