VA Loans in Longview, Texas: No Down Payment, No Mortgage Insurance

VA loans in Longview, TX cover purchases, cash-out refinances to the program’s full leverage, and rate-reduction refinances of an existing VA loan, on owner-occupied homes of one to four units. Eligibility runs through the Certificate of Eligibility, and the funding fee, the ratios, and the residual-income table settle the rest.

Current Program Snapshot

Current VA guidelines, updated from one source.

A handful of figures and the tables behind them decide most VA files, and all of them are here, drawn from one guideline source built on VA’s published rules: the down payment with full entitlement, the absence of mortgage insurance, the funding fee by first or subsequent use, the ratio guideline, and the residual-income table for the region.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

Mortgage insurance does not exist on a VA loan: no monthly premium, no upfront premium, no cancellation rules to track. The calculator below shows a payment with nothing in that line, which is where VA differs from every other high-leverage program.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

41% is the ratio VA names, and residual income is the test it trusts: the monthly income left after the housing payment, debts, taxes, and maintenance, measured against a table by family size and region. A ratio above 41% needs residual income well above the table or a documented justification.

Longview VA Loan Guide

What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Longview lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

VA backs a quarter of the loan for a borrower with full entitlement, which gives the lender the same protection a sizable down payment would. That is why a Longview purchase can close with nothing down and no mortgage insurance, and why there is no VA loan limit when entitlement is full: the backing scales with the loan.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Longview lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

What the funding fee buys is the absence of mortgage insurance. On a Longview purchase the fee is paid once, usually financed, while an FHA or conventional borrower at the same leverage pays a premium every month for years; the comparison usually favors VA unless the fee tier is high and the loan is short-lived, and an exempt veteran pays no fee at all.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. A Longview family must meet the table for its size.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

Nothing here is a decision. The appraisal can come in under the contract price, the rate is set by the lender at lock, and the lender’s residual-income figure includes deductions this page only approximates. What holds steady is the structure the calculator reproduces: price, fee, loan, payment, residual.

Longview Market Context

Where Longview’s veterans and service members buy — and how VA fits.

Three Census figures frame every Longview VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

Market context only. Two veterans with identical entitlement can see different files here: one buying at the median clears the residual-income table with room, another stretching above it needs the ratio justified. The market sets the spread.

Longview Submarkets

Distinct Longview neighborhoods, distinct VA files.

The house decides the file as much as the borrower. These Longview submarkets differ in the property types VA accepts, the condition questions the appraisal raises, and the prices a typical buyer carries.

01.

Established close-in neighborhoods

An older Longview house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. On a home at Longview’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $202,600 is the program’s cost, and it can be financed.

02.

Higher-value homes

On Longview’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. Longview is home to about 83K people.

03.

Service members and the occupancy rule

Where Longview neighborhoods serve an installation, VA purchases appear on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. Median household income in Longview sits near $63,340 on the latest Census estimate.

04.

Two-to-four-unit homes

Owner occupancy of one unit is the hinge on a Longview multi-unit file; after that, the guaranty treats the loan like any other, the rent VA allows is documented toward qualifying, and the appraiser inspects each unit against the property requirements. Roughly 18,063 Longview households own their homes on the latest Census estimate — 55% of all households, the pool a VA purchase joins.

05.

Newer infill and recent construction

A newer Longview home rarely produces repair findings; the file turns on entitlement and budget. Full entitlement covers the price with nothing down. With remaining entitlement, the conforming figure enters the math, and a down payment may be required. About 45% of Longview’s households rent — roughly 14,946 renter households on the latest Census estimate.

06.

Condominiums and townhomes

For many Longview veterans the first VA purchase is a condominium, and the only question VA adds is whether the project is on its approved list. If it is, the file reads like a house file with the dues in the ratios; if not, the lender can submit the project. The median owner-occupied home value in Longview runs near $202,600 on the latest Census estimate.

Neighborhood sets the price and the property type; VA sets the rest. The guaranty, the funding fee, the ratio guideline, and the residual-income table apply identically on every Longview file, and full entitlement carries no loan limit anywhere in the county.

How Longview Veterans Use VA

Four ways Longview veterans put the VA benefit to work.

Because VA backs part of every loan, it fits the Longview veteran who has the income for the payment but would rather keep the savings than spend them on a down payment and insurance. Four examples follow.

VA jumbo

Buy above the conforming limit

With full entitlement, the VA sets no loan limit, so a Longview buyer can finance a home above the conforming limit with no down payment. A conventional jumbo loan would ask for a large one. The wholesale programs behind these pages serve loan amounts up to the ceiling shown in the snapshot on this page.

Cash-out

Take cash out of a home with equity

The cash-out refinance replaces the Longview home’s first mortgage with a larger VA loan and hands over the difference, to the program’s leverage and after seasoning; it is also the route for refinancing a non-VA loan into the program, and a loan officer compares it with a second-lien option before recommending either.

First purchase

Buy a first home with nothing down

The most common Longview VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Longview unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

VA Payment Estimate

Estimate the VA payment on a Longview price before requesting a quote.

