VA Loans in Conroe, Texas: No Down Payment, No Mortgage Insurance

Conroe buyers with VA eligibility have a loan option built around no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.

Down Payment
0%

100% financing with full entitlement

100% financing is available with full entitlement, so the buyer brings 0% toward the price; closing costs are separate and can be paid by the seller, with VA’s cap applying to concessions beyond them. A larger down payment lowers the funding fee tier, as the ladder shows.

Mortgage Insurance
None

No monthly premium, no upfront premium

There is no monthly mortgage insurance and no upfront premium on a VA loan at any leverage; the guaranty does the work that private mortgage insurance or FHA’s premiums do elsewhere, and the funding fee is the only program charge.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

41% is the ratio VA names, and residual income is the test it trusts: the monthly income left after the housing payment, debts, taxes, and maintenance, measured against a table by family size and region. A ratio above 41% needs residual income well above the table or a documented justification.

Conroe VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Conroe VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Conroe buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Conroe buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

The fee scales with use and with the down payment: a first use with nothing down pays the base tier, a later use pays more, and five or ten percent down lowers either. Financed, it adds to the loan balance rather than the cash to close, which is the usual choice on a Conroe purchase; a veteran receiving, or eligible to receive, compensation for a service-connected disability pays none of it.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the regional table for Texas, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Conroe scenario.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

Change any of it in the calculator below: the Conroe price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.

Conroe Market Context

Where Conroe’s veterans and service members buy — and how VA fits.

Three Census figures frame every Conroe VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

Citywide figures provide general market context, not an appraisal or an income calculation. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Conroe Submarkets

Distinct Conroe neighborhoods, distinct VA files.

Six Conroe submarkets, six versions of the same program: the cards below describe the housing stock, the price range, and the VA question that comes up most often in each.

01.

Service members and the occupancy rule

Where Conroe sits near a base or a reserve center, VA files cluster in the neighborhoods service members choose, and the occupancy rule bends there in defined ways: a spouse can occupy for a member on orders, and a veteran may later rent the home out after living in it. Conroe is home to about 102K people and sits within the Houston-Pasadena-The Woodlands, TX area.

02.

Condominiums and townhomes

A VA-approved Conroe project turns a condominium into a routine file. The buyer’s side does not change; the lender confirms the project before ordering the appraisal, which is the step that saves a contract from a dead end. Roughly 21,737 Conroe households own their homes on the latest Census estimate — 55% of all households, the pool a VA purchase joins.

03.

Newer infill and recent construction

New rows and recent infill in Conroe tend to appraise without findings, which moves the question to price. With full entitlement there is no loan limit, so a contract above the county conforming figure is still a nothing-down VA purchase, tested on residual income at that payment. Median household income in Conroe sits near $76,206 on the latest Census estimate.

04.

Two-to-four-unit homes

Conroe duplexes and small apartment houses are VA purchases with nothing down when the veteran occupies one unit. VA counts rent from the other units under its own rules, which can require landlord experience or reserves. About 45% of Conroe’s households rent — roughly 18,115 renter households on the latest Census estimate.

05.

Established close-in neighborhoods

The Conroe blocks nearest the core carry the oldest houses, and VA’s appraiser reads them for condition as well as price: paint, roof, railings, systems. Findings become required repairs, and sellers usually complete them before closing. On a home at Conroe’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $309,600 is the program’s cost, and it can be financed.

06.

Higher-value homes

For a high-value Conroe file, the question is entitlement rather than a limit. Full entitlement carries the loan with nothing down. With remaining entitlement, the county figure comes into play, and a lender may require a down payment on the uncovered portion. The median owner-occupied home value in Conroe runs near $309,600 on the latest Census estimate.

Neighborhood sets the price and the property type; VA sets the rest. The guaranty, the funding fee, the ratio guideline, and the residual-income table apply identically on every Conroe file, and full entitlement carries no loan limit anywhere in the county.

How Conroe Veterans Use VA

Four ways Conroe veterans put the VA benefit to work.

Conroe veterans use VA for a handful of reasons that repeat, from the purchase with nothing down to the rate-reduction refinance of an existing VA loan, and the cards below take up the ones that come up most.

IRRRL

Refinance an existing VA loan

An existing VA loan in Conroe can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.

First purchase

Buy a first home with nothing down

For a first purchase in Conroe, VA pairs no down payment with no mortgage insurance and a residual-income test that reads the whole household budget; the file closes on the certificate, the appraisal, the income, and the funding fee tier.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Conroe owner weighs it against a home equity line, which keeps the existing first mortgage in place.

