Current HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, minimum credit score, line sizes, and draw and repayment periods on a primary residence, all drawn from one guideline source this page keeps current.
Of the home’s value, first mortgage included
The ceiling counts every lien together: the first mortgage balance plus the new line, divided by the home’s value, may reach 90% on a primary residence at a 720 profile, with lower ceilings at lower tiers.
Credit score to start
Eligibility on a primary residence starts at a 600 credit profile, where the ceiling and the line cap are at their smallest; the tiers above it open more leverage, a larger cap, or both, and never less.
Automated valuation on lines to $500,000
Lines run from $25,000 to $750,000; automated valuation ordinarily covers lines to $500,000, and the high-balance lane above that amount is primary-residence only and takes a full appraisal.
Interest-only, then 17–25 years of repayment
Draw for 3–5 years on interest-only payments, then repay over 17–25 years on a fully amortizing schedule; the shorter structure buys more leverage, the longer one a longer runway.
| Credit profile | Max combined LTV | Max line | Valuation |
|---|---|---|---|
| 720+ | 90% | $500,000 | Automated valuation |
| 720+ | 75% | $750,000 | Full appraisal; primary residence only |
| 700+ | 85% | $500,000 | Automated valuation |
| 700+ | 75% | $750,000 | Full appraisal; primary residence only |
| 680+ | 85% | $500,000 | Automated valuation |
| 660+ | 85% | $500,000 | Automated valuation |
| 640+ | 80% | $500,000 | Automated valuation |
| 620+ | 70% | $400,000 | Automated valuation |
| 600+ | 60% | $400,000 | Automated valuation |
The 90% combined loan-to-value ceiling requires a 720 credit profile; lower tiers carry lower ceilings or smaller line caps, as the table shows. Second homes start at a 640 profile; investment property requires 700 and caps at 70% combined loan-to-value. Lines above the automated-valuation range: $750,000 at 75% with a full appraisal (700+ credit profile).

What a home equity line of credit is — and how the line is sized.
The mechanics are the same on every Bothell file: the lender measures the home’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and occupancy, and caps the result at the program maximum. Four cards below walk through the parts.
For the program overview, see Lendmire’s home equity line of credit program, or the statewide guide at HELOC in Washington.
A line you draw on, not a lump sum
A HELOC is revolving credit secured by the home: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
Equity and the combined loan-to-value ceiling
Every lien counts toward the ceiling. The first mortgage, any existing second, and the new line are added together and divided by the Bothell home’s value; the result must sit under the ceiling for the credit tier, and the line is sized to fit exactly there.
Your credit tier sets the ceiling and the cap
Credit does two jobs on a Bothell file. It decides eligibility at the floor, and above the floor it decides leverage: a higher tier opens a higher ceiling, a larger cap, or both, and the two wholesale programs behind the ladder are compared cell by cell so the stronger one is quoted.
Valuation, verification, and closing
Valuation and verification come first, an automated valuation on most lines and electronic income checks; then closing is handled without an office visit: remote online notarization where Washington permits it, otherwise a mobile notary meets the borrower, and funds disburse electronically or by mailed check.
The calculator applies this to a Bothell scenario: enter the value and the balance, pick the credit tier and the occupancy, and the available line follows from the ceiling and the cap the program tables assign to that cell.
Bothell’s equity in figures — and how a line fits it.
Before the calculator, the context: how many Bothell households own their homes, what those homes are worth on the latest estimate, and what households earn. Each figure shapes the size of a typical line.
Citywide figures provide general market context, not an appraisal or an income calculation. Take these figures as the range of equity positions in the market, not as a forecast of any one line. The lender values the specific home, subtracts the specific balance, and applies the specific tier.

Distinct Bothell neighborhoods, distinct equity pictures.
Bothell submarket by submarket, equity picture by equity picture: the cards below describe the housing stock, the ownership pattern, and the line question that comes up most in each.
In-town neighborhoods with long tenures
Bothell’s in-town neighborhoods hold homes owned for decades with little or no mortgage, which means most of the value sits under the ceiling. The line is then limited by the value itself and the tier’s cap rather than by the balance. The median owner-occupied home value in Bothell runs near $925,100 on the latest Census estimate.
Newer subdivisions on the bypass
The newer Bothell subdivisions out by the bypass carry the thinnest equity: recent purchases with balances near the value leave little room under the ceiling, and the top tiers are where a worthwhile line first appears. About 34% of Bothell’s households rent — roughly 6,710 renter households on the latest Census estimate.
Multi-unit conversions
Bothell’s converted two- and three-unit houses are eligible with a higher credit floor than a single-family home. The owner who lives in one unit is a primary-residence file; the fully rented building is investment property with its own column. Median household income in Bothell sits near $140,427 on the latest Census estimate.
Rural-edge and acreage properties
The rural edge of Bothell brings two checks: the zoning must be residential, and the model’s value may need support. Lines there are sized conservatively until a valuation confirms the figure. On a one-unit principal residence at Bothell’s median value, the primary-residence ceiling puts total liens near $832,590 — the line is what remains after the first mortgage balance; a second home starts at a higher credit floor and matches the primary column at the top tier, and a rental caps lower at every tier.
