The Quick Read: The best provider for a primary home depends on your situation, not on a brand name. Program rules decide how much equity you can reach, what the file needs, and what it costs. On a conventional one-unit primary residence, cash-out typically tops out at 80% LTV, subject to lender guidelines and full file review. This guide shows how to compare providers by what they underwrite, not by who advertises the loudest.
What Does “Top Provider” Actually Mean for a Cash-Out Loan?
No honest ranking of lenders exists that fits every homeowner. The same program rules apply no matter whose logo is on the Loan Estimate. What changes from one provider to the next is which programs they write, how they handle overlays, and how they treat a file with a wrinkle in it.
Cash-out refinance estimate
The starting figures are an example value with a balance and a cash request in proportion. Replace them with yours.
Editable benchmark: 7.24% as of October 29, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a cash-out refinance quote.
Illustrative starting assumptions: a $350,000 home value, a $193,000 current balance, the agency cap on a one-unit principal residence, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a cash-out refinance quote; a cash-out loan is priced by the lender at lock. The cash available is the loan the program cap allows less the balances paid off, before closing costs, which are not included. The HELOC line is the program’s combined loan-to-value ceiling applied to the same value and balance. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages.
That is why Lendmire is a mortgage broker, not a lender. Across the wholesale programs placed through its network, the rules are the constant and the lender is the variable. A broker shops the scenario to the lenders whose guidelines fit it. Lendmire’s cash-out refinance programs page lays out the product lanes. Consumer lending runs in 16 states, so availability depends on where the home sits.
This piece does not name or rank lenders. It teaches you how to judge any provider.
How Is a Cash-Out Refinance Different From a Rate-and-Term Refinance?
A cash-out refinance pays off your first mortgage and hands you the difference as cash. A refinance changes the loan’s terms and returns only incidental cash.
Fannie Mae’s Selling Guide draws the same line. Anything beyond small incidental cash is cash-out, with tighter limits. A new loan on a home with no existing lien also counts as cash-out.
The leverage gap is the practical difference:
| Factor | Rate-and-term | Cash-out |
|---|---|---|
| One-unit primary home LTV | Up to 95% | Up to 80% |
| Cash back | Incidental only | The equity you tap |
| Two- to four-unit primary | Program-specific | Up to 75% |
The 97% and 95% figures you see online belong to rate-and-term. Reading them as cash-out limits is the most common misread on these files.
Why Does Primary-Residence Status Matter?
Owner-occupancy gets you the best leverage available. The same cash-out on a second home or rental sits at 75% LTV, while a one-unit primary home reaches 80%. Occupancy decides the ceiling, and that is all this page says about other property types. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
For conventional loans, Freddie Mac’s Guide requires every borrower on a primary-residence cash-out to occupy the home. A non-occupant co-borrower can sink the file. If a parent is on the loan only to help, raise it before applying.
How Is the Loan Underwritten, Step by Step?
Here is the sequence across the wholesale programs placed on primary homes.
1. The definition test. The file is cash-out if it returns more than incidental cash or sits on a free-and-clear home.
2. Seasoning. The first mortgage being paid off must be at least 12 months old, counted note date to note date. A borrower must also have been on title for 6 months. Delayed financing, inheritance and legal-award exceptions exist.
3. Appraisal. Appraised value is the denominator for LTV. The ceiling applies to the whole new loan, so payoff, other liens and financed costs come out first. The cash is what is left.
4. Underwriting. Most wholesale conventional programs start at a 620 decision score, and the automated finding governs most files. Total ratios can run to 50%. Manually underwritten loans carry tighter ratios of 36% or 45% with reserve and score factors.
5. Reserves. Fannie Mae’s eligibility matrix sets minimum reserves on cash-out files when the automated findings show a debt-to-income ratio above 45%. Documented reserves belong in the file before submission.
6. Disclosure and signing. You get a Loan Estimate, then a Closing Disclosure. The loan is on your principal home, so a three-business-day right to cancel applies before funds are released.
7. Payoff. The old lien is paid off at funding, and the rest is yours.
What decides the outcome: appraised value, existing liens, occupancy, seasoning, credit and ratios, reserves, and which program your current loan allows.
What Is a Worked Example, Without Dollar Figures?
Say a homeowner has a one-unit primary home and a current first mortgage seasoned past 12 months. The appraisal supports a value, and 80% of it sets the maximum total loan. Subtract the payoff, any other liens and financed closing costs. What remains is the cash.
Now say the homeowner wants 85% of value. A conventional cash-out will not reach it. The options are a smaller draw, or a wholesale lane that reaches 89.99% LTV with no mortgage insurance. That lane asks for a 680 score, a 50% ratio and a thirty-year fixed on a conforming-balance primary residence. It carries its own six months of seasoning, and it is not written on Texas homesteads. Texas caps homestead cash-out at the agency figure. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
The same logic works backward. If your payoff already sits near 75% of value, the cash available is thin. Costs eat it.
