Indiana Super Jumbo DSCR Loans

Super Jumbo DSCR Loans in Indiana

A super jumbo DSCR loan in Indiana is business-purpose financing for the top of the rental market; this statewide guide explains the program and points to the city pages where the market figures live.

Current Program Snapshot

These figures are read from Lendmire’s centralized super-jumbo DSCR standards source and update automatically when the program changes. Every state and city guide in this series reads the same source.

Loan Size
$10M

Program ceiling

This is the balance the program can reach on a strong file; the leverage cell at any size depends on the credit tier and the transaction.

Leverage
80%

Top purchase leverage

At the first rung of the ladder, purchase and rate-and-term leverage reach this ceiling; above it the ladder steps down.

Coverage
1.00

Full-leverage coverage floor

This is the ratio that unlocks the ladder’s best cells; a ratio inside the reduced band still qualifies, at reduced leverage.

Credit
660

Credit floor

Credit sets which cells of the matrix are open: this floor opens the lower bands, the super-jumbo overlay floor applies above the overlay line, and each band’s best cell carries the credit requirement the ladder table shows.

$3M Cash-out ceiling

Cash-out leverage steps down with loan size and stops at this balance; larger requests are purchase or rate-and-term only.

$4M Case-by-case review line

Above this balance every request is reviewed before submission, at reduced leverage.

75% Interest-only leverage

An interest-only period is available through select programs, with coverage measured on the interest-only payment.

Program Notice

The figures on this page are program parameters, not offers: leverage is a matrix of loan size and credit tier, cash-out stops at its own ceiling, requests above the review line are considered case by case, and every file is underwritten individually. No lender rate, payment, fee, or lender is stated or implied; the calculator below runs on a public benchmark rate, not a quote. Lendmire brokers these loans through its wholesale network and is never the lender.

Indiana Super Jumbo DSCR Loan Guide

What a super-jumbo DSCR loan is — and how the ladder decides it.

A super jumbo DSCR loan is the standard DSCR structure carried to larger balances: the property’s rent qualifies the loan, and a matrix of loan size and credit tier decides the leverage. In Indiana, that ladder is what an investor plans around.

Balance inside the standard ceiling? See DSCR Loans in Indiana, the standard program, or return to the super jumbo DSCR loan program overview.

01.

The rent qualifies the loan, not the owner

A super jumbo DSCR loan in Indiana is underwritten on the property’s rent — an existing lease or the appraisal’s market rent estimate — divided by the full monthly payment. Tax returns, wage statements, and employment verification are not part of the ratio.

02.

Leverage is a ladder, not a number

Think of the ladder as a set of doors: the loan size chooses the hallway, the credit tier chooses the door, and the door is the leverage. The snapshot and ladder table above show the doors open today.

03.

Credit and reserves tighten above the overlay line

Above the overlay line, an Indiana file carries a stricter credit floor, a clean recent housing history, and longer seasoning after a credit event. Reserves are months of the full payment, so a larger payment means larger reserves.

04.

The review line and the cash-out ceiling

The largest band in Indiana is a conversation, not a form: requests above the review line are reviewed case by case, structured as purchase or rate-and-term, at reduced leverage. Cash-out ends lower on the ladder.

The Core Calculation
Lease or market rent ÷ principal, interest, taxes, insurance, and dues = coverage

Enter a price, an equity percentage, a credit tier, and the rent; the calculator reads the leverage cell for that loan size, builds the full payment, and compares the ratio with the floor.

Indiana Market Context

Where Indiana’s high-value rental stock sits — and how a lender reads it.

The statewide picture for Indiana: where the expensive homes are, what the top of the rental market pays, and how deep the high-value stock runs across the tracked markets.

Statewide figures provide general market context, not an appraisal or a rent analysis. In high-value markets, rent grows more slowly than value, so the rent-to-value ratio compresses as the price climbs; the leverage ladder exists to absorb that compression, and equity does the rest.

Indiana Super Jumbo DSCR Markets

Where Indiana’s high-value rental stock runs deepest — market by market.

Lendmire tracks these Indiana markets for super jumbo DSCR financing; each carries a city guide with its own Census figures, submarkets, and calculator.

01.

Carmel

High-value housing is a smaller share of Carmel — about 7.9% of owner-occupied homes, roughly 2,266 — so a super jumbo file there leans on the property’s own appraisals and rent, with the metropolitan luxury market setting the context. Census context: median value near $486,800, median household income near $141,505, population near 102K.

02.

Westfield

In Westfield, about 5.7% of owner-occupied homes — near 947 — reach one million dollars in value, which is why a file there is carried by its appraisals and its rent rather than by a market pattern. Census context: median value near $425,700, median household income near $122,789, population near 55K.

03.

Noblesville

Noblesville is an executive suburban luxury market where roughly 385 owner-occupied homes (2.0% of the stock) are valued at one million dollars or more; a high-balance file is read on its own comparables and its own lease. Census context: median value near $349,700, median household income near $104,047, population near 73K.

