The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. iii.

Two- to four-unit homes and rental income
