VA Loans in Dublin, California: No Down Payment, No Mortgage Insurance

A VA loan in Dublin, CA is the home loan benefit earned through military service: no down payment with full entitlement, no monthly mortgage insurance, a one-time funding fee that many disabled veterans do not pay, and a file qualified on residual income as much as on ratios. This guide covers how the benefit works here.

Current Program Snapshot

Current VA guidelines, updated from one source.

Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.

Down Payment
0%

100% financing with full entitlement

0% down is the program’s defining term: a buyer with full entitlement finances up to 100% of the lesser of price and value, the guaranty replaces the down payment, and the funding fee can be added on top of the loan rather than paid in cash.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

VA charges a funding fee instead of mortgage insurance: 2.15% on a first-use purchase, 3.3% on a subsequent use, less with a down payment of five percent or more, and nothing for the exempt groups. The ladder below shows every tier, including the cash-out and rate-reduction refinance fees.

Debt Ratio
41% guide

Residual income decides the file

The ratio guideline is 41%; the deciding figure is residual income, VA’s measure of what the household keeps each month after the housing payment, debts, taxes, and maintenance. The West table below applies to California, and the calculator estimates a rough residual from the income you enter.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.

Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Not a commitment to lend, not an offer of credit, not a quote. The figures shown are current VA program parameters and wholesale overlays that change without notice and apply only after full underwriting of the borrower, the entitlement, and the property; the wholesale credit floor and maximum loan amount are lender overlays, not VA rules. Dublin VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts a Dublin buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in California; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why a Dublin purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Dublin buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On a Dublin file the exemption is confirmed on the COE and removes the funding fee, the program’s one charge of its own.

04.

Residual income over ratios

Two tests run on every Dublin VA file: the total-debt ratio against VA’s guideline, and residual income against the regional table. The second decides the close calls. Income must be stable and expected to continue, and the lender documents it the same way it would on any mortgage.

The Core Calculation
Price − down payment = base loan; base loan + funding fee (unless exempt) = total loan; principal and interest + taxes, insurance and dues = payment, with no mortgage insurance

The calculator turns this arithmetic into a Dublin scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Dublin Market Context

Where Dublin’s veterans and service members buy — and how VA fits.

Start with the market, then the file. These Dublin figures from the Census set the backdrop for a VA purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a nothing-down loan and its payment look like locally.

Market context only. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Dublin Submarkets

Distinct Dublin neighborhoods, distinct VA files.

No single VA file describes Dublin. The submarkets below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

In-town neighborhoods

An older in-town Dublin home is a VA purchase once the appraiser’s findings are handled, and the wood-destroying insect inspection is ordered where VA requires it. Most repair lists are settled inside the contract. The median owner-occupied home value in Dublin runs near $1,317,100 on the latest Census estimate.

02.

Multi-unit conversions

One side occupied, the other side’s rent counted within the program’s rules: that is the Dublin duplex on a VA loan, with both units checked against VA’s requirements before the Notice of Value. Roughly 15,866 Dublin households own their homes on the latest Census estimate — 66% of all households, the pool a VA purchase joins.

03.

High values and the full entitlement

A Dublin home at the top of the market is a VA file when the entitlement is full and the residual-income table clears on the household’s income. With partial entitlement, a lender may require a down payment. The lender confirms both before the appraisal. Dublin is home to about 71K people.

04.

Newer subdivisions on the bypass

On a new Dublin home the appraisal is usually uneventful and residual income decides the file. A ratio above the guideline needs residual income comfortably over the table. On a home at Dublin’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $1,317,100 is the program’s cost, and it can be financed.

05.

Rural-edge and acreage properties

Homes on larger lots around Dublin are VA purchases when the use is residential; agricultural use puts the property outside the program, and the appraisal values the house and the land on comparable sales. About 34% of Dublin’s households rent — roughly 8,299 renter households on the latest Census estimate.

06.

Manufactured homes

Dublin manufactured homes finance on VA under VA’s rules: permanent foundation, real-estate title, and the construction standard the appraiser checks. The leverage and the absence of mortgage insurance match a site-built home. Median household income in Dublin sits near $214,385 on the latest Census estimate.

Each Dublin submarket has its own property story, and the VA appraisal is where that story is told. The property requirements, the occupancy rule, and the residual-income test are the constants.

How Dublin Veterans Use VA

Four ways Dublin veterans put the VA benefit to work.

