VA Loans in Mesquite, Texas: No Down Payment, No Mortgage Insurance

A VA mortgage lets a Mesquite, TX veteran buy with no down payment and no mortgage insurance, finance the funding fee into the loan, and qualify on a residual-income test that favors households with real room in the budget. Here is how eligibility, entitlement, the funding fee, and the appraisal come together on a local file.

Current Program Snapshot

Current VA guidelines, updated from one source.

One guideline source feeds every number in this block, and the block changes here when the source does. The terms shown are purchase terms; the refinance leverage, the seasoning rule, and the fee exemptions sit under the two tables.

Down Payment
0%

100% financing with full entitlement

The purchase leverage is 100% loan-to-value with full entitlement, which means 0% down on a home that appraises at the price; a price above the appraised value is paid in cash or renegotiated, and the guaranty covers the lender’s exposure.

Mortgage Insurance
None

No monthly premium, no upfront premium

There is no monthly mortgage insurance and no upfront premium on a VA loan at any leverage; the guaranty does the work that private mortgage insurance or FHA’s premiums do elsewhere, and the funding fee is the only program charge.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

2.15% of the loan on first use and 3.3% after, both lower with five or ten percent down; the fee can be rolled into the loan or paid at closing, and VA waives it for disabled veterans receiving compensation, surviving spouses receiving DIC, and active-duty Purple Heart recipients.

Debt Ratio
41% guide

Residual income decides the file

41% is the ratio VA names, and residual income is the test it trusts: the monthly income left after the housing payment, debts, taxes, and maintenance, measured against a table by family size and region. A ratio above 41% needs residual income well above the table or a documented justification.

Mesquite VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts a Mesquite buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Mesquite file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

Entitlement is the share of the loan VA will back. It is full for a first use and for a veteran who has sold the earlier home and paid the loan off; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Mesquite buyer with partial entitlement can still buy, often with a down payment on the uncovered portion.

03.

The funding fee, and who is exempt

The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A Mesquite buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.

04.

Residual income over ratios

The ratio VA names is a guideline; the residual-income table is the standard. A Mesquite file above the ratio can be approved when residual income clears the table by a fifth or more, and a file below the ratio can still be declined when residual income falls short, which is the reverse of how FHA and conventional loans read a budget.

The Core Calculation
Purchase price − down payment = base loan → + funding fee = total loan → principal and interest + taxes, insurance, dues = monthly payment; residual income = income − payment − debts − VA’s allowances

Nothing here is a decision. The appraisal can come in under the contract price, the rate is set by the lender at lock, and the lender’s residual-income figure includes deductions this page only approximates. What holds steady is the structure the calculator reproduces: price, fee, loan, payment, residual.

Mesquite Market Context

Where Mesquite’s veterans and service members buy — and how VA fits.

Three Census figures frame every Mesquite VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

Citywide figures provide general market context, not an appraisal or an income calculation. Income is the residual-income input, value is the loan and the fee, and family size is the row in VA’s table. The Census describes the first two for the market; the file supplies all three for the borrower.

Mesquite Submarkets

Distinct Mesquite neighborhoods, distinct VA files.

No single VA file describes Mesquite. The submarkets below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

Established close-in neighborhoods

The Mesquite blocks nearest the core carry the oldest houses, and VA’s appraiser reads them for condition as well as price: paint, roof, railings, systems. Findings become required repairs, and sellers usually complete them before closing. On a home at Mesquite’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $245,700 is the program’s cost, and it can be financed.

02.

Newer infill and recent construction

New rows and recent infill in Mesquite tend to appraise without findings, which moves the question to price. With full entitlement there is no loan limit, so a contract above the county conforming figure is still a nothing-down VA purchase, tested on residual income at that payment. Median household income in Mesquite sits near $72,537 on the latest Census estimate.

03.

