VA Loans in Sunnyvale, California: No Down Payment, No Mortgage Insurance

Sunnyvale buyers with VA eligibility have a loan option built around no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

One guideline source feeds every number in this block, and the block changes here when the source does. The terms shown are purchase terms; the refinance leverage, the seasoning rule, and the fee exemptions sit under the two tables.

Down Payment
0%

100% financing with full entitlement

100% financing is available with full entitlement, so the buyer brings 0% toward the price; closing costs are separate and can be paid by the seller, with VA’s cap applying to concessions beyond them. A larger down payment lowers the funding fee tier, as the ladder shows.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the West table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Sunnyvale VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts a Sunnyvale buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in California; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Sunnyvale buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Sunnyvale lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

The fee scales with use and with the down payment: a first use with nothing down pays the base tier, a later use pays more, and five or ten percent down lowers either. Financed, it adds to the loan balance rather than the cash to close, which is the usual choice on a Sunnyvale purchase; a veteran receiving, or eligible to receive, compensation for a service-connected disability pays none of it.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. A Sunnyvale family must meet the table for its size.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

The calculator turns this arithmetic into a Sunnyvale scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Sunnyvale Market Context

Where Sunnyvale’s veterans and service members buy — and how VA fits.

The numbers below are Sunnyvale’s, not any one borrower’s: owner households, median home value, and household income from the U.S. Census Bureau. They tell you the scale of a typical VA purchase here; the certificate, the appraisal, and the household’s own income tell you the loan.

Citywide figures provide general market context, not an appraisal or an income calculation. Higher values mean a larger loan and a larger funding fee in dollars; lower values mean a payment that leaves more residual income on the same salary. The percentages never move, only what they amount to.

Sunnyvale Submarkets

Distinct Sunnyvale neighborhoods, distinct VA files.

A Sunnyvale condominium, a half-century-old family home, and a new subdivision house are three different VA files: different project approvals, different property findings, different funding fees in dollars. The six submarkets below show the range.

01.

Higher-value homes

On Sunnyvale’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. Median household income in Sunnyvale sits near $186,170 on the latest Census estimate.

02.

Service members and the occupancy rule

Where Sunnyvale neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Sunnyvale is home to about 154K people and sits within the San Jose-Sunnyvale-Santa Clara, CA area.

03.

Newer infill and recent construction

A newer Sunnyvale home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement covers the price with nothing down. With remaining entitlement, the conforming figure enters the math, and a down payment may be required. The median owner-occupied home value in Sunnyvale runs near $1,801,800 on the latest Census estimate.

04.

Established close-in neighborhoods

Condition carries weight in Sunnyvale’s established neighborhoods. The appraisal lists what VA wants fixed, the contract decides who fixes it, and the Notice of Value is issued once the value and the condition are settled. On a home at Sunnyvale’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $1,801,800 is the program’s cost, and it can be financed.

05.

Condominiums and townhomes

A VA-approved Sunnyvale project turns a condominium into a routine file. The buyer’s side does not change; the lender confirms the project before ordering the appraisal, which is the step that saves a contract from a dead end. About 56% of Sunnyvale’s households rent — roughly 33,905 renter households on the latest Census estimate.

06.

Two-to-four-unit homes

The small multi-unit Sunnyvale purchase is where VA’s leverage goes furthest: no down payment on two to four units, the buyer living in one, and the documented rent from the others helping the ratios and the residual income. Roughly 26,388 Sunnyvale households own their homes on the latest Census estimate — 44% of all households, the pool a VA purchase joins.

Across all of Sunnyvale, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How Sunnyvale Veterans Use VA

Four ways Sunnyvale veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring Sunnyvale veterans to it most often.

First purchase

Buy a first home with nothing down

The most common Sunnyvale VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

VA jumbo

Buy above the conforming limit

The VA jumbo is the program’s quiet strength in Sunnyvale: no down payment and no mortgage insurance on a loan above the conforming limit, qualified on residual income like any other VA file, with a credit floor set by the wholesale overlay rather than by VA.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Sunnyvale unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

Cash-out

Take cash out of a home with equity

The cash-out refinance replaces the Sunnyvale home’s first mortgage with a larger VA loan and hands over the difference, to the program’s leverage and after seasoning; it is also the route for refinancing a non-VA loan into the program, and a loan officer compares it with a second-lien option before recommending either.

VA Payment Estimate

Estimate the VA payment on a Sunnyvale price before requesting a quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Eligibility, entitlement, the cash available, and the expected length of the loan decide which program wins. Here are the three, one next to the other.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Sunnyvale buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Sunnyvale buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. It competes with VA for a Sunnyvale buyer who has the cash and a high funding fee tier. See Lendmire’s conventional loan program.