Which Provider Type Fits Which Borrower?
Provider type matters more than brand. No table of companies belongs here, but the types do differ.
| Provider type | Tends to suit | Trade-off |
|---|---|---|
| Bank or depository | Existing customers, simple files | Fewer program choices |
| Credit union | Members with standard files | Membership required |
| Online lender | Clean, documented files | Less help with exceptions |
| Mortgage broker | Files needing a program match | Lender choice is what you are buying |
A broker earns its place when the file has a wrinkle: a recent credit event, a jumbo balance, an odd seasoning date. Waiting periods after credit events are agency rules, such as four years from a chapter 7 discharge and seven from a foreclosure. Shorter periods may apply with documented extenuating circumstances.
What Do Government Loans Change?
Owners of FHA or VA loans have their own paths. These are the edge cases where the general rule breaks.
FHA. HUD cut the maximum LTV on FHA cash-out refinances from 85% to 80% for case numbers assigned on or after September 1, 2019, per Orrick’s summary of the HUD letter. Older material still showing 85% is outdated. The FHA Streamline is for existing FHA loans and is not a cash-out product. It is judged by net tangible benefit.
VA. VA’s cash-out loan lets a veteran take equity or move a non-VA loan into a VA-backed one. A private lender makes it, and a funding fee may apply. The VA IRRRL is VA-to-VA only and cannot return cash. VA also cautions that a cash-out very rarely lowers the monthly payment. Lendmire’s piece Is a VA Cash-Out Refinance Worth the Funding Fee on a Primary Home? covers that trade-off.
Manufactured homes. Single-width units are not eligible for cash-out, and multi-width units carry a lower LTV.
Co-owner buyouts. A buyout under a legal agreement is an acceptable use of cash-out proceeds under Fannie Mae’s rules.
What Does the Loan Do to Your Budget?
It replaces your loan with a larger one. That can raise the monthly payment and stretch the payoff. Adding cash also adds interest over the life of the loan.
A CFPB review of cash-out borrowers found many used proceeds to pay down card and auto debt. Credit scores rose at first, then drifted back toward earlier levels while staying above where they started, per the CFPB’s report. Paying off cards only helps if the cards stay paid off.
When Should You Skip It?
Skip it when you have a low existing balance and a loan you like. Skip it when the cash covers spending with no lasting value. Skip it when the new balance leaves a thin cushion of equity and your income has no slack.
Another path is to keep the first loan and look at a separate equity product. Compare that against a full refinance before deciding.
What Should You Gather, and What Should You Ask Any Provider?
Documents that keep a file clean:
- Your current mortgage statement and the note date
- Proof of how long you have held title
- Income documents and two months of asset statements
- Homeowners insurance declarations
- Documentation for any large deposit
Questions to put to every provider, so quotes compare like for like:
- Which program is this, and what LTV does it use?
- What is the seasoning on my existing loan?
- Does mortgage insurance apply, and when does it end?
- Which costs are financed, and what does that do to my cash?
- What reserves does the file need?
Mortgage insurance, where it applies above 80% LTV, can be requested for removal at 80% of original value and ends automatically at 78%.
Key Terms Defined
Equity: the part of your home’s value that you own after the mortgage balance.
LTV (loan-to-value): the new loan balance divided by the appraised value.
Seasoning: the minimum time a loan or title must exist before a refinance qualifies.
Delayed financing: a cash-out on a home you recently bought with cash, allowed inside the usual title wait.
Rescission: your three-business-day right to cancel a refinance on your principal home, per the CFPB.
Frequently Asked Questions
What LTV can I reach on a cash-out refinance of my primary home?
Conventional cash-out on a one-unit primary home generally reaches 80%. Two- to four-unit primary homes sit at 75%. A separate wholesale lane reaches 89.99% with no mortgage insurance, but it requires a 680 score, a 50% ratio and a thirty-year fixed. All of it is subject to lender guidelines.
Can I do a cash-out soon after buying my home?
Usually not on a standard file. The existing first mortgage needs to be at least 12 months old and you must have been on title for 6 months. Delayed financing is the exception for cash buyers, with the source of funds documented.
Does a rate-and-term refinance let me take cash?
Only incidental cash. The new loan pays off the first mortgage, closing costs and a purchase-money second lien. Anything beyond that moves the file into cash-out limits.
Can I cancel after signing?
Yes, on a principal home, you generally have three business days to rescind, in writing. Saturdays count, and Sundays and legal holidays do not. The clock starts once you have signed, received the disclosure and received two copies of the notice.
Is the best cash-out provider the one with the lowest advertised cost?
Not by itself. The best program for your situation depends on property type, credit profile, leverage need and documentation. Compare Loan Estimates line by line, and ask which program each one is built on.
If you are weighing a cash-out refinance against keeping the loan you have, Lendmire can help you compare the programs and the equity each one reaches.
