Current refinance guidelines, updated from one source.
Four cards and one table carry every figure an Islamorada refinance turns on, drawn from the agencies’ published guides, HUD’s handbook, VA’s regulations, and the wholesale overlays: leverage, mortgage insurance, the streamline and IRRRL conditions, and credit. Nothing here is a rate or a payment; the calculator further down turns the figures into a payment and a break-even.
One-unit principal residence; mortgage insurance above 80%
95% is the conventional ceiling on a one-unit principal residence for a refinance that returns no cash, with 97% reserved for the first-time-buyer programs where the existing loan qualifies. Above 80% loan-to-value the new loan carries mortgage insurance; at or below it there is none, which is the line an FHA borrower crosses to shed the premium for good.
An existing FHA loan, refinanced with a net tangible benefit and a limited credit review
FHA offers two routes. The streamline requires no appraisal, limits the credit review, requires a net tangible benefit, and applies the previous loan’s seasoning and payment rules; the rate-and-term uses an appraisal and a full credit review and reaches 97.75% on a principal residence occupied the previous year. Both carry FHA mortgage insurance on the new loan.
An existing VA loan, no VA appraisal; seasoning of 210 days and six payments
An existing VA loan can be refinanced to a lower rate or from an adjustable to a fixed rate through the IRRRL: a 0.5% funding fee that can be financed and that exempt veterans do not pay, no appraisal required by VA, a net tangible benefit, and seasoning of 210 days and six payments on the loan being replaced. The home may be a primary, second, or investment property where the veteran previously occupied it.
DTI to 50%; jumbo from 660 on its lanes
Score and ratio for an Islamorada refinance: 620 is the conventional floor, 50% the automated ratio ceiling, and the finding weighs the rest of the file. The jumbo lanes, for balances above the conforming limit, start at 660, reach 90% of value on the headline lane, lend to $5,000,000, and hold the ratio to 50% on the fixed lanes with reserves per the lane.
| Program | Loan being replaced / occupancy | Maximum LTV | Conditions |
|---|---|---|---|
| Conventional rate-and-term (Fannie Mae / Freddie Mac) | One-unit principal residence | 95% | limited cash-out: the old loan, the closing costs and a purchase-money second roll in, incidental cash only; 97% where the existing loan is agency-owned and the first-time-buyer program allows; mortgage insurance above 80% |
| FHA streamline | Existing FHA-insured loan | No LTV test | appraisal not required; net tangible benefit; limited credit review; the previous loan’s seasoning and payment history apply; FHA mortgage insurance continues |
| FHA rate-and-term | Principal residence (owner-occupied the previous twelve months) | 97.75% | with an appraisal and full credit review; FHA mortgage insurance on the new loan |
| VA IRRRL | Existing VA loan; a home the veteran previously occupied | No LTV test | 0.5% funding fee (financeable; exempt veterans pay none); no VA appraisal; net tangible benefit; seasoning the later of 210 days and six payments |
| Jumbo rate-and-term (wholesale lanes) | Above the conforming limit | 90% | 660+ score on the headline lane, loans to $5,000,000, DTI to 50% on the fixed lanes; reserves and the appraisal count per the lane |
A refinance that returns cash is a cash-out refinance and is covered by the conventional, FHA, VA and jumbo cash-out programs; a line of credit that leaves the first mortgage in place is the HELOC program. Each carries its own leverage and its own rules.

What a rate-and-term refinance is — and how the file is qualified.
Here is the refinance in the order it matters: the mechanics of replacing one first mortgage with another, the four programs and the loan each one serves, the benefit and break-even arithmetic that says whether to proceed, and the moment a cash-out refinance or a line of credit serves an Islamorada owner better.
For the program overview, see Lendmire’s refinance program, or the statewide guide at Refinance in Florida; when the goal is cash, see the cash-out refinance program.
One new loan replaces the old one
Replacing a mortgage means paying it off with a new one on the same home. The new balance is the old balance plus the closing costs, where they are rolled in, and nothing comes back to the borrower beyond an incidental amount; paying off a line of credit or a non-purchase-money second through the loan turns it into a cash-out, which is a different program with its own leverage.
