What makes a HELOC different from a refinance is that nothing about the first mortgage changes. In Delano, the line is written behind it, sized by the equity and the tier, drawn at closing and then as needed, and repaid over the years that follow. Here is how each piece works.

A line you draw on, not a lump sum

Think of it as a credit limit secured by the house. During the draw period you borrow and repay as you like, paying interest only on what is out; once the draw period ends, the balance converts to a fully amortizing repayment schedule.

What is a HELOC, and how is it different from a home equity loan?

A home equity line of credit is revolving credit secured by your home: a credit limit you draw against during a draw period, paying interest only on the balance outstanding, followed by a repayment period in which the balance amortizes. A home equity loan is closed-end: one lump sum, funded at closing, repaid on a fixed schedule from the start.

How much can I borrow on a HELOC in Delano?

How do the draw period and the repayment period work?

The draw period is the flexible phase, with interest-only payments; the repayment period is the amortizing phase. The program requires a large share of the line to be drawn at closing, so the balance is never zero on day one.

Can I get a HELOC on a home I am about to sell?

A listed home, or one listed recently, is out on the higher-leverage program and out in some states on the longer-runway program. If the goal is equity for the next purchase before selling, the line is opened ahead of the listing and repaid from the sale.

How is my debt-to-income ratio calculated on a HELOC?

The line is qualified on the interest-only payment at the maximum draw, added to every other monthly obligation and divided by total verified income. The ratio ceiling is reduced at the lower credit tiers, and a ratio above the reduced band needs a stronger profile.

Is there a minimum line amount or a minimum draw?

Yes to both. The minimum line is shown in the snapshot, and a large share of the line must be drawn at closing on both programs; later draws carry their own minimums on one of them. A Delano owner sizing a reserve should size it to the closing draw they actually want.

Is the rate on a HELOC fixed or variable?

The rate is variable for the life of the line on both programs. What that means in dollars for a Delano owner is something a loan officer provides in writing after the review; the program pages state parameters, not terms.

Can I get a HELOC on a duplex or a small multi-unit home?

Small multi-unit homes are inside the program with their own credit floor. Occupancy decides the column: live in one unit and the home is a primary residence, rent all of them and it is investment property with the tighter table.
