The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Mableton buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

Before You Move Forward

Use these checks to keep the Mableton file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Mableton files before income is even opened.

Full or remaining entitlement

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. iii.

Condominium project approval

Many Mableton projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

iv.

Two- to four-unit homes and rental income

A Mableton fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

v.

Occupancy and the reasonable-time rule

Occupancy is certified at closing and enforced by VA, with allowances for deployment, extended duty, and retirement within a year. A Mableton file with a non-occupying borrower who is not a spouse or another veteran changes the guaranty and usually the loan.

Underwriting

Closing

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Mableton buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Who is eligible for a VA loan in Mableton?
