The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. Occupancy and the reasonable-time rule

Second homes and rentals are not VA purchases. A Moreno Valley buyer who will never live in the home cannot use the benefit for it, but a service member whose spouse will occupy it during a deployment can, and a veteran may later move out and keep the home as a rental without refinancing.