High values and the line maximum
The maximum line is the constraint in Bothell: a high value times the ceiling, minus the balance, can clear the program maximum, and the line is written at the cap with the rest of the equity untouched. The calculator on this page shows where that happens for your figures. Bothell is home to about 50K people.
Mixed-use and commercial streets
Bothell’s commercial corridors are one of the few places the program does not reach: mixed-use and commercial properties are excluded outright, along with agricultural parcels and manufactured homes. Roughly 12,738 Bothell households own their homes on the latest Census estimate — 66% of all households, the pool a home equity line is written for.
Whatever the neighborhood, the program rules are the same: the value is confirmed by the lender’s valuation, the balance by the payoff, the tier by the credit report, and the property type by the program’s eligibility list. Condominiums and multi-unit homes have their own conditions; entity-vested homes are not eligible.
Four ways Bothell homeowners put a home equity line to work.
Because a HELOC leaves the first mortgage untouched, it fits the Bothell owner who needs money for a purpose without rewriting the whole mortgage. Four examples follow.
Renovate and repair without a refinance
Repairs rarely come in one bill. A Bothell owner takes the minimum draw at closing, per the snapshot on this page, then draws the rest as roof or HVAC needs arise, paying interest only on the balance outstanding during the draw period.
Repay and draw again as needs change
Not every line is drawn for a single project. A Bothell owner takes the closing draw, repays, and draws again through the draw period, using the revolving room when something breaks or when an opportunity needs cash.
Consolidate higher-cost debt
Card balances and personal loans carry their own costs and payments; a Bothell owner with equity can draw on the line to retire them and manage one secured balance instead of several unsecured ones. The trade is that the home now secures the debt.
Bridge the move between homes
Sequencing matters: a line is opened on the Bothell home while the owner still lives there and before it is listed, then drawn for the next purchase and repaid at the sale. Listing first takes the home outside the higher-leverage program, and outside both programs in some states.
Estimate your Bothell home’s available credit line before requesting a quote.
This sizer runs the program’s own math on your Bothell inputs: value times the ceiling for the tier, minus the balance, capped at the program maximum, with the equity, the leverage, the closing draw, and the valuation path alongside. A loan officer provides the rate and payment in writing.
Bothell available-equity calculator
The defaults are Bothell context, not your file: enter the real value, the real balance, and the tier you expect.
Illustrative starting assumptions: a $925,000 home value near Bothell’s median owner-occupied home value and a $460,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the occupancy and credit tier selected and update from Lendmire’s centralized guideline source on the live page. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the credit profile, occupancy, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same equity, four very different ways to use it.
Equity can be reached four ways, and the structures differ more than the headlines suggest: a line that stays open, a refinance that replaces the first mortgage, a closed-end second that funds once, or unsecured credit that costs more and secures nothing.
A line, a refinance, a closed-end second, or unsecured credit.
A revolving second lien sized by equity and tier, drawn at closing and then as needed, interest-only until repayment, and the first mortgage untouched. A fit when the need is staged, repeated, or uncertain in size, and the first mortgage is worth keeping.
A refinance resets the whole first mortgage to take cash out once. It suits the Bothell owner who wants a single lien and a known amount, and who is content to replace the existing mortgage rather than keep it. For the first-mortgage route, see Lendmire’s refinance program.
The closed-end second is a HELOC without the flexibility: a fixed amount, funded at closing, repaid on a set schedule. A Bothell owner with one defined expense and no appetite for a revolving balance may prefer it.
Unsecured credit fits small, short needs and asks nothing of the home; it costs more and caps lower, so as the amount grows a line secured by the Bothell home takes over, and a refinance or a closed-end second takes a lump sum.
What to prepare for a Bothell scenario review.
What the lender looks at on a Bothell line, and what you can gather before the review.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the occupancy, the property, the lien position, and the income picture. Nothing here is legal or tax advice.
Local details that can change the line.
A few local and structural details change the size of a Bothell line, or whether the file is eligible at all. The ones that come up most often are below.
Use these checks to keep the Bothell file clean and fundable.
Run these before asking for a quote: know where the credit profile lands on the ladder, know which valuation applies, and know that the home is vested and occupied the way the program requires.
- Confirm the tier: the lender’s report sets the tier, and the ladder sets the ceiling and cap for it.
- Know the valuation: a recent renovation may not show in an automated value.
- Mind the listing: The listing rule covers every state on the higher-leverage program, and some on both.
The credit tier decides the ceiling and the cap
The score that counts is the primary wage earner’s, on a single-bureau model, from a report the lender pulls; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap, so a Bothell line can change size without the value or the balance moving at all.
Automated valuation on most lines, appraisal on the largest
Most Bothell lines are valued by an automated model; a higher combined loan-to-value may bring a secondary valuation, and every line above the program’s threshold takes a full appraisal with a stronger floor and a reduced ceiling. The model’s value, not the owner’s, is the one the ceiling is applied to.