Higher-value homes

An expensive Mesquite purchase is a VA jumbo when entitlement is full: the guaranty scales with the loan, VA requires no down payment if the price does not exceed the appraised value, and the conventional jumbo comparison turns on the large down payment the conventional loan requires. Mesquite is home to about 149K people.

04.

Condominiums and townhomes

Close-in Mesquite condominiums suit the benefit well: nothing down, no insurance line, and a project review that runs through VA’s approved-project list. The dues go into the residual-income math, and the appraisal covers the project along with the unit. About 37% of Mesquite’s households rent — roughly 18,670 renter households on the latest Census estimate.

05.

Service members and the occupancy rule

Where Mesquite sits near a base or a reserve center, VA files cluster in the neighborhoods service members choose, and the occupancy rule bends there in defined ways: a spouse can occupy for a member on orders, and a veteran may later rent the home out after living in it. The median owner-occupied home value in Mesquite runs near $245,700 on the latest Census estimate.

06.

Two-to-four-unit homes

Owner occupancy of one unit is the hinge on a Mesquite multi-unit file; after that, the guaranty treats the loan like any other, the rent VA allows is documented toward qualifying, and the appraiser inspects each unit against the property requirements. Roughly 31,501 Mesquite households own their homes on the latest Census estimate — 63% of all households, the pool a VA purchase joins.

Neighborhood sets the price and the property type; VA sets the rest. The guaranty, the funding fee, the ratio guideline, and the residual-income table apply identically on every Mesquite file, and full entitlement carries no loan limit anywhere in the county.

How Mesquite Veterans Use VA

Four ways Mesquite veterans put the VA benefit to work.

Mesquite veterans use VA for a handful of reasons that repeat, from the purchase with nothing down to the rate-reduction refinance of an existing VA loan, and the cards below take up the ones that come up most.

First purchase

Buy a first home with nothing down

For a first purchase in Mesquite, VA pairs no down payment with no mortgage insurance and a residual-income test that reads the whole household budget; the file closes on the certificate, the appraisal, the income, and the funding fee tier.

VA jumbo

Buy above the conforming limit

A higher-priced Mesquite home is still a VA purchase: the guaranty backs a quarter of the whole loan with full entitlement, so a lender can waive the down payment on the whole amount. The county conforming figure only matters when entitlement is partly in use.

IRRRL

Refinance an existing VA loan

An existing VA loan in Mesquite can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Mesquite owner weighs it against a home equity line, which keeps the existing first mortgage in place.

VA Payment Estimate

Estimate the VA payment on a Mesquite price before requesting a quote.

The program’s own math on your Mesquite inputs: price less any down payment, plus the financed fee, amortized at the benchmark, with escrows added and nothing for mortgage insurance. The actual rate, payment, and costs come in writing from a licensed loan officer.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Mesquite is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

The program’s strengths are the down payment, the insurance, and the residual-income test; its cost is the funding fee. A Mesquite veteran with full entitlement usually pays less each month on VA than on FHA at the same price, and the conventional comparison turns on the down payment and the fee tier.

FHA with the minimum investment

Where VA charges a one-time fee, FHA charges a premium every month and an upfront premium at closing. FHA fits the buyer with no entitlement or a property VA will not approve; it rarely wins for a Mesquite buyer who holds a COE. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Mesquite buyer. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Mesquite scenario review.

Gather these before a Mesquite review: ordinary mortgage documents plus the proof of service that opens the file.

Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Mesquite File Considerations

Local details that can change the loan.

A handful of details decide whether a Mesquite VA file closes as planned, closes smaller, or stalls. These are the ones that come up most.

Before You Move Forward

Use these checks to keep the Mesquite file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Mesquite files before income is even opened.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
  • Mind the residual: a ratio above the guideline needs residual income well above the table.
i.

Full or remaining entitlement

The COE states the entitlement available, and that single line decides whether a Mesquite purchase closes with nothing down at any price the appraisal supports or needs a down payment on the part VA does not back. A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Mesquite veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Residual income and the ratio guideline

The ratio VA names is a guideline and the residual-income table is the standard, which is why a thin budget can be declined under the ratio and a wide one approved above it. A Mesquite family with child-care costs or support orders should count them early; both reduce residual income.

iv.

