How to Qualify for a 24-Month Bank Statement Jumbo Loan

How to Qualify for a 24-Month Bank Statement Jumbo Loan

The Quick Read: You qualify by showing two years of consecutive bank statements whose eligible deposits, after an expense ratio and divided by 24, produce enough monthly income to carry the loan. Traditional personal-income documentation is not the income test. Through select wholesale programs, subject to full underwriting and not a commitment to lend, the key requirements are:

  • 24 consecutive months of personal or business statements (business accounts need at least 25% ownership).
  • A credit score of typically 660 or higher, and 700 or higher above the super-jumbo line.
  • Debt-to-income of up to 50% on most files.
  • Reserves of 3, 6 or 9 months depending on loan size.
  • Leverage that steps down as the loan grows, with every file above $4,000,000 reviewed case by case before submission.

A jumbo loan is simply a loan above the conforming limit, so a high-priced purchase lands here. If you own a business, tax write-offs can shrink the income on your returns. Bank statements show the cash that actually moved. This page walks through how that cash becomes qualifying income.

What Is a 24-Month Bank Statement Jumbo Loan?

It is a non-QM mortgage, meaning a loan that does not follow the standard agency box, sized above the local conforming limit. The lender builds your income from two years of deposits instead of W-2s or returns. NerdWallet notes that jumbo lenders set their own requirements and weigh debt-to-income, reserves, credit and documentation, with more flexibility for borrowers holding ample cash.

Two ideas get tangled here. “Jumbo” describes size. “Bank statement” describes how income is documented. You can have either without the other, and this product combines both.

Across a wholesale network, we place these files for founders, physicians, attorneys, entertainers, athletes and investors. Their returns understate income, but their deposits do not. Loan amounts run from $300,000 to $30,000,000 through two program types. A portfolio non-QM program carries files to $6,000,000. A bank portfolio program carries twelve-month-statement files up to $30,000,000 on its own size ladder. That ladder begins above $4,000,000 and overlaps the first program to $6,000,000.

Key Terms Defined

  • Non-QM: A mortgage outside the standard agency rules, underwritten to the lender’s own documented guidelines.
  • Jumbo: A loan larger than the conforming limit for the property’s county.
  • Eligible deposit: A deposit that represents real business or personal earnings, not a transfer, refund or loan.
  • Expense ratio: The share of business deposits treated as the cost of running the business.
  • Qualifying income: Eligible deposits after the expense ratio, divided by the statement months.
  • DTI: Debt-to-income, your monthly debts as a share of your qualifying monthly income.
  • Reserves: Liquid funds left after closing, counted in months of housing payments.
  • Seasoning: The waiting period required after a credit event before you qualify.

How Do Deposits Become Qualifying Income?

Underwriters follow a fixed sequence. Here it is step by step.

1. Collect 24 consecutive statements. Every month must appear. Transaction histories never substitute for statements, and a missing month stalls the file.

2. Total the deposits. The underwriter adds up each month’s credits across the accounts you are using.

3. Remove what is not income. Transfers between your own accounts, loan proceeds, refunds and one-time windfalls come out.

4. Apply the expense ratio to business accounts. Personal-account deposits are not reduced this way.

5. Apply your ownership share. A business account owned 100% counts fully. A smaller stake counts proportionally, and business statements need at least 25% ownership.

6. Divide by 24. The result is monthly qualifying income.

7. Run DTI and the rest of the file. Qualifying income then works like salary in the debt-to-income calculation, alongside credit, reserves and the property.

The expense ratio is the biggest lever. Programs in our network use fixed ratios that scale with the size and type of the business, with the lowest ratio applying to a service business with no employees and the highest to businesses with a larger team or any product business. An accountant-provided ratio is another option. A profit-and-loss method is a third, capped at a program-set maximum.

Picture a consultant with no staff and a steady business account. The 20% ratio keeps most deposits in play. Now picture a retailer with inventory and a team. The 50% ratio cuts the same deposit total roughly in half. Same deposits, very different income. That is why the business type matters before you apply.

Transfers from your own business into a personal account count at 100% through select programs, and many borrowers find this the cleanest path. Your business already paid its expenses before the money reached you.

The CFPB’s original ability-to-repay guide treats self-employment income as verifiable income, which is why a lender may document it through deposits.

What Gets Excluded From Your Deposits?

Underwriters scrub each statement line by line. Expect these to come out:

  • Transfers between your own accounts. Moving money from savings to checking is not earnings.
  • Loan proceeds and credit-line draws. Borrowed money is debt.
  • Refunds and reimbursements. These return money you already spent.
  • One-time windfalls. A property sale or an insurance payout does not repeat.
  • Large unexplained deposits. Underwriters ask for a source and exclude what you cannot document.

Pre-clean your file. Label recurring transfers, keep business and personal money apart, and gather paperwork for any deposit that looks unusual. A file with clean statements keeps far more of its deposits than a commingled one.

Personal or Business Statements?

Either can work. Personal statements are simpler because no expense ratio applies to ordinary deposits. Business statements suit owners whose revenue runs through a company account, and they bring the ratio and the 25% ownership minimum.