A home listed for sale is outside the higher-leverage program, and in some states both
The listing rule on the higher-leverage program is strict and simple: no active listing, and no listing in the recent past, on the Bothell home being lined; several states extend it to the longer-runway program. A bridge plan works when the line is opened and funded before the home goes on the market.
Eligible property types and the exceptions
Most Bothell housing stock fits: houses, condominiums, townhomes, and two-to-four-unit homes. The exclusions are specific, and a property with acreage, agricultural zoning, or commercial use needs a conversation before anything is sized.
Housing history and derogatory credit
Recent mortgage or rent lates close the program, and the lookback is longer at the lower tiers. A bankruptcy seasons four years after discharge on both programs; a foreclosure, deed-in-lieu, or short sale is seasoned on one program and declined on the other.
From a Bothell prequalification to a funded line.
From the first conversation to a funded line, a Bothell file follows a set sequence. Here is what happens at each step and what the owner does.
Scenario review
The first conversation settles the shape: how much room sits under the ceiling on the Bothell home, which program offers the stronger cell at your tier, and what the draw and repayment periods look like.
Prequalification
Prequalification runs in a set order on a Bothell file, with a soft pull first and the hard pull only after a prequalified offer is accepted. The valuation and the ceiling check happen here, before any commitment.
Verification and valuation
Every Bothell file is checked against eligibility and underwriting rules by automation, then manually quality-checked and cleared to close. Where the model’s value needs support, a secondary valuation or an appraisal follows.
Closing and funding
Documents are signed by remote online notarization where Washington permits it, otherwise a mobile notary meets you in person. Funds disburse by electronic transfer to a connected account or by mailed check, and the minimum closing draw funds with the line.
A brokerage that matches the line to the equity.
Lendmire is never the lender. It is the broker that sizes the Bothell line against two wholesale programs, matches the structure to the use, and keeps the first mortgage out of the conversation unless a refinance is actually the better answer.
Two programs, the stronger cell quoted
A single program is a single answer; two programs are a choice. The Bothell owner at a given tier sees the higher-leverage cell and the longer-runway cell side by side, and the review quotes the one that serves the use.
Structure matched to the use
The loan officer’s first question is what the line is for, because the use decides how much to draw at closing, whether a longer runway matters, and whether a line is even the right structure next to a refinance or a closed-end second.
Licensed, consumer-purpose, in writing
Lendmire holds the license in the state where the Bothell home sits, the disclosures that a consumer line requires are provided, and nothing on this page replaces the written terms a loan officer provides.

Bothell HELOC FAQs
Plain answers to the questions Bothell homeowners ask most about a home equity line of credit, in the order they usually ask them.
What is a HELOC, and how is it different from a home equity loan?
A HELOC is a line with a closing draw and the rest drawn as needed, with interest-only payments during the draw period and a longer repayment period after. A home equity loan funds once and repays on a set schedule. Both usually sit behind the first mortgage, and either can be a first lien on a home with no mortgage; the line is the flexible one.
How much can I borrow on a HELOC in Bothell?
It depends on three things: what the Bothell home is worth on the lender’s valuation, what is still owed on it, and where your credit lands on the ladder. The ceiling and the cap for that tier set the most the line can be; the balance sets how much room is left.
What credit score do I need for a HELOC?
The floor and the top tier are both in the snapshot above: a Bothell owner at the floor is eligible with the smallest ceiling and cap; at the top tier the full ceiling and the largest cap apply. The ladder under the snapshot shows every step between them.
Do I need an appraisal for a HELOC?
Not for most Bothell lines. The automated valuation draws on public records and comparable sales, so it may not reflect a recent renovation. Where the line is large enough to require an appraisal, the appraiser’s value replaces the model’s.
How do the draw period and the repayment period work?
Two phases: a draw period of interest-only payments on whatever is borrowed, then a repayment period in which the balance amortizes. The two wholesale programs differ in length, trading a shorter draw and faster repayment for more leverage, or a longer draw and runway for less.
Can I pay a HELOC off early?
Early payoff is allowed without a penalty. Many Bothell owners keep the line open after paying it down, using it as a standing reserve through the rest of the draw period.
Is the rate on a HELOC fixed or variable?
Variable, through both the draw and the repayment periods, on both programs; it does not freeze and does not convert to a fixed structure at any point. The actual terms for a Bothell file are provided in writing by a licensed loan officer; this page states no rate.
How is income verified for a HELOC?
Mostly by connection rather than by upload: payroll databases, employer connections, and bank-account connections verify income first, with pay stubs, W-2s, and returns as the backup.
Can I get a HELOC on a home I am about to sell?
Only if the line comes first. A recent or active listing makes the Bothell home ineligible for the higher-leverage program everywhere, and for the longer-runway program in some states, so a buy-before-you-sell plan funds the line before the home goes on the market.
Is there a minimum line amount or a minimum draw?
There is a minimum line and a minimum closing draw. The line is not opened empty; a set share funds at closing and accrues interest from then, which is why sizing to the use matters more than sizing to the ceiling.
Put Bothell equity to work without touching the first mortgage.
A Bothell home equity line begins with a conversation about the equity and the use. Lendmire compares the two programs at your tier and puts the stronger one in writing.