Four programs, one question: which applies
Match the program to the loan being replaced. FHA to FHA: the streamline, no appraisal, limited review, premium continues. VA to VA: the IRRRL, no VA appraisal, a small fee, a benefit test. Anything to conventional: an appraisal, the leverage cap, and no mortgage insurance at or below the line. Above the conforming limit on any route: the jumbo lanes, with their own scores and reserves.
The benefit test and the break-even
A refinance pays when the owner keeps the loan past the break-even and the term reset does not give back the saving in interest. On an FHA streamline or a VA IRRRL the new loan must also deliver a net tangible benefit as the agency defines it, and VA requires the fees and costs to be recouped within its window when the new loan does not exceed the payoff. The Islamorada calculator below runs all three figures.
When the goal is cash, not terms
Paying off a line of credit or a second lien that was not part of the purchase through the new loan makes the file a cash-out under the agency rules even when no cash reaches the borrower, so an owner with a HELOC behind the first mortgage should read the cash-out guide first. The rate-and-term refinance pays off the first mortgage, the costs, and a purchase-money second, and stops there.
Nothing in the formula is a quote. The new rate is a published weekly benchmark you can overwrite, the costs are your estimate, and the result is the shape of an Islamorada refinance, not its terms: the loan, the payment, the saving, the break-even, and the interest comparison, which a loan officer then prices in writing.
Where Islamorada’s mortgages were written — and what a refinance changes.
Scale, not quotation: the median value says what a typical Islamorada balance sits under, the ownership rate says how many mortgages the market holds, and the median income sizes the ratio a typical payment leaves. The program figures above do not move with any of them.
Citywide figures provide general market context, not an appraisal or an income calculation. A value well above the balance makes the appraisal a formality and the mortgage-insurance line easy to clear; a value close to the balance makes both decisive. The market sets the cushion, the program sets the cap.

Distinct Islamorada neighborhoods, distinct refinance questions.
Neighborhood by neighborhood, the cards below describe Islamorada’s housing stock, the loans typically written on it, and the refinance question that comes up most in each.
Second homes and vacation homes
An Islamorada second home refinances for terms at its own cap, and the review checks the occupancy before anything else, because a second home and a seasonal rental are different files under the agencies’ rules. The arithmetic of the saving and the break-even is unchanged; the documents describe how the home is used. About 15% of Islamorada’s households rent — roughly 487 renter households on the latest Census estimate.
Primary residences in a resort town
A year-round Islamorada homeowner is the ordinary refinance file on a resort-priced appraisal: the cap and the insurance line apply as in the snapshot, the costs are judged against the saving, and the term decision is the owner’s. The seasonal character of the market matters to the appraiser, not to the program. Roughly 2,665 Islamorada households own their homes on the latest Census estimate — 85% of all households, the pool a refinance draws on.
Seasonal rentals
Seasonal rentals around Islamorada refinance on the conventional and jumbo routes at the investment cap, confirmed for the file, with income documented as the rules allow. The arithmetic is the standard break-even, and the review reads the operating history before sizing the loan. Equity taken out is the investment cash-out program. The median owner-occupied home value in Islamorada runs near $919,600 on the latest Census estimate.
High-value homes near the limit
A high-value Islamorada home refinances rate-and-term on the jumbo lanes when the balance exceeds the limit and on the agency route when it does not. Fixed, adjustable, and interest-only jumbo structures exist, each with its own lane and its own conditions; the arithmetic of the saving is the same on every one. On an Islamorada home at the median value, a conventional rate-and-term refinance at the leverage cap allows a new loan up to $874,000 — the existing loan, the closing costs, and a purchase-money second lien are what it may pay off.
Condominiums and condotels
An Islamorada resort condominium refinances conventionally when the project passes the agencies’ review, and the review is the whole file: the association’s finances, the insurance, the investor share, and whether the building operates as a hotel. A condotel sits outside the conventional program and is refinanced, if at all, on other terms; the streamlines skip the review on an existing government loan. Islamorada is home to about 7.1K people.
Fixing a rate before the next season
Owners of Islamorada vacation and rental homes often carry adjustable loans taken when the home was bought, and the refinance that matters to them is the fixed rate before the next reset, timed to the season’s cash flow. Conventional, streamline, and IRRRL all allow it, the program follows the loan being replaced, and the benefit is certainty rather than a saving the calculator can price. Median household income in Islamorada sits near $87,222 on the latest Census estimate.
