Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Texarkana, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.
A line on the rental, behind the mortgage you keep
Think of it as a credit limit secured by the rental. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule. A paid-off rental can carry the line in first position instead.
The rent qualifies the line, not your tax returns
Coverage is the income test. A Texarkana rental whose rent covers the qualifying payment at the program minimum passes it whatever the owner’s tax returns show, and the tier, the value, the seasoning, and the property list still apply; a rental whose rent falls short does not pass, however strong the owner’s income, because that income is never in the file.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Texarkana owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
The file closes on the valuation, the lease, the credit report, title, and insurance that covers both liens. Smaller second-lien lines use an ownership-and-encumbrance report instead of a full title policy; a first-lien line always takes the full policy. No reserves and no cash to close are required.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Texarkana’s rental equity in figures — and how a line fits it.
Before the calculator, the market: what a typical Texarkana property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.
Citywide figures provide general market context, not an appraisal or an income calculation. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Distinct Texarkana rental neighborhoods, distinct equity pictures.
Across Texarkana, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Entity-held portfolios
A Texarkana investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Texarkana’s median home value, the second-lien ceiling puts total liens near $120,050 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Two-to-four-unit buildings
A Texarkana fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. Texarkana is home to about 36K people.
Condominium rentals
Condominium lines in Texarkana turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. The median owner-occupied home value in Texarkana runs near $171,500 on the latest Census estimate.
Established close-in rentals
The close-in Texarkana neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. Median household income in Texarkana sits near $50,573 on the latest Census estimate.
Newer infill and recent purchases
Infill purchases in Texarkana are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. About 48% of Texarkana’s households rent — roughly 7,159 renter households on the latest Census estimate.
High-value rentals
At the top of Texarkana’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 7,624 Texarkana households own their homes on the latest Census estimate — 52% of all households, the pool a rental equity line is written for.
Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Texarkana neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.
Four ways Texarkana landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Texarkana landlords bring most often; the line is sized by equity and rent, not by the use.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Texarkana rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Texarkana property never moves.
Fund the next purchase without refinancing
The down payment on the next Texarkana rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Texarkana landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Estimate your Texarkana rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Texarkana. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.

Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $170,000 rental value near Texarkana’s median owner-occupied home value and a $75,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Four routes to the equity in a Texarkana rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Texarkana investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Texarkana landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Texarkana scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Texarkana files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Texarkana file clean and fundable.
Three things decide most Texarkana files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the history: Whether any solar agreement carries a lien on title.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Texarkana rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Texarkana investor who closed this spring plans the line for after the window.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Texarkana file near the ceiling can lose the top of the line to the first of them.
The valuation sets the value the ceiling applies to
Lines to the valuation threshold use an automated model plus a property inspection report; larger lines take a full interior appraisal. A model that misses the program’s confidence standard sends the file to a full interior appraisal, and a Texarkana value estimated from listings can land lower on either path.
The credit tier decides the ceiling and the cap
The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so a Texarkana line can change size without the value or the balance moving at all.
From a Texarkana rental prequalification to a funded line.
The steps below are the program’s, in order. A Texarkana landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The Texarkana line is re-sized on the verified value.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Texarkana line is available through the draw period.
A brokerage that matches the line to the rental.
A lender with one rental-line program sells that program. Lendmire reads a Texarkana rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.
Four routes, the right one quoted
Every Texarkana rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Texarkana rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Texarkana line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Texarkana DSCR HELOC FAQs
Short answers to the questions a DSCR HELOC raises in Texarkana: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
Yes. Vesting in a limited liability company is allowed on investment property, and the line is recorded in the entity’s name with the members as guarantors. The entity’s articles, operating agreement, and good standing go in the file, and a member on title who is not a borrower signs a non-borrowing owner acknowledgment. The deed does not move.
How is the rent test calculated?
The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.
Is an appraisal required?
Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.
How do the draw period and repayment work?
Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.
Can the line be a first lien on a paid-off rental?
A first-lien DSCR HELOC on a paid-off rental is on the program. The Texarkana owner who paid a rental off, or inherited one free of debt, opens a line against it without a mortgage ahead; the ladder’s first-lien rows show the ceiling and cap by tier.
How much can I borrow against a rental?
As much as the equity under the ceiling and the rent over the qualifying payment allow, inside the program’s line range. The ladder on this page shows the ceiling and the cap at each tier and lien position; the lender settles the rent test on the lesser of the appraiser’s market rent and the lease.
Do I need reserves or cash to close?
None. The program lists no reserve months and no cash-to-close requirement; a Texarkana owner brings the lease, the entity papers, and the credit profile, and the closing draw does the rest.
Is there a minimum line or a minimum draw?
There is a minimum line, a minimum closing draw as a share of the line and as a dollar amount, and a minimum later draw. A Texarkana owner planning a small reserve should size the line for what will actually be drawn, because interest accrues on the closing draw from day one.
Can I open a line if the rental was recently listed for sale?
No, not until the listing is old enough. The program treats a recent listing as a sign the property may sell, and it does not write a line on a property about to change hands. Pull the listing, wait the months, then open the line.
A line behind the mortgage you keep, in the LLC you keep.
A licensed loan officer reads the Texarkana rental’s value, the balance, the tier, the lease, and the vesting against the current tables and tells you the line the file supports and the gates it must clear. No commitment, no tax returns.
