5 Bank Statement HELOC Options to Start a Business

5 Bank Statement HELOC Options to Start a Business

The Quick Read: There are five realistic ways to use home equity and deposit-based income documentation to fund a new business, and each fits a different borrower. A bank statement HELOC changes only how income is documented. Equity, credit, combined leverage, and the property itself still decide the outcome.

  • A bank statement line is reviewed on documented deposits under the applicable program, subject to lender guidelines.
  • On the wholesale network Lendmire works with, an investment-property line tops out at 70% CLTV. Primary-residence and second-home lines reach 90% CLTV, and only at a 720 or better credit profile.
  • LLCs cannot hold title on these lines. The home or rental must sit in your name or a revocable living trust.
  • The home secures the debt. If the business fails, the lien does not go away.
  • A line is a documentation method, not a business plan. Stress-test the draw before you take it.

Lendmire is a mortgage broker. It arranges these files through select wholesale lenders and does not lend. Programs change, and every file is reviewed individually.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

A HELOC is an open-end line of credit secured by your home equity. The CFPB describes it as a line you can borrow against repeatedly, and it warns that you could lose the home if you cannot repay.

The bank statement part is narrower than the name suggests. The collateral, lien position, and draw-and-repay structure stay the same. Only the income proof changes. Instead of tax returns and W-2s, the lender reviews deposits over a lookback window and converts them to qualifying income. Business deposits are usually discounted for expenses. One-time deposits and transfers between your own accounts generally do not count.

That is why it suits self-employed borrowers. It is also why a brand-new startup struggles with it. No deposit history means nothing to document.

How Underwriting Treats the File, Step by Step

The review runs in a fixed order. Knowing it tells you where a file stalls.

1. Equity test. The lender takes a percentage of appraised value, then subtracts existing liens. The CFPB’s HELOC booklet shows this method with a 75% illustration. That number is an example, not a program rule.

2. Credit. The wholesale network works from a 600 floor on primary residences, 640 on second homes, and 700 on investment properties. The score is a single-bureau model keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

3. Income and DTI. Deposits become qualifying income. DTI tops out at 50%, but the limit is 45% for credit profiles from 600 to 679, so any ratio above 45% requires a 680 minimum score. The ratio is calculated on the interest-only payment at the maximum draw.

4. Valuation. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation. Every line above $500,000 needs a full appraisal, and a borrower can request one anyway.

5. Draw and repayment. The line has an interest-only draw period, then it amortizes. Payments reset at that point. That reset is the stress point for a startup that has not reached steady revenue.

The Five Options

These five routes are a working framework, not an official list. They differ in lien position, structure, and the occupancy of the collateral.

1. A Standalone Line on Your Primary Residence

This is the widest door. On a primary residence, ceilings run by credit tier: 720+ reaches 90% CLTV up to $500,000, and 700 to 719 reaches 85% up to $500,000. Higher-balance lines up to $750,000 cap at 75% CLTV.

The line can sit in first or second lien position. Lines above $500,000 are primary-residence only and need a full appraisal. They also need a credit profile of at least 700, and the longer-runway structure, the 5-year interest-only draw with 25-year repayment, raises that minimum to 720.

2. A Line on a Second Home

A second home can carry a line when the primary residence is not the right collateral. The minimum score is 640, and the ceiling is 90% CLTV at 720+, with a maximum line of $500,000. Tiers step down from there: 700+ and 680+ reach 85%, 660+ reaches 80%, and 640+ reaches 75%.

3. A Line on a Rental Property You Own

An investor with equity in a rental has a third route. An investment-property line requires a 700 minimum and a ceiling of 70% CLTV, up to $500,000. It uses the 5-year interest-only draw and 25-year repayment structure only.

Title is the catch. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental deeded to an LLC needs a vesting change first, or it belongs in a DSCR cash-out instead.

4. Choosing the Draw Structure

On primary residences and second homes, two draw structures exist. One runs a 3-year interest-only draw with a 17-year repayment. The other runs a 5-year draw with a 25-year repayment. Tennessee shortens both.

