Current FHA cash-out guidelines, updated from one source.
Read the block as HUD’s rulebook reduced to what decides a file. The base loan stops at the cap; the home must have been the borrower’s residence for the stated months before the case number; the premiums are fixed shares set by the handbook; the score floor and the ratio tiers are listed. The table beneath shows the annual premium for every leverage band and loan tier.
Of the adjusted value on a principal residence; 80% combined with any lien that stays
Two ceilings govern the leverage: 80% on the new first mortgage and 80% on all liens combined, both measured on the adjusted value. The rate-and-term refinance, which returns no cash, reaches 97.75%; the cash-out gives up that reach in exchange for the proceeds.
Owned and occupied as the principal residence before the case number is assigned
The occupancy rule has two halves: twelve months of ownership and twelve months of living in the home as the principal residence before the case number. Rentals and second homes fail the second half and are not eligible; a clean year of mortgage payments is required alongside it.
Plus an annual premium, charged monthly, for eleven years at cash-out leverage
1.75% upfront, financed on top of the capped base loan, and 0.50% annually on a standard thirty-year cash-out, charged monthly for eleven years: that is the price of HUD’s insurance of the lender’s risk. The premium schedule below carries every leverage band and loan tier.
Ratios of 31/43 by reference, higher with compensating factors
Three score figures and two ratio pairs: HUD’s 500 floor, the 580 full-financing line, the 580 wholesale overlay; ratios of 31/43 by reference and 40/50 at the top tier. The score decides the cost of the loan as well as its availability.
| Base loan | Leverage | Annual premium | Duration |
|---|---|---|---|
| Standard base loan amounts | at or below 90% LTV — the cash-out band | 0.50% | 11 years |
| Standard base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.50% | mortgage term |
| Standard base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.55% | mortgage term |
| Larger base loan amounts | at or below 90% LTV — the cash-out band | 0.70% | 11 years |
| Larger base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.70% | mortgage term |
| Larger base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.75% | mortgage term |
The line-of-credit alternative: on a primary residence Lendmire’s HELOC program reaches 90% combined loan-to-value behind the existing first mortgage, with no FHA premium attached. For a stronger credit profile the conventional cash-out reaches the same leverage as the FHA cap with no premium at it, and one wholesale lane goes higher; eligible veterans can reach the full value, funding fee included, through VA cash-out. Every route is priced on the same numbers before anything is recommended.
FHA cash-out snapshot as of October 1, 2026 · base loan sized on the adjusted value, upfront premium financed on top of the capped base loan · FHA county mortgage limits apply, confirmed by a Lendmire loan officer and never printed here · taking cash out raises the balance and may extend the payoff · Lendmire is a broker, never the lender.
This page states program parameters only. Every figure comes from Lendmire’s guideline source, built on HUD’s published handbook and a wholesale product sheet, is current as of the date shown, and may change. Approval depends on the FHA appraisal, the automated finding, full underwriting, and the selected lender’s overlays; cash-out proceeds increase the balance secured by the home. What an FHA cash-out refinance is — and how the file is qualified.
Four cards, four decisions: what the new insured loan pays and what it leaves as cash; whether the Islamorada home clears HUD’s year-of-occupancy rule and its payment-history rule; what the premiums add; and whether the conventional program or a line would reach the same cash for less.
For the program overview, see Lendmire’s FHA cash-out refinance program, or the statewide guide at FHA Cash-Out Refinance in Florida; the rules are HUD’s, in Handbook 4000.1.
One new FHA loan, cash at closing
Picture the house being refinanced from scratch with HUD standing behind the lender: a base loan sized to the cap, the payoffs and costs taken from it, the upfront premium financed on top of the capped base loan, and the balance of the proceeds wired to you after rescission. Your old payment disappears and one new payment, monthly premium included, takes its place.
The occupancy rule and the payment history
Three records settle this card: the deed, which dates the ownership; evidence at the address, which proves the occupancy; and the mortgage statement history, which must show a clean year. Confirm all three for an Islamorada home before the case number is requested, because a gap in occupancy or payment history can lead to a decline after application.
