Of the home’s value, first mortgage included
Total liens on the home, the first mortgage plus the new line, may reach 90% of value at the strongest credit tier on a primary residence; each lower tier carries its own ceiling, shown in the ladder below.
Credit score to start
The program floor on a primary residence is a 600 profile on a single-bureau score model keyed to the primary wage earner; higher tiers earn higher ceilings or larger lines, never smaller ones.
Automated valuation on lines to $500,000
The program writes lines from $25,000 to $750,000; up to $500,000 the valuation is ordinarily automated, and the largest lines, above that threshold, require a full appraisal on a primary residence.
Interest-only, then 17–25 years of repayment
3–5 years to draw, 17–25 years to repay: the two wholesale programs behind the table trade leverage for runway, and the file lands on whichever offers the stronger cell at the credit tier.

The 90% combined loan-to-value ceiling requires a 720 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. What a home equity line of credit is — and how the line is sized.
What makes a HELOC different from a refinance is that nothing about the first mortgage changes. In Kendall, the line is written behind it, sized by the equity and the tier, drawn at closing and then as needed, and repaid over the years that follow. Here is how each piece works.

A line you draw on, not a lump sum
The line is a credit limit, not a check: a Kendall owner draws against it as needs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
Equity and the combined loan-to-value ceiling
Available equity is the gap between the ceiling and the balance already on the home. A Kendall home with a small first mortgage has a large gap; a recently purchased home with a high balance may have little room under the ceiling even at the top tier.

A lower tier may leave nothing above the program’s minimum line. Condominiums and townhomes
Condominiums are a large share of Kendall’s owner stock, and a line on one is routine: warrantable and non-warrantable projects are both eligible on one program, association dues count in the ratio, and the unit is valued by the model like any other home. Two-to-four-unit homes
Small multi-unit homes are a Kendall specialty, and the longer-runway program takes them with a higher floor than a house. Rental income can be documented by lease or return, and the vesting must be individual or a revocable living trust rather than an entity. Cover a large planned expense
When the expense is known and the timing is near, a Kendall owner opens the line sized to it, funds most of it at closing, and pays the bill from the draw. Later expenses can be covered by drawing again after the balance is paid down.
Renovate and repair without a refinance
A kitchen, a roof, an addition: the work is staged and invoices arrive over months. A Kendall owner draws at least seventy-five percent of the line at closing, draws the rest as each phase bills, and keeps the first mortgage where it is.

An automated valuation is a model’s opinion of the Kendall home from public records and sales; it may not reflect the value a recent renovation added. Where the line is large enough to require a full appraisal, the appraiser’s figure replaces it.
The debt-to-income ratio on the full draw
The line qualifies on the interest-only payment at the maximum draw, added to every other obligation and divided by verified income. The ratio ceiling is reduced at the lower credit tiers, so a Kendall owner near the floor has less room for debt.

What is a HELOC, and how is it different from a home equity loan?
Think of the line as a credit limit secured by the house and the loan as a check. With a line you borrow and repay through the draw period and pay interest only on what is out; with a closed-end loan the whole amount funds at once and amortizes immediately.
How much can I borrow on a HELOC in Kendall?
The line is the home’s value times the combined loan-to-value ceiling for your credit tier and occupancy, minus every balance already secured by the home, capped at the program maximum for that tier. Do I need an appraisal for a HELOC?

How do the draw period and the repayment period work?
The draw period is the flexible phase, with interest-only payments; the repayment period is the amortizing phase. The program requires a large share of the line to be drawn at closing, so the balance is never zero on day one.
Does a past bankruptcy or foreclosure disqualify me?
It depends on the event and its age. Bankruptcies season on both programs; foreclosure-family events are accepted on one program after seasoning and declined on the other. Recent housing lates are the harder problem on both.
Can I get a HELOC on a duplex or a small multi-unit home?
Yes. Two-to-four-unit homes are eligible with a higher credit floor than a single-family home, on the standard ceilings for the occupancy. A Kendall owner-occupied duplex is sized as a primary residence; a rented one as investment property.
My rental is in an LLC. Can it get a HELOC?
Not as vested. The program accepts individuals and revocable living trusts only, so the rental would need to be re-vested before closing or financed through an investor product that permits entity ownership.
What if I own my Kendall home free and clear?
Then the whole ceiling is available: with no mortgage to subtract, the line is value times the ceiling for the tier, up to the cap. The line is written in first position, which brings its own insurance and structure rules.
How is income verified for a HELOC?
Electronically first: a payroll-database match or a borrower-permissioned connection to the employer or bank account. Documents, including pay stubs, W-2s, and tax returns, are the fallback. Self-employed owners connect personal and business accounts for a deposit and trend analysis, or provide returns.
