How to Get Pre-Approved in Alabama on Assets Instead of Income

How to Get Pre-Approved in Alabama on Assets Instead of Income

The Quick Read: Pre-approval on assets means the lender reviews your account statements, not your traditional personal-income documentation, pay stubs or employment history. Through select programs, either your eligible assets cover the whole loan, or they are converted into a monthly qualifying income. Every file is still fully underwritten, and the assets are documented with statements.

  • Asset qualifier path: eligible assets must equal or exceed the entire loan, and no employment or income is documented.
  • Asset depletion path: usable assets divided by 60 months become qualifying income, which runs through a debt-to-income test.
  • Leverage: the qualifier path goes up to 80% on a purchase and 75% on a refinance, subject to underwriting.
  • Credit: a 600 minimum score applies on the qualifier path. The depletion path follows the lender’s matrix.
  • Alabama: consumer mortgage lending is licensed here, and the program figures are the same as in every other eligible state.

Picture a retiree in Mobile who sold a business, or a Huntsville household living off a brokerage portfolio. Their balances are large. Their taxable income is small or irregular. A standard pre-approval asks for two years of traditional personal-income documentation and pay stubs, and this borrower has neither in a form that tells the real story.

That is the gap asset-based lending fills. Lendmire is a mortgage broker that places these files through select lenders in its wholesale network. What follows is how the underwriting treats your assets, step by step, and where the rules change.

What Does “Assets Instead of Income” Actually Mean?

It means the lender reviews your file on what you own rather than what you earn. The loan is a consumer mortgage on a principal residence or second home, and underwriting still reviews credit, the property and the source of your funds. What drops out is documentation of employment and income.

Lendmire’s asset-based mortgage programs come in two forms. The two are not interchangeable. A borrower is qualified on one path at a time, and the figures never blend.

Programs here carry several names: asset qualifier, asset depletion, asset utilization. Lenders use the labels loosely. The mechanics matter more than the name.

One more distinction. This is not a bank statement loan, which documents income through deposits. It is not a rental-property loan that is reviewed on rent either. It is built for borrowers whose balances are large and whose documented income is not.

Two Ways Lenders Count Your Assets

The asset qualifier path asks one question: do your usable assets cover the whole loan? The asset depletion path asks a different one: do your assets, turned into monthly income, carry the housing payment and your other debts? Which fits depends on how much you hold relative to the loan.

Factor Asset Qualifier Asset Depletion
Core test Assets cover entire loan Assets become income, then DTI
Income documented None Derived from assets
Purchase leverage Up to 80% Up to 80% (home); 65% (investment)
Refinance leverage Up to 75% 80% rate-and-term; 60% cash-out (home)
Loan amounts Up to $4,000,000 $125,000 to $3,500,000
Credit 600 minimum Lender’s matrix

All figures are ceilings, not offers, and remain subject to underwriting. The depletion path also reaches investment property, where the loan is business purpose, at up to 65% on a purchase or rate-and-term refinance and 60% on a cash-out.

Cash-out proceeds never count as qualifying assets on the depletion path. Whether cash-out is allowed on the qualifier path is set by the lender, so no figure is published.

Which Assets Count, and How Much of Each?

Each account type counts for a share of its balance. The percentages differ by path, so name the path before you add anything up.

Asset qualifier path:

  • Brokerage accounts, certificates of deposit, money market and savings count at 100%.
  • 401(k) and IRA balances count at 90% under age 59½ and 100% at 59½ or older.
  • Accounts combine.

Asset depletion path:

Asset type Share counted
Cash accounts 100%
Certificates of deposit 100%
Securities 80%
Private stock 75%
Retirement accounts 70% at any age
Real-estate equity 60%

Some assets are not eligible on the depletion path: custodial accounts, deferred compensation, escrow accounts, foreign funds, cash on hand, stock options, non-vested restricted stock units and funds from non-regulated financial companies.

Cryptocurrency, precious metals, collectibles, pledged or borrowed funds, and business accounts beyond your ownership share are not published as eligible on either path. The documented route is to convert them into a seasoned cash balance in a regulated account, with the source reviewed by the lender. Do not plan around them counting at a percentage.

Worked Example: Both Paths With the Math

These examples are illustrative. The lender’s own calculation governs.

Qualifier path. Say the loan is $800,000. The borrower holds $330,000 in brokerage accounts (100% counts, so $330,000), $300,000 in a 401(k) while under 59½ (90% counts, so $270,000) and $200,000 in savings (100% counts, so $200,000). Usable assets total $800,000, which equals the loan. The file is reviewed on assets alone, subject to underwriting, with no employment or income documented.

Depletion path. Consider a borrower with $1,500,000 in securities (80% counts, so $1,200,000) and $300,000 in cash (100% counts, so $300,000). Usable assets are $1,500,000. Divided by 60 months, that creates $25,000 of monthly qualifying income. That income then has to carry the housing payment and other debts through the debt-to-income test.

Notice what happened. Nobody sold anything. Depletion is a qualifying convention, not a withdrawal plan.

The Step-by-Step Pre-Approval Process

Pre-approval on assets follows a sequence, and each step has a decision in it. Skipping the first one is where most files go sideways.

1. Pick the path. If your usable assets can cover the whole loan, the qualifier path is cleaner. If they cannot, the depletion path may fit.

2. Inventory every account. List balances, account types, titling and ages. Apply the percentages for your path.

3. Check seasoning. The qualifier path wants 60 days of seasoning and two months of statements for each qualifying account. The depletion path wants statements at least 120 days old at application, plus the most recent statement within 45 days. Funds from the sale of a business, an inheritance or a legal settlement are excused from that seasoning on the depletion path.

