A home equity line of credit is a revolving lien, usually in second position: the home secures it, the line is sized from the equity, and the balance moves as you draw and repay. A home equity loan funds once and repays on a set schedule. Both usually sit behind the first mortgage, and either can be a first lien on a home with no mortgage; the line is the flexible one.

How much can I borrow on a HELOC in Gardena?

When the draw period ends the line closes to new draws and whatever is outstanding repays on a fully amortizing schedule over the repayment period. The lengths of both periods are in the snapshot and depend on which program the file lands on.

What if I own my Gardena home free and clear?

The line can take first position. Taking first position changes the lien, not the line: a first-lien line has the same interest-only draw period as every other line, three to five years, before repayment begins, and it carries hazard-insurance requirements of its own; the ceiling and cap for your tier apply the same way, with nothing subtracted for a first mortgage.

Does a past bankruptcy or foreclosure disqualify me?

It depends on the event and its age. Bankruptcies season on both programs; foreclosure-family events are accepted on one program after seasoning and declined on the other. Recent housing lates are the harder problem on both.

My rental is in an LLC. Can it get a HELOC?

Not while it is vested in the entity. Neither program accepts title held by a limited liability company, a corporation, a partnership, or an irrevocable, blind, or land trust. The choices are a vesting change before closing or an investor cash-out product that accepts entity title.

How is my debt-to-income ratio calculated on a HELOC?

The ratio counts the whole line as borrowed. For a Gardena household that means income can limit the line even when the equity is deep, especially at the lower tiers where the ratio ceiling is reduced.

Can I pay a HELOC off early?
