Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on a Virginia Beach rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Virginia.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Leverage steps with the tier and with the lien position. The same Virginia Beach rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.
Valuation, the lease, the LLC, and closing
Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.
Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.
Virginia Beach’s rental equity in figures — and how a line fits it.
The equity picture in Virginia Beach starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
Market context only. Market figures explain the typical file, not yours. A Virginia Beach rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Virginia Beach rental neighborhoods, distinct equity pictures.
Virginia Beach is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.
Established close-in rentals
The close-in Virginia Beach neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. Virginia Beach is home to about 456K people and sits within the Virginia Beach-Chesapeake-Norfolk, VA-NC area.
Condominium rentals
A Virginia Beach condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. The median owner-occupied home value in Virginia Beach runs near $382,500 on the latest Census estimate.
Two-to-four-unit buildings
Two-to-four-unit rentals in Virginia Beach are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. About 35% of Virginia Beach’s households rent — roughly 62,686 renter households on the latest Census estimate.
Entity-held portfolios
A Virginia Beach investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Virginia Beach’s median home value, the second-lien ceiling puts total liens near $267,750 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
High-value rentals
High-value Virginia Beach rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Roughly 117,165 Virginia Beach households own their homes on the latest Census estimate — 65% of all households, the pool a rental equity line is written for.
Newer infill and recent purchases
Recent purchases in Virginia Beach’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Median household income in Virginia Beach sits near $92,968 on the latest Census estimate.
These sketches describe typical Virginia Beach rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.
Four ways Virginia Beach landlords put a rental equity line to work.
Why a line rather than a refinance? Because most Virginia Beach investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.
Fund the next purchase without refinancing
The down payment on the next Virginia Beach rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Rehab and repairs staged over months
Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.
Consolidate business debt at the property level
Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Virginia Beach owner decides the first.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the Virginia Beach property never moves.
Estimate your Virginia Beach rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Virginia Beach. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Virginia Beach rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $380,000 rental value near Virginia Beach’s median owner-occupied home value and a $170,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Virginia Beach and what it costs the owner in paperwork and in the first mortgage.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Virginia Beach investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
For the Virginia Beach self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Virginia Beach scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The program is simple on paper and particular in practice. These are the particulars that move Virginia Beach files: what the lender reads, what it waits on, and what it declines.
Use these checks to keep the Virginia Beach file clean and fundable.
Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Virginia Beach file as a surprise.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the history: Whether the submarket could draw a declining-market flag on the valuation.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Virginia Beach rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Virginia Beach investor who closed this spring plans the line for after the window.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Virginia Beach file near the ceiling can lose the top of the line to the first of them.
The rent must cover the qualifying payment
The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Virginia Beach rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A Virginia Beach owner chooses by what is on the property today.
From a Virginia Beach rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In Virginia Beach the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
A licensed loan officer reads the Virginia Beach rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Virginia Beach file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
The last step is the simplest: signatures, recording, the closing draw. A Virginia Beach landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.
A brokerage that matches the line to the rental.
A lender with one rental-line program sells that program. Lendmire reads a Virginia Beach rental against the rent-qualified line, the income-qualified line, the cash-out refinance, and the bank statement line, and quotes the one the file actually fits.
Four routes, the right one quoted
Every Virginia Beach rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
An LLC-vested Virginia Beach rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Virginia Beach line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Virginia Beach DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Virginia Beach landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.
Is an appraisal required?
Lines to the valuation threshold shown in the snapshot use an automated valuation plus a property inspection report, or a full interior appraisal; lines above it require a full interior appraisal. Appraisal waivers are not accepted, and a model that misses the program’s confidence standard sends the file to a full interior appraisal.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Virginia Beach landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
What credit history does the program expect?
Two things beyond the score: no late mortgage payments in the recent year and enough years since a major credit event. Tradeline depth is waived at the score shown in the snapshot, which every tier meets, so a Virginia Beach borrower with a thin personal file and a strong score is read on history and score alone.
How much can I borrow against a rental?
Value times the ceiling, minus the first mortgage, up to the cap, then tested against the rent. A Virginia Beach rental with a small first mortgage leaves a wide gap under the ceiling; a recent purchase at high leverage may leave none; and a rental whose rent is thin carries less than its equity would allow.
Do I need tax returns or W-2s?
No personal income documents of any kind. That is the difference between this line and the investment-property HELOC, which qualifies on the owner’s returns and ratio. On a Virginia Beach DSCR HELOC the property’s rent does the qualifying.
Do I need reserves or cash to close?
No. Reserves are not required and cash to close is not required. The closing costs and the draw are set out in the written closing figures; nothing has to be seasoned in an account to open the line.
What does the closing look like on an LLC-held rental?
The entity signs, the members sign as guarantors, the non-borrowing owners acknowledge. A Virginia Beach LLC signs the line the way it signed the purchase, with the operating agreement and the good-standing certificate in the file and the deed unchanged.
Your Virginia Beach, VA rental can qualify itself.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