A good use of VA is one the program’s shape fits: no down payment, no mortgage insurance, residual-income underwriting, and a guaranty that scales with the loan. Four common Dublin uses follow.

IRRRL

Refinance an existing VA loan

An existing VA loan in Dublin can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.

First purchase

Buy a first home with nothing down

A Dublin buyer with the income for the payment but not the cash for a down payment uses VA to purchase with nothing down, finances the funding fee, and keeps the savings for moving costs, reserves, and the first repairs on the home.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: a Dublin veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Dublin unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

VA Payment Estimate

Estimate the VA payment on a Dublin price before requesting a quote.

The program’s own math on your Dublin inputs: price less any down payment, plus the financed fee, amortized at the benchmark, with escrows added and nothing for mortgage insurance. The actual rate, payment, and costs come in writing from a licensed loan officer.

VA vs. the Alternatives

Same veteran, three very different closings.

The alternatives put VA’s cost in perspective: FHA charges a premium every month, conventional charges one until equity arrives, VA charges a fee once. The comparison below is written for a Dublin buyer weighing all three.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Dublin veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Dublin veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Dublin buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Dublin loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Dublin scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Dublin scenario review typically draws on.

Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Dublin File Considerations

Local details that can change the loan.

When a Dublin VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.

Before You Move Forward

Use these checks to keep the Dublin file clean and fundable.

A Dublin file that is ready to review has already answered three questions: how much entitlement, what funding fee, and whether the property is inside VA’s rules.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Check the project: the lender checks VA’s approved condominium list before the appraisal is ordered.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Dublin buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a Dublin file the tier is confirmed from the COE.

iii.

Condominium project approval

VA finances a Dublin condominium only in a project on its approved list; an unlisted project can be submitted, which takes time and the association’s cooperation. The lender checks VA’s approved list before the appraisal, and the dues enter the ratios and residual income.

iv.

Assumption and release of liability

Assumability is one of the program’s quieter advantages for a Dublin owner who may sell into a higher-rate market, and one of its traps: without a release of liability the seller remains responsible, and without substitution of entitlement the seller’s benefit stays in use on a home they no longer own.

v.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Dublin buyer who occupies one unit qualifies on the combined picture.

A Clear Process

From a Dublin Certificate of Eligibility to keys in hand.

A VA purchase runs in a fixed order: certificate and pre-approval on income and residual income, contract and VA appraisal with the Notice of Value, underwriting with the fee tier confirmed, and closing with the fee financed, paid, or waived for exempt borrowers. Here is that order for a Dublin buyer.

i.

COE and pre-approval

A Dublin pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Dublin home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

An automated approval still runs the residual-income test; a manual file is read against the guideline and the table. Either way, the Dublin underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Dublin buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Dublin file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Dublin buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Dublin home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Dublin Veterans Ask

Dublin VA loan FAQs

The questions below come up on nearly every Dublin VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

A VA loan is the mortgage an eligible Dublin buyer should compare first: backed by VA, offered through lenders, written with no down payment and no insurance line, and qualified on residual income rather than ratios alone.

Who is eligible for a VA loan in Dublin?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Dublin loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Dublin purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Dublin?

Not with full entitlement: VA backs a quarter of the whole loan, so a Dublin buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

What does a VA appraisal check?

The appraisal is a valuation and a condition report, and VA assigns the appraiser rather than the lender. The home must meet VA’s requirements to close, and the value sets the loan amount when it comes in below the price.

What credit score do I need for a VA loan?

VA has never set a score, so the answer is the lender’s floor in the snapshot. More useful than the number is what sits around it: a clean recent housing history, seasoning after any derogatory event, and residual income that clears the table.

Can I use a VA loan to buy a condominium?

In a VA-approved project. A Dublin buyer under contract on a condominium should have the lender check the status early, because a project that is not approved must go through VA’s review before the loan can close.

Can I buy a duplex or fourplex with a VA loan?

VA finances owner-occupied two- to four-unit homes. A Dublin buyer lives in one unit, the rent from the others counts as VA allows, and the residual-income test runs on the combined picture.

What debt-to-income ratio does VA allow?

The ratio in the snapshot is a guideline, not a cap. Above it, VA asks for residual income comfortably over the table or a documented reason; the residual-income table by family size is the standard the file must meet either way.
