Current VA guidelines, updated from one source.
What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.
100% financing with full entitlement
100% financing is available with full entitlement, so the buyer brings 0% toward the price; closing costs are separate and can be paid by the seller, with VA’s cap applying to concessions beyond them. A larger down payment lowers the funding fee tier, as the ladder shows.
No monthly premium, no upfront premium
Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.
First use; 3.3% after first use; exempt for many disabled veterans
2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.
Residual income decides the file
VA’s debt-to-income guideline is 41%, but it is a guideline, not a ceiling: a file above it can be approved when residual income exceeds the regional table by a fifth or more, and a file under it can still fall short on residual income. The table below shows the figures for the South region.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.
Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Current VA snapshot · updated October 1, 2026 · owner-occupied principal residences, one to four units · no VA loan limit with full entitlement · loans are assumable · no prepayment penalty · Lendmire is not affiliated with the Department of Veterans Affairs.
Informational only; not a commitment to lend, an approval, or a quote. Every figure on this page is a program parameter read from Lendmire’s guideline source, built on VA’s published rules, and may change without notice; eligibility, the loan amount, the fee, and the residual-income test depend on the Certificate of Eligibility, the credit profile, the property, and underwriting. What a VA loan is — and how the file is qualified.
To follow a Cedar Park VA file, follow four things in order: the guaranty, the eligibility and entitlement that unlock it, the funding fee that funds it, and the residual-income standard that qualifies it. Each rule below comes with the reason behind it.
For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.
The guaranty replaces the down payment
VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why a Cedar Park purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.
Eligibility, entitlement, and the COE
The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Cedar Park lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.
The funding fee, and who is exempt
The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A Cedar Park buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.
Residual income over ratios
The ratio VA names is a guideline; the residual-income table is the standard. A Cedar Park file above the ratio can be approved when residual income clears the table by a fifth or more, and a file below the ratio can still be declined when residual income falls short, which is the reverse of how FHA and conventional loans read a budget.
Change any of it in the calculator below: the Cedar Park price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.
Where Cedar Park’s veterans and service members buy — and how VA fits.
Residual income is measured against a real payment on a real Cedar Park price, so the market matters before the file does. The Census figures below describe that market: ownership, home values, and household income.
These are context figures, not underwriting inputs. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Cedar Park neighborhoods, distinct VA files.
Six Cedar Park submarkets, six versions of the same program: the cards below describe the housing stock, the price range, and the VA question that comes up most often in each.
Rural-edge and acreage properties
The rural edge of Cedar Park brings two checks: residential rather than farm use, and an appraisal supported by what has sold nearby. Both are routine when the home is the point and the land is incidental. Roughly 19,247 Cedar Park households own their homes on the latest Census estimate — 67% of all households, the pool a VA purchase joins.
Manufactured homes
VA will finance a Cedar Park manufactured home that meets its requirements for the home and the site, confirmed by the appraisal; a home on leased land or without a permanent foundation does not qualify, and the wholesale programs may add conditions of their own. Cedar Park is home to about 78K people.
Newer subdivisions on the bypass
A newer Cedar Park purchase rarely produces repair findings. The file turns on the certificate, the fee tier, and the residual-income test at the price once the fee is financed. On a home at Cedar Park’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $513,600 is the program’s cost, and it can be financed.
Multi-unit conversions
Cedar Park’s converted two- and three-unit houses are VA purchases with nothing down when the buyer occupies one unit. The other units’ rent counts under VA’s rules, which may ask for landlord experience or reserves. About 33% of Cedar Park’s households rent — roughly 9,616 renter households on the latest Census estimate.
In-town neighborhoods
In Cedar Park’s older neighborhoods the condition report decides as much as the value. Buyers who expect findings negotiate them early, keep the seller’s completion on the contract timeline, and keep the file moving. The median owner-occupied home value in Cedar Park runs near $513,600 on the latest Census estimate.
Everyday values and nothing down
At Cedar Park’s price levels the VA structure is at its most comfortable: nothing down, a fee in proportion to the loan, and a payment that typically leaves room under the residual-income table on a local household income. Median household income in Cedar Park sits near $129,545 on the latest Census estimate.
Each Cedar Park submarket has its own property story, and the VA appraisal is where that story is told. The property requirements, the occupancy rule, and the residual-income test are the constants.
Four ways Cedar Park veterans put the VA benefit to work.
Because VA backs part of every loan, it fits the Cedar Park veteran who has the income for the payment but would rather keep the savings than spend them on a down payment and insurance. Four examples follow.
Buy a condominium in an approved project
One extra step separates a Cedar Park condominium file from a house file: the project review against VA’s list. Once the project clears, the leverage, the fee, and the absence of mortgage insurance are exactly what they would be on a house.
Refinance an existing VA loan
An existing VA loan in Cedar Park can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.
Buy a first home with nothing down
For a first purchase in Cedar Park, VA pairs no down payment with no mortgage insurance and a residual-income test that reads the whole household budget; the file closes on the certificate, the appraisal, the income, and the funding fee tier.
Take cash out of a home with equity
Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Cedar Park owner weighs it against a home equity line, which keeps the existing first mortgage in place.
Estimate the VA payment on a Cedar Park price before requesting a quote.
