VA Loans in Grand Rapids, Michigan: No Down Payment, No Mortgage Insurance

In Grand Rapids, the VA loan is the mortgage benefit earned by service: the guaranty takes the place of the down payment, there is no mortgage insurance premium, the seller can pay closing costs, and the loan can be assumed later. The pieces that decide the file are eligibility, entitlement, the funding fee, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

Four numbers and two tables decide most VA files, and all of them are here, drawn from one guideline source built on VA’s published rules: the down payment with full entitlement, the absence of mortgage insurance, the funding fee by first or subsequent use, the ratio guideline, and the residual-income table for the region.

Down Payment
0%

100% financing with full entitlement

0% down is the program’s defining term: a buyer with full entitlement finances up to 100% of the lesser of price and value, the guaranty replaces the down payment, and the funding fee can be added on top of the loan rather than paid in cash.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, eligible surviving spouses, and Purple Heart recipients.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the Midwest table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.

Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Grand Rapids VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Grand Rapids VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Michigan; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on a Grand Rapids purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

02.

Eligibility, entitlement, and the COE

Eligibility comes from service: a minimum period of active duty, a qualifying period in the National Guard or Reserve, or status as an eligible surviving spouse, with a character of discharge VA accepts. VA confirms it on the Certificate of Eligibility, which a Grand Rapids buyer can request online, through the lender, or by mail.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a Grand Rapids file the exemption is confirmed on the COE and removes the program’s only cost.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the Michigan table, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Grand Rapids scenario.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

The calculator turns this arithmetic into a Grand Rapids scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Grand Rapids Market Context

Where Grand Rapids’ veterans and service members buy — and how VA fits.

Three Census figures frame every Grand Rapids VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

These are context figures, not underwriting inputs. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.

Grand Rapids Submarkets

Distinct Grand Rapids neighborhoods, distinct VA files.

No single VA file describes Grand Rapids. The neighborhoods below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

Established close-in neighborhoods

Condition carries weight in Grand Rapids’ established neighborhoods. The appraisal lists what VA wants fixed, the contract decides who fixes it, and the Notice of Value is issued once the value and the condition are settled. On a home at Grand Rapids’ median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $244,500 is the program’s cost, and it can be financed.

02.

Newer infill and recent construction

A newer Grand Rapids home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement carries the price with nothing down; remaining entitlement brings the conforming figure into the math and may call for a down payment. The median owner-occupied home value in Grand Rapids runs near $244,500 on the latest Census estimate.

03.

Higher-value homes

For a high-value Grand Rapids file the question is entitlement rather than a limit. Full entitlement carries the loan with nothing down; remaining entitlement brings the county figure into the math and a down payment on the uncovered portion. About 46% of Grand Rapids’ households rent — roughly 36,871 renter households on the latest Census estimate.

04.

Neighborhoods near the installation

Where Grand Rapids sits near a base or a reserve center, VA files cluster in the neighborhoods service members choose, and the occupancy rule bends there in defined ways: a spouse can occupy for a member on orders, and a veteran may later rent the home out after living in it. Median household income in Grand Rapids sits near $69,108 on the latest Census estimate.

05.

Two-to-four-unit homes

Grand Rapids duplexes and small apartment houses are VA purchases with nothing down when the veteran occupies one unit. VA counts rent from the other units under its own rules, which can require landlord experience or reserves. Roughly 43,351 Grand Rapids households own their homes on the latest Census estimate — 54% of all households, the pool a VA purchase joins.

06.

Condominiums and townhomes

For many Grand Rapids veterans the first VA purchase is a condominium, and the only question VA adds is whether the project is on its approved list. If it is, the file reads like a house file with the dues in the ratios; if not, the lender can submit the project. Grand Rapids counts a population near 199K within the Grand Rapids-Wyoming-Kentwood, MI area.

Each Grand Rapids submarket has its own property story, and the VA appraisal is where that story is told. The property requirements, the occupancy rule, and the residual-income test are the constants.

How Grand Rapids Veterans Use VA

Four ways Grand Rapids veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out to the full value of the home, it finances small multi-unit homes, and it reaches well above the conforming limit with full entitlement. These are the four uses that bring Grand Rapids veterans to it most often.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Grand Rapids unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

IRRRL

Refinance an existing VA loan

The rate-reduction refinance is the simplest shape in the program: a reduced funding fee, no VA appraisal in most cases, and the existing VA loan’s record as the main test. Many Grand Rapids veterans use it when the market moves in their favor.

First purchase

Buy a first home with nothing down

A Grand Rapids buyer with the income for the payment but not the cash for a down payment uses VA to purchase with nothing down, finances the funding fee, and keeps the savings for moving costs, reserves, and the first repairs on the home.

VA jumbo

Buy above the conforming limit

With full entitlement there is no VA loan limit, so a Grand Rapids buyer can finance a home above the conforming limit with no down payment, where a conventional jumbo loan would ask for a large one. The wholesale programs behind these pages serve loan amounts up to the ceiling shown in the snapshot.