The rules do not change with the street. Every Islamorada file is checked the same way: the loan being replaced against the program, the new loan against the cap where a value test applies, the costs against the saving, and the borrower against the score and the ratio.
Four reasons Islamorada homeowners rewrite the mortgage.
A mortgage is refinanced for a reason, and the reason picks the program and the term. These are four of the reasons that bring Islamorada homeowners to a rate-and-term refinance most often, with what each one asks of the file.
Get rid of mortgage insurance
Rising values in Islamorada have put many FHA borrowers at or below the line where a conventional loan carries no mortgage insurance, and the refinance that moves them there removes a premium that would otherwise run for years. The file needs an appraisal and the conventional credit review; the saving is the premium plus whatever the rate change adds or subtracts.
Shorten the term
Moving from a thirty-year to a shorter fixed term raises the payment and cuts the interest paid over the life of the loan, often sharply. The file is qualified on the higher payment, so the ratio matters more than on a payment-lowering refinance, and an Islamorada owner with rising income and years of equity is the typical candidate.
Fix an adjustable rate
An adjustable loan approaching its first reset, or one that has already adjusted, is refinanced into a fixed rate to end the uncertainty. Conventional, FHA streamline, and VA IRRRL all allow the move, and converting an adjustable to a fixed rate is itself a net tangible benefit under VA’s test. The Islamorada file is qualified on the new fixed payment.
Fold in a purchase-money second lien
Two loans into one is a rate-and-term refinance when the second was part of the purchase. The payoff of both, plus the costs, becomes the new balance and is tested against the cap; the file is otherwise ordinary. An Islamorada owner whose second lien was opened after the purchase, or who drew on a line later, is reading the cash-out guide, not this one.
Estimate the new payment and the break-even on an Islamorada home before requesting a quote.
Four programs, one calculator. Conventional applies the leverage cap and the mortgage-insurance line; the FHA streamline and the VA IRRRL skip the value test, and the IRRRL adds its fee to the loan; jumbo applies the lane’s cap. Enter your Islamorada figures and read the payment, the change, the break-even, and the interest comparison before requesting written terms.

Illustrative starting assumptions: a $920,000 home value near Islamorada’s median owner-occupied value, a $644,000 current balance, a current rate and remaining term you enter, closing costs seeded at $13,000 as an editable placeholder (not a fee quote), a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The new rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a refinance quote; a refinance is priced by the lender at lock, and the current rate, the remaining term and the closing costs are figures you enter. The current payment is estimated from the balance, the current rate and the remaining term; the break-even divides the closing costs by the monthly saving and ignores the interest effect of a longer term. On the VA IRRRL the funding fee is added to the loan unless the veteran is exempt. Taxes and insurance are editable estimates. Same home, four ways to refinance it.
Which refinance fits depends on the loan being replaced, the balance, and what the owner wants from the new loan. The cards compare the conventional route, the government streamlines, and the jumbo lanes on the same Islamorada questions: the appraisal, the leverage, the insurance, the fee, and the review.
Conventional, streamline, or jumbo.
The conventional rate-and-term refinance replaces whatever first mortgage is on the home with an agency loan: value tested by appraisal, leverage capped as in the snapshot, mortgage insurance ending at the line, the old loan and the costs inside the new balance. It asks the most of the file and reaches the most homeowners, including FHA borrowers ready to shed the premium. See the conventional loan program.
For an Islamorada owner whose loan is already FHA or VA, the streamline or the IRRRL is the lightest file on this page: no appraisal in most cases, a limited review, a benefit the new loan must deliver, and the agency’s own seasoning and payment-history rules on the loan being replaced. The FHA premium stays; the VA fee is financed or waived. Neither reaches a borrower whose loan is conventional. See the FHA and VA programs.
For balances above the conforming limit, the jumbo lanes refinance rate-and-term with their own rulebook: the score floor in the snapshot on the headline lane, leverage to the lane’s cap, reserves per the lane, and a second appraisal above the lane’s threshold. The arithmetic is the same as any refinance; the file asks more of the Islamorada borrower’s documents and liquidity. See the jumbo loan program.
The loan being replaced points to the program, the balance points to conforming or jumbo, and the goal points to the term: shorter to save interest, longer to lower the payment, fixed to end the resets. What none of the four does is return cash; for that, the cash-out programs and the HELOC are the instruments, each with its own guide.
