A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs — created to help eligible veterans, service members, and select surviving spouses buy, build, or refinance a home. The VA doesn’t lend directly. Instead, it guarantees a portion of the loan, allowing approved private lenders to offer terms unavailable through any other program.

Eligibility requires a Certificate of Eligibility (COE) from the VA. Most veterans with honorable discharge qualify automatically. Active-duty service members can qualify after 90 continuous days of service during wartime, or 181 days during peacetime.
