Current HELOC guidelines, updated from one source.
This snapshot carries the primary-residence tier, with the second-home and investment floors beside it: the leverage ceiling, the credit floor, the line range, and the draw and repayment periods, each read from Lendmire’s guideline source and refreshed when the programs move.
Of the home’s value, first mortgage included
Total liens on the home, the first mortgage plus the new line, may reach 90% of value at the strongest credit tier on a primary residence; each lower tier carries its own ceiling, shown in the ladder below.
Credit score to start
A 600 score opens the program on a primary residence; the leverage ceiling and the maximum line step up through the tiers from there, some tiers sharing a cell, and second homes and rentals carry higher floors.
Automated valuation on lines to $500,000
Lines run from $25,000 to $750,000 on a primary residence; lines up to $500,000 ordinarily use an automated valuation, and every line above that amount takes a full appraisal and a stronger credit profile.
Interest-only, then 17–25 years of repayment
Draw for 3–5 years on interest-only payments, then repay over 17–25 years on a fully amortizing schedule; the shorter structure buys more leverage, the longer one a longer runway.
| Credit profile | Max combined LTV | Max line | Valuation |
|---|---|---|---|
| 720+ | 90% | $500,000 | Automated valuation |
| 720+ | 75% | $750,000 | Full appraisal; primary residence only |
| 700+ | 85% | $500,000 | Automated valuation |
| 700+ | 75% | $750,000 | Full appraisal; primary residence only |
| 680+ | 85% | $500,000 | Automated valuation |
| 660+ | 85% | $500,000 | Automated valuation |
| 640+ | 80% | $500,000 | Automated valuation |
| 620+ | 70% | $400,000 | Automated valuation |
| 600+ | 60% | $400,000 | Automated valuation |
The 90% combined loan-to-value ceiling requires a 720 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. Lines above the automated-valuation range: $750,000 at 75% with a full appraisal (700+ credit profile).

Every program figure on this page is a wholesale program parameter read from Lendmire’s guideline source and may change without notice, and the market figures are U.S. Census estimates; eligibility, the line amount, the combined loan-to-value, and the structure depend on the credit profile, the valuation, the occupancy, the state, the selected program, and full underwriting. What a home equity line of credit is — and how the line is sized.
A home equity line of credit is a revolving lien, usually in second position: the home secures it, the line is sized from the equity, and the balance moves as you draw and repay. The pieces that decide the line in Sammamish are the value, the balance already on the home, the credit tier, and the occupancy.
For the program overview, see Lendmire’s home equity line of credit program, or the statewide guide at HELOC in Washington.
A line you draw on, not a lump sum
The line is a credit limit, not a check: a Sammamish owner draws against it as needs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
Equity and the combined loan-to-value ceiling
Available equity is the gap between the ceiling and the balance already on the home. A Sammamish home with a small first mortgage has a large gap; a recently purchased home with a high balance may have little room under the ceiling even at the top tier.
Your credit tier sets the ceiling and the cap
The program is a ladder: the higher the credit profile, the higher the combined loan-to-value ceiling and the larger the maximum line. A Sammamish owner at the top tier reaches the full ceiling; the tiers below it carry smaller ceilings or smaller caps, down to the floor.
Valuation, verification, and closing
A Sammamish line closes on the lender’s own process: electronic income verification first, an automated valuation on most lines, automated eligibility checks followed by a manual quality check, notarization, and funding by electronic transfer or check.
Every input is yours to change in the calculator below: the Sammamish home’s value, the balance already secured by it, the credit tier, and the occupancy. The ceiling and the cap come from the program tables for that tier; the line is what fits underneath.
Sammamish’s equity in figures — and how a line fits it.
Equity is a local picture. The figures below describe Sammamish’s owner households, home values, and incomes, the backdrop a home equity line is sized against, with the data drawn from the U.S. Census Bureau.
