FHA Loans in Houston, Texas: Low Down Payment, Flexible Credit

An FHA mortgage lets a Houston, TX buyer purchase with a minimum investment that a gift can cover, a decision score well below conventional norms, and seller help with closing costs. The trade is mortgage insurance, upfront and annual, and this guide explains exactly how it works.

Current Program Snapshot

Current FHA guidelines, updated from one source.

The figures below are the FHA program’s own parameters, read from Lendmire’s centralized guideline source and refreshed on this page as HUD’s rules and the wholesale overlays change: the minimum investment, the decision score for maximum financing, the mortgage insurance premiums, and the qualifying ratios.

Minimum Investment
3.5% down

Up to 96.5% loan-to-value on a purchase

The purchase leverage is 96.5% loan-to-value, which means the buyer brings a 3.5% minimum investment on the lesser of price and value; closing costs are separate, and sellers may help with those.

Credit
580

Decision score for maximum financing

Eligibility for the full 96.5% leverage starts at a 580 decision score; the score is read as the lowest middle score among the borrowers, and the file is qualified on the whole picture rather than the score alone.

Mortgage Insurance
1.75% upfront

Plus 0.50%–0.55% a year on most thirty-year loans

1.75% upfront plus 0.50%–0.55% a year on most thirty-year loans is the price of the leverage; larger base loans carry a higher annual tier, fifteen-year loans a lower one, and the calculator applies HUD’s schedule to the figures you enter.

Qualifying Ratios
31/43

Housing and total debt, manual reference

The manual-underwriting reference ratios are 31/43 for housing and total debt; with documented compensating factors the ladder below stretches them, and automated underwriting commonly allows more than the manual reference.

Houston FHA Loan Guide

What an FHA loan is — and how the file is qualified.

The mechanics are the same on every Houston FHA file: the buyer brings the minimum investment, the decision score sets the leverage, the premiums insure the loan, and the ratios decide what payment the income supports. Here is how each one works.

For the program overview, see Lendmire’s FHA loan program, or the statewide guide at FHA Loans in Texas.

01.

The minimum required investment

The minimum investment is the part of the price the loan does not cover, measured against the lower of price and value. A Houston buyer can bring it from savings or from an acceptable gift, and a seller can contribute toward closing costs within HUD’s limit, which keeps the cash to close small.

02.

The decision score sets the leverage

The decision score is the lowest of the borrowers’ middle scores. At the maximum-financing threshold and above, a Houston buyer reaches the full purchase leverage; HUD allows lower scores at reduced leverage, but the wholesale programs behind these pages start at the threshold, so that is the practical floor.

03.

Two premiums: upfront and annual

Mortgage insurance is the price of the leverage. HUD sets both premiums by schedule rather than by credit score, which is why a Houston buyer with a modest score pays the same premium as one with a strong score; a conventional loan with private insurance prices the score, which is the comparison worth running.

04.

Qualifying ratios and compensating factors

Effective income is the income the lender can document as stable and likely to continue, and the ratios are measured against it. A Houston buyer with a modest score is held to the base ratios; above the maximum-financing score the compensating factors open the higher tiers.

The Core Calculation
Base loan = price less the minimum investment; total loan = base loan plus the upfront premium; payment = principal and interest plus annual premium plus taxes and insurance

The result is an estimate, not a decision: the appraisal may land below the contract price, the lender sets the rate at lock, and the ratios are measured on effective income. What does not change is the program structure the calculator reproduces.

Houston Market Context

Where Houston’s first-time and moderate-income buyers shop — and how FHA fits.

Affordability is a local picture. The figures below describe Houston’s owner households, home values, and incomes, the backdrop an FHA purchase is sized against, with the data drawn from the U.S. Census Bureau.

Read the figures as backdrop. Read these figures as the range of purchases in the market, not as a forecast of any one file. The lender appraises the specific home, documents the specific income, and applies the specific decision score.

Houston Submarkets

Distinct Houston neighborhoods, distinct FHA files.

Houston is not one FHA picture. The neighborhoods below hold different housing stock, different price points, and different property questions, and each shapes how an FHA file is built there.

01.

