Current FHA cash-out guidelines, updated from one source.
These are HUD’s numbers for a cash-out, served from Lendmire’s guideline source and rewritten on this page whenever the handbook or the wholesale overlays move: how much of the adjusted value the base loan may reach, how long the home must have been owned and occupied, what the two premiums cost, and what the credit profile and the ratios must show. The premium table follows the cards.
Of the adjusted value on a principal residence; 80% combined with any lien that stays
Two ceilings govern the leverage: 80% on the new first mortgage and 80% on all liens combined, both measured on the adjusted value. The rate-and-term refinance, which returns no cash, reaches 97.75%; the cash-out gives up that reach in exchange for the proceeds.
Owned and occupied as the principal residence before the case number is assigned
The occupancy rule has two halves: twelve months of ownership and twelve months of living in the home as the principal residence before the case number. Rentals and second homes fail the second half and are not eligible; a clean year of mortgage payments is required alongside it.
Plus an annual premium, charged monthly, for eleven years at cash-out leverage
1.75% upfront, financed on top of the capped base loan, and 0.50% annually on a standard thirty-year cash-out, charged monthly for eleven years: that is the price of HUD’s insurance of the lender’s risk. The premium schedule below carries every leverage band and loan tier.
Ratios of 31/43 by reference, higher with compensating factors
The decision score is the lowest of the borrowers’ middle scores: 500 is HUD’s floor, and 580 is both the full-financing line and the wholesale starting point. Reference ratios of 31/43 rise to 40/50 with compensating factors such as verified reserves or residual income.
| Base loan | Leverage | Annual premium | Duration |
|---|---|---|---|
| Standard base loan amounts | at or below 90% LTV — the cash-out band | 0.50% | 11 years |
| Standard base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.50% | mortgage term |
| Standard base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.55% | mortgage term |
| Larger base loan amounts | at or below 90% LTV — the cash-out band | 0.70% | 11 years |
| Larger base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.70% | mortgage term |
| Larger base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.75% | mortgage term |
The line-of-credit alternative: on a primary residence Lendmire’s HELOC program reaches 90% combined loan-to-value behind the existing first mortgage, with no FHA premium attached. For a stronger credit profile the conventional cash-out reaches the same leverage as the FHA cap with no premium at it, and one wholesale lane goes higher; eligible veterans can reach the full value, funding fee included, through VA cash-out. Every route is priced on the same numbers before anything is recommended.

What an FHA cash-out refinance is — and how the file is qualified.
An underwriter opens an FHA cash-out file in a fixed order, and these cards follow it: the mechanics of the insured loan, the occupancy year and the mortgage history, the premium on the balance and the premium in the payment, and the comparison with the alternatives a Marco Island owner should run before choosing.
For the program overview, see Lendmire’s FHA cash-out refinance program, or the statewide guide at FHA Cash-Out Refinance in Florida; the rules are HUD’s, in Handbook 4000.1.
One new FHA loan, cash at closing
An FHA cash-out is a brand-new insured first mortgage. The settlement agent pays off your current first lien, pays off any second lien that is not being resubordinated, pays the closing costs, and sends you what remains once the rescission period has run. The upfront premium is financed on top of the capped base loan, so the balance at closing includes it.
The occupancy rule and the payment history
Three records settle this card: the deed, which dates the ownership; evidence at the address, which proves the occupancy; and the mortgage statement history, which must show a clean year. Confirm all three for a Marco Island home before the case number is requested, because a gap in occupancy or payment history can lead to a decline after application.
Mortgage insurance, upfront and monthly
Two premiums, two timings: one share of the base loan paid once at closing and almost always financed, and one share of the balance paid monthly for eleven years at cash-out leverage. The rate depends on the leverage band and the size of the base loan, not on the score, and the table beneath the snapshot lists every band for a Marco Island file.
FHA cash-out or the alternatives
A borrower with a strong decision score usually does better on the conventional cash-out: identical leverage on a one-unit principal residence, no premium at that leverage, and one wholesale lane lends higher for a strong score. A home equity line keeps the first mortgage and prices only the new money. The FHA route earns its premium when the score, the ratio, or a recent credit event closes those doors.
The order matters. HUD caps the base loan before the premium is added, with the premium financed on top of the capped base loan; the cash is measured on the base loan, never on the total. Ask for less and the loan shrinks; ask for more and the calculator reports the ceiling.
Where Marco Island’s equity sits — and how FHA cash-out fits.
The guideline block is HUD’s; the figures below are Marco Island’s, from the U.S. Census Bureau. Ownership, value, and income frame the FHA cash-out the way the appraisal and the pay stub later frame a single file.
Market context only. Scale, not quotation: the median value sizes a typical base loan, and the median income sizes the payment, premium included, a typical household can carry.

