VA Loans in St. Simons, Georgia: No Down Payment, No Mortgage Insurance

In St. Simons, the VA loan is the mortgage benefit earned by service: the guaranty takes the place of the down payment, there is no mortgage insurance premium, the seller can pay closing costs, and the loan can be assumed later. The pieces that decide the file are eligibility, entitlement, the funding fee, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

VA charges a funding fee instead of mortgage insurance: 2.15% on a first-use purchase, 3.3% on a subsequent use, less with a down payment of five percent or more, and nothing for the exempt groups. The ladder below shows every tier, including the cash-out and rate-reduction refinance fees.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

St. Simons VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts a St. Simons buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Georgia; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on a St. Simons purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A St. Simons lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a St. Simons file the exemption is confirmed on the COE and removes the funding fee, the program’s one charge of its own.

04.

Residual income over ratios

Two tests run on every St. Simons VA file: the total-debt ratio against VA’s guideline, and residual income against the regional table. The second decides the close calls. Income must be stable and expected to continue, and the lender documents it the same way it would on any mortgage.

The Core Calculation
Base loan = price less any down payment; total loan = base loan plus the funding fee for the use and down payment; payment = principal and interest plus taxes, insurance and dues

A lender runs exactly this math on a St. Simons file, with one refinement the page cannot make: underwriting also subtracts taxes, maintenance, and utilities before measuring residual income, so the rough residual here will read higher than the lender’s. The price, the fee tier, and the locked rate are the moving parts.

St. Simons Market Context

Where St. Simons’ veterans and service members buy — and how VA fits.

Start with the market, then the file. These St. Simons figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

Read the figures as backdrop. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.

St. Simons Submarkets

Distinct St. Simons neighborhoods, distinct VA files.

No single VA file describes St. Simons. The submarkets below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

Higher-value homes

An expensive St. Simons purchase is a VA jumbo when entitlement is full: the guaranty scales with the loan, VA requires no down payment if the price does not exceed the appraised value, and the conventional jumbo comparison turns on the large down payment the conventional loan requires. Median household income in St. Simons sits near $108,771 on the latest Census estimate.

02.

Condominiums and townhomes

For many St. Simons veterans the first VA purchase is a condominium, and the only question VA adds is whether the project is on its approved list. If it is, the file reads like a house file with the dues in the ratios; if not, the lender can submit the project. The median owner-occupied home value in St. Simons runs near $555,600 on the latest Census estimate.

03.

Service members and the occupancy rule

Where St. Simons neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. St. Simons is home to about 16K people and sits within the Brunswick-St. Simons, GA area.

04.

Established close-in neighborhoods

An older St. Simons house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. On a home at St. Simons’ median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $555,600 is the program’s cost, and it can be financed.

05.

Newer infill and recent construction

A newer St. Simons home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement covers the price with nothing down. With remaining entitlement, the conforming figure enters the math, and a down payment may be required. About 14% of St. Simons’ households rent — roughly 1,104 renter households on the latest Census estimate.

06.

Two-to-four-unit homes

The small multi-unit St. Simons purchase is where VA’s leverage goes furthest: no down payment on two to four units, the buyer living in one, and the documented rent from the others helping the ratios and the residual income. Roughly 6,725 St. Simons households own their homes on the latest Census estimate — 86% of all households, the pool a VA purchase joins.

What the program accepts is the same everywhere in St. Simons: houses, condominiums in VA-approved projects, planned developments, manufactured homes that meet VA’s rules, and owner-occupied homes of up to four units. What it declines is also the same: second homes and investment property.

How St. Simons Veterans Use VA

Four ways St. Simons veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring St. Simons veterans to it most often.

Cash-out

Take cash out of a home with equity

The cash-out refinance replaces the St. Simons home’s first mortgage with a larger VA loan and hands over the difference, to the program’s leverage and after seasoning; it is also the route for refinancing a non-VA loan into the program, and a loan officer compares it with a second-lien option before recommending either.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a St. Simons unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

VA jumbo

Buy above the conforming limit

With full entitlement, the VA sets no loan limit, so a St. Simons buyer can finance a home above the conforming limit with no down payment. A conventional jumbo loan would ask for a large one. The wholesale programs behind these pages serve loan amounts up to the ceiling shown in the snapshot on this page.

First purchase

Buy a first home with nothing down

The most common St. Simons VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

VA Payment Estimate

Estimate the VA payment on a St. Simons price before requesting a quote.

Before you ask for a quote, size the payment yourself: the St. Simons price, the fee tier, the term, the benchmark rate, and the escrows go in, and the funding fee table and the residual-income figures come from the same guideline source as the block above. The result is an estimate, and the rate is a published market average, not an offer.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in St. Simons is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A St. Simons veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A St. Simons veteran with a large down payment, where the funding fee falls to its lowest tier and conventional insurance falls away, should see both programs run on the same numbers. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a St. Simons scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a St. Simons scenario review typically draws on.

Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

St. Simons File Considerations

Local details that can change the loan.

Check these before leaning on any number for St. Simons: entitlement, the funding fee tier, the appraisal and VA’s property standards, the condominium approval, residual income, and occupancy.

Before You Move Forward

Use these checks to keep the St. Simons file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most St. Simons files before income is even opened.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
  • Match the occupancy: second homes and rentals are outside the program.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A St. Simons buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A St. Simons veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Occupancy and the reasonable-time rule

A VA loan finances a principal residence: the veteran certifies an intent to occupy within a reasonable time after closing, which VA generally reads as a couple of months. The usual St. Simons exception is military life itself, where a spouse can occupy for a member on orders elsewhere.

iv.

Credit, seasoning, and the prior VA loan

VA sets no minimum credit score and seasons credit events instead of barring them: a bankruptcy from discharge, a foreclosure from the transfer of title, each with its own waiting period and exceptions for documented hardship. The wholesale programs behind these pages start at the score in the guidelines above, which is the working floor for a St. Simons file.

v.

The VA appraisal and the Notice of Value

Two outcomes matter on a St. Simons appraisal: the value and the condition findings. When the value comes in short, the gap above the appraisal is paid in cash, the price is renegotiated, or the buyer is released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes.

A Clear Process

From a St. Simons Certificate of Eligibility to keys in hand.

From the certificate to the closing table, a St. Simons VA purchase takes four steps, and each one carries a VA rule inside it.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the St. Simons contract is adjusted or released under the escape clause.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The St. Simons buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

The case for a brokerage on a VA loan is candor with numbers: VA beside conventional on the same inputs, the fee tier stated outright, the entitlement checked first, and the terms in writing.

i.

Three programs, one set of numbers

Before any recommendation, VA, FHA, and conventional are run on the same St. Simons price, income, and down payment. The buyer sees the payment, the insurance or fee line, and the cash to close for each, and the choice follows the figures.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a St. Simons buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a St. Simons buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions St. Simons Veterans Ask

St. Simons VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for St. Simons buyers.

What is a VA loan, and who is it for?

A home loan benefit earned through military service. VA does not lend the money; it backs part of a loan a private lender makes, which is what allows the lender to waive the down payment and the mortgage insurance. It fits any eligible St. Simons buyer purchasing or refinancing a home they will live in.

Who is eligible for a VA loan in St. Simons?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

Request it on VA.gov, ask the lender to pull it, or mail VA Form 26-1880. The supporting document depends on status: DD-214 for veterans, a statement of service for active duty, NGB Forms 22 and 23 for the Guard, a points statement for the Reserve, VA Form 26-1817 for surviving spouses.

What is the VA funding fee, and do I have to pay it?

The funding fee is a one-time charge VA collects to fund the guaranty, set as a share of the loan by first or subsequent use and by the down payment, as the snapshot ladder shows. It can be financed, paid at closing, or paid by the seller as a concession. Veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, Purple Heart recipients on active duty, and service members rated before discharge are exempt.

Is there a VA loan limit in St. Simons?

Not with full entitlement: VA backs a quarter of the whole loan, so a St. Simons buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

What happens after my St. Simons offer is accepted?

The lender requests a VA-assigned appraiser, checks the seller concessions against VA’s cap, confirms the condominium approval if there is one and the funding fee tier from the certificate, and underwrites the file with residual income documented. At closing the fee is financed, paid, or waived, and the escrows are set up. How long it takes depends on the appraisal, any repairs it calls for, and the conditions underwriting adds.

What credit score do I need for a VA loan?

There is no VA minimum, and the snapshot shows where the wholesale programs begin. A St. Simons buyer below that floor should ask a loan officer what the file needs, because VA’s own rules weigh the payment history and residual income, not a score alone.

Can I buy a duplex or fourplex with a VA loan?

VA finances owner-occupied two- to four-unit homes. A St. Simons buyer lives in one unit, the rent from the others counts as VA allows, and the residual-income test runs on the combined picture.

Can the seller pay my closing costs on a VA loan?

They can, and a St. Simons VA purchase can close with the seller paying most of the costs. The cap applies to concessions rather than to ordinary closing costs, and the veteran is protected from certain fees regardless.

What is residual income, and why does it matter?

What the household keeps each month after the mortgage, the debts, the taxes, and an allowance for upkeep. VA publishes the figure a family must retain by region and size, and the snapshot shows the Georgia table; the calculator estimates a rough residual before the lender’s deductions.