VA Payment Estimate

Estimate the VA payment on a Grand Rapids price before requesting a quote.

Enter a Grand Rapids price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

The alternatives put VA’s cost in perspective: FHA charges a premium every month, conventional charges one until equity arrives, VA charges a fee once. The comparison below is written for a Grand Rapids buyer weighing all three.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Grand Rapids buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. It competes with VA for a Grand Rapids buyer who has the cash and a high funding fee tier. See Lendmire’s conventional loan program.

Where each one fits

Where each one fits: VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Grand Rapids scenario review.

What a lender reads on a Grand Rapids VA loan, and what you can have ready before anyone asks.

Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Grand Rapids File Considerations

Local details that can change the loan.

The percentages tell only part of the story. What a Grand Rapids VA loan actually becomes depends on the certificate, the appraisal, and the credit report, and these are the details that move it.

Before You Move Forward

Use these checks to keep the Grand Rapids file clean and fundable.

A Grand Rapids file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Match the occupancy: the veteran or spouse occupies the home within a reasonable time after closing.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Grand Rapids buyer with full entitlement has no loan limit; with remaining entitlement the county conforming figure enters the math and a down payment may be required.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Grand Rapids file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

iii.

Occupancy and the reasonable-time rule

Second homes and rentals are not VA purchases. A Grand Rapids buyer who will never live in the home cannot use the benefit for it, but a service member whose spouse will occupy it during a deployment can, and a veteran may later move out and keep the home as a rental without refinancing.

iv.

Seller concessions and the fees a veteran may not pay

VA also limits what a veteran can be charged: the lender’s flat charge is capped, and certain fees are not allowed on a VA file at all, which is why the contract often has the seller or the lender cover them. A Grand Rapids loan officer reviews the fee sheet against VA’s list before the contract is final.

v.

Credit, seasoning, and the prior VA loan

VA sets no minimum credit score and seasons credit events instead of barring them: a bankruptcy from discharge, a foreclosure from the transfer of title, each with its own waiting period and exceptions for documented hardship. The wholesale programs behind these pages start at the score in the guidelines above, which is the working floor for a Grand Rapids file.

A Clear Process

From a Grand Rapids Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Grand Rapids version of each follows.

i.

COE and pre-approval

A Grand Rapids pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

The Grand Rapids contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where the state requires one before underwriting begins.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Grand Rapids buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

A single lender recommends its own program; a brokerage with several wholesale programs and all three routes can say which one actually costs a Grand Rapids veteran less, and show the arithmetic.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Grand Rapids veteran with full entitlement the answer is almost always VA; with a large down payment and a high fee tier it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Grand Rapids buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific Grand Rapids loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Questions Grand Rapids Veterans Ask

Grand Rapids VA loan FAQs

The questions below come up on nearly every Grand Rapids VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

A home loan benefit earned through military service. VA does not lend the money; it backs part of a loan a private lender makes, which is what allows the lender to waive the down payment and the mortgage insurance. It fits any eligible Grand Rapids buyer purchasing or refinancing a home they will live in.

Who is eligible for a VA loan in Grand Rapids?

Most veterans with an honorable or general discharge, current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Grand Rapids loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The fee is the program’s only charge for the guaranty, and the snapshot shows the tiers. A Grand Rapids buyer who is receiving VA disability compensation, or who falls in one of the other exempt groups, pays nothing; everyone else pays the tier for their use and down payment, usually by financing it.

Is there a VA loan limit in Grand Rapids?

Not with full entitlement: VA backs a quarter of the loan whatever its size, so a Grand Rapids buyer with full entitlement can finance above the conforming limit with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

Is a VA loan assumable?

It is. A future buyer who qualifies can take over the loan with the lender’s approval, which can make a Grand Rapids home more attractive to sell when rates have moved up. Ask for a release of liability and, where the buyer is a veteran, a substitution of entitlement.

Can I buy a duplex or fourplex with a VA loan?

Up to four units with the buyer living in one, and nothing down with full entitlement, which makes the multi-unit purchase a distinctive use of the benefit in Grand Rapids.

What credit score do I need for a VA loan?

There is no VA minimum, and the snapshot shows where the wholesale programs begin. A Grand Rapids buyer below that floor should ask a loan officer what the file needs, because VA’s own rules weigh the payment history and residual income, not a score alone.

Can the seller pay my closing costs on a VA loan?

Within VA’s rules, yes: ordinary closing costs are not capped, and concessions such as the fee, prepaids, and debt payoff are capped as a share of the value. The loan officer checks the contract against both.

Can I get a VA loan after a bankruptcy or foreclosure?

VA is often the first program available after a bankruptcy or foreclosure. The seasoning rules are specific, the exceptions are real, and a prior VA loan lost to foreclosure raises the entitlement question as well.