Mortgage insurance, upfront and monthly
Two premiums, two timings: one share of the base loan paid once at closing and almost always financed, and one share of the balance paid monthly for eleven years at cash-out leverage. The rate depends on the leverage band and the size of the base loan, not on the score, and the table beneath the snapshot lists every band for an Islamorada file.
FHA cash-out or the alternatives
The honest comparison for an Islamorada owner is three columns on one page: the FHA payment with the premium, the conventional payment without it, and the current payment plus a line of credit for the same cash. The column with the lowest cost that the credit profile actually qualifies for is the recommendation, and the review produces it.
Everything hangs on two inputs, the adjusted value and the current balance. The first sets the ceiling, the second sets what is left under it, and the premiums follow whatever base loan results. The calculator renders all of it for an Islamorada home and prints the line-of-credit figure alongside.
Where Islamorada’s equity sits — and how FHA cash-out fits.
Three Census measures tell the Islamorada equity story: the owner-household count, which is the pool of possible borrowers; the median home value, which sets how much a cap can release; and the median income, which sets the payment a typical household carries.
Citywide figures provide general market context, not an appraisal or an income calculation. Where homes were bought years ago, the distance between today’s value and the old balance is the FHA cash-out’s raw material, and that distance is a local fact.

Distinct Islamorada neighborhoods, distinct FHA files.
Islamorada is not one housing stock, and HUD’s rules meet each kind differently: the age of a home shapes the appraisal’s condition review, the type decides eligibility, and the purchase date decides whether the occupancy year has passed. The cards below take the kinds one at a time.
Primary residences in a resort town
A year-round Islamorada home is an FHA cash-out like any other, occupancy evidence, payment history, appraisal, cap, except that the lender checks the occupancy against the tax bill, the insurance, and the credit report address with particular care here. On a one-unit principal residence at Islamorada’s median value, an FHA cash-out refinance at the program cap finances up to $735,680 before the financed upfront premium — the existing balance comes off the top, and the rest is the cash available before closing costs.
Condominiums and condotels
An Islamorada condominium with a management company running rentals is usually outside HUD’s reach; one without those features is reviewed on its owner-occupancy share, budget, insurance, and litigation. A project that fails sends the owner to a conventional or portfolio lender. Median household income in Islamorada sits near $87,222 on the latest Census estimate.
Second homes and vacation homes
An Islamorada vacation home is outside the FHA program. Second-home owners use the conventional cash-out at the second-home cap, and the comparison on this page applies to the home they live in, not the one they visit. Roughly 2,665 Islamorada households own their homes on the latest Census estimate — 85% of all households, the pool an FHA cash-out refinance draws on.
High-value homes near the limit
On a high-value Islamorada property the binding ceiling is usually the county limit rather than the cap, and the premium tier steps up with the base loan. The limit is confirmed at the review and never printed here, and a loan that must exceed it is written on the conventional or jumbo program instead. Islamorada is home to about 7.1K people.
Seasonal rentals
An Islamorada home rented by the week is investment property, and no FHA cash-out is available on it; the conventional program’s investment cap and rules apply, with the rental income counted by the agencies’ method. The FHA route is for the owner’s own residence in the market. The median owner-occupied home value in Islamorada runs near $919,600 on the latest Census estimate.
Equity into the next property
Some Islamorada owners refinance the home they live in to buy a second home or a rental, and the review plans both loans at once: the FHA cash-out at the cap on this home, then the purchase on its own program with the new payment, premium included, in the ratio. About 15% of Islamorada’s households rent — roughly 487 renter households on the latest Census estimate.
The equity differs by block in Islamorada; the FHA rules do not. The appraisal and the old balance decide the cash on each house, and HUD decides everything else identically.
Four ways Islamorada homeowners put equity to work with FHA.
What the cash is for shapes the file, and four purposes account for most FHA cash-outs in Islamorada. Each is described below with the underwriting detail that goes with it.