Condominium

Buy a condominium in an approved project

One extra step separates a Conroe condominium file from a house file: the project review against VA’s list. Once the project clears, the leverage, the fee, and the absence of mortgage insurance are exactly what they would be on a house.

VA Payment Estimate

Estimate the VA payment on a Conroe price before requesting a quote.

Enter a Conroe price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

The alternatives put VA’s cost in perspective: FHA charges a premium every month, conventional charges one until equity arrives, VA charges a fee once. The comparison below is written for a Conroe buyer weighing all three.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Conroe veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Conroe buyer. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Conroe scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Conroe scenario review typically draws on.

Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Conroe File Considerations

Local details that can change the loan.

When a Conroe VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.

Before You Move Forward

Use these checks to keep the Conroe file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Conroe files before income is even opened.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Mind the residual: a ratio above the guideline needs residual income well above the table.
i.

Full or remaining entitlement

The COE states the entitlement available, and that single line decides whether a Conroe purchase closes with nothing down at any price the appraisal supports or needs a down payment on the part VA does not back. A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a Conroe file the tier is confirmed from the COE.

iii.

Residual income and the ratio guideline

Family size moves the figure, and so does the region. The snapshot shows the table for Texas’ VA region; the calculator estimates a rough residual before the lender’s deductions for taxes and upkeep, so a Conroe scenario that barely clears the table here may not clear it in underwriting.

iv.

Assumption and release of liability

A VA loan can be assumed by a qualified buyer, veteran or not, with the lender’s approval, which can be a selling point for a Conroe home when rates have risen. The seller should obtain a release of liability, and entitlement stays tied to the loan unless the assuming buyer is a veteran who substitutes their own.

v.

Credit, seasoning, and the prior VA loan

Each credit event (a bankruptcy, a foreclosure, a short sale) is seasoned from a specific date, which the lender confirms from the discharge or transfer documents. A Conroe buyer should gather those dates and documents before the review, because they decide whether the file can be written now or later, and whether entitlement is full or partly in use.

A Clear Process

From a Conroe Certificate of Eligibility to keys in hand.

From the certificate to the closing table, a Conroe VA purchase takes four steps, and each one carries a VA rule inside it.

i.

COE and pre-approval

A Conroe pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the Conroe contract is adjusted or released under the escape clause.

iii.

Underwriting

Underwriting on a Conroe VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Conroe buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Conroe veteran with full entitlement the answer is almost always VA; with a large down payment it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Conroe purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific Conroe loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Questions Conroe Veterans Ask

Conroe VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Conroe buyers.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Conroe buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in Conroe?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

Most Conroe buyers let the lender pull it: with a DD-214 or a statement of service, the lender can often obtain the certificate from VA’s system during the first conversation. VA.gov issues it online as well, and VA Form 26-1880 by mail is the slowest route.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Conroe purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Conroe?

VA removed the loan limit for veterans with full entitlement; the wholesale programs behind these pages serve loan amounts up to the ceiling in the snapshot. Only a Conroe buyer with entitlement still in use on another loan needs the county figure, and it is confirmed by a loan officer rather than quoted here.

What is residual income, and why does it matter?

The dollars remaining after housing, debts, taxes, and upkeep, compared with a table by region and family size. It decides the close calls: a file above the ratio guideline can pass on strong residual income, and a file inside the guideline can fail on weak residual income.

Does a VA loan have mortgage insurance?

VA loans carry no mortgage insurance, which is why the calculator above shows nothing in that line. The funding fee, financed or paid at closing, is what the borrower pays for the guaranty instead.

What happens after my Conroe offer is accepted?

In order: the appraisal and property check, the project approval where the home is a condominium, the underwriting with residual income documented, and the closing with the fee applied or waived. Your loan officer sets the schedule for the specific file.

Can the seller pay my closing costs on a VA loan?

Sellers may pay closing costs and, within VA’s cap, concessions that include the funding fee and prepaids. A Conroe contract structured that way can close with no down payment and little cash beyond the deposit.

Can I get a VA loan after a bankruptcy or foreclosure?

The program seasons credit events rather than barring them. Each credit event (a bankruptcy, a foreclosure, a short sale) has its own waiting period under VA’s rules, a documented hardship can shorten some of them, and a Conroe buyer with a seasoned event and clean recent payments is inside the rules.