Enter a Longview price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Longview is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Longview buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Longview buyer. See Lendmire’s conventional loan program.

Where each one fits

Which program fits best depends on the borrower’s numbers once eligibility is known. VA can come out ahead with a COE and full entitlement, conventional can for a veteran with twenty percent down and no fee exemption, and FHA is the fallback where the benefit is unavailable. The comparison is run on the actual numbers, in writing.

Typical File Components

What to prepare for a Longview scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Longview scenario review typically draws on.

Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Longview File Considerations

Local details that can change the loan.

Check these before leaning on any number for Longview: entitlement, the funding fee tier, the appraisal and VA’s property standards, the condominium approval, residual income, and occupancy.

Before You Move Forward

Use these checks to keep the Longview file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Longview files before income is even opened.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Plan the units: landlord experience or reserves may be required to count the rent.
i.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. A Longview loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Longview veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Two- to four-unit homes and rental income

A Longview fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

iv.

Condominium project approval

Of every property question on a VA file, project approval is the one that can end a Longview condominium purchase outright. Have the lender check VA’s list before paying for the appraisal, and ask how long an approval would take if the project is missing.

v.

Assumption and release of liability

Years after closing, the assumption clause can matter more than the rate: a Longview buyer may take over the loan with the lender’s approval. The original veteran should ask for a release of liability and, where the buyer is also a veteran, a substitution of entitlement.

A Clear Process

From a Longview Certificate of Eligibility to keys in hand.

A VA purchase runs in a fixed order: certificate and pre-approval on income and residual income, contract and VA appraisal with the Notice of Value, underwriting with the fee tier confirmed, and closing with the fee financed, paid, or waived for exempt borrowers. Here is that order for a Longview buyer.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the Longview contract is adjusted or released under the escape clause.

iii.

Underwriting

An automated approval still runs the residual-income test; a manual file is read against the guideline and the table. Either way, the Longview underwriter verifies the income, the assets, the credit history, and the property, and issues the approval with its conditions.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Longview buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

Before any recommendation, VA, FHA, and conventional are run on the same Longview price, income, and down payment. The buyer sees the payment, the insurance or fee line, and the cash to close for each, and the choice follows the figures.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Longview purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Longview buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Questions Longview Veterans Ask

Longview VA loan FAQs

The questions below come up on nearly every Longview VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

A VA loan is a mortgage from a private lender with a partial guaranty from the Department of Veterans Affairs: VA backs a share of the loan, and in exchange the program allows no down payment with full entitlement, no monthly mortgage insurance, a residual-income test, and a cap on the fees a veteran can be charged. It is for veterans, service members, National Guard and Reserve members, and eligible surviving spouses buying a principal residence in Longview.

Who is eligible for a VA loan in Longview?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

Request it on VA.gov, ask the lender to pull it, or mail VA Form 26-1880. The supporting document depends on status: DD-214 for veterans, a statement of service for active duty, NGB Forms 22 and 23 for the Guard, a points statement for the Reserve, VA Form 26-1817 for surviving spouses.

What is the VA funding fee, and do I have to pay it?

It depends on your status. Disabled veterans receiving compensation and the other exempt groups pay no fee; other borrowers pay the tier in the snapshot, which is lower on a first use and with a larger down payment. Most Longview buyers finance it rather than pay cash.

Is there a VA loan limit in Longview?

Not with full entitlement: VA backs a quarter of the whole loan, so a Longview buyer with full entitlement can finance above the conforming limit for the county, which this page never quotes, with no down payment, up to the ceiling the wholesale programs set. With remaining entitlement the county conforming figure enters the calculation and a lender may require a down payment; a Lendmire loan officer confirms the figure for the county.

Can I get a VA loan after a bankruptcy or foreclosure?

After the waiting period, yes. Each credit event (a bankruptcy, a foreclosure, a short sale) has its own period counted from a specific date, and the lender confirms it from the discharge or transfer papers; gather those dates before the review.

What happens after my Longview offer is accepted?

Appraisal first, then underwriting, then conditions, then closing. The VA appraiser values the home and checks the property requirements; the underwriter reads the certificate, the credit, the income, and the residual income; the fee is financed or paid at closing unless the borrower is exempt, and the payment has no mortgage insurance.

Can I take cash out with a VA refinance?

Yes, up to the leverage in the snapshot, which includes the funding fee, on an owner-occupied principal residence after seasoning of the later of the period and the number of payments shown, with a net tangible benefit and, where the loan refinances an existing VA loan, a recoupment test on the costs. A HELOC that leaves the first mortgage alone is the comparison worth running.

Can I buy a duplex or fourplex with a VA loan?

Up to four units with the buyer living in one, and nothing down with full entitlement, which makes the multi-unit purchase a distinctive use of the benefit in Longview.

What does a VA appraisal check?

It checks what the home is worth and whether it meets VA’s requirements. Older Longview homes draw required repairs more often; most are settled before closing, and the escape clause protects the deposit if the value falls short and the price cannot be renegotiated.
