VA Loans in Missoula, Montana: No Down Payment, No Mortgage Insurance

Missoula buyers with VA eligibility rarely need another program: no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

100% financing is available with full entitlement, so the buyer brings 0% toward the price; closing costs are separate and can be paid by the seller within VA’s limit. A larger down payment lowers the funding fee tier, as the ladder shows.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

The ratio guideline is 41%; the deciding figure is residual income, VA’s measure of what the household keeps each month after the housing payment, debts, taxes, and maintenance. The West table below applies to Montana, and the calculator estimates a rough residual from the income you enter.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.

Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Missoula VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Missoula VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Montana; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why a Missoula purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Missoula buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a Missoula file the exemption is confirmed on the COE and removes the program’s only cost.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the Montana table, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Missoula scenario.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

Nothing here is a decision. The appraisal can come in under the contract price, the rate is set by the lender at lock, and the lender’s residual-income figure includes deductions this page only approximates. What holds steady is the structure the calculator reproduces: price, fee, loan, payment, residual.

Missoula Market Context

Where Missoula’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Missoula figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

These are context figures, not underwriting inputs. These are ranges, not predictions. The lender appraises one home, documents one income, and runs the residual-income test for one household of a specific size.

Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.

Missoula Submarkets

Distinct Missoula neighborhoods, distinct VA files.

Where Missoula veterans actually shop, and what the file turns on in each place: the property type the VA appraiser sees, the approval it needs, and the price residual income has to carry.

01.

Higher-value homes

An expensive Missoula purchase is a VA jumbo when entitlement is full: the guaranty scales with the loan, the lender waives the down payment, and the comparison against a conventional jumbo turns on the large down payment the conventional loan requires and VA does not. Median household income in Missoula sits near $70,392 on the latest Census estimate.

02.

Newer infill and recent construction

A newer Missoula home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement carries the price with nothing down; remaining entitlement brings the conforming figure into the math and may call for a down payment. The median owner-occupied home value in Missoula runs near $473,100 on the latest Census estimate.

03.

Neighborhoods near the installation

The Missoula neighborhoods that serve an installation see VA purchases on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Missoula counts a population near 77K within the Missoula, MT area.

04.

Established close-in neighborhoods

An older Missoula house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. About 53% of Missoula’s households rent — roughly 18,521 renter households on the latest Census estimate.

05.

Condominiums and townhomes

Close-in Missoula condominiums suit the benefit well: nothing down, no insurance line, and a project review handled on the lender’s side. The dues go into the residual-income math, and the appraisal covers the project along with the unit. Roughly 16,420 Missoula households own their homes on the latest Census estimate — 47% of all households, the pool a VA purchase joins.

06.

Two-to-four-unit homes

Missoula duplexes and small apartment houses are VA purchases with nothing down when the veteran occupies one unit. VA counts rent from the other units under its own rules, which can require landlord experience or reserves. On a home at Missoula’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $473,100 is the program’s cost, and it can be financed.

The rules do not change with the street. Every Missoula file is checked the same way: price against the Notice of Value, property against VA’s minimum property requirements, condominium against VA’s approval list, and borrower against entitlement, the ratio guideline, and residual income. Second homes and rentals are not VA purchases.

How Missoula Veterans Use VA

Four ways Missoula veterans put the VA benefit to work.

A good use of VA is one the program’s shape fits: no down payment, no mortgage insurance, residual-income underwriting, and a guaranty that scales with the loan. Four common Missoula uses follow.

First purchase

Buy a first home with nothing down

A Missoula buyer with the income for the payment but not the cash for a down payment uses VA to purchase with nothing down, finances the funding fee, and keeps the savings for moving costs, reserves, and the first repairs on the home.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: a Missoula veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

VA jumbo

Buy above the conforming limit

A higher-priced Missoula home is still a VA purchase: the guaranty backs a quarter of the loan whatever its size, and the lender can waive the down payment on the whole amount with full entitlement. The county conforming figure only matters when entitlement is partly in use.

IRRRL

Refinance an existing VA loan

The rate-reduction refinance is the simplest shape in the program: a reduced funding fee, no VA appraisal in most cases, and the existing VA loan’s record as the main test. Many Missoula veterans use it when the market moves in their favor.

VA Payment Estimate

Estimate the VA payment on a Missoula price before requesting a quote.

This is what a nothing-down Missoula purchase costs each month: the funding fee for the use and down payment you choose, the total loan amortized at the benchmark rate, the escrows added, and the ratio and a rough residual income measured against VA’s guideline and table. VA vs. the Alternatives

Same veteran, three very different closings.

Most buyers can close the same purchase three ways, and the structures differ more than the labels suggest: VA with nothing down and no mortgage insurance, FHA with a small investment and premiums for the life of the loan, or conventional with private insurance that falls away as equity grows.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Missoula veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Missoula veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A Missoula veteran with a large down payment and a subsequent-use fee tier should see both programs run on the same numbers. See Lendmire’s conventional loan program.

