VA Loans in Radford, Virginia: No Down Payment, No Mortgage Insurance

VA loans in Radford, VA cover purchases, cash-out refinances to the program’s full leverage, and rate-reduction refinances of an existing VA loan, on owner-occupied homes of one to four units. Eligibility runs through the Certificate of Eligibility, and the funding fee, the ratios, and the residual-income table settle the rest.

Current Program Snapshot

Current VA guidelines, updated from one source.

One guideline source feeds every number in this block, and the block changes here when the source does. The terms shown are purchase terms; the refinance leverage, the seasoning rule, and the fee exemptions sit under the two tables.

Down Payment
0%

100% financing with full entitlement

The purchase leverage is 100% loan-to-value with full entitlement, which means 0% down on a home that appraises at the price; a price above the appraised value is paid in cash or renegotiated, and the guaranty covers the lender’s exposure.

Mortgage Insurance
None

No monthly premium, no upfront premium

There is no monthly mortgage insurance and no upfront premium on a VA loan at any leverage; the guaranty does the work that private mortgage insurance or FHA’s premiums do elsewhere, and the funding fee is the only program charge.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

VA charges a funding fee instead of mortgage insurance: 2.15% on a first-use purchase, 3.3% on a subsequent use, less with a down payment of five percent or more, and nothing for the exempt groups. The ladder below shows every tier, including the cash-out and rate-reduction refinance fees.

Debt Ratio
41% guide

Residual income decides the file

The ratio guideline is 41%; the deciding figure is residual income, VA’s measure of what the household keeps each month after the housing payment, debts, taxes, and maintenance. The South table below applies to Virginia, and the calculator estimates a rough residual from the income you enter.

Program Notice

This page describes program parameters, not an offer. The leverage, the funding fee, the ratio guideline, and the residual-income table are VA guidelines and lender overlays, subject to change without notice and to full underwriting; the certificate, the appraisal, the credit report, and the property decide every file. Radford VA Loan Guide

What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Radford lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Virginia; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on a Radford purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

02.

Eligibility, entitlement, and the COE

Eligibility comes from service: a minimum period of active duty, a qualifying period in the National Guard or Reserve, or status as an eligible surviving spouse, with a character of discharge VA accepts. VA confirms it on the Certificate of Eligibility, which a Radford buyer can request online, through the lender, or by mail.

03.

The funding fee, and who is exempt

The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A Radford buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.

04.

Residual income over ratios

The ratio VA names is a guideline; the residual-income table is the standard. A Radford file above the ratio can be approved when residual income clears the table by a fifth or more, and a file below the ratio can still be declined when residual income falls short, which is the reverse of how FHA and conventional loans read a budget.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

A lender runs exactly this math on a Radford file, with one refinement the page cannot make: underwriting also subtracts taxes, maintenance, and utilities before measuring residual income, so the rough residual here will read higher than the lender’s. The price, the fee tier, and the locked rate are the moving parts.

Radford Market Context

Where Radford’s veterans and service members buy — and how VA fits.

Three Census figures frame every Radford VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

Citywide figures provide general market context, not an appraisal or an income calculation. These are ranges, not predictions. The lender appraises one home, documents one income, and runs the residual-income test for one household of a specific size.

Radford Submarkets

Distinct Radford neighborhoods, distinct VA files.

The house decides the file as much as the borrower. These Radford submarkets differ in the property types VA accepts, the condition questions the appraisal raises, and the prices a typical buyer carries.

01.

Service members and the occupancy rule

Where Radford sits near a base or a reserve center, VA files cluster in the neighborhoods service members choose, and the occupancy rule bends there in defined ways: a spouse can occupy for a member on orders, and a veteran may later rent the home out after living in it. Radford is home to about 17K people and sits within the Blacksburg-Christiansburg-Radford, VA area.

02.

Newer infill and recent construction

New rows and recent infill in Radford tend to appraise without findings, which moves the question to price. With full entitlement there is no loan limit, so a contract above the county conforming figure is still a nothing-down VA purchase, tested on residual income at that payment. Median household income in Radford sits near $57,348 on the latest Census estimate.

03.

Higher-value homes

On Radford’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. The median owner-occupied home value in Radford runs near $220,700 on the latest Census estimate.

04.

Established close-in neighborhoods

An older Radford house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. On a home at Radford’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $220,700 is the program’s cost, and it can be financed.

05.

Condominiums and townhomes

Close-in Radford condominiums suit the benefit well: nothing down, no insurance line, and a project review that runs through VA’s approved-project list. The dues go into the residual-income math, and the appraisal covers the project along with the unit. About 58% of Radford’s households rent — roughly 3,197 renter households on the latest Census estimate.

06.

Two-to-four-unit homes

Radford duplexes and small apartment houses are VA purchases with nothing down when the veteran occupies one unit. VA counts rent from the other units under its own rules, which can require landlord experience or reserves. Roughly 2,343 Radford households own their homes on the latest Census estimate — 42% of all households, the pool a VA purchase joins.

Across all of Radford, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How Radford Veterans Use VA

Four ways Radford veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Radford veterans to it most often.

IRRRL

Refinance an existing VA loan

The rate-reduction refinance is the simplest shape in the program: a reduced funding fee, no VA appraisal, and the existing VA loan’s record as the main test. Many Radford veterans use it when the market moves in their favor.