What to prepare for an Islamorada scenario review.
The paperwork is the standard refinance set, with the automated finding deciding how much of it the file actually needs and the streamlines asking for far less; here is what an Islamorada refinance review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
The program is simple to state and particular in its exceptions. Here are the local and file-level details that most often change an Islamorada refinance between application and closing.
Use these checks to keep the Islamorada file clean and fundable.
Before the appraisal is ordered: run the break-even on realistic costs, compare the interest over the new term with what remains on the old loan, and confirm which program the existing loan points to for the Islamorada home.
- Run the break-even: Compare the break-even with how long you expect to keep the loan.
- Weigh the reset: A longer term lowers the payment and can raise the total interest.
- Pass the benefit test: VA requires the fees and costs to be recouped within its window when the loan does not exceed the payoff.
The costs are recovered only through the saving
Closing costs are paid from the loan or at the table, and the only thing that earns them back is the monthly saving. Divide the costs by the saving and the result is the number of months the Islamorada owner must keep the new loan to come out even; an owner planning to sell or refinance again before then is paying for a loan they will not use.
The term starts over unless you choose a shorter one
Two refinances with the same rate can produce opposite results: one lengthens the loan and lowers the payment, the other shortens it and lowers the total interest. Which is right depends on what the Islamorada owner needs each month and how long they will hold the home. The calculator’s interest comparison is where that decision is made.
The streamlines require a net tangible benefit
An FHA streamline and a VA IRRRL cannot close unless the new loan delivers a net tangible benefit as the agency defines it, a lower payment, a fixed rate in place of an adjustable one, or another listed benefit, measured against the loan being replaced. VA adds a recoupment test where the new loan does not exceed the payoff: the fees and costs must be recovered within its window.
The loan being replaced may need to be seasoned
Seasoning on a refinance means the age of the loan being replaced. VA measures it in days from the first payment and in payments made; FHA applies its own seasoning and payment history on a streamline; the agencies do not impose a waiting period on a conventional rate-and-term file. An Islamorada owner who refinanced recently should confirm which clock applies before planning on a date.
Condominiums add the project review on the conventional and jumbo routes
A conventional or jumbo refinance of an Islamorada condominium adds the agencies’ project review to the file: the association’s budget, insurance, and investor share are checked before the appraised value is applied to the loan-to-value cap. Established buildings usually pass; newer or investor-heavy ones draw questions. The FHA streamline and the VA IRRRL do not re-review the project.
From an Islamorada scenario review to a new first payment.
From the first conversation to the new first payment, an Islamorada refinance moves through four stages, and the first one, the review, is where most files should be decided. The rest is documentation, the appraisal where the program needs one, and the closing.
Scenario review
Everything begins with the arithmetic on the owner’s own figures. The program, the term, the costs, the break-even, and the interest comparison are run before an application exists, and the loan is placed against the cap and the insurance line on a cautious value, so an Islamorada owner decides with the numbers in hand and nothing has been spent.
Application and automated finding
The application goes to the selected wholesale program and the automated finding comes back with the documentation the file needs; the FHA streamline and the VA IRRRL follow their own limited review instead. The finding sets the ratio ceiling and often trims the paperwork; the loan officer reads it before the appraisal is ordered.
Appraisal and underwriting
Where the program needs a value, the lender orders the appraisal and the number it reports sets the loan-to-value, the cap, and the insurance line; the FHA streamline and the VA IRRRL skip it. Underwriting then verifies the income, the assets, the loan being replaced, and the payoff, and an Islamorada file reviewed on a cautious value usually passes without being resized.
Closing, rescission, and funding
At closing the new loan is signed, the payoff is ordered, and after the rescission period on a home the borrower lives in, the old loan is retired and the new one begins. Second homes and investment property fund without the wait. The new servicer sends the first statement, and any saving the review showed starts with it.
A brokerage that runs the break-even honestly.
A refinance is a decision about arithmetic, and a brokerage that will say the arithmetic does not work is worth more than one that will not. Lendmire runs the break-even and the term comparison first, shops the file across wholesale programs second, and puts the terms in writing before any fee is charged.
The break-even, run before anything else
A brokerage earns nothing by talking an Islamorada owner out of a refinance, which is why the honest version of the review is worth having. The break-even and the interest comparison come first, and the answer follows them.