04.

Fishers

In Fishers, about 1.6% of owner-occupied homes — near 449 — reach one million dollars in value, which is why a file there is carried by its appraisals and its rent rather than by a market pattern. Census context: median value near $391,000, median household income near $130,203, population near 102K.

05.

Indianapolis

In Indianapolis, about 1.1% of owner-occupied homes — near 2,244 — reach one million dollars in value, which is why a file there is carried by its appraisals and its rent rather than by a market pattern. Census context: median value near $224,800, median household income near $66,219, population near 886K.

06.

Columbus

In Columbus, about 0.9% of owner-occupied homes — near 123 — reach one million dollars in value, which is why a file there is carried by its appraisals and its rent rather than by a market pattern. Census context: median value near $244,200, median household income near $77,456, population near 52K.

These are Census patterns, not program terms. The leverage cell for any Indiana file comes from the matrix for its loan size and credit tier.

How Indiana Investors Use the Program

Four ways Indiana investors put super-jumbo DSCR financing to work.

The same rent-qualified structure serves several purposes at high balances in Indiana; four of the most common are below.

Portfolio

Scale a portfolio of high-value rentals

A portfolio in Indiana can add its next high-value rental on the same rent-qualified basis, with the program’s financed-property count and reserves read across the holdings.

Interest-only

Carry a high-value asset interest-only

An interest-only period lowers the payment the rent is measured against, which is why many Indiana high-balance files are structured that way; interest-only leverage carries its own cap.

Purchase

Buy a high-value rental on its rent

For an Indiana acquisition that a standard DSCR program cannot carry, the super jumbo path applies the same rent test at a larger balance, with the ladder setting the leverage.

Entity vesting

Hold title in an entity

Vest an Indiana rental in an LLC or corporation, subject to lender program eligibility; the rent still qualifies the loan and the guarantors’ credit selects the cell.

Super Jumbo DSCR Calculator

Estimate an Indiana high-value rental’s coverage at its loan size, before requesting a quote.

The calculator does what the lender’s first pass does for an Indiana file — finds the band, opens the cell for the credit tier, builds the payment, and checks the rent against the floor — using the current matrix and the weekly Freddie Mac benchmark as an editable rate assumption.

Illustrative starting assumptions: a $2,500,000 price set above Indiana’s median owner-occupied home value to reach the super jumbo band, an equity position sized to the ladder, and a long-term rent in line with luxury rent-to-value (U.S. Census Bureau). Taxes and insurance are editable assumptions.

Leverage is read from the current program matrix for the loan size and credit tier entered; the appraisal, the lease or market rent, reserves, and full underwriting decide the actual figures. Requests above the review line are considered case by case, purchase or rate-and-term only. The rate field is an editable Freddie Mac thirty-year benchmark; it is not a DSCR loan quote.

Super Jumbo DSCR vs. the Alternatives

Same property, three very different structures.

Super jumbo DSCR is one of three structures an Indiana investor might use on the same property; each reads income differently and stops at a different balance.

Structure Comparison

Rent-qualified at scale, standard DSCR, or the owner’s income.

Super-jumbo DSCR loan

Rent-qualified financing for high-value rentals: no tax returns, leverage that steps down by band, reserves and appraisal work that scale with the balance, and interest-only through select programs.

Standard DSCR loan

Qualifies on the same rent-to-payment math but stops at the standard program ceiling; the lower bands of the super jumbo ladder overlap it, with the standard program often carrying the better cell there. Inside the standard ceiling, Lendmire arranges DSCR loans in Indiana.

Bank statement loan

A bank statement loan reads the owner’s deposits, not the rent; it is the path when the property is the owner’s home or when personal cash flow carries a file a rent ratio cannot.

Where each one fits

If the rent covers the payment and the balance is above the standard ceiling, super jumbo DSCR is the structure; if it is inside the ceiling, standard DSCR; if the owner will live there, a bank statement loan.

Typical File Components

What to prepare for an Indiana scenario review.

The documents a lender reads first on a super jumbo DSCR file.

Lease or rent analysisThe executed lease, or the appraisal’s market rent analysis on a purchase; on an operating rental, the rent roll and payment history.
Credit tier and housing historyA tri-merge credit report, the housing payment history, and the seasoning on any credit event — stricter above the overlay line.
Entity documentsFormation documents, operating agreement, and good standing when title vests in an entity, subject to lender program eligibility.
ReservesMonths of the full payment in verified liquid assets, scaled to the payment; longer for a first-time investor; cash-out proceeds may not count at the top balances.
Source of equityVerified funds for the down payment or the equity position in the property, with gift funds restricted for a first-time investor.
Taxes, insurance, and duesThe current tax bill, a rental-use insurance quote, and the association’s dues and rental policy wherever an association exists.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the loan size, the property, the appraisals, the lease or market rent, the entity, and reserves. Nothing here is legal or tax advice.

Indiana File Considerations

Local details that can change the loan.