Replace a second lien or a line in repayment
The settlement agent pays the line or the second mortgage from the proceeds and closes it, leaving one insured first mortgage with a fixed payment. HUD counts the payoff of a post-purchase lien as cash-out, so the combined balance plus costs is measured against the base-loan cap on an Islamorada home.
Renovate or repair the home
A roof, a furnace, a kitchen, or an addition can be paid for from the proceeds without a construction loan or a draw schedule. The FHA appraiser values the Islamorada home as it stands and may require specific repairs before closing, so the plan is built on the equity already there and on whatever the appraisal flags.
Fund a large expense or a reserve
Tuition, medical bills, a family event, or simply cash on hand: HUD does not restrict the use of the proceeds, and they arrive in one sum after rescission. The review asks one question first, whether a line of credit, which charges interest only on what is drawn and carries no FHA premium, would serve the Islamorada household for less.
Capitalize a business or an investment
Equity has started many an Islamorada business, and the insured cash-out is one way to draw it as a lump sum. Underwriting ignores the venture’s prospects and looks at the borrower’s own income, credit, and occupancy history; the mortgage payment is owed whatever the business does.
Estimate the cash, the premium, and the new payment on an Islamorada home before requesting a quote.
Three figures decide most of it, the value, the balance, and the cash wanted, and the rest is settings: the term, the escrows, income and debts for the ratio. The result shows the base ceiling, the maximum cash, the total loan, the payment with the premium inside it, and whether the ratio clears the reference. The rate is the current Freddie Mac survey average, not a quote.

Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an FHA cash-out refinance quote.
Illustrative starting assumptions: a $920,000 home value near Islamorada’s median owner-occupied value, a $506,000 current balance, the FHA cap on a principal residence with the upfront premium financed, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
An illustration, not a Loan Estimate, an approval, a quote, or a commitment to lend. The rate shown is the weekly Freddie Mac thirty-year conventional benchmark, used as a market reference; an FHA cash-out is priced by the lender at lock, and this is not an FHA cash-out refinance quote. HUD’s cap limits the base loan; the upfront premium is financed on top of the capped base loan; the monthly premium for the first year follows the snapshot’s schedule. Cash available means the base loan the cap permits less the balances retired, before closing costs, which this calculator leaves out. The line figure applies the line program’s combined loan-to-value ceiling to the same value and balance. Taxes and insurance are estimates you can edit. Same equity, three ways to borrow it.
Three routes to equity in an Islamorada home, compared on what actually decides the choice: how far each reaches, what credit standard it applies, what happens to the existing first mortgage, and what each adds in insurance or fees.
FHA cash-out, conventional cash-out, or a HELOC.
This is the cash-out for the file that needs forgiveness on the score, the ratio, or a recent credit event. The premium is real and the occupancy rule is strict, but the proceeds are unrestricted, up to the leverage limit shown in the snapshot on this page. For an Islamorada owner, that is the trade in one sentence.
Where the score is solid, the conventional cash-out wins on cost: nothing added to the balance for insurance, nothing added to the payment for it, and a wholesale lane that lends above the agency cap for the strongest files. Lendmire prices it beside the FHA route on the same value, balance, and cash for every Islamorada review. See Lendmire’s conventional cash-out refinance program.
Keep the first mortgage, add a line. For an Islamorada owner with a low-cost first lien and a modest or staged need, the line usually reaches the cash for less than any refinance; for an owner whose first mortgage should go, or whose credit fits HUD better than the line program, the FHA cash-out fits. See Lendmire’s home equity line of credit.
FHA for forgiveness, conventional for cost, the line for keeping the first mortgage. The written terms settle which serves an Islamorada owner, and the review produces them on the same value, balance, and cash for all three, with the premium counted where it applies and left out where it does not. Veterans: see the VA cash-out program.
What to prepare for an Islamorada scenario review.
The documents are the ordinary refinance set, with more weight on what HUD’s occupancy and payment-history rules ask for; here is what an Islamorada FHA cash-out review draws on.