Condominiums and townhomes

A Houston townhome or condominium is a routine FHA file once the project question is answered. Approved projects and single-unit approvals both work; a project with neither sends the buyer to a conventional loan. About 58% of Houston’s households rent — roughly 538,885 renter households on the latest Census estimate.

02.

Newer infill and recent construction

Infill rows and newer Houston construction appraise cleanly under HUD’s standards, and the question there is price: a contract near the county limit needs the limit confirmed before the offer, and a larger investment where the price runs past it. Houston counts a population near 2.33M within the Houston-Pasadena-The Woodlands, TX area.

03.

Two-to-four-unit homes

Houston duplexes and small multi-unit homes are FHA purchases at the same minimum investment as a house when the buyer occupies one unit. Rental income from the other units counts within HUD’s rules, and three- and four-unit homes face a self-sufficiency test on the rents. Median household income in Houston sits near $64,813 on the latest Census estimate.

04.

Historic districts

Older Houston homes being restored carry two questions on an FHA file: the condition the appraiser finds today, and whether the work needed to meet HUD’s standards can be done before closing or through an escrow. The median owner-occupied home value in Houston runs near $277,800 on the latest Census estimate.

05.

Higher-value homes

A high-value Houston purchase can still be an FHA file when the loan amount fits under the county limit; above it, the program’s leverage is not available and the comparison with conventional financing decides. Roughly 391,519 Houston households own their homes on the latest Census estimate — 42% of all households, the pool an FHA purchase joins.

06.

Established close-in neighborhoods

In Houston’s established neighborhoods the appraiser’s condition findings matter as much as the value. Buyers who expect required repairs negotiate them into the contract early and keep the file moving. On a home at Houston’s median value, the FHA minimum investment comes to about $9,700 — the cash the program asks a buyer to bring before closing costs.

Each submarket has a typical property story, but the appraisal is the one that counts. HUD’s property standards, the occupancy rule, and the ratio ladder are the same on every Houston file.

How Houston Buyers Use FHA

Four ways Houston buyers put an FHA loan to work.

A good use of FHA is one the program’s shape fits: a modest investment, a forgiving score, ratios with room to stretch, and insurance that makes the leverage possible. Four common Houston uses follow.

Cash-out

Take cash out of a home with equity

Cash-out on FHA is a full refinance of the first mortgage at the program’s cash-out leverage after a year of ownership and occupancy. A Houston owner weighs it against a home equity line, which keeps the existing first mortgage in place.

Streamline

Refinance an existing FHA loan

The streamline refinance is the simplest shape in the program: no appraisal, no full credit review, a net tangible benefit, and the existing FHA loan’s payment history as the main test. Many Houston owners use it when the market moves in their favor.

First purchase

Buy a first home with the minimum investment

A Houston buyer with the income for the payment but not the cash for a conventional down payment uses FHA to purchase with the minimum investment and keeps the rest of the savings for moving costs and reserves.

Credit rebuild

Buy on a recovering credit profile

FHA is the program for the buyer a conventional file turns away: a decision score below agency norms, a seasoned derogatory event, or a thin file underwritten on rent and utilities. In Houston that buyer qualifies on the whole picture.

FHA Payment Estimate

Estimate the FHA payment on a Houston price before requesting a quote.

The calculator applies HUD’s structure to a Houston scenario: enter the price and the down payment, pick the term, and it returns the base loan, the upfront premium financed, the total loan, principal and interest, the monthly premium for that leverage and loan size, taxes and insurance, and the ratios if you enter income. The rate field carries the weekly Freddie Mac benchmark as a market reference, not a quote.

FHA vs. the Alternatives

Same buyer, three very different closings.

The same buyer can often close three ways, and the structures differ more than the headlines suggest: FHA with its insurance schedule, a conventional loan with private mortgage insurance that cancels, or a VA loan for an eligible borrower with no mortgage insurance at all.

Structure Comparison

FHA, conventional with mortgage insurance, or VA.

FHA with the minimum investment

FHA fits the Houston buyer whose profile a conventional file would turn away or price heavily: the leverage is high, the score threshold is low, and the premiums do not rise with a weaker score. The cost is insurance that stays for the term at full leverage.

