The Quick Read: VA sets no minimum credit score. The lender sets the floor, and the wholesale programs Lendmire places VA loans with start at a 580 decision score. After the score clears, residual income, debt-to-income, the appraisal and the net tangible benefit test decide the file. Everything below is subject to lender guidelines and full file review, and none of it is a commitment to lend.
Key Takeaways
- VA has no minimum score. Lenders add their own floors, and some set them higher than others.
- Residual income is the controlling test. The 41% debt-to-income figure is a guideline, not a cap.
- A VA cash-out reaches 100% of the appraised value, including the financed funding fee, and it can refinance any loan type into a VA loan.
- A VA-to-VA cash-out carries seasoning. A non-VA loan does not.
- Applying has a set order: eligibility certificate, lender, appraisal, underwriting, closing.
What Is a VA Cash-Out Refinance?
A VA cash-out refinance replaces your current mortgage with a new VA-backed loan. VA describes it as a way to take cash from your equity or to move a non-VA loan into a VA loan. You get it through a private lender, not from VA directly.
VA cash-out estimate
Seeded with an example value, a typical balance, and a round cash request at the first-use fee; change any field.
Editable benchmark: 7.18% as of November 5, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a VA cash-out refinance quote.
Illustrative starting assumptions: a $350,000 home value, a $193,000 current balance, the full-value VA cap with the first-use funding fee financed, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a VA cash-out refinance quote; a VA loan is priced by the lender at lock. The total loan, funding fee included, is capped at the program leverage on the reasonable value; the fee follows the tier chosen. The cash available is what the cap allows less the balances paid off and the fee, before closing costs, which are not included. The HELOC line is the line program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. The debt-to-income figure is a guideline; residual income decides a VA file. Licensed in sixteen states for consumer mortgages.
Many borrowers think you need an existing VA loan to use it. You don’t. A loan that refinances an existing VA loan to a lower rate is the streamlined IRRRL, a different product. The cash-out takes a conventional, FHA or USDA loan and turns it into a VA loan.
You also don’t have to take cash. A loan that pays off the old balance and nothing more can move a non-VA mortgage into the VA program. Cash is optional.
Lendmire’s VA cash-out refinance program page covers how the brokerage arranges these files. Lendmire is a mortgage broker, licensed for consumer lending in 16 states, and the lenders it works with make the credit decision.
Does VA Set a Minimum Credit Score?
No. The VA Lenders Handbook, Chapter 4 states that VA does not have a minimum credit score requirement. The underwriter has to decide whether you are a satisfactory credit risk after a careful read of the credit report.
The floor comes from the lender. Across the wholesale programs Lendmire places VA loans with, the decision score starts at 580. Some lenders set a higher number. That gap is why one lender can decline a file another one reviews.
So a low score is not disqualifying under VA’s rules. It does narrow your choice of lenders, and it changes what the underwriter wants to see elsewhere in the file.
What Each Score Range Means in Practice
| Score range | What the lender sees | Likely next step |
|---|---|---|
| Below 580 | Under the floor on these programs | Work on the report, reapply later |
| 580 to the mid-600s | Eligible, with closer file review | Clean documentation, strong residual income |
| Higher scores | More lender options | Compare programs, not just the score |
How Is the Loan Underwritten, Step by Step?
A cash-out is not a streamline. The lender reviews credit, income, assets, employment and a full appraisal. Here is the sequence.
1. Get the Certificate of Eligibility (COE). The lender can pull it electronically, or you can request it from VA. VA’s service rules decide eligibility, not the lender.
2. Pick a lender and apply. VA says terms and fees vary, so talk to more than one source. Compare overlays, not only price.
3. Submit documents. Expect pay records, bank statements, your current mortgage statement and ID. Complete, consistent paperwork keeps the file moving.
4. Order the appraisal. VA’s Buyer’s Guide says the appraisal is mandatory on cash-out loans. The value it sets drives your loan-to-value ratio.
5. Underwriting analysis. The underwriter runs VA’s loan analysis and applies Chapter 4. That covers credit, debt-to-income and residual income.
6. Net tangible benefit. Every cash-out has to show at least one of VA’s listed benefits.
7. Closing. You receive a Loan Estimate and Closing Disclosure as on any consumer mortgage. The lender issues the guaranty once seasoning is certified on VA-to-VA files.
What Does the Underwriter Look at Beyond the Score?
Residual income controls the decision. It is the money left each month after your debts, taxes and living costs, measured against VA’s table for your family size and region. Per Chapter 4, only your actual income can be used to calculate it.
Debt-to-income is next. The 41% figure is a guideline, not a hard cap. A ratio above it draws closer scrutiny and needs residual income well above VA’s table.
Then comes payment history. The underwriter reads the credit report line by line. Late payments, collections and utilization all matter, and derogatory items may need a written explanation. Lack of credit history is not treated as a negative.
Rent or mortgage history gets verified too. A clean twelve months on your current mortgage carries real weight.
What Is the Net Tangible Benefit Test?