Condominium

Buy a condominium in an approved project

One extra step separates a Radford condominium file from a house file: the project review against VA’s list. Once the project clears, the leverage, the fee, and the absence of mortgage insurance are exactly what they would be on a house.

VA jumbo

Buy above the conforming limit

A higher-priced Radford home is still a VA purchase: the guaranty backs a quarter of the whole loan with full entitlement, so a lender can waive the down payment on the whole amount. The county conforming figure only matters when entitlement is partly in use.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: a Radford veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

VA Payment Estimate

Estimate the VA payment on a Radford price before requesting a quote.

The program’s own math on your Radford inputs: price less any down payment, plus the financed fee, amortized at the benchmark, with escrows added and nothing for mortgage insurance. The actual rate, payment, and costs come in writing from a licensed loan officer.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Radford is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Radford buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Radford veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A Radford veteran with a large down payment, where the funding fee falls to its lowest tier and conventional insurance falls away, should see both programs run on the same numbers. See Lendmire’s conventional loan program.

Where each one fits

Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.

Typical File Components

What to prepare for a Radford scenario review.

Gather these before a Radford review: ordinary mortgage documents plus the proof of service that opens the file.

Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Radford File Considerations

Local details that can change the loan.

The percentages tell only part of the story. What a Radford VA loan actually becomes depends on the certificate, the appraisal, and the credit report, and these are the details that move it.

Before You Move Forward

Use these checks to keep the Radford file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Plan the units: up to four units with no down payment when the buyer occupies one.
i.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. A Radford loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Radford file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

iii.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Radford buyer who occupies one unit qualifies on the combined picture.

iv.

The VA appraisal and the Notice of Value

Two outcomes matter on a Radford appraisal: the value and the condition findings. When the value comes in short, the gap above the appraisal is paid in cash, the price is renegotiated, or the buyer is released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes.

v.

Seller concessions and the fees a veteran may not pay

Two rules shape the Radford contract: the seller may pay closing costs and, within VA’s cap, concessions such as prepaids and the funding fee; and the veteran may not be charged certain fees that other buyers pay. Structured with both in mind, a VA purchase can close with no down payment and modest cash.

A Clear Process

From a Radford Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Radford version of each follows.

i.

COE and pre-approval

The first conversation settles the shape: whether entitlement is full, whether the fee applies, what residual income supports, and whether VA is the right program next to FHA and conventional for the Radford purchase. The lender can pull the COE directly.

ii.

Contract and appraisal

The Radford contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Radford buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

The case for a brokerage on a VA loan is candor with numbers: VA beside conventional on the same inputs, the fee tier stated outright, the entitlement checked first, and the terms in writing.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Radford veteran with full entitlement the answer is almost always VA; with a large down payment it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Radford purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Radford buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Questions Radford Veterans Ask

Radford VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Radford buyers.

What is a VA loan, and who is it for?

A VA loan is the mortgage an eligible Radford buyer should compare first: backed by VA, offered through lenders, written with no down payment and no insurance line, and qualified on residual income rather than ratios alone.

Who is eligible for a VA loan in Radford?

Service decides it: a minimum period of active duty, a qualifying period in the Guard or Reserve, or eligible surviving-spouse status, with a character of discharge VA accepts. A Radford buyer unsure of the answer can request the certificate from VA.gov or have the lender pull it.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Radford loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The funding fee is a one-time charge VA collects to fund the guaranty, set as a share of the loan by first or subsequent use and by the down payment, as the snapshot ladder shows. It can be financed, paid at closing, or paid by the seller as a concession. Veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, Purple Heart recipients on active duty, and service members rated before discharge are exempt.

Is there a VA loan limit in Radford?

VA removed the loan limit for veterans with full entitlement; the wholesale programs behind these pages serve loan amounts up to the ceiling in the snapshot. Only a Radford buyer with entitlement still in use on another loan needs the county figure, and it is confirmed by a loan officer rather than quoted here.

How does a VA refinance work?

A VA refinance works two ways: an IRRRL for an existing VA loan, or a cash-out refinance for a new one on an owner-occupied home with equity. The snapshot shows leverage and fee, and a Radford loan officer picks the path that fits.

Can I buy a duplex or fourplex with a VA loan?

Yes. Occupy one unit, count the others’ rent within VA’s rules, and expect the lender to document the rents and any landlord history. The loan limit question does not arise with full entitlement.

What credit score do I need for a VA loan?

VA leaves the credit standard to the lender, and the lender overlay in the snapshot is the floor behind these pages. The file is read as a whole: two years of clean housing payments carry more weight than an old event that has seasoned.

Can I get a VA loan after a bankruptcy or foreclosure?

After the waiting period, yes. Each credit event (a bankruptcy, a foreclosure, a short sale) has its own period counted from a specific date, and the lender confirms it from the discharge or transfer papers; gather those dates before the review.

Can the seller pay my closing costs on a VA loan?

Yes. VA allows seller-paid closing costs and caps the broader concessions; it also lists fees a veteran may not pay, which the seller or the lender absorbs. Structured well, cash to close on a Radford purchase is modest.
