VA Loans in Redondo Beach, California: No Down Payment, No Mortgage Insurance

Redondo Beach buyers with VA eligibility have a loan option built around no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.

Debt Ratio

Residual income decides the file

VA’s debt-to-income guideline is 41%, but it is a guideline, not a ceiling: a file above it can be approved when residual income exceeds the regional table by a fifth or more, and a file under it can still fall short on residual income. The table below shows the figures for the West region.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.

Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Redondo Beach VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Redondo Beach VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in California; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Redondo Beach file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

Three questions settle eligibility on a Redondo Beach file: the service history, the character of discharge, and whether entitlement is full or partly in use. The COE answers all three. Surviving spouses, National Guard and Reserve members, and veterans with an earlier VA loan each have their own path to the certificate.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On a Redondo Beach purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the regional table for California, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a Redondo Beach scenario.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

Change any of it in the calculator below: the Redondo Beach price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.

Redondo Beach Market Context

Where Redondo Beach’s veterans and service members buy — and how VA fits.

Residual income is measured against a real payment on a real Redondo Beach price, so the market matters before the file does. The Census figures below describe that market: ownership, home values, and household income.

These are context figures, not underwriting inputs. Higher values mean a larger loan and a larger funding fee in dollars; lower values mean a payment that leaves more residual income on the same salary. The percentages never move, only what they amount to.

Redondo Beach Submarkets

Distinct Redondo Beach neighborhoods, distinct VA files.

Where Redondo Beach veterans actually shop, and what the file turns on in each place: the property type the VA appraiser sees, the approval it needs, and the price residual income has to carry.

01.

Manufactured homes

Redondo Beach manufactured homes finance on VA under VA’s rules: permanent foundation, real-estate title, and the construction standard the appraiser checks. The leverage and the absence of mortgage insurance match a site-built home. Median household income in Redondo Beach sits near $150,245 on the latest Census estimate.

02.

High values and the full entitlement

On Redondo Beach’s higher-value homes the VA benefit does its most visible work: with full entitlement there is no VA loan limit, so an eligible buyer can finance the whole price with nothing down, within the lender’s own maximum; the file turns on the certificate, residual income, and the appraisal. Redondo Beach is home to about 69K people.

03.

Multi-unit conversions

A converted Redondo Beach duplex or triplex finances on VA with the buyer in one unit and the rents documented toward the ratios and residual income the way VA permits. The appraiser reads every unit’s condition. Roughly 15,102 Redondo Beach households own their homes on the latest Census estimate — 53% of all households, the pool a VA purchase joins.

04.

Rural-edge and acreage properties

The rural edge of Redondo Beach brings two checks: residential rather than farm use, and an appraisal supported by what has sold nearby. Both are routine when the home is the point and the land is incidental. On a home at Redondo Beach’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $1,279,200 is the program’s cost, and it can be financed.

05.

Newer subdivisions on the bypass

The newer Redondo Beach subdivisions out by the bypass tend to meet VA’s appraisal requirements; the question there is whether residual income carries the higher price with the fee financed, which the calculator shows. About 47% of Redondo Beach’s households rent — roughly 13,205 renter households on the latest Census estimate.

06.

In-town neighborhoods

In Redondo Beach’s older neighborhoods the condition report decides as much as the value. Buyers who expect findings negotiate them early, keep the seller’s completion on the contract timeline, and keep the file moving. The median owner-occupied home value in Redondo Beach runs near $1,279,200 on the latest Census estimate.

What the program accepts is the same everywhere in Redondo Beach: houses, condominiums in VA-approved projects, planned developments, manufactured homes that meet VA’s rules, and owner-occupied homes of up to four units. What it declines is also the same: second homes and investment property.

How Redondo Beach Veterans Use VA

Four ways Redondo Beach veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Redondo Beach veterans to it most often.

House hacking

Buy a small multi-unit home and live in one unit

Up to four units, nothing down, no mortgage insurance: VA finances the small multi-unit home as long as the veteran lives in one unit. Rent from the other units can count toward qualifying under VA’s rules, which may ask for landlord experience or reserves.

First purchase

Buy a first home with nothing down

The most common Redondo Beach VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

Cash-out

Take cash out of a home with equity

The cash-out refinance replaces the Redondo Beach home’s first mortgage with a larger VA loan and hands over the difference, to the program’s leverage and after seasoning; it is also the route for refinancing a non-VA loan into the program, and a loan officer compares it with a second-lien option before recommending either.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Redondo Beach unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

VA Payment Estimate

Estimate the VA payment on a Redondo Beach price before requesting a quote.