Distinct Marco Island neighborhoods, distinct FHA files.
An FHA cash-out on a condominium, on a two- to four-unit home, or on a home bought with FHA years ago is a different file in Marco Island, and the sections below describe each file type in its own terms.
Long-held close-in homes
Near the core of Marco Island, houses bought a decade or more ago hold the widest gap between value and balance, and that gap is what an FHA cash-out draws on. The appraiser reads condition as carefully as value on an older house, so a short repair list before closing is common. On a one-unit principal residence at Marco Island’s median value, an FHA cash-out refinance at the program cap finances up to $717,040 before the financed upfront premium — the existing balance comes off the top, and the rest is the cash available before closing costs.
Two- to four-unit homes, owner-occupied
An owner-occupied two- to four-unit home in Marco Island is an insured cash-out at the standard cap with the leases documented and the rental income helping the ratios; a building the owner has left goes to the conventional program at the investment cap. About 11% of Marco Island’s households rent — roughly 911 renter households on the latest Census estimate.
Homes bought with FHA years ago
Plenty of Marco Island owners bought with FHA at the program’s minimum investment and have built equity since. For the ones whose credit still fits HUD better than the conventional programs, the FHA cash-out is the natural next loan, with the premium continuing under the new schedule. The median owner-occupied home value in Marco Island runs near $896,300 on the latest Census estimate.
Newer infill and recent purchases
A Marco Island home bought in the last few years still carries most of its purchase balance, and the cash under the cap can be small even after the occupancy year passes; a home that reaches a cash-out inside its first year through the inheritance exception is valued under HUD’s rule for homes owned under a year, and a loan officer applies that rule to the file. Median household income in Marco Island sits near $101,523 on the latest Census estimate.
High-value homes near the limit
On a high-value Marco Island home the binding ceiling is often the county limit rather than the cap, and the premium tier steps up with the base loan. The limit is confirmed at the review, never printed here, and a loan that must exceed it is written elsewhere. Roughly 7,698 Marco Island households own their homes on the latest Census estimate — 89% of all households, the pool an FHA cash-out refinance draws on.
Condominiums in approved projects
For a Marco Island condominium the project is underwritten alongside the owner. Owner-occupancy share, reserves, the master policy, litigation, and commercial space all enter HUD’s review, the dues enter the ratios, and a building that cannot be approved sends the owner to a conventional lender instead. Marco Island is home to about 16K people and sits within the Naples-Marco Island, FL area.
The equity differs by block in Marco Island; the FHA rules do not. The appraisal and the old balance decide the cash on each house, and HUD decides everything else identically.
Four ways Marco Island homeowners put equity to work with FHA.
Marco Island homeowners bring four reasons to an FHA cash-out more than any others, and each one changes a different part of the review: the ratio, the appraisal, the sequence, or the comparison with a line of credit.
Renovate or repair the home
The FHA appraisal is of the Marco Island house as it is, so the renovation is sized to the equity already built, not to the value the work will create; a repair the appraiser requires may even have to be done before closing. The cash lands in one disbursement after rescission, and the payment is fixed from the start.
Fund a large expense or a reserve
Tuition, medical bills, a family event, or simply cash on hand: HUD does not restrict the use of the proceeds, and they arrive in one sum after rescission. The review asks one question first, whether a line of credit, which charges interest only on what is drawn and carries no FHA premium, would serve the Marco Island household for less.
Capitalize a business or an investment
Working capital drawn from a Marco Island home arrives as one disbursement after rescission and is repaid on the mortgage, premium included, regardless of how the venture performs. Underwriting reads the owner’s personal income and credit, not the business plan, and HUD’s standard is often the one a self-employed file clears.
Replace a second lien or a line in repayment
Two liens become one fixed insured payment. The combined balances plus the costs have to fit under the base-loan cap; where they do not, a Marco Island owner can leave the second lien in place inside the combined ceiling and resubordinate it, or pay part of it down before closing.
Estimate the cash, the premium, and the new payment on a Marco Island home before requesting a quote.
In: value, balance, cash, term, escrows, income, debts for a Marco Island home. Out: ceiling, cash available, total loan, premium, payment, ratio, and the line alternative. Every cap, premium rate, and ratio comes from the snapshot above; the rate is a published weekly average rather than an offer.

Starting figures are placeholders drawn from a Marco Island value; every field is editable.
Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an FHA cash-out refinance quote.