Conventional with private mortgage insurance

Where FHA charges by schedule, conventional charges by score. A Houston buyer with strong credit and a small down payment may find the private premium smaller and the payment lower; a buyer with a modest score will not. See Lendmire’s conventional loan program.

VA for an eligible borrower

A Houston buyer with VA eligibility rarely needs FHA: the VA loan carries no down payment and no monthly insurance, and the funding fee is the only program cost. FHA is the fallback where entitlement is used up or the property does not fit. See Lendmire’s VA loan program.

Where each one fits

The decision is rarely close once the profile is known. FHA tends to fit the modest score, conventional the strong score with equity to come, and VA nearly any file with eligibility. The comparison is run on the actual numbers, in writing.

Typical File Components

What to prepare for a Houston scenario review.

What the lender looks at on a Houston FHA loan, and what you can gather before the review.

Income documentationRecent pay stubs, two years of W-2s, and two years of tax returns where self-employment or other income applies; the lender documents stability and continuance.
Gift documentationA gift letter from an acceptable donor stating no repayment is expected, plus evidence of the transfer, where the minimum investment comes from a gift.
Government photo IDIdentity is verified for every borrower whose credit and income are used to qualify, with unexpired government identification and the screening the program requires.
Asset statementsTwo months of bank statements showing the funds for the investment and closing costs, with large deposits explained and any gift documented by letter and transfer.
Compensating factorsReserves, a payment history showing a minimal increase in the housing payment, or residual income, each documented, where the ratios run above the base table.
Credit historyThe lender pulls the report; have the dates and discharge papers for any bankruptcy, foreclosure, or short sale so seasoning can be confirmed early.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the credit profile, and the income picture. Nothing here is legal or tax advice.

Houston File Considerations

Local details that can change the loan.

Before relying on a number, check the items that change it most in Houston: the decision score, the mortgage insurance structure, the appraisal, the property approval, the county limit, and the ratios.

Before You Move Forward

Use these checks to keep the Houston file clean and fundable.

Three checks before the review keep a Houston FHA file on track: confirm the decision score, understand the mortgage insurance you will carry, and settle the property questions early.

  • Confirm the score: the lender’s report sets the decision score, the lowest middle score among the borrowers.
  • Know the premium: the exit from the premium is a refinance, not an equity threshold.
  • Know the seasoning: documented extenuating circumstances can shorten some periods.
i.

The decision score decides the leverage

Two borrowers, two sets of scores, one decision score: the lowest of the middle scores. A Houston couple with one weak file is read on that file, which is why the score is confirmed from the lender’s report before anything is sized or any offer is written.

ii.

How long the annual premium runs

Unlike private mortgage insurance, the FHA annual premium does not cancel as the home gains value. On a Houston full-leverage loan the exit is a refinance; the calculator shows the premium’s rate and duration for the leverage entered.

iii.

Seasoning after a credit event

Seasoning is counted from a specific date on each event, and the lender confirms it from the discharge or transfer documents. A Houston buyer should gather those dates before the review, because they decide whether the file can be written now or later.

iv.

Seller contributions and the minimum investment

Sellers and other interested parties may pay closing costs, prepaids, and discount points up to HUD’s limit as a share of the price; above it, the excess reduces the price for loan-sizing. The minimum investment itself cannot come from the seller, but it can come from an acceptable gift.

v.

Condominium project approval

Project approval is the one property question that can end an FHA file outright. A Houston buyer under contract on a condominium should have the lender confirm the project’s status or the single-unit path before paying for the appraisal.

A Clear Process

From a Houston pre-approval to keys in hand.

An FHA file moves in a set order: pre-approval on the decision score and the ratios, the contract and the appraisal with HUD’s property standards, underwriting with any compensating factors documented, and closing with the premiums applied. The steps for a Houston buyer follow.

i.

Pre-approval

Start with the decision score, the income, and the down payment. A Lendmire loan officer confirms the leverage, the ratios, and the county limit, runs the FHA structure against conventional and VA on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

With the contract signed, the lender orders an appraisal from an FHA Roster appraiser, who values the Houston home and checks it against HUD’s property standards. Seller contributions are checked against the program’s limit, and any condominium project approval is confirmed.

iii.