Every VA cash-out has to deliver a net tangible benefit. The Lendmire-placed programs follow VA’s list of eight benefits and require at least one. Common ones include moving from an adjustable to a fixed loan, shortening the term, dropping monthly mortgage insurance, or a loan-to-value at or below 90%.
VA’s quick reference guide shows the system checking this automatically. Be careful here: the half-percent rate-reduction and fee-recoupment tests belong to the IRRRL. They don’t apply to the VA cash-out.
Where the General Rule Breaks
Seasoning. If you are refinancing an existing VA loan, seasoning applies. The new loan can’t close before the later of 210 days from the first payment and the sixth payment. A non-VA loan doesn’t face VA’s seasoning, though an individual lender may add its own wait. The VA circular on cash-out rules covers seasoning and the three refinance categories.
Leverage. The VA cash-out reaches 100% of the appraised value, including the financed funding fee. Ninety percent is one net tangible benefit option, not a ceiling. Some lenders cap cash-out lower as their own policy. Full-entitlement loans on these programs have no VA loan limit.
Occupancy. This is a loan on a home you own and live in. If the idea is a rental or second home, occupancy decides the leverage, and that is a different conversation.
Surviving spouses. A surviving spouse who wasn’t on the original loan can complete only a cash-out refinance, after qualifying as a surviving spouse.
Repairs. VA can guarantee a cash-out that includes alteration or repair on a home you own and occupy.
Recent credit events. Bankruptcy, foreclosure or disability income each change what the underwriter documents. Be ready to provide the paperwork and a written explanation for each one. Speak with a loan officer before applying.
What Does the Funding Fee Cost?
The funding fee is a one-time charge and can be financed. On a cash-out refinance it is 2.15% on first use and 3.3% on subsequent use. Veterans receiving compensation for a service-connected disability, and the other exempt groups, don’t pay it. VA’s funding fee page explains exemptions and the refund if you are later awarded compensation.
The reduced down-payment tiers don’t help on a refinance. There is no mortgage insurance on a VA loan.
How Can You Prepare Your Credit Before Applying?
Start with your own reports. Look for errors, accounts you don’t recognize and collections that have already been paid.
Then work the factors the underwriter will see. Pay balances down on revolving accounts. Keep every payment on time from here forward. Avoid opening new credit before the file is in.
A cash-out can help here too. A CFPB report found cash-out borrowers saw an initial sharp rise in scores, then a gradual decline that stayed above pre-refinance levels. Borrowers often used proceeds to pay down card and auto debt.
What Does a Worked Example Look Like?
Picture a veteran with a conventional loan, a decision score in the low 600s and a steady pay record. The home appraises well above the payoff. Her debt-to-income lands above 41%, but residual income clears the VA table comfortably.
She gets her COE, applies, sends documents and orders the appraisal. The underwriter reads a couple of old collections and asks for a written explanation. She provides it. The file shows a fixed-rate loan replacing an adjustable one, which meets the net tangible benefit test. The new loan stays within 100% of appraised value, financed fee included.
The score didn’t decide it. Residual income and clean documentation did. This is a hypothetical, and any real file depends on the lender, the property and the full review.
Why Do Files Get Denied, and How Do You Recover?
The common causes are residual income that falls short, a score under the lender’s floor, an appraisal that comes in light, unexplained derogatory credit, and a VA-to-VA loan that hasn’t seasoned.
Recovery depends on the cause. A thin appraisal can be challenged with recent sales data. A score problem calls for time and clean payments. A residual-income miss may need debt paid off first. A different lender with different overlays sometimes reads the same file differently.
Is Cash-Out the Right Move?
Be honest about the tradeoff. VA News warns that a cash-out very rarely lowers your monthly payment, because a larger balance adds interest over the life of the loan. Allowable closing costs can be paid from proceeds, which may reduce the cash due at closing.
Be wary of offers that promise “no-cost” refinancing or skipped payments. The costs usually sit inside the balance or the loan terms. Lenders pushing repeated refinances is a known concern.
If you only want a lower rate on an existing VA loan, the IRRRL is a different path with no VA appraisal. If you want cash, or need to leave a non-VA loan, the cash-out fits.

Frequently Asked Questions
What credit score do I need for a VA cash-out refinance?
VA sets none. Some lenders require more. Eligibility depends on lender guidelines and full file review.
Can I do a VA cash-out if my current loan isn’t a VA loan?
Yes. A VA cash-out can refinance any loan type into a VA loan, including conventional, FHA and USDA. VA’s seasoning rule applies only when the loan being paid off is itself a VA loan.
Is 41% debt-to-income a hard limit?
No. It is a guideline. A ratio above 41% needs residual income well above the VA table, and the underwriter will review the file more closely.
How much can I borrow against my home?
Up to 100% of the appraised value, including the financed funding fee. Some lenders set a lower cap as their own policy.
Will a cash-out lower my monthly payment?
Rarely. Taking cash increases the balance. A lower payment is possible mainly when you are also changing terms, so confirm the full cost on your Loan Estimate.