Illustrative starting assumptions: a $895,000 home value near Marco Island’s median owner-occupied value, a $492,000 current balance, the FHA cap on a principal residence with the upfront premium financed, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
An illustration, not a Loan Estimate, an approval, a quote, or a commitment to lend. The rate shown is the weekly Freddie Mac thirty-year conventional benchmark, used as a market reference; an FHA cash-out is priced by the lender at lock, and this is not an FHA cash-out refinance quote. HUD’s cap limits the base loan; the upfront premium is financed on top of the capped base loan; the monthly premium for the first year follows the snapshot’s schedule. Cash available means the base loan the cap permits less the balances retired, before closing costs, which this calculator leaves out. The line figure applies the line program’s combined loan-to-value ceiling to the same value and balance. Taxes and insurance are estimates you can edit. Same equity, three ways to borrow it.
FHA cash-out, conventional cash-out, line of credit: one purpose, three instruments, each with its own leverage, cost, and credit standard. Below is how they line up for a Marco Island owner and where each tends to fit.
FHA cash-out, conventional cash-out, or a HELOC.
This is the cash-out for the file that needs forgiveness on the score, the ratio, or a recent credit event. The premium is real and the occupancy rule is strict, but the proceeds are unrestricted, up to the leverage limit shown in the snapshot on this page. For a Marco Island owner, that is the trade in one sentence.
Where the score is solid, the conventional cash-out wins on cost: nothing added to the balance for insurance, nothing added to the payment for it, and a wholesale lane that lends above the agency cap for the strongest files. Lendmire prices it beside the FHA route on the same value, balance, and cash for every Marco Island review. See Lendmire’s conventional cash-out refinance program.
The line prices only the new money and leaves the first mortgage untouched. It draws in stages, the payment during the draw period is often interest only, and there is no insurance premium; the credit standard is the line program’s own. The trade is a payment that can change and a second lien rather than one loan. See Lendmire’s home equity line of credit.
Choose FHA when the score, a credit event, or the ratio keeps the file out of the conventional programs and the home has been the principal residence for a year; choose conventional when the file clears its floor, because the premium is avoided; choose the line when the first mortgage should stay and the need is modest or staged. Veterans: see the VA cash-out program.
What to prepare for a Marco Island scenario review.

Local details that can change the loan.
An FHA cash-out in Marco Island can close for less than planned, or not at all, when one of the details below comes into play. Read them before the case number is requested.
Use these checks to keep the Marco Island file clean and fundable.
The cards below hold what stalls a Marco Island FHA cash-out; after them, the file is documentation.
- Price the premium: The upfront premium is financed on top of the capped base loan; the monthly premium runs eleven years.
- Confirm the occupancy and the history: Every mortgage payment in the prior year within the month due; no non-occupant co-borrower.
- Plan for the appraisal: A conservative value protects the cash; an honest look at the home’s condition protects the timeline.
The premium rides on the loan and inside the payment
Price the insurance as two numbers, not one: the share of the base loan added to the balance at closing, and the share of the balance collected every month for eleven years at cash-out leverage. On a Marco Island home the calculator shows both, and the comparison with a conventional loan is only honest when both are in the figure.
Twelve months owned and occupied, with a clean payment history
HUD measures the year to the case number date, which the lender controls, so the timing of the request matters. A Marco Island owner a month short of the year waits a month. A payment not made in its due month, if it falls inside that year, stops the file until a clean year has passed. The deed, address records, and mortgage history are the three proofs.
The FHA appraisal values the home and checks its condition
Two findings change a file: a value under the plan, which lowers the ceiling and the cash, and a condition item, which adds repairs or a repair escrow before the loan can close. Plan the cash on a conservative value and walk the Marco Island home for the obvious items before the appraisal is ordered.
Condominiums need HUD project or single-unit approval
The approval status is the first thing a loan officer checks on a Marco Island condominium, ahead of the appraisal and the cap. Owner-occupancy share, reserves, insurance, litigation, and commercial space all enter HUD’s review, and a project that fails it sends the owner to a conventional or portfolio lender on different terms.
The term starts over on the whole balance
When the term resets, the payoff date moves out and the principal share of each payment drops back to a new loan’s starting point. A shorter term offsets both for a higher payment; a Marco Island review lays the terms side by side, premium included, so the trade is chosen rather than assumed.
From a Marco Island scenario review to cash at closing.
The FHA cash-out, step by step, with what each stage settles.
Scenario review
The review is where the Marco Island owner learns whether the file fits HUD, what the premiums add, and whether the conventional cash-out or a line of credit would reach the same cash for less. It ends with written terms on a conservative value, and nothing is ordered until the owner agrees the plan is worth an appraisal.
Application and case number
Application turns the plan into a file: the lender records income, assets, debts, property, and occupancy, requests the FHA case number that fixes the measuring date for the occupancy year and the payment history, and runs the automated system, which lists the conditions and confirms the ratios with the closing payoffs removed.