Underwriting

An automated approval follows the system’s finding; a manual file follows the ratio ladder. Either way, the Houston underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.

iv.

Closing

Closing is where the premiums become real: the upfront premium is financed into the total loan and the annual premium is part of the payment from month one. The Houston buyer takes the keys and HUD insures the lender.

Why Lendmire

A brokerage that matches the program to the buyer.

Lendmire is never the lender. It is the broker that reads the Houston file against FHA, conventional, and VA, matches the program to the profile, and keeps the premium structure in plain view before the buyer commits.

i.

Three programs, one set of numbers

A single-program lender recommends its program; a brokerage recommends the one that fits. For a Houston buyer with a modest score that is usually FHA, with a strong score often conventional, with eligibility almost always VA.

ii.

The premium explained before the offer

No Houston buyer should learn at the closing table that the premium lasts for the term. The loan officer walks through the upfront premium, the annual premium, and the duration for the leverage chosen, and shows the conventional alternative on the same numbers.

iii.

Licensed, consumer-purpose, in writing

The parameters on this page are HUD’s and the wholesale overlays’; the terms for a specific Houston loan come from a licensed loan officer, in writing, after the review. Lendmire is a broker, never the lender, and not affiliated with the federal government.

Questions Houston Buyers Ask

Houston FHA loan FAQs

Plain answers to the questions Houston buyers ask most about FHA loans, in the order they usually ask them.

What is an FHA loan, and who is it for?

An FHA loan is a mortgage insured by the Federal Housing Administration, part of HUD: the lender makes the loan, HUD insures it against loss, and in exchange the program sets a small minimum investment, a forgiving credit threshold, ratios that stretch with compensating factors, and mortgage insurance premiums that fund the insurance. It is for owner-occupied homes of one to four units.

How much do I need to put down on an FHA loan in Houston?

The minimum required investment shown in the snapshot, measured on the lesser of the purchase price and the appraised value. It can be the buyer’s own funds, an acceptable gift, or approved secondary financing, and closing costs are separate; a seller may contribute toward those up to the program’s limit.

What credit score do I need for an FHA loan?

Maximum financing opens at the decision score shown in the snapshot, which is the lowest of the borrowers’ middle scores on the lender’s report. HUD’s rules allow lower scores at reduced leverage, but the wholesale programs behind these pages start at the threshold, so that is the working floor in Houston.

How does FHA mortgage insurance work, and how long do I pay it?

FHA insurance is priced by schedule, not by credit score, which is why a modest score pays the same premium as a strong one. The exit from the annual premium on a full-leverage loan is a refinance once equity and credit allow; the calculator shows the premium’s rate and duration for your Houston leverage.

What is the FHA loan limit in Houston?

The limit is set by county and revised each year, so ask a loan officer for the current figure where you are buying. It caps the loan, not the price: a Houston buyer above the limit brings the difference as a larger investment or moves to a conventional loan.

Can I combine an FHA loan with down payment help?

The FHA loan accepts approved assistance toward the minimum investment. For what is available and how it is structured, see the Down Payment Assistance program; this page is the FHA loan itself.

How does an FHA refinance work?

It depends on the goal: lower the payment on an existing FHA loan by streamline, move a conventional loan into FHA by rate-and-term, or borrow against equity by cash-out. Each has its own leverage and seasoning rules, summarized in the snapshot.

Can the seller pay my closing costs on an FHA loan?

Within the program’s limit, a seller can pay most or all of the closing costs. That is how many Houston FHA purchases close with cash to close near the minimum investment alone.

Can I get an FHA loan after a bankruptcy or foreclosure?

Yes, with seasoning. Bankruptcy, foreclosure, deed-in-lieu, and short sale each carry their own waiting period, and a Houston buyer with the event seasoned and the recent history clean qualifies on the decision score and the ratios.

Should I choose FHA or a conventional loan?

Run both. A modest score and a small down payment usually point to FHA; a strong score points to conventional, where the private insurance is smaller and cancels as equity grows. The comparison is made on the actual payment and the cash to close.