A general guide to preparing, not a complete checklist: the selected lender may ask for more, depending on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
A loan officer runs this list on every Islamorada FHA cash-out before quoting anything, because each item can move the loan amount, the cost, or the timing.
Use these checks to keep the Islamorada file clean and fundable.
The cards below take up what decides an Islamorada file, and each point is confirmed from the file itself rather than assumed.
- Price the premium: The upfront premium is financed on top of the capped base loan; the monthly premium runs eleven years.
- Confirm the occupancy and the history: Twelve months as the principal residence before the case number; inheritance is the exception.
- Account for the costs: Rolled-in costs reduce the cash, and the upfront premium is financed on top of the capped base loan; read the cash after costs.
The premium rides on the loan and inside the payment
An eleven-year premium beats one that never ends, and no premium beats both for the borrower who qualifies conventionally. The Islamorada review prices the FHA payment with the premium against the conventional payment without it, on the same balance and the same term, and the size of the gap decides the route rather than the label on the loan.
Twelve months owned and occupied, with a clean payment history
HUD measures the year to the case number date, which the lender controls, so the timing of the request matters. An Islamorada owner a month short of the year waits a month. A payment not made in its due month, if it falls inside that year, stops the file until a clean year has passed. The deed, address records, and mortgage history are the three proofs.
Closing costs and the premium come out of the loan
Weigh the costs against the purpose. An Islamorada owner after a modest sum may pay more to close an insured refinance than a line of credit would cost to open, and the line carries no premium; a larger sum spreads the same costs over more cash. The loan estimate itemizes everything after application and the closing disclosure finalizes it before signing.
The term starts over on the whole balance
When the term resets, the payoff date moves out and the principal share of each payment drops back to a new loan’s starting point. A shorter term offsets both for a higher payment; an Islamorada review lays the terms side by side, premium included, so the trade is chosen rather than assumed.
Two- to four-unit homes qualify when the owner lives in one
A two- to four-unit home is eligible when the owner occupies one unit as a principal residence, at the same cap as a house, with the other units’ rent counted under HUD’s rules and a rent schedule in the appraisal. An Islamorada owner of a duplex runs the numbers at the cap with that income included.
From an Islamorada scenario review to cash at closing.
Review, application and case number, appraisal and underwriting, closing and funding: four stages, in that order, and the first one decides whether the other three are worth starting on an Islamorada file.
Scenario review
The review is where the Islamorada owner learns whether the file fits HUD, what the premiums add, and whether the conventional cash-out or a line of credit would reach the same cash for less. It ends with written terms on a conservative value, and nothing is ordered until the owner agrees the plan is worth an appraisal.
Application and case number
The application records income, assets, debts, the property, and the occupancy; the lender requests the FHA case number, which fixes the date the twelve-month rule and the payment history are measured against, and runs the automated system. The finding lists the documentation and confirms the ratios with the closing payoffs removed.
FHA appraisal and underwriting
The FHA Roster appraiser values the home and reports its condition against HUD’s minimum property requirements. If the value holds and no repairs are required, the loan is sized as reviewed; otherwise it is resized or the repairs are scheduled. Underwriting then verifies income, assets, the occupancy history, the payment history, and the payoffs.
Closing, rescission, and funding
At the closing table the Islamorada owner signs the note and the security instrument and the costs are settled; the rescission window then runs, and when it closes the settlement agent pays the old loans, records the new one, and wires the cash. The first payment, premium included, is due at the start of the second month after funding.
A brokerage built around equity lending.
A broker’s worth on an insured cash-out is choice and candor. The FHA route, the conventional route, the wholesale lane above it, and the line of credit are all available in one place, compared on the owner’s own figures, with the fit written up and the misfits explained.
Every route, one review
Three instruments on one desk means the recommendation follows the arithmetic: the FHA cash-out with its premium, the conventional cash-out without one, and the line of credit behind the current loan, each priced for the Islamorada home on the same value, balance, and cash, and the cheapest fit written up.