At least 75% of the line is drawn at closing on both. Pricing floats across draw and repayment and never converts to fixed. A startup needs the longer runway if revenue is slow to build. A shorter structure forces amortization sooner.

5. A DSCR Cash-Out on a Rental

This option skips personal deposit documentation altogether. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better leverage. Select lenders in the network also reach below 1.00 with leverage and terms adjusted.

Loans reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. LLC vesting works here, subject to lender program eligibility. For a landlord whose rents are strong but whose personal deposits are thin, this is often the cleaner fit. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide covers how the ratio is built.

How the Five Compare

Option Collateral Max CLTV / LTV Title
Primary residence line Your home Up to 90% (720+) Individual or revocable trust
Second-home line Second home Up to 90% (720+) Individual or revocable trust
Rental property line Investment property 70% Individual or revocable trust
Draw structure choice Any of the above Same as collateral Same as collateral
DSCR cash-out Rental About 75% LLC allowed, per program terms

Where the General Rule Breaks

Brand-new business. Some lenders want a business track record, which is hard when self-employment just began. Deposits you cannot yet show cannot be counted. A wage earner launching a side business may do better on conventional documentation.

An LLC does not shield the home. Forming one does not shield your home from a line secured by it. The borrower is personally liable.

Property-type limits. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property are not. A borrower with more than 15 financed properties is not eligible, and exposure is capped at three lines.

Timing on sale. Sell the home and the line generally comes due in full. That limits exit flexibility.

Rental use. A line’s terms may restrict renting out the home. Read the loan terms before leaning on rental income.

State limits. Texas primary residences are homestead properties and cap at 80% combined loan-to-value, with a 12-day waiting period and 12-month seasoning. Texas second homes and investment properties follow the standard tables. Properties listed for sale, or listed within the past 60 days, are ineligible in NC, PA, TN, TX, and WA.

What the Investor Decision Looks Like

Think about the debt stack first. Equity pulled for a business raises total debt on the property. If the property is also a rental, the new line lowers cash flow and complicates any later refinance, because a second lien has to be paid off or subordinated.

Think about approval odds next. A Chicago Fed analysis found home equity and mortgage applicants were approved more often than business-loan applicants. That explains the appeal. It also means the home carries the risk the business loan would have carried.

Then check the business-credit assumption. A HELOC does not build business credit, NerdWallet notes. Tax treatment varies; consult a qualified professional.

Run a stress test before you commit. Model the payment at the maximum draw, since qualification uses the interest-only payment at that level. Then model the repayment reset. If the business cannot carry both, take a smaller draw or a different product.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens divided by the property’s value.

Draw period: The stretch when you can borrow against the line, paying interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes.

Expense factor: The share of business deposits a lender removes to account for operating costs.

Commingling: Mixing personal and business money in one account, which blurs which deposits count.

Who Should Skip This

Skip it if the business has no revenue and the payment would come out of savings. Skip it if the equity is thin and a draw would push combined leverage to the ceiling. Skip it if the property is held in an LLC and you cannot change vesting.

Keep personal and business accounts separate before you apply. Commingled deposits make it hard to see which income counts. Lendmire’s comparison of a bank statement HELOC against an SBA loan covers the alternative path.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Can a bank statement HELOC fund a startup with no revenue?

Usually not on its own. The documentation method needs deposit history to convert to income, and a brand-new business has none. A borrower with other documented income, or strong equity and credit, may still qualify under the applicable program, subject to lender guidelines.

What is the highest leverage available on an investment property?

70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. Higher figures you may see quoted describe the broader market, not this network. The 90% ceiling exists only on primary residences and second homes at a 720 or better profile.

Can my LLC hold the property for the line?

No. The property must be in your name or an inter vivos revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out may fit better.

Is a bank statement HELOC the same as a DSCR loan?

No. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement line documents your personal or business deposits. They solve different problems, and the right one depends on the property and your income profile.

What happens to the line if I sell the property?

The balance generally comes due in full at sale, per the CFPB’s HELOC brochure. Plan the exit before drawing, especially if you expect to sell within the repayment period.
