The Quick Read: To qualify, you need equity beyond a lower leverage cap, a first mortgage that has aged at least 12 months, and income that supports the new payment after the lender counts only part of your rent. A fourplex gets a tighter cap than a one-unit home. Lendmire’s conventional cash-out lane allows 75% LTV on a two- to four-unit property, against 80% on a one-unit principal residence. Every figure here is subject to lender guidelines and full file review, and nothing is a commitment to lend.
- The appraisal is a small-income-property report with a rent schedule.
- The rent from the units you don’t live in helps you qualify, but not at face value.
- Limited cash-out, the FHA Streamline and the VA IRRRL are not cash-out products.
What Counts as a Cash-Out Refinance on a Fourplex?
A cash-out refinance replaces your current first mortgage with a larger one and hands you the difference. The new loan pays off the old balance, any liens that must go, and closing costs. What is left is yours.
Cash-out refinance estimate
The starting figures are an example value with a balance and a cash request in proportion. Replace them with yours.
Editable benchmark: 7.18% as of November 5, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a cash-out refinance quote.
Illustrative starting assumptions: a $350,000 home value, a $193,000 current balance, the agency cap on a one-unit principal residence, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a cash-out refinance quote; a cash-out loan is priced by the lender at lock. The cash available is the loan the program cap allows less the balances paid off, before closing costs, which are not included. The HELOC line is the program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages.
A fourplex with four or fewer units is underwritten as residential, not commercial. That matters. It means the conventional agency rules apply, along with FHA and VA when the borrower lives in one of the units. Lendmire’s cash-out refinance programs page lays out the program lanes. This article covers how the file works once you pick one.
Occupancy sets the leverage. Across the wholesale programs Lendmire places files with, a cash-out is written on a primary residence, a second home or an investment property, and the cap changes with each. For a fourplex, the two- to four-unit cap is 75% LTV however it is occupied. If you don’t live in the building at all, that is a different kind of file, and this article doesn’t cover it. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
How Is a Fourplex Cash-Out Underwritten, Step by Step?
The underwriter works down a fixed list. Here is the sequence a file follows.
1. Occupancy is confirmed. You live in one of the four units. The owner-occupant programs depend on it.
2. Seasoning is checked. The first mortgage being paid off must be at least 12 months old, counted note date to note date. A borrower must also have been on title for 6 months. Exceptions exist for delayed financing, inheritance and legal awards.
3. Value is established. An appraiser values the building and reports rent for each unit.
4. Liens are totaled. The new first mortgage, plus any second lien that stays, divided by value must fit under the cap.
5. Income and ratios are tested. Your income, debts and the counted rent produce a total ratio. The automated finding governs most files, with a 50% ceiling on the wholesale conventional programs. Manually underwritten loans are held to 36% or 45%, depending on the reserve and score factors in the Eligibility Matrix.
6. Credit is reviewed. The wholesale conventional programs start at a 620 decision score, and a few lanes ask for more.
7. Reserves are verified. More on this below.
8. Disclosures and closing follow. You receive the Loan Estimate, then the Closing Disclosure, then the right-of-rescission window on your principal dwelling.
The step that surprises people is step 4. Cash you take out is not the equity you have. It is the equity you have under the cap, minus payoffs and costs.
How Much Equity Do You Need?
Plan on 25% of the value staying in the building. At 75% LTV, the combined liens cannot pass three-quarters of the appraised value. A one-unit primary residence gets 80%. The gap is the fourplex tax. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Here is how the arithmetic runs without dollar figures. Say the appraisal comes in at a number you think is fair, and your current mortgage balance is 50% of it. The cap leaves 25 points of value to split between cash in your hand and closing costs rolled into the new loan. Costs rolled in shrink your cash, point for point. A second lien left in place shrinks it again.
An appraisal that lands low hits you twice. The cap applies to a smaller number, and your existing balance becomes a bigger share of it.
One more point on leverage. Above 80% LTV, mortgage insurance is required on the agency path, except in the one wholesale no-MI cash-out lane covered below. The 75% cap on a fourplex sits under that line, so mortgage insurance is not the usual issue here. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Does Rent From the Other Units Count?