These are context figures, not underwriting inputs. A high median value with a large share of owners usually means deep equity and larger lines; a market of recent purchases means thinner equity and smaller lines at the same tier. Neither changes the ceiling or the cap, only how much room sits under them.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Sammamish neighborhoods, distinct equity pictures.
Sammamish submarket by submarket, equity picture by equity picture: the cards below describe the housing stock, the ownership pattern, and the line question that comes up most in each.
Newer subdivisions on the bypass
On a recent Sammamish purchase the whole line lives between the balance and the ceiling for the tier, and that gap is narrow until the first mortgage has been paid down for some years. On a one-unit principal residence at Sammamish’s median value, the primary-residence ceiling puts total liens near $1,266,570 — the line is what remains after the first mortgage balance; a second home starts at a higher credit floor and matches the primary column at the top tier, and a rental caps lower at every tier.
Rural-edge and acreage properties
Homes on larger lots around Sammamish are eligible when the parcel is residential; agricultural zoning is outside the program. The automated model has fewer sales to read on these parcels, so a secondary valuation or an appraisal is more common. Median household income in Sammamish sits near $239,690 on the latest Census estimate.
High values and the line maximum
On Sammamish’s higher-value homes the program’s maximum line is the limit that binds: the equity under the ceiling can exceed what the program will write, and the larger-line tier carries its own score floor and its own leverage ceiling. The median owner-occupied home value in Sammamish runs near $1,407,300 on the latest Census estimate.
Multi-unit conversions
Sammamish’s converted two- and three-unit houses are eligible with a higher credit floor than a single-family home. The owner who lives in one unit is a primary-residence file; the fully rented building is investment property with its own column. Sammamish is home to about 66K people.
In-town neighborhoods with long tenures
Sammamish’s in-town neighborhoods hold homes owned for decades with little or no mortgage, which means most of the value sits under the ceiling. The line is then limited by the value itself and the tier’s cap rather than by the balance. About 17% of Sammamish’s households rent — roughly 3,864 renter households on the latest Census estimate.
Mixed-use and commercial streets
Sammamish’s commercial corridors are one of the few places the program does not reach: mixed-use and commercial properties are excluded outright, along with agricultural parcels and manufactured homes. Roughly 18,280 Sammamish households own their homes on the latest Census estimate — 83% of all households, the pool a home equity line is written for.
Whatever the neighborhood, the program rules are the same: the value is confirmed by the lender’s valuation, the balance by the payoff, the tier by the credit report, and the property type by the program’s eligibility list. Condominiums and multi-unit homes have their own conditions; entity-vested homes are not eligible.
Four ways Sammamish homeowners put a home equity line to work.
Because a HELOC leaves the first mortgage untouched, it fits the Sammamish owner who needs money for a purpose without rewriting the whole mortgage. Four examples follow.
Renovate and repair without a refinance
A kitchen, a roof, an addition: the work is staged and invoices arrive over months. A Sammamish owner draws at least seventy-five percent of the line at closing, draws the rest as each phase bills, and keeps the first mortgage where it is.
Cover a large planned expense
Tuition, a medical bill, a wedding, a business need: a Sammamish owner sizes the line to the expense, takes the closing draw when the bill is near, and repays over the years that follow. A balance paid down can be drawn again for the next one.
Consolidate higher-cost debt
Card balances and personal loans carry their own costs and payments; a Sammamish owner with equity can draw on the line to retire them and manage one secured balance instead of several unsecured ones. The trade is that the home now secures the debt.
Bridge the move between homes
Buying before selling is easier with a line on the current Sammamish home: the down payment on the new house comes from equity, and the line is paid down when the old home sells. The higher-leverage program does not accept a home already listed for sale, so the line is opened first.
Estimate your Sammamish home’s available credit line before requesting a quote.
Size the line before you ask for a quote: the Sammamish value, the balance, the tier, and the occupancy are the only inputs, and the ceiling and cap come from the same guideline source as the snapshot above. The result is an estimate of the credit line, not a decision, and it does not show a rate or a payment.