Enter a Redondo Beach price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Redondo Beach is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Redondo Beach buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

Where VA charges a one-time fee, FHA charges a premium every month and an upfront premium at closing. FHA fits the buyer with no entitlement or a property VA will not approve; it rarely wins for a Redondo Beach buyer who holds a COE. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Redondo Beach buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Redondo Beach loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Redondo Beach scenario review.

Gather these before a Redondo Beach review: ordinary mortgage documents plus the proof of service that opens the file.

Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Redondo Beach File Considerations

Local details that can change the loan.

When a Redondo Beach VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.

Before You Move Forward

Use these checks to keep the Redondo Beach file clean and fundable.

A Redondo Beach file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Match the occupancy: deployment and remote duty have their own allowances.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Redondo Beach buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Redondo Beach veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Occupancy and the reasonable-time rule

A VA loan finances a principal residence: the veteran certifies an intent to occupy within a reasonable time after closing, which VA generally reads as a couple of months. The usual Redondo Beach exception is military life itself, where a spouse can occupy for a member on orders elsewhere.

iv.

The VA appraisal and the Notice of Value

When the value comes in under the contract price on a Redondo Beach file, VA’s process gives the appraiser a chance to weigh additional sales before the Notice of Value is final, and the escape clause lets the buyer walk away with the deposit if the gap cannot be closed. Repairs the appraiser requires are usually completed before closing.

v.

Residual income and the ratio guideline

Family size moves the figure, and so does the region. The snapshot shows the table for California’s VA region; the calculator estimates a rough residual before the lender’s deductions for taxes and upkeep, so a Redondo Beach scenario that barely clears the table here may not clear it in underwriting.

A Clear Process

From a Redondo Beach Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Redondo Beach version of each follows.

i.

COE and pre-approval

A Redondo Beach pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Redondo Beach home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Redondo Beach buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire never lends. It reads a Redondo Beach file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Redondo Beach file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

A Redondo Beach veteran should never discover at the closing table that the fee was the subsequent-use tier or that entitlement was partly in use. The loan officer reads the certificate aloud, so to speak: the tier, the leverage, and the conventional alternative on the same numbers.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Redondo Beach home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Redondo Beach Veterans Ask

Redondo Beach VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Redondo Beach buyers.

What is a VA loan, and who is it for?

A home loan benefit earned through military service. VA does not lend the money; it backs part of a loan a private lender makes, which is what allows the lender to waive the down payment and the mortgage insurance. It fits any eligible Redondo Beach buyer purchasing or refinancing a home they will live in.

Who is eligible for a VA loan in Redondo Beach?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Redondo Beach loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Redondo Beach purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Redondo Beach?

There is no VA loan limit for a veteran with full entitlement; the lender’s own maximum loan amount, shown in the snapshot, is the practical ceiling. A Redondo Beach buyer with remaining entitlement should ask a loan officer how the county figure affects the file.

Can I use a VA loan to buy a condominium?

Yes, with one extra step: the project review against VA’s list. Approved projects close on the ordinary file; a Redondo Beach project not yet approved can be submitted, which takes time and the association’s cooperation.

What happens after my Redondo Beach offer is accepted?

The lender requests a VA-assigned appraiser, checks the seller concessions against VA’s cap, confirms the condominium approval if there is one and the funding fee tier from the certificate, and underwrites the file with residual income documented. At closing the fee is financed, paid, or waived, and the escrows are set up. How long it takes depends on the appraisal, any repairs it calls for, and the conditions underwriting adds.

Do I have to live in the home to use a VA loan?

Yes, as a principal residence. A Redondo Beach service member on orders elsewhere can meet the rule through a spouse who occupies the home, and VA allows extra time for extended duty and for a veteran retiring within a year.

Can I get a VA loan after a bankruptcy or foreclosure?

Yes, with seasoning. Bankruptcy, foreclosure, deed-in-lieu, and short sale each carry their own waiting period, and a Redondo Beach veteran with the event seasoned and the recent history clean is inside the rules. The file is read on residual income and the ratio.

Can I take cash out with a VA refinance?

Yes, and the leverage reaches the full value of the home: the snapshot shows it, along with the seasoning rule. The cash-out fee tier applies unless the veteran is exempt, and the loan can also refinance an FHA or conventional mortgage into VA.