Some of it counts. Not all of it, and not the unit you live in.
Rent from a principal residence generally can’t be used to qualify. The exception is a two- to four-unit property you occupy. Freddie Mac’s two- to four-unit page says rental income from the other units can be added to total income when calculating housing expense and the ratio. Fannie Mae’s rental income policy also sets the calculation and limits the amount.
In practice, a lender will not count rent at 100%. The appraiser reports a rent figure for each unit. The underwriter backs it out with a vacancy factor, and may limit it further. An empty unit costs you on both sides: the rent that counts toward qualifying shrinks, and so does your household cash flow.
What does the file need?
- Current leases for the units you rent out.
- The appraiser’s rent schedule, shown unit by unit.
- Tax returns when the rent has a history.
If a unit sits empty, expect it to be treated as vacant. If a lease rent is far below the appraiser’s market rent, expect the underwriter to take the lower number. Clean leases with matching deposits keep that from becoming a question.
What Does the Appraisal Look Like?
A fourplex is valued on a small residential income property report, Fannie Mae’s Form 1025, the form for two to four units. It states the monthly rent for each unit separately.
Value drives the maximum loan. Give the appraiser access to every unit and a summary of recent improvements. A low value means less cash or a smaller loan. A reconsideration request with recent comparable sales is routine on these files, not a fight.
Which Programs Can a Fourplex Use?
Three cash-out paths exist for an owner-occupied fourplex: conventional, FHA and VA. Their rules differ.
| Path | Who it fits | What to know |
|---|---|---|
| Conventional | Owner-occupants with equity | 75% LTV cap on 2-4 units |
| FHA cash-out | Owner-occupants, lower credit | Owning and living-in history required; 3-4 units add a self-sufficiency test |
| VA cash-out | Eligible veterans living in one unit | Needs a Certificate of Eligibility and occupancy |
The conventional lane is the baseline. Lendmire’s wholesale network also has a no-mortgage-insurance cash-out lane that reaches 89.99% LTV at a 680 score and a 50% ratio, on a thirty-year fixed, primary residence, conforming balance, with its own six months of seasoning. That lane is built for the one-unit home, so a fourplex stays on the 75% cap. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
For FHA, three- and four-unit properties have to pass a property-level self-sufficiency test, which a duplex skips. It measures whether the building’s rent, reduced by a vacancy allowance, covers the payment. FHA caps cash-out well below purchase financing and wants a period of owning and living in the home. Verify the current figures in HUD Handbook 4000.1 at hud.gov before relying on them.
For VA, the veteran has to live in one of the units. A cash-out is obtained through a lender once you have a Certificate of Eligibility, per the VA home loan page. VA’s leverage limit on cash-out is lower than the old 100% cap, and the occupancy rules sit in the VA Lenders Handbook. Lendmire’s piece How to Qualify and Apply for a VA Cash-Out Refinance Under Type 1 and Type 2 Rules walks through that product in detail.
Where Does the Standard Rule Break?
Four edge cases deserve attention before you apply.
Limited cash-out is not cash-out. These products give you a lower payment or a better loan, not cash. Fannie Mae’s limited cash-out policy allows only incidental cash back. The highest-leverage tier, 95.01% to 97%, is one-unit only, so a fourplex can’t use it. The VA IRRRL is “VA to VA” and gives no cash to the borrower. If you want a lower payment and no cash, those are the products to compare against.
Student loan payoff. Fannie Mae’s guide waives the cash-out pricing adjustment when proceeds pay off eligible student loans. The standard cash-out LTV limits still apply, though. The waiver changes pricing, not how much you can borrow.
Reserves. Reserves are the cash you still hold after closing. On a cash-out, Fannie Mae’s guidance applies minimum reserves on automated casefiles with a ratio above 45%, per the Fannie Mae matrix. Two- to four-unit primary residences carry additional reserve requirements in the guide. Cash-out proceeds generally do not count toward them. Document the reserves from savings or retirement accounts, not from the money you are about to receive.
Texas homesteads. A cash-out on a Texas homestead, a Section 50(a)(6) loan, is capped at 80% of the home’s value by the state constitution. On a fourplex, the 75% cap is the tighter one. Texas is one of the 16 states where Lendmire is licensed for consumer lending, but the wholesale no-MI lane is not written on Texas homesteads.