Sammamish available-equity calculator
The defaults are Sammamish context, not your file: enter the real value, the real balance, and the tier you expect.
Illustrative starting assumptions: a $1,405,000 home value near Sammamish’s median owner-occupied home value and a $700,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the occupancy and credit tier selected and update from Lendmire’s centralized guideline source on the live page. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the credit profile, occupancy, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same equity, four very different ways to use it.
Equity can be reached four ways, and the structures differ more than the headlines suggest: a line that stays open, a refinance that replaces the first mortgage, a closed-end second that funds once, or unsecured credit that costs more and secures nothing.
A line, a refinance, a closed-end second, or unsecured credit.
A revolving second lien sized by equity and tier, drawn at closing and then as needed, interest-only until repayment, and the first mortgage untouched. A fit when the need is staged, repeated, or uncertain in size, and the first mortgage is worth keeping.
A refinance resets the whole first mortgage to take cash out once. It suits the Sammamish owner who wants a single lien and a known amount, and who is content to replace the existing mortgage rather than keep it. For the first-mortgage route, see Lendmire’s refinance program.
The closed-end second is a HELOC without the flexibility: a fixed amount, funded at closing, repaid on a set schedule. A Sammamish owner with one defined expense and no appetite for a revolving balance may prefer it.
Credit cards and personal loans secure nothing and ask nothing of the home, which is their advantage, and they cost more and cap lower, which is their limit. For a small or short need they can be the right tool; for equity-sized needs they rarely are.
What to prepare for a Sammamish scenario review.
A home equity line is verified electronically wherever it can be; the items below are what a Sammamish scenario review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the occupancy, the property, the lien position, and the income picture. Nothing here is legal or tax advice.
Local details that can change the line.
The ceiling and the cap are only part of the answer; these are the details that decide what a Sammamish line actually becomes once the file is reviewed.
Use these checks to keep the Sammamish file clean and fundable.
Run these before asking for a quote: know where the credit profile lands on the ladder, know which valuation applies, and know that the home is vested and occupied the way the program requires.
- Confirm the tier: the stronger of two program cells is quoted at each tier.
- Know the valuation: lines above the threshold take a full appraisal and a reduced ceiling.
- Know the history: a foreclosure-family event is declined on one program and seasoned on the other.
The credit tier decides the ceiling and the cap
Leverage steps with the tier. A Sammamish owner just under a tier boundary sees a lower ceiling and a smaller cap than the owner just above it; the two wholesale programs are compared at each tier and the stronger cell is quoted.
Automated valuation on most lines, appraisal on the largest
The valuation path follows the line size. Up to the threshold a Sammamish home is valued automatically, which is faster and depends on the model’s view of comparable sales; above it an appraiser visits. A home with unusual features can value differently than the owner expects.
Housing history and derogatory credit
Recent mortgage or rent lates close the program, and the lookback is longer at the lower tiers. A bankruptcy seasons four years after discharge on both programs; a foreclosure, deed-in-lieu, or short sale is seasoned on one program and declined on the other.
The minimum draw at closing and the draw mechanics
The line is not opened empty: a minimum share is drawn at closing on both programs, and interest accrues on it from day one. A Sammamish owner sizing a reserve should size it to the closing draw they actually want.
Lien position and the first mortgage
A line usually sits in second position behind the first mortgage, and that first mortgage must be a conventional structure: no negative amortization, no balloon, no reverse-mortgage features. A Sammamish home owned free and clear can take the line in first position.
From a Sammamish prequalification to a funded line.
From the first conversation to a funded line, a Sammamish file follows a set sequence. Here is what happens at each step and what the owner does.
Scenario review
A Sammamish scenario review is a sizing exercise: value, balance, tier, occupancy, and the use of the line. The loan officer confirms eligibility against the program rules and puts the terms in writing.