The program’s own math on your Cedar Park inputs: price less any down payment, plus the financed fee, amortized at the benchmark, with escrows added and nothing for mortgage insurance. The actual rate, payment, and costs come in writing from a licensed loan officer.
Cedar Park VA payment estimate
Defaults describe Cedar Park, not your purchase: put in the real price, the real fee tier, and the real escrows.
Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a VA loan quote.
Illustrative starting assumptions: a $515,000 price near Cedar Park’s median owner-occupied home value, no down payment with full entitlement, a first-use funding fee financed into the loan, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Texas (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a VA loan quote; your rate is set by the lender at lock. The funding fee follows VA’s published table for the use and down payment entered; the residual-income figure is VA’s guideline for the region and family size, and the rough residual shown subtracts only the housing payment and the debts entered, while VA also deducts taxes, maintenance and utilities. Taxes, insurance and dues are editable estimates; closing costs are not included. Licensed in sixteen states for consumer mortgages. Same veteran, three very different closings.
Choosing among VA, FHA, and conventional in Cedar Park is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.
VA, FHA, or conventional.
The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Cedar Park veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.
FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Cedar Park buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.
A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. It competes with VA for a Cedar Park buyer who has the cash and a high funding fee tier. See Lendmire’s conventional loan program.
Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.
What to prepare for a Cedar Park scenario review.
The paperwork is the standard mortgage set with the service record on top; here is what a Cedar Park scenario review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
When a Cedar Park VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.
Use these checks to keep the Cedar Park file clean and fundable.
Three things to settle before a Cedar Park review: what the certificate says about entitlement, which funding fee tier applies, and whether the property has any VA question attached.
- Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
- Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
- Check the project: association dues count in the ratios and residual income.
Full or remaining entitlement
The COE states the entitlement available, and that single line decides whether a Cedar Park purchase closes with nothing down at any price the appraisal supports or needs a down payment on the part VA does not back. A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.
The funding fee tier and the exemptions
Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Cedar Park file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.
Condominium project approval
Many Cedar Park projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.
Occupancy and the reasonable-time rule
A VA loan finances a principal residence: the veteran certifies an intent to occupy within a reasonable time after closing, which VA generally reads as a couple of months. The usual Cedar Park exception is military life itself, where a spouse can occupy for a member on orders elsewhere.
Residual income and the ratio guideline
Residual income is measured after the housing payment, other debts, taxes, and VA’s allowance for maintenance and utilities, against a table by region and family size. A Cedar Park household must meet the figure for its size, and a ratio above VA’s guideline needs residual income well above the table or a documented justification.
From a Cedar Park Certificate of Eligibility to keys in hand.
Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Cedar Park version of each follows.
COE and pre-approval
Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.
Contract and appraisal
The Cedar Park contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.
Underwriting
The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.
Closing
At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Cedar Park buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.
A brokerage that puts the benefit to work.
Lendmire never lends. It reads a Cedar Park file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.
Three programs, one set of numbers
The comparison printed on this page is run for real on every Cedar Park file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.
The fee and the entitlement explained before the offer
The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Cedar Park purchase and explains the exemption and the refund rules where they apply.

Cedar Park VA loan FAQs
What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Cedar Park buyers.
What is a VA loan, and who is it for?
VA runs a guaranty program for veterans’ home loans; it is not a lender. A Cedar Park buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.
Who is eligible for a VA loan in Cedar Park?
Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.
How do I get a Certificate of Eligibility?
Most Cedar Park buyers let the lender pull it: with a DD-214 or a statement of service, the lender can often obtain the certificate from VA’s system during the first conversation. VA.gov issues it online as well, and VA Form 26-1880 by mail is the slowest route.
What is the VA funding fee, and do I have to pay it?
The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Cedar Park purchase it is financed, so it raises the balance rather than the cash to close.
Is there a VA loan limit in Cedar Park?
Not with full entitlement: VA backs a quarter of the whole loan, so a Cedar Park buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.
Do I need a down payment for a VA loan?
Usually not. The guaranty does the work a down payment does elsewhere. A Cedar Park buyer may still choose one to lower the fee or to keep the payment down, and must bring one when the appraisal comes in under the price or entitlement is partial.
Can the seller pay my closing costs on a VA loan?
Yes. The seller may pay ordinary closing costs without limit, and may pay concessions such as prepaid items, the funding fee, and payoff of the buyer’s debts up to VA’s cap as a share of the value. VA also bars certain fees from being charged to the veteran at all, so the contract and the fee sheet are reviewed together.
What credit score do I need for a VA loan?
No VA minimum exists; the practical floor is the wholesale overlay in the snapshot. A thin file is underwritten on rent, utilities, and other payment records, and a seasoned bankruptcy or foreclosure with clean recent history is inside the rules.
Does a VA loan have mortgage insurance?
There is none. The guaranty from VA is what the lender relies on, so no insurer is involved and no premium is charged; the one-time funding fee covers the program’s cost.
Is a VA loan assumable?
Yes. A VA loan can be assumed by a qualified buyer, veteran or not, with the lender’s approval. The seller should obtain a release of liability, and the seller’s entitlement stays tied to the loan unless the assuming buyer is a veteran who substitutes their own; when rates have moved up since the loan was made, assumability can be a selling point for a Cedar Park home.