These are the points a lender reads on an Indiana high-balance file before the leverage cell is confirmed; each one can move the structure.

Before You Move Forward

Use these checks to keep the Indiana file clean and fundable.

A clean Indiana file starts with the balance placed on the ladder; the considerations below carry the rest.

  • Know the rung: plan the equity around the rung, not the value.
  • Set up the entity: provide formation documents and good standing.
  • Count the reserves: verify reserves in months of the full payment.
i.

The loan-size band decides the leverage

The balance places an Indiana file in a band, and the band sets the leverage ceiling and the credit floor for its best cell. A little more equity can move a file down a rung into a better cell — which is why the balance is planned before the price.

ii.

Entity vesting and guarantors

An Indiana investor holding property in an entity provides the entity documents alongside the file; the rent still qualifies the loan and the guarantors’ credit still selects the cell.

iii.

Reserves scale with the payment

Verified liquid reserves are counted in months of the Indiana property’s full payment; plan for the payment, not the price.

iv.

Overlays above the super-jumbo line

Above the overlay line, an Indiana file carries a higher credit floor, a spotless recent housing history, longer seasoning after any credit event, tighter borrower eligibility, and an acreage limit. These are not adjustments; they are the program’s terms at that size.

v.

Acreage, condos, and rural designations

Acreage is capped by loan band in Indiana, rural property carries its own leverage and is excluded above a set balance, and a non-warrantable condominium or a condotel has its own cell and its own size cap.

A Clear Process

From an Indiana rent roll to a funded high-balance loan.

Lendmire runs an Indiana high-balance file in a set order: place it on the ladder, package it, appraise it, close it.

i.

Place the balance

Lendmire reads the Indiana scenario against the matrix: the band, the credit tier, the leverage cell, the review line, and the cash-out ceiling — before anything is ordered.

ii.

Package the file

The lease or rent analysis, the credit report and housing history, reserves, the entity documents, and the property detail are assembled for the Indiana program that fits.

iii.

Appraise and review

One or two appraisals, depending on the balance, with a market rent analysis; above the review line the request is discussed with the lender before it is submitted.

iv.

Close and fund

Underwriting confirms the coverage, the leverage cell, reserves, and the entity; the Indiana file closes on the terms the ladder allows.

Why Lendmire

A brokerage built around investors who qualify on rent.

A super jumbo DSCR file rewards preparation, and preparation is what a brokerage built for investors provides.

i.

Ladders, not guesses

Lendmire reads the matrix for an Indiana balance before anything is ordered, so the equity and the structure are planned around the rung the file will actually land on.

ii.

The right wholesale program

High-balance DSCR ladders differ by program; Lendmire places an Indiana file where its rent, its credit tier, and its property read best.

iii.

Structured for the review

The details that sink high-balance files late are settled early on an Indiana file, which is what keeps the closing on the terms the ladder allowed.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Indiana Investors Ask

Indiana super jumbo DSCR loan FAQs

The questions an Indiana investor asks before requesting a high-balance scenario review, answered at the program level.

How is leverage decided on a super jumbo DSCR loan in Indiana?

Leverage is read, not negotiated. An Indiana file lands in a band by loan size, and the credit tier opens a cell; the calculator on this page reads the current matrix for the exact size and tier entered.

Can I take cash out of a high-value Indiana rental with a super jumbo DSCR loan?

Cash-out has its own rungs and its own ceiling on this program. An Indiana file inside it can return cash at the band’s leverage; a file above it is structured as rate-and-term.

Can a first-time investor use the program?

A first-time investor is eligible on a smaller balance with a leverage reduction, longer reserves, and a stronger credit floor; an experienced investor unlocks the full ladder.

What coverage ratio does an Indiana property need?

Rent divided by the full payment must reach the floor for full leverage; below it, the file steps into the reduced-leverage band. On an interest-only structure the ratio is measured on the interest-only payment.

What is the rate on a super jumbo DSCR loan?

A scenario review produces the terms; nothing on this page states or implies a rate. The benchmark in the calculator exists only so the payment math can be illustrated.

Can the property be held in an LLC?

Yes, subject to lender program eligibility: title in an LLC or corporation is routine on high-balance rentals, with the guarantors’ credit selecting the leverage cell and layered entity structures not accepted.

Why does an Indiana high-balance file need two appraisals?

Because the balance is large enough that the valuation deserves a second opinion. Above the line, two appraisals are ordered, and the ladder is applied to the lower of the two values.

What sets the timeline on a super jumbo DSCR loan?

It depends on the balance: one appraisal or two, a matrix cell or a case-by-case review. Preparation is what keeps an Indiana file moving.

How is the rent documented on a high-balance file?

A lease or the appraisal’s market rent. On very large Indiana balances the rent analysis has to defend a large number, so the appraiser’s comparables matter as much as the lease.

Which properties are eligible?

Rental property of one to four units. The matrix carries separate cells for non-warrantable buildings and condotels, an acreage cap that tightens with the balance, and a rural exclusion above a certain size.
