VA Loans in Johns Creek, Georgia: No Down Payment, No Mortgage Insurance

Johns Creek buyers with VA eligibility have a loan option built around no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.

Down Payment
0%

100% financing with full entitlement

0% down is the program’s defining term: a buyer with full entitlement finances up to 100% of the lesser of price and value, the guaranty replaces the down payment, and the funding fee can be added on top of the loan rather than paid in cash.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Every figure on this page is a program parameter read from Lendmire’s guideline source, built on VA’s published rules, and may change without notice; eligibility, the loan amount, the fee, and the residual-income test depend on the Certificate of Eligibility, the credit profile, the property, and underwriting. Johns Creek VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Johns Creek VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Georgia; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Johns Creek file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Johns Creek buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a Johns Creek file the exemption is confirmed on the COE and removes the funding fee, the program’s one charge of its own.

04.

Residual income over ratios

The ratio VA names is a guideline; the residual-income table is the standard. A Johns Creek file above the ratio can be approved when residual income clears the table by a fifth or more, and a file below the ratio can still be declined when residual income falls short, which is the reverse of how FHA and conventional loans read a budget.

The Core Calculation
Purchase price − down payment = base loan → + funding fee = total loan → principal and interest + taxes, insurance, dues = monthly payment; residual income = income − payment − debts − VA’s allowances

Change any of it in the calculator below: the Johns Creek price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.

Johns Creek Market Context

Where Johns Creek’s veterans and service members buy — and how VA fits.

The numbers below are Johns Creek’s, not any one borrower’s: owner households, median home value, and household income from the U.S. Census Bureau. They tell you the scale of a typical VA purchase here; the certificate, the appraisal, and the household’s own income tell you the loan.

These are context figures, not underwriting inputs. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Johns Creek Submarkets

Distinct Johns Creek neighborhoods, distinct VA files.

Six Johns Creek submarkets, six versions of the same program: the cards below describe the housing stock, the price range, and the VA question that comes up most often in each.

01.

Everyday values and nothing down

At Johns Creek’s price levels the VA structure is at its most comfortable: nothing down, a fee in proportion to the loan, and a payment that typically leaves room under the residual-income table on a local household income. The median owner-occupied home value in Johns Creek runs near $629,400 on the latest Census estimate.

02.

Manufactured homes

Johns Creek manufactured homes finance on VA under VA’s rules: permanent foundation, real-estate title, and the construction standard the appraiser checks. The leverage and the absence of mortgage insurance match a site-built home. Median household income in Johns Creek sits near $160,093 on the latest Census estimate.

03.

Rural-edge and acreage properties

Homes on larger lots around Johns Creek are VA purchases when the use is residential; agricultural use puts the property outside the program, and the appraisal values the house and the land on comparable sales. Roughly 23,268 Johns Creek households own their homes on the latest Census estimate — 80% of all households, the pool a VA purchase joins.

04.

In-town neighborhoods

Johns Creek’s in-town blocks hold its oldest houses, and VA’s appraiser reads them for condition: roofs, systems, paint, and railings against the property requirements. Findings are common, usually modest, and usually the seller’s to complete before closing. Johns Creek is home to about 82K people.

05.

Multi-unit conversions

Johns Creek’s converted two- and three-unit houses are VA purchases with nothing down when the buyer occupies one unit. The other units’ rent counts under VA’s rules, which may ask for landlord experience or reserves. About 20% of Johns Creek’s households rent — roughly 5,680 renter households on the latest Census estimate.

06.

Newer subdivisions on the bypass

A newer Johns Creek purchase rarely produces repair findings. The file turns on the certificate, the fee tier, and the residual-income test at the price once the fee is financed. On a home at Johns Creek’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $629,400 is the program’s cost, and it can be financed.

Neighborhood sets the price and the property type; VA sets the rest. The guaranty, the funding fee, the ratio guideline, and the residual-income table apply identically on every Johns Creek file, and full entitlement carries no loan limit anywhere in the county.

How Johns Creek Veterans Use VA

Four ways Johns Creek veterans put the VA benefit to work.

A good use of VA is one the program’s shape fits: no down payment, no mortgage insurance, residual-income underwriting, and a guaranty that scales with the loan. Four common Johns Creek uses follow.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Johns Creek unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

First purchase

Buy a first home with nothing down

For a first purchase in Johns Creek, VA pairs no down payment with no mortgage insurance and a residual-income test that reads the whole household budget; the file closes on the certificate, the appraisal, the income, and the funding fee tier.