Shopped across wholesale programs
Several wholesale programs compete for an Islamorada refinance, and the differences in cost, in reserves, and in what the file must show are real. Lendmire runs the comparison and shows it, so the owner sees why one program was chosen over another.
Terms in writing, before any fee
An appraisal fee on a refinance that cannot pay for itself is money wasted, so the written terms come first and the appraisal second. The owner sees the new loan, the payment, the saving, and the break-even before any fee is charged.

Islamorada refinance FAQs
Before you request an Islamorada refinance review, learn when a refinance makes sense, what it costs to get there, which program fits the loan you have, and what to expect from the process.
What is a rate-and-term refinance, and how is it different from a cash-out?
Rate-and-term means the loan’s terms change and the balance does not, apart from the costs rolled in. A cash-out means the balance grows and the difference is paid to the borrower. The agencies treat them as different transactions with different leverage and different prices, and so does every program on this page.
When does refinancing actually make sense?
Run three numbers: the costs divided by the monthly saving, which is the break-even; the interest over the new term against what remains on the old loan; and how long you expect to keep the home. If the break-even is comfortably inside your horizon and the term reset does not erase the saving, it pays. If not, waiting is the better refinance.
What does a refinance cost to close?
Expect the ordinary set, lender charges, third-party charges, prepaid interest, escrow deposits, title, and recording, plus the VA funding fee on an IRRRL, and expect them on the Loan Estimate rather than here. The costs are not forgiven by rolling them in; they become part of the balance. The break-even is how an Islamorada owner judges whether they are worth paying.
Can I get rid of mortgage insurance by refinancing?
Refinancing is one of two ways. The other, for a conventional loan, is a cancellation request to the servicer at the published line, which costs nothing. For an FHA loan the refinance is the only way, and the new loan must be conventional and at or below the line, which an appraisal decides.
What is an FHA streamline, and who can use it?
An existing FHA loan, a net tangible benefit, a clean payment history on the loan being replaced, and the agency’s seasoning rule: that is the streamline. There is no appraisal and no full credit review, which makes it the simplest route for an eligible Islamorada borrower, and no exit from the premium, which makes it the wrong route for one who wants that.
How soon after buying or refinancing can I refinance again?
As soon as it pays, for a conventional loan; when the loan being replaced has seasoned, for a VA IRRRL; under the previous loan’s seasoning and payment rules, for an FHA streamline. An Islamorada loan officer confirms the clock and then runs the break-even on the new costs.
Can I refinance to remove my ex-spouse, or to add someone, to the mortgage?
Removing a borrower is a rate-and-term refinance with documents added; adding one is the same with another income in the file. The agencies treat an equity payment to a departing co-owner through the loan as a special transaction with its own rules, so the review asks early whether any money changes hands.
What if I want cash out of my home as well?
A refinance that returns cash is a cash-out refinance, with cash-out leverage and cash-out cost. The Islamorada owner who wants both better terms and cash gets both from the cash-out program in one loan; the owner who wants only better terms gets them from this one. The review starts by asking which.
Can I pay off a second mortgage or a HELOC with a rate-and-term refinance?
Only when the second lien was part of the purchase. A purchase-money second rolls into a conventional rate-and-term refinance and the file keeps that program’s leverage and price. A second lien opened after the purchase, or a line of credit drawn after it, cannot be paid through a rate-and-term refinance: under the agency rules the transaction becomes a cash-out, even when no cash reaches the borrower. The alternative is to leave the second lien in place and have its lender subordinate to the new first mortgage.
Can I refinance a rental or a second home with a rate-and-term loan?
Yes. A conventional rate-and-term refinance is available on a second home or an investment property at that occupancy’s own leverage, which a Lendmire loan officer confirms for the file, and the jumbo lanes refinance second homes and investment property above the conforming limit. A VA IRRRL may refinance a home the veteran once occupied and now rents. The FHA streamline applies to the FHA loan on the home it insured. None of them returns cash; a cash-out on a rental is covered in the investment property cash-out guide.
An Islamorada refinance sized to the balance, the costs, and the break-even.
Begin with a scenario review: the balance, the current rate, the years remaining, the value, the score, and the goal. A licensed Lendmire loan officer identifies the program, runs the new payment, the saving, the break-even, and the interest comparison, and provides the terms in writing before any appraisal is ordered.