Placed across wholesale programs
HUD writes the rules; each wholesale lender adds its own overlays and its own cost. The Islamorada file goes where the score, the leverage, and the property fit best, and the terms the owner receives come from that placement rather than from the only desk in the building.
Terms in writing, before any fee
An appraisal fee on a plan that cannot close is money wasted, so the review is done at a realistic value with room beneath it and with the occupancy and payment history confirmed; the terms are written, and only then is the case number requested. If the value comes in low, the Islamorada owner already knows what the loan becomes.

Islamorada FHA cash-out refinance FAQs
Before you apply in Islamorada: how much, how soon, what the premium costs, and when the conventional route or a line of credit is the better instrument.
What is an FHA cash-out refinance, and who is it for?
A new insured loan for more than the old balance, the difference paid to you; HUD sets the cap and the occupancy rule, the appraisal sets the value, and the premiums are the price. Lendmire arranges it beside the conventional cash-out and the home equity line so an Islamorada owner sees all three.
How much cash can I take out with an FHA refinance?
Three numbers decide it: the value, the balance, and the cap. The cap is in the snapshot, the balance is on your statement, the value is the appraiser’s. The calculator combines them for an Islamorada home and prints the line-of-credit figure beside the FHA figure; the line reaches a higher combined leverage than HUD’s cap.
How long do I need to have lived in my home before an FHA cash-out?
Twelve months is the rule and the case number is the clock. Confirm the deed date, the occupancy evidence, and the mortgage history before the case number is requested on an Islamorada home; those three records settle the question.
What does FHA mortgage insurance cost on a cash-out, and how long does it last?
Two premiums: an upfront premium that is a share of the base loan, financed into the balance in nearly every file, and an annual premium charged monthly on the outstanding balance at the rate the snapshot’s table sets for the leverage band and the base loan tier. A cash-out starts at or below the ninety percent band, so the monthly premium runs eleven years and stops. The calculator shows the first-year monthly premium on an Islamorada home.
What credit score do I need for an FHA cash-out refinance?
The program accepts scores the conventional programs refuse, which is why many Islamorada owners choose it. The lowest middle score is the decision score, the wholesale floor sits at HUD’s full-financing line, and reserves, residual income, and payment history are weighed alongside it.
Can I pay off a second mortgage or a HELOC with an FHA cash-out?
Yes. HUD classes the payoff of any lien added after the purchase as a cash-out, so the base-loan cap governs and the first balance, the second balance, and the costs must all fit beneath it together. The alternative is to keep the second lien and resubordinate it, which works as long as the combined leverage stays inside the combined ceiling shown in the snapshot. Where the balances on an Islamorada home exceed the cap, paying the line down first is the usual answer.
Are there restrictions on what I can use the cash for?
No. HUD places no limit on what the proceeds pay for: consolidation, renovation, tuition, a reserve, a business, anything lawful. A payoff is documented only when the retired debt is being excluded from the ratio; otherwise the use never enters the file. What an Islamorada owner should remember is that the home secures the money however it is spent, and that nothing on this page is tax advice.
Can I take cash out of a duplex or a rental with an FHA loan?
Owner-occupied two- to four-unit homes qualify; investment property and second homes do not. The other units’ rent helps the ratios on the eligible file.
What does an FHA cash-out refinance cost to close?
The costs are what a purchase carries, minus items only a sale involves, plus payoff statements and the upfront premium. Rolled into the loan, these costs reduce the cash; paid at closing, they reduce what you bring to the table. The calculator above shows the cash before that deduction.
What is different about the FHA appraisal?
A full appraisal by an FHA Roster appraiser, ordered by the lender; the owner cannot substitute an estimate. If the value disappoints, the options are a smaller loan, a reconsideration of value with better comparables where they exist, or a line of credit sized to the lower value.
FHA, conventional, or a line for Islamorada: compared on your numbers.
Start with a review of the value, the balance, the cash wanted, the occupancy history, the score, and the income. A licensed Lendmire loan officer sizes the base loan under HUD’s cap, adds the premiums, prices the conventional cash-out and the line of credit beside it, and delivers written terms before any case number is requested.