Factor Personal Statements Business Statements
Expense ratio Not applied to personal deposits 20%, 40%, 50% or accountant ratio
Ownership test None At least 25%
Best for Owners paid by transfer Revenue held in the company
Watch for Mixed non-income deposits Commingled accounts

Who Does 24 Months Fit Better Than 12?

Twenty-four months suits lumpy or seasonal income, because a longer window smooths the peaks and valleys. Twelve months suits fast-rising income, because a short window captures recent growth. The bank portfolio program uses twelve months, so some borrowers choose a program by window. For a deeper comparison, see Lendmire’s piece 12-Month vs 24-Month Bank Statement Loans for Jumbo Borrowers.

A recent dip is the awkward case. Averaging dilutes a bad quarter, but it also dilutes a good one. If your income climbed sharply in the last year, 24 months understates you. If it fell, the older months can prop the average up, though underwriters look hard at the trend.

What Are the Core Requirements?

Through select wholesale programs, subject to full underwriting, these are the typical anchors:

Requirement Typical Program Range
Credit score 660 portfolio program, 680 bank program
Super-jumbo credit 700 or higher
DTI Up to 50%
Reserves 3 months to $500,000; 6 to $1,500,000; 9 above
Extra property 2 more months per financed property, 12-month cap
First-time investor 12 months of reserves

Reserves are liquid funds after closing. Cash-out proceeds cannot satisfy reserves on super-jumbo files.

How Do Requirements Tighten as the Loan Grows?

Leverage steps down with size, and credit expectations rise. On a primary residence purchase through select programs, ceilings run about 90% to $1,000,000, 85% to $2,000,000, 80% to $3,000,000, and 75% to $4,000,000 at the top credit tier. Above $4,000,000 every file is reviewed case by case before submission. The bank program’s ladder then runs 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, each on review.

Second homes and investment property run about five points lower at most sizes. An investment-property purchase, for example, tops out near 85% on loans to $1,000,000, and the ceilings step down from there.

Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, super-jumbo overlays apply:

  • A 700 credit floor.
  • A clean housing history over the past 24 months.
  • 48 months of seasoning after any credit event.
  • U.S. citizens and permanent residents only.
  • No non-occupant co-borrowers and no rural property.
  • A maximum of ten acres.

Cash-out follows its own ladder, topping out at 80% on a primary residence at the smallest sizes. Proceeds are unlimited at or below 60% loan-to-value. Above 60% on the portfolio program, cash in hand is capped at $1,500,000.

Which Other Paths Exist Besides Bank Statements?

If deposits do not tell your story, other documentation routes exist through select programs.

Path How Income Is Shown
Bank statements Eligible deposits after expense ratio
Profit-and-loss P&L method, capped at 80%
Asset allowance Liquid assets divided by 36, 60 or 84 months
Assets-only Liquidity equal to loan plus costs, no DTI

Asset allowance works on primary and second homes with an 80% maximum. Retirement accounts count at 70%, or 80% at age 59.5 and older. Business funds, gifts, cryptocurrency and unvested stock never count.

Investors buying rentals have one more option. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It suits an investor whose personal income is thin on paper. A bank statement loan fits one whose personal income is strong. Lendmire’s complete DSCR loans guide covers that route.

Your Pre-Application Plan

Start about 90 days out. Stop moving money between accounts without labels. Separate personal and business spending. Pay down revolving balances to lift your credit score and cut your DTI. Ask your accountant whether a documented expense ratio would beat the fixed one.

Thirty days out, download every statement in full. Line up reserves in accounts you can document.

Why Do Files Stall?

  • Unexplained transfers. Fix them with a written source and supporting paperwork.
  • Thin deposits. Add a second account, or consider the P&L or asset route.
  • Commingled accounts. Business-use support is needed. Open a clean account going forward.
  • Missing months. Order the missing statements before you submit.
  • Heavy expense ratio. A product business sits at 50%, so test an accountant ratio.

Bank statement loans carry no free pass on verification. Federal ability-to-repay rules still require lenders to verify income or assets and debts. Your statements are the verification.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need a CPA for a 24-month bank statement jumbo loan?

Not always. The fixed expense ratios work without one. An accountant-provided ratio or a P&L can lower the ratio and raise your income, so a CPA often pays for itself on a larger file.

Can I use personal accounts if I own a business?

Yes, through most programs, when the deposits reflect business earnings. Transfers from your own business into a personal account count at 100%. Mixed accounts need support, and non-income deposits are removed.

What if my income dropped recently?

Averaging over 24 months can soften a dip, but underwriters review the trend. A steep recent decline may push the file toward the P&L method or an asset path, subject to lender guidelines.

Does a jumbo bank statement loan skip income checks?

No. It documents income differently. Qualification runs on verified deposits under the applicable program, with DTI, credit, reserves and the property all reviewed.

Is 90% leverage available on any jumbo size?

No. About 90% is the ceiling on a primary-residence purchase to $1,000,000. Above that, leverage steps down, and files above $4,000,000 are reviewed case by case. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