IRRRL

Refinance an existing VA loan

A Johns Creek homeowner with an existing VA loan can refinance through VA’s rate-reduction refinance loan, known as the IRRRL or streamline: a small funding fee, no VA appraisal, limited documentation, and a net tangible benefit required. The lender checks the loan’s payment history.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Johns Creek owner weighs it against a home equity line, which keeps the existing first mortgage in place.

VA Payment Estimate

Estimate the VA payment on a Johns Creek price before requesting a quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Most buyers can close the same purchase three ways, and the structures differ more than the labels suggest: VA with nothing down and no mortgage insurance, FHA with a small investment and premiums for the life of the loan, or conventional with private insurance that falls away as equity grows.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Johns Creek buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

Where VA charges a one-time fee, FHA charges a premium every month and an upfront premium at closing. FHA fits the buyer with no entitlement or a property VA will not approve; it rarely wins for a Johns Creek buyer who holds a COE. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Johns Creek buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Johns Creek loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Johns Creek scenario review.

What a lender reads on a Johns Creek VA loan, and what you can have ready before anyone asks.

Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Johns Creek File Considerations

Local details that can change the loan.

What moves a Johns Creek file most often: entitlement, the funding fee and its exemptions, the appraisal and the Notice of Value, the project approval, residual income, seasoning after a credit event, and occupancy.

Before You Move Forward

Use these checks to keep the Johns Creek file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
  • Mind the appraisal: repairs the appraiser requires are usually completed before closing.
i.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. A Johns Creek loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Johns Creek veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

The VA appraisal and the Notice of Value

Two outcomes matter on a Johns Creek appraisal: the value and the condition findings. When the value comes in short, the gap above the appraisal is paid in cash, the price is renegotiated, or the buyer is released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes.

iv.

Assumption and release of liability

Years after closing, the assumption clause can matter more than the rate: a Johns Creek buyer may take over the loan with the lender’s approval. The original veteran should ask for a release of liability and, where the buyer is also a veteran, a substitution of entitlement.

v.

Occupancy and the reasonable-time rule

Occupancy is certified at closing and enforced by VA, with allowances for deployment, extended duty, and retirement within a year. A Johns Creek file with a non-occupying borrower who is not a spouse or another veteran changes the guaranty and usually the loan.

A Clear Process

From a Johns Creek Certificate of Eligibility to keys in hand.

From the certificate to the closing table, a Johns Creek VA purchase takes four steps, and each one carries a VA rule inside it.

i.

COE and pre-approval

A Johns Creek pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Johns Creek home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

Underwriting on a Johns Creek VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Johns Creek buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire never lends. It reads a Johns Creek file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Johns Creek file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Johns Creek buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific Johns Creek loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Johns Creek Veterans Ask

Johns Creek VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Johns Creek buyers.

What is a VA loan, and who is it for?

A VA loan is the mortgage an eligible Johns Creek buyer should compare first: backed by VA, offered through lenders, written with no down payment and no insurance line, and qualified on residual income rather than ratios alone.

Who is eligible for a VA loan in Johns Creek?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Johns Creek loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

It depends on your status. Disabled veterans receiving compensation and the other exempt groups pay no fee; other borrowers pay the tier in the snapshot, which is lower on a first use and with a larger down payment. Most Johns Creek buyers finance it rather than pay cash.

Is there a VA loan limit in Johns Creek?

Not with full entitlement: VA backs a quarter of the whole loan, so a Johns Creek buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

Can I buy a duplex or fourplex with a VA loan?

VA finances owner-occupied two- to four-unit homes. A Johns Creek buyer lives in one unit, the rent from the others counts as VA allows, and the residual-income test runs on the combined picture.

Does a VA loan have mortgage insurance?

There is none. The guaranty from VA is what the lender relies on, so no insurer is involved and no premium is charged; the one-time funding fee covers the program’s cost.

What credit score do I need for a VA loan?

VA has never set a score, so the answer is the lender’s floor in the snapshot. More useful than the number is what sits around it: a clean recent housing history, seasoning after any derogatory event, and residual income that clears the table.

How does a VA refinance work?

VA refinances come in two shapes, and the funding fee applies to each unless the veteran is exempt. A Johns Creek owner with an existing VA loan usually starts with the IRRRL; an owner taking cash out needs the seasoning period and the program’s cash-out leverage.

Do I have to live in the home to use a VA loan?

Yes, as a principal residence. A Johns Creek service member on orders elsewhere can meet the rule through a spouse who occupies the home, and VA allows extra time for extended duty and for a veteran retiring within a year.

Get Started

Run the Johns Creek VA numbers, then get the terms in writing.

When you are ready, a Johns Creek review sizes the loan, settles the program, and produces written terms. Nothing on this page commits anyone to lend.