Two- to four-unit homes and rental income

A Mesquite fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

v.

Occupancy and the reasonable-time rule

Second homes and rentals are not VA purchases. A Mesquite buyer who will never live in the home cannot use the benefit for it, but a service member whose spouse will occupy it during a deployment can, and a veteran may later move out and keep the home as a rental without refinancing.

A Clear Process

From a Mesquite Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Mesquite version of each follows.

i.

COE and pre-approval

A Mesquite pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Mesquite home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Mesquite buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

The case for a brokerage on a VA loan is candor with numbers: VA beside conventional on the same inputs, the fee tier stated outright, the entitlement checked first, and the terms in writing.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Mesquite veteran with full entitlement the answer is almost always VA; with a large down payment it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for a Mesquite buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire is licensed in sixteen states for consumer mortgages, each loan is a consumer-purpose transaction with the full set of disclosures, and every figure a Mesquite buyer relies on, from the fee to the leverage to the final terms, comes in writing from a licensed loan officer.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Mesquite Veterans Ask

Mesquite VA loan FAQs

What a VA loan is, who is eligible, how the certificate works, what the funding fee costs, and how the loan limit works, answered for Mesquite buyers.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A Mesquite buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in Mesquite?

Service decides it: a minimum period of active duty, a qualifying period in the Guard or Reserve, or eligible surviving-spouse status, with a character of discharge VA accepts. A Mesquite buyer unsure of the answer can request the certificate from VA.gov or have the lender pull it.

How do I get a Certificate of Eligibility?

Three ways: online through VA.gov, through the lender using VA’s system, or by mail with VA Form 26-1880. A veteran provides the DD-214, an active-duty member a statement of service, a Guard member NGB Forms 22 and 23, a Reserve member a points statement, and a surviving spouse VA Form 26-1817 where DIC is already in pay, or the DIC application first where it is not.

What is the VA funding fee, and do I have to pay it?

It depends on your status. Disabled veterans receiving compensation and the other exempt groups pay no fee; other borrowers pay the tier in the snapshot, which is lower on a first use and with a larger down payment. Most Mesquite buyers finance it rather than pay cash.

Is there a VA loan limit in Mesquite?

No limit with full entitlement, which is why a VA jumbo with nothing down exists. Partial entitlement brings the county conforming figure into the math; the loan officer confirms the current figure and the down payment it implies.

What debt-to-income ratio does VA allow?

The ratio in the snapshot is a guideline, not a cap. Above it, VA asks for residual income comfortably over the table or a documented reason; the residual-income table by family size is the standard the file must meet either way.

Can I buy a duplex or fourplex with a VA loan?

Yes, up to four units with no down payment, as long as you occupy one unit. Rental income from the other units can count toward qualifying within VA’s rules, which may call for landlord experience or additional reserves, and the appraisal checks every unit against VA’s requirements.

Does a VA loan have mortgage insurance?

VA loans carry no mortgage insurance, which is why the calculator above shows nothing in that line. The funding fee, financed or paid at closing, is what the borrower pays for the guaranty instead.

How does a VA refinance work?

The IRRRL is the simplest: a reduced fee, no appraisal in most cases, a net tangible benefit, and the existing loan’s payment history as the test. The cash-out refinance takes an appraisal, full underwriting, seasoning, and the cash-out fee tier.

What credit score do I need for a VA loan?

No VA minimum exists; the practical floor is the wholesale overlay in the snapshot. A thin file is underwritten on rent, utilities, and other payment records, and a seasoned bankruptcy or foreclosure with clean recent history is inside the rules.

Get Started

Run the Mesquite VA numbers, then get the terms in writing.

When you are ready, a Mesquite review sizes the loan, settles the program, and produces written terms. Nothing on this page commits anyone to lend.