4. Submit the file. That means ID, a credit authorization, an application and your statements. There are no traditional personal-income documentation, pay stubs or employment verification.

5. Underwriting review. The lender reviews credit, the assets, any large deposits and the property. Because this is a consumer mortgage, TRID disclosures apply.

6. Pre-approval letter. If the file clears review, you receive a letter that states the amount and conditions. It is not a commitment to lend until final approval.

Depletion minimums matter before you apply. Qualified assets must be at least the lesser of $1,000,000 or 1.25 times the loan balance. They must never fall below $250,000 liquid when depletion is your only income source. If you have documented income, asset-derived income may supplement it up to a 45% debt-to-income ratio, and the minimum-assets rule is waived.

Credit, Reserves and the Fine Print

Assets do not replace credit. The qualifier path sets a 600 minimum score. The depletion path follows the lender’s score and loan-amount matrix, and a first-time investor on that path needs 700.

Housing history of 0x30x12 is the target. One 30-day late in the last twelve months is considered case by case. Multiple bankruptcies are not eligible, and a housing event needs four years of seasoning on the depletion path.

Reserves are simple on the qualifier path. None are required at or below 75% loan-to-value. Above that, the lender sets them. The depletion path has no published reserve months.

Across our wholesale network, the most common surprise is a large recent deposit. A transfer between your own accounts is easy to explain. A deposit of unclear origin is not. Moving money into a new account right before applying can also reset the seasoning clock. Leave balances where they are until the file is placed.

Where the General Rule Breaks

The headline promise holds until one of these edge cases applies. Each one changes the answer.

  • The qualifier path needs the full loan covered. If your usable assets fall short of the loan amount by even a little, that path is closed. The depletion path may still work.
  • Retirement accounts count less than they look. At 70% on the depletion path, a large IRA shrinks fast. On the qualifier path, age 59½ decides whether the haircut is 10% or none.
  • Investment property changes the leverage. On the depletion path, an investment property purchase tops out at 65%, well below the 80% for a home. This is a business-purpose loan, and the eCFR text of 12 CFR 1026.3 covers the business-purpose and non-natural-person exemptions behind that distinction.
  • A “mostly rental” vacation home may not be business purpose. Under the CFPB’s official interpretation of Regulation Z, the special rule does not apply if the owner expects to occupy the property for more than 14 days in the coming year. A beach house the owner uses for a month would not qualify. That matters on the Gulf Coast.
  • The lender must still consider and verify what it relies on. The CFPB’s ability-to-repay compliance guide lists income or assets among the factors a creditor weighs. That is why your assets are documented, not waved through.
  • A housing event or a thin credit file can close the door no matter how large the portfolio is.

Is This the Right Route for You?

It depends on how your money is held and how your income is documented. Assets work best when they are large, liquid and seasoned, and when your documented income understates your real capacity.

Your situation Likely fit
Large liquid balances, little documented income Asset qualifier or depletion
Strong deposits, self-employed Bank statement program
Steady traditional employment income, normal DTI Conventional documentation
Buying a pure rental Business-purpose rental financing

The bank statement program is for borrowers who document income with deposits. Rental financing qualifies primarily on property-level income covering the payment, subject to lender guidelines. Both are different products.

If most of your wealth sits in a business, a home or illiquid holdings, assets are a poor fit. Converting them to seasoned cash takes planning, and that is a real cost.

Alabama Considerations

Alabama borrowers get the same program figures as anyone else. State facts are context, not program parameters.

Two buyer types come up often. Retirees relocating to the state tend to hold large portfolios against modest taxable income, which is the classic asset-based profile. Second-home buyers on the Gulf Coast face condo project reviews and insurance questions that sit outside the asset test but still affect the file. Both are general patterns, not Alabama statistics.

Pre-Approval Versus Pre-Qualification

A pre-qualification is a rough estimate from information you state. A pre-approval means the lender has reviewed documents. For this borrower, the difference is the statements.

A letter backed by reviewed asset statements carries more weight with sellers and agents than a conversation does. It is still conditional, because final approval rests on underwriting and the property.

Frequently Asked Questions

Can I really get a mortgage without traditional income documentation, pay stubs or employment verification?

Yes, through select programs. These programs do not require conventional personal-income paperwork, pay stubs or employment verification, but the file is fully underwritten. Your assets are documented with statements, your credit is reviewed and the property is evaluated.

Do I have to sell my investments to qualify?

No. Eligible balances count toward qualifying, and nothing is liquidated. Depletion simply divides usable assets by 60 months to create a qualifying income figure. The lender’s own calculation governs.

Can I use cryptocurrency or gold?

Not directly. They are not published as eligible on either path. The documented route is converting them to a seasoned cash balance in a regulated account, with the source reviewed by the lender.

Does this work for a rental property?

Only on the asset depletion path, where an investment property is business purpose and leverage is lower, at up to 65% on a purchase. For a pure rental purchase, a rent-based program is often the more practical fit.

Is a credit check still required?

Yes. The qualifier path has a 600 minimum score, and the depletion path follows the lender’s matrix. Approval is never promised, and every file is subject to underwriting.

Tax treatment varies; consult a qualified tax professional.

If you are qualifying on assets rather than income and want to see how the numbers work, Lendmire can help you compare asset-based mortgage options based on your statements, the property, credit profile, leverage, and your goals.

In Alabama, the strongest asset-based files tend to belong to borrowers who started organizing their statements months before they ever picked a house.