Where each one fits

Where each one fits: VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Missoula scenario review.

What a lender reads on a Missoula VA loan, and what you can have ready before anyone asks.

Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Missoula File Considerations

Local details that can change the loan.

What moves a Missoula file most often: entitlement, the funding fee and its exemptions, the appraisal and the Notice of Value, the project approval, residual income, seasoning after a credit event, and occupancy.

Before You Move Forward

Use these checks to keep the Missoula file clean and fundable.

A Missoula file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Match the occupancy: the veteran or spouse occupies the home within a reasonable time after closing.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Missoula buyer with full entitlement has no loan limit; with remaining entitlement the county conforming figure enters the math and a down payment may be required.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Missoula veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Occupancy and the reasonable-time rule

Second homes and rentals are not VA purchases. A Missoula buyer who will never live in the home cannot use the benefit for it, but a service member whose spouse will occupy it during a deployment can, and a veteran may later move out and keep the home as a rental without refinancing.

iv.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Missoula buyer in one unit qualifies on the combined picture.

v.

The VA appraisal and the Notice of Value

Two outcomes matter on a Missoula appraisal: the value and the condition findings. A short value is paid in cash above the appraisal, renegotiated, or released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes, usually at the seller’s expense.

A Clear Process

From a Missoula Certificate of Eligibility to keys in hand.

Underneath, the Missoula process is any mortgage process; on top sit VA’s checks: the certificate, the property requirements, the project approval where it applies, and the residual-income test. Each step below says what happens and what the buyer does.

i.

COE and pre-approval

A Missoula pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

The Missoula contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where the state requires one before underwriting begins.

iii.

Underwriting

An automated approval still runs the residual-income test; a manual file is read against the guideline and the table. Either way, the Missoula underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Missoula buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire never lends. It reads a Missoula file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Missoula veteran with full entitlement the answer is almost always VA; with a large down payment and a high fee tier it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Missoula buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Missoula home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Missoula Veterans Ask

Missoula VA loan FAQs

Plain answers to the questions Missoula veterans ask most about VA loans, in the order they usually ask them.

What is a VA loan, and who is it for?

Think of it as a conventional mortgage with VA standing where the down payment would stand. The guaranty costs a one-time funding fee, and it buys no down payment, no mortgage insurance, and underwriting that reads the household budget. Owner-occupied homes only, up to four units.

Who is eligible for a VA loan in Missoula?

Service decides it: a minimum period of active duty, a qualifying period in the Guard or Reserve, or eligible surviving-spouse status, with a character of discharge VA accepts. A Missoula buyer unsure of the answer can request the certificate from VA.gov or have the lender pull it.

How do I get a Certificate of Eligibility?

Three ways: online through VA.gov, through the lender using VA’s system, or by mail with VA Form 26-1880. A veteran provides the DD-214, an active-duty member a statement of service, a Guard member NGB Forms 22 and 23, a Reserve member a points statement, and a surviving spouse VA Form 26-1817 or the paperwork for a claim not yet receiving DIC.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Missoula purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Missoula?

Not with full entitlement: VA backs a quarter of the loan whatever its size, so a Missoula buyer with full entitlement can finance above the conforming limit with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

Can I buy a duplex or fourplex with a VA loan?

VA finances owner-occupied two- to four-unit homes. A Missoula buyer lives in one unit, the rent from the others counts as VA allows, and the residual-income test runs on the combined picture.

Can I use a VA loan to buy a condominium?

Yes, with one extra step: the project review against VA’s list. Approved projects close on the ordinary file; a Missoula project not yet approved can be submitted, which takes time and the association’s cooperation.

Is a VA loan assumable?

Yes, with the lender qualifying the assumptor. It is one of the program’s quieter advantages for a Missoula owner who may sell into a higher-rate market, provided the release of liability and the entitlement are handled at the assumption.

What credit score do I need for a VA loan?

VA sets no minimum credit score; it asks lenders to read the whole credit picture. The wholesale programs Lendmire places VA loans with start at the score shown in the snapshot, so that is the working floor, and the recent housing payment history and the seasoning after any credit event matter as much as the number.

Do I need a down payment for a VA loan?

Usually not. The guaranty does the work a down payment does elsewhere. A Missoula buyer may still choose one to lower the fee or to keep the payment down, and must bring one when the appraisal comes in under the price or entitlement is partial.

Get Started

The Missoula VA file, built on VA’s rules and explained plainly.

Begin with a scenario review: the Certificate of Eligibility, the price, the income, and the household size. A licensed Lendmire loan officer runs VA beside FHA and conventional on the same numbers and puts the terms in writing.