FHA appraisal and underwriting
Here the figures become final. The appraiser sets the Marco Island home’s value and lists any required repairs; the underwriter tests the file against the handbook and the lender’s overlays; each condition is issued, documented, and cleared ahead of the final approval; and the closing disclosure is drawn on the final loan with the premiums inside it.
Closing, rescission, and funding
At the closing table the Marco Island owner signs the note and the security instrument and the costs are settled; the rescission window then runs, and when it closes the settlement agent pays the old loans, records the new one, and wires the cash. The first payment, premium included, is due at the start of the second month after funding.
A brokerage built around equity lending.
Marco Island owners bring the file here because Lendmire arranges the FHA cash-out, the conventional cash-out, and the line, places each file across the wholesale programs rather than one lender’s sheet, and says plainly when the premium is worth paying and when it is not.
Every route, one review
Three instruments on one desk means the recommendation follows the arithmetic: the FHA cash-out with its premium, the conventional cash-out without one, and the line of credit behind the current loan, each priced for the Marco Island home on the same value, balance, and cash, and the cheapest fit written up.
Placed across wholesale programs
Wholesale lenders differ on their FHA floors and their cost tiers, and the differences at a given score are real on a cash-out. Lendmire sends the Marco Island file to the program whose overlays fit it, instead of limiting the file to the guidelines of one lender.
Terms in writing, before any fee
An appraisal fee on a plan that cannot close is money wasted, so the review is done at a realistic value with room beneath it and with the occupancy and payment history confirmed; the terms are written, and only then is the case number requested. If the value comes in low, the Marco Island owner already knows what the loan becomes.

Marco Island FHA cash-out refinance FAQs
Before you apply in Marco Island: how much, how soon, what the premium costs, and when the conventional route or a line of credit is the better instrument.
What is an FHA cash-out refinance, and who is it for?
A new insured loan for more than the old balance, the difference paid to you; HUD sets the cap and the occupancy rule, the appraisal sets the value, and the premiums are the price. Lendmire arranges it beside the conventional cash-out and the home equity line so a Marco Island owner sees all three.
How much cash can I take out with an FHA refinance?
Always less than the equity: the cap stops the base loan short of full value, and the payoff and costs come out before the cash. A home owned for years with a small balance can release a substantial sum; a Marco Island home bought recently with HUD’s minimum investment may release little until the value rises or the balance falls.
How long do I need to have lived in my home before an FHA cash-out?
A full year as the principal residence before the case number is assigned, with the mortgage paid within the month due throughout that year; inheritance waives the year for a home occupied since the inheritance. The lender controls the case number date, so a Marco Island owner a few weeks short simply waits for it.
What does FHA mortgage insurance cost on a cash-out, and how long does it last?
The figures are in the snapshot: an upfront share of the base loan and an annual rate collected monthly for eleven years. Price it against the conventional cash-out, which carries no premium at this leverage, before deciding; the review does exactly that on the same balance.
What credit score do I need for an FHA cash-out refinance?
The decision score is the lowest of the middle scores among the borrowers; HUD’s floor and the full-financing line are in the snapshot, and the wholesale programs set a starting point above the floor. Beyond that, the score decides the lender’s price tier (the FHA premium itself does not change with it), and the ratios and compensating factors decide the rest for a Marco Island file.
Would a HELOC be better than an FHA cash-out?
Neither is better in the abstract. The line wins on cost when the existing loan is good and on flexibility when the money is needed over time; the FHA refinance wins on certainty with one fixed payment, on one lump sum, and on credit where the line program’s standard is stricter than HUD’s.
What is different about the FHA appraisal?
A full appraisal by an FHA Roster appraiser, ordered by the lender; the owner cannot substitute an estimate. If the value disappoints, the options are a smaller loan, a reconsideration of value with better comparables where they exist, or a line of credit sized to the lower value.
Are there restrictions on what I can use the cash for?
HUD does not restrict the use. The lender cares about the file: cap, occupancy, value, score, ratios. The owner should care that the home now secures the money, whatever it buys.
Can I take cash out of a duplex or a rental with an FHA loan?
A two- to four-unit home qualifies when you live in one unit as your principal residence, at the same cap as a house, with the rent from the other units counted under HUD’s rules and a rent schedule in the appraisal. A rental you do not live in, or a second home, is not eligible for an FHA cash-out; the program insures principal residences only. Those files go to the conventional cash-out at the investment or second-home cap, which a Marco Island review prices on the same numbers.
Is the FHA Streamline refinance a cash-out option?
No; the Streamline refinances an existing FHA loan to a better rate or a fixed rate with no appraisal and returns no cash beyond a token amount. Equity comes out only through the cash-out refinance, with its appraisal, its occupancy year, and full underwriting, which is the program this Marco Island page describes.