Some files also carry ineligible features. Certain renovation-product transactions and property-assessed clean energy liens are named complications. Check your lien search before you apply.
What Should You Gather Before You Apply?
- Two years of tax returns and W-2s, or the income documents that match your employment.
- Current leases for every rented unit, plus proof of deposits.
- A rent roll listing each unit, its rent and its lease end date.
- Your current mortgage statement and homeowners insurance declarations.
- Statements for the accounts holding your reserves.
- A list of any second liens, with payoff or subordination plans.
- If the building is held in an LLC or a trust, entity and vesting documents. Owner-occupant programs generally want the borrower on title in their own name, so raise this at the start.
Title surprises matter more on a four-unit building than on a house. A lien, an old easement or a co-owner who is not on the loan can each hold up a file. Ordering a title search early lets you clear title issues before the appraisal comes back.
How Does the Application Run?
Submit the application and the documents above through a broker or lender. Under the federal rules, the Loan Estimate arrives within three business days of application, and the Closing Disclosure arrives at least three business days before closing. On a refinance of your principal dwelling, you also have until midnight of the third business day after the transaction to rescind. That right applies to a home you live in, which is one more reason the occupancy status matters.
Compare the Loan Estimate against what you were told. Check the loan amount, the payoffs, the costs rolled in and the cash to you. The numbers should reconcile line by line.
Lendmire is a mortgage broker. It arranges these loans through wholesale lenders and does not lend. The lender reviews the file and makes the credit decision.
Why Do Fourplex Files Get Downsized or Stall?
Most of the time it is one of these.
- Low appraisal. The cap applies to a smaller value.
- Rent that doesn’t match the leases. The rent schedule and the leases disagree, so the underwriter uses the lower figure.
- Seasoning miss. The first mortgage is under 12 months old, or title time is short.
- Reserves shown from the wrong source. Proceeds from this loan don’t count.
- Second lien left in place. It eats into the cap.
- Title or vesting issue. The building is in an LLC or has a co-owner who isn’t on the loan.
What Does the Decision Look Like?
Cash-out is borrowing. A larger balance can raise the monthly payment and stretch the payoff. Cost shows up in pricing and in what is rolled into the loan. The cash you receive is the headline number minus every payoff and cost.
Stress-test it. If one unit sits vacant for a stretch, can the household cover the larger payment? The underwriter won’t count the rent in full, and neither should you.
A fourplex owner choosing between a cash-out and keeping the existing loan should ask three questions. What is the cash for? Does the new payment hold with a vacancy? And is a no-cash-out refinance enough? If the goal is a lower payment, limited cash-out may do it without the 75% cap.
Tax treatment can depend on your situation; borrowers should speak with a qualified tax professional before relying on any deduction or credit.
If you are weighing a cash-out refinance against keeping the loan you have, Lendmire can help you compare the programs and the equity each one reaches.

Frequently Asked Questions
Can I get a cash-out refinance on a fourplex I live in?
Yes, on conventional, FHA and VA paths, as long as you live in one of the units. The conventional cap is 75% LTV for two to four units. Approval depends on the lender’s review of credit, ratios, reserves, appraisal and seasoning.
Does the rent from my other units count as income?
Partly. Rent from the units you don’t occupy can help the ratio, but the underwriter applies a vacancy factor and may limit the amount. Rent from the unit you live in generally isn’t counted. Leases and the appraiser’s rent schedule support the figure.
How long do I have to own the building first?
On the conventional path, the mortgage being paid off must be at least 12 months old, and you must have been on title for 6 months. Delayed financing, inheritance and legal-award exceptions exist. FHA adds an ownership and occupancy history test, so check the current handbook text.
Is a limited cash-out or a Streamline the same thing?
No. Those products pay off your existing loan with only incidental cash back, or none. The VA IRRRL gives no cash to the borrower. They are the comparison point if you want a lower payment without taking equity out.
Do I get a three-day right to cancel?
On a refinance of your principal dwelling, yes. You have until midnight of the third business day after the transaction to rescind. Because you live in one unit, the fourplex is your principal dwelling.