Prequalification
The property is authenticated, identity is verified, a soft credit pull confirms the tier, a valuation is pulled and the combined loan-to-value is checked, and a prequalified offer is presented. Only after you accept it is a hard credit pull consented to.
Verification and valuation
Income is verified electronically first, through payroll-database matches or permissioned account connections, with documents as the fallback. The automated valuation stands on most lines; an appraisal applies where the size requires it.
Closing and funding
Closing happens where you are: a remote online notarization where the state allows it, or a mobile notary at the Sammamish kitchen table. The line funds by electronic transfer or check, with the closing draw included.
A brokerage that matches the line to the equity.
Lendmire is a mortgage brokerage licensed for consumer home equity lending in sixteen states. On a HELOC that means two wholesale programs compared cell by cell at your tier, the structure that fits the use, and the terms in writing from a licensed loan officer.
Two programs, the stronger cell quoted
A single program is a single answer; two programs are a choice. The Sammamish owner at a given tier sees the higher-leverage cell and the longer-runway cell side by side, and the review quotes the one that serves the use.
Structure matched to the use
A staged renovation, a consolidation, a down payment on the next property, and a reserve are four different uses, and the size of the line, the closing draw, and the runway should follow the use. A Sammamish scenario review starts there.
Licensed, consumer-purpose, in writing
Lendmire holds the license in the state where the Sammamish home sits, the disclosures that a consumer line requires are provided, and nothing on this page replaces the written terms a loan officer provides.

Sammamish HELOC FAQs
The questions below come up on nearly every Sammamish HELOC conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.
What is a HELOC, and how is it different from a home equity loan?
A HELOC is a line with a closing draw and the rest drawn as needed, with interest-only payments during the draw period and a longer repayment period after. A home equity loan funds once and repays on a set schedule. Both usually sit behind the first mortgage, and either can be a first lien on a home with no mortgage; the line is the flexible one.
How much can I borrow on a HELOC in Sammamish?
Use the calculator above: enter the value, the balance, the tier, and the occupancy, and it returns the line the program tables support. The figure is an estimate until the valuation and the credit report set the real value and tier.
What credit score do I need for a HELOC?
The floor and the top tier are both in the snapshot above: a Sammamish owner at the floor is eligible with the smallest ceiling and cap; at the top tier the full ceiling and the largest cap apply. The ladder under the snapshot shows every step between them.
Do I need an appraisal for a HELOC?
Not for most Sammamish lines. The automated valuation draws on public records and comparable sales, so it may not reflect a recent renovation. Where the line is large enough to require an appraisal, the appraiser’s value replaces the model’s.
How do the draw period and the repayment period work?
Draw, then repay. In the first phase a Sammamish owner can borrow, repay, and borrow again up to the limit, paying interest only on the balance; in the second phase no new draws are allowed and the balance pays down on schedule. The rate is variable through both.
Can I get a HELOC on a duplex or a small multi-unit home?
Yes, with a higher credit floor than a single-family home, and on the occupancy table that matches how the units are used.
How is my debt-to-income ratio calculated on a HELOC?
The ratio counts the whole line as borrowed. For a Sammamish household that means income can limit the line even when the equity is deep, especially at the lower tiers where the ratio ceiling is reduced.
How is income verified for a HELOC?
Both programs verify income by permissioned connections before they ask for paper. A Sammamish wage earner usually matches to a payroll database; a self-employed owner connects accounts or provides two years of returns.
Can I get a HELOC on a home I am about to sell?
Only if the line comes first. A recent or active listing makes the Sammamish home ineligible for the higher-leverage program everywhere, and for the longer-runway program in some states, so a buy-before-you-sell plan funds the line before the home goes on the market.
Can I get a HELOC on a second home or a rental property?
Second homes and investment property are inside the program with higher floors and, for rentals, a lower ceiling. The calculator above switches between the three occupancies and applies each table.