Where each one fits

Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.

Typical File Components

What to prepare for a Sunnyvale scenario review.

What a lender reads on a Sunnyvale VA loan, and what you can have ready before anyone asks.

Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Sunnyvale File Considerations

Local details that can change the loan.

Check these before leaning on any number for Sunnyvale: entitlement, the funding fee tier, the appraisal and VA’s property standards, the condominium approval, residual income, and occupancy.

Before You Move Forward

Use these checks to keep the Sunnyvale file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Sunnyvale files before income is even opened.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
  • Check the project: association dues count in the ratios and residual income.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Sunnyvale buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Sunnyvale veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Condominium project approval

Many Sunnyvale projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

iv.

Credit, seasoning, and the prior VA loan

VA sets no minimum credit score and seasons credit events instead of barring them: a bankruptcy from discharge, a foreclosure from the transfer of title, each with its own waiting period and exceptions for documented hardship. The wholesale programs behind these pages start at the score in the guidelines above, which is the working floor for a Sunnyvale file.

v.

Assumption and release of liability

A VA loan can be assumed by a qualified buyer, veteran or not, with the lender’s approval, which can be a selling point for a Sunnyvale home when rates have risen. The seller should obtain a release of liability, and entitlement stays tied to the loan unless the assuming buyer is a veteran who substitutes their own.

A Clear Process

From a Sunnyvale Certificate of Eligibility to keys in hand.

Underneath, the Sunnyvale process is any mortgage process; on top sit VA’s checks: the certificate, the property requirements, the project approval where it applies, and the residual-income test. Each step below says what happens and what the buyer does.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Sunnyvale home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Sunnyvale buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

Before any recommendation, VA, FHA, and conventional are run on the same Sunnyvale price, income, and down payment. The buyer sees the payment, the insurance or fee line, and the cash to close for each, and the choice follows the figures.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Sunnyvale purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Sunnyvale buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. Questions Sunnyvale Veterans Ask

Sunnyvale VA loan FAQs

The questions below come up on nearly every Sunnyvale VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Sunnyvale buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in Sunnyvale?

Veterans and service members who meet VA’s minimum service requirements with a character of discharge VA accepts, National Guard and Reserve members with qualifying active service or six creditable years, and surviving spouses of service members who died in service or from a service-connected disability, or who are receiving Dependency and Indemnity Compensation. VA confirms it on the Certificate of Eligibility.

How do I get a Certificate of Eligibility?

Most Sunnyvale buyers let the lender pull it: with a DD-214 or a statement of service, the lender can often obtain the certificate from VA’s system during the first conversation. VA.gov issues it online as well, and VA Form 26-1880 by mail is the slowest route.

What is the VA funding fee, and do I have to pay it?

It depends on your status. Disabled veterans receiving compensation and the other exempt groups pay no fee; other borrowers pay the tier in the snapshot, which is lower on a first use and with a larger down payment. Most Sunnyvale buyers finance it rather than pay cash.

Is there a VA loan limit in Sunnyvale?

There is no VA loan limit for a veteran with full entitlement; the lender’s own maximum loan amount, shown in the snapshot, is the practical ceiling. A Sunnyvale buyer with remaining entitlement should ask a loan officer how the county figure affects the file.

Do I need a down payment for a VA loan?

Not with full entitlement when the home appraises at or above the price: the guaranty replaces the down payment and the lender finances the full value. A down payment becomes part of the file when entitlement is partial, when the price exceeds the appraised value, or when a buyer chooses one to lower the funding fee tier.

What does a VA appraisal check?

Value against the contract price, and condition against VA’s minimum property requirements. The Notice of Value states both, repairs the appraiser requires are usually completed before closing, and a low value can be reconsidered under VA’s process.

What credit score do I need for a VA loan?

VA sets no minimum credit score; it asks lenders to read the whole credit picture. The wholesale programs Lendmire places VA loans with start at the score shown in the snapshot, so that is the working floor, and the recent housing payment history and the seasoning after any credit event matter as much as the number.

Do I have to live in the home to use a VA loan?

The home has to become your principal residence, with move-in within a reasonable time after closing. Second homes and investment property are outside the program, but a multi-unit home where you occupy one unit is inside it, and deployment has its own allowances.

What debt-to-income ratio does VA allow?

VA’s guideline is the ratio in the snapshot, measured on total debt against gross income, but it is a guideline rather than a ceiling: a file above it can be approved when residual income exceeds VA’s regional table by a fifth or more or when the lender documents other justification, and a file under it can still fall short on residual income. The residual-income test is the one VA weighs most.
